Florida bases hopes on potential revisions of Corps’ Manual

By Jane Harrison Could a court order influence the U.S. Army Corps of Engineers to enter into another lengthy, costly and toilsome revision of its water control manual for Lake Lanier and other lakes downstream? In the latest volley of the Georgia-Florida water war, Florida appears to hinge its legal case for more stream flow on the Corps’ implication that it might consider re-doing the manual that was 10 years in the making. Special Master Paul J. Kelly, Jr. will allow Florida submit evidence already on the record in attempt to show that modifications to the Kelly water manual might result in additional streamflow into the Apalachicola River. Florida launched the long running legal battle in Oct. 2013, claiming that Georgia’s water consumption is choking the Apalachicola River and causing environmental and economic harm. Lake Lanier is the largest reservoir on the Apalachicola-ChattahoocheeFlint river system that supplies

water to the two states and Alabama. Kelly accepted Florida’s request to amend one of the five questions he wants states to answer by Jan. 31. Kelly’s original fourth question asked “To what extent would additional streamflow into Lake Seminole (at the Georgia-Florida line) result in additional streamflow into the Apalachicola River” under the Corps’ current operational rules for the river system. He granted Florida’s appeal to add “or under reasonable modifications” to the Corps manual. Georgia had no objections to Florida’s plea. Pointing to the 10year process of churning out the current manual, Georgia attorneys stated a revamp would be just as burdensome and any modifications would be entirely speculative. “Such speculative evidence cannot meet Florida’s heavy burden of proof in this case. That said, if Florida wishes to brief the issue of reasonable modifications in its forthcoming submissions to the Special Master, Georgia does not object,” Georgia’s legal team said. After hearing the case in June

2018, Supreme Court justices sent it back for more consideration. The first Special Master’s report denied Florida’s claims on the basis that a court order could not bring Florida relief because the Corps controls the spigots on five dams that feed into the river system. Special Master Ralph Lancaster found that Florida showed evidence it suffered harm due to Georgia’s overuse of water, but because the Corps was not a party in the lawsuit it couldn’t be bound by a court order. However, the Corps stated about a month after Lancaster’s report that it could potentially consider a court order and revise the manual. But, it noted such action would require years of research and collection of public comments. The Court replaced Lancaster in August. Florida maintains that if the court concludes that it can get more water through reasonable modifications of the existing manual and that those potential modifications “would substantially outweigh any harm that would result to Georgia from a decree, then Florida would be entitled to a decree even though

there is no certainty about how the Corps will respond.” Florida attorneys also stated they realize that any ruling on the issue “would not be directly and formally binding on the Corps.” Kelly’s allowance of Florida’s request for revision follows his previous shutdown of the Sunshine State’s plea to enter more evidence in discovery. He ordered litigants to cite already on-therecord evidence in response to a series of questions by the end of this month. He asked Florida to provide specifics about how it “suffered a substantial invasion of rights” and harm from Georgia’s water use upstream. He put the burden of proof on Florida to produce “clear and convincing evidence that the benefits of an equitable apportionment decree substantially outweigh any harm that might result.” He wants facts about what caused salinity in Apalachicola Bay, which requires fresh water to nourish oyster fisheries that support the region’s economy. Additionally, he wants numbers on stream flow volume, costs, and conservation measures from both states.

I spent the early part of my life up north on the coast of New Jersey. There the sailers cherished the months between April, when with luck you could put your boat in the water, and October, when you had to haul her out. The winter was a dismal time when we thought about getting ready for the next sailing season. If we were lucky, the river would freeze over hard enough to get some ice boating in, but that only happened every other year. When we moved down here about 25 years ago due to a job transfer, we had some friends who had moved from Cape Cod the year before, after selling their Island Packet 33. They told us that “There’s no sailing in Atlanta, there’s only one tiny little lake and there’s no wind and its wall to wall power boats.” They retired from sailing and got into “lawn maintenance” i.e. gardening, then moved up the line to head of the HOA! This year’s version of the Atlanta Boat Show is set for Hall A at the Georgia World Congress Center, a different location from the Hall C where the show has been held for years. But the show will still feature some 600 of the newest boats along with the latest in marine accessories and products. Now in its 57th year, the Atlanta Boat Show features thousands of products for every budget level and includes a variety of activities for show-goers. Job seekers can take part in a new Career Fair in partnership with Lanier Technical College and little skippers will enjoy the new Touch-a-Boat Tour as well as nautical storytimes in conjunction with CBS46 Books to Kids. There will be more than

We may have some ‘interesting’ weather this month As I mentioned last month, there was a good chance we would see some ice and snow early in December. As it turned out, parts of Rabun County tallied 6 to 8 inches of snow. Temperatures around Lake Lanier were going to be borderline from the wedge. The approaching winter storm was certainly going to bring enough moisture in to north Georgia. The National Weather Service issued Winter Storm Warnings and Winter Weather Advisories but temps stayed just warm enough for a cold rain instead of ice. Now we are about to enter another cycle of winter. You may have heard about the polar vortex. In the media, it has been likened to a Godzilla-like cold air monster invading states with incredible cold and gobbling up cities in blinding snow. The polar vortex is an area of low pressure that is “parked” over the North Pole. It can cause some pretty wild weather and even bring single digit temperatures to the mountains and teens into the metro area. Sometimes this low-pressure system can weaken. When that happens, part of it can break off and migrate southward, bringing frigid air with it. Normally, when the vortex is strong and healthy, it helps keep the river of air known as the jet stream traveling around the globe in a pretty circular path. This current keeps the cold air up north and the warm air down south. However, without that strong low-pressure system, the jet stream doesn’t have much to keep it in

line. It becomes wavy and rambling, conducive to storm formation and Glenn cold air being funneled into the deep south. Burns I have been paying close attention to trends Lanier and signals in the atmosOutlook phere. I believe this month we will see the polar vortex weaken, especially after midmonth. I think late January and February we are going to have some VERY cold days. All we need is an approaching winter storm to supply the moisture, and if the timing is right, we will have a huge snow, perhaps several. Not all cold snaps are the result of the polar vortex. We always see cold arctic outbreaks in January. However, the ones that brings the coldest air, are usually the result of the weakening vortex. You might want to stock up on that firewood this month. While we all know we can have some winter weather issues this month, please remember, it is also a very active tornado month. During January 2017, we had 23 tornadoes. It is not the Arctic cold fronts that bring tornadoes. They are usually benign and may bring some rain. Fronts coming in from the Pacific or Southern Canada are the ones responsible for the powerful tornado-producing storms. We’ll be on the lookout. Winter cruises in warm, sunny Florida

I hope everyone had a very Merry Christmas and a safe and Happy New Year. Our boating activity around Lake Lanier slows down considerably unless you are an angler. That can be good in certain places this time of year. This leaves you with the opportunity for a trip to Florida for cruising and fishing. If your boat is trailerable you might want to head to many of the favorite cruising areas in Florida. Some boat owners will take their boat to Florida and leave it for the winter, making several trips south for fishing and cruising. Florida has outstanding areas for this, especially fishing in winter months. The Keys could be crowded because of their popularity. If you want to stay in north Florida, you have the Intercostal Waterway, which you could cruise to New Orleans on the inside so you don’t have to worry about bad weather, or you can head to the northeast side of Florida, where at Jacksonville you can connect with the St. Johns River. It is navigable all the way to Sanford, Fla. with many marinas along the way. Cruising

and fishing is always good, and bad weather doesn’t affect you that much because you are on the river. If you stay on the intercostal, you can connect with the Okeechobee Waterway and cruise to the west coast of the state at Ft. Myers. This intersects with the intercostal waterway, which also has channels leading in to Charlotte Harbor, which also has numerous ports of call. Boca Grande has numerous popular restaurants. If you travel north you will go through Sarasota and then on to Tampa Bay where you have the Hillsborough River to explore in Tampa. On the north side toward the Gulf, you have St. Petersburg with many marinas. You also might want to explore the Everglades north of the Keys and, of

course, it has great fishing. If you don’t take your boat you can always charter one in the area you want to cruise. Southwest Florida Yachts is one I can recommend and they have yachts from 32 to 57 feet. They also have sailing and yacht training courses. Phone: 1-800-262-7939. People coming to the boat show can see for themselves what this rule means with our interactive display. We realized that it can be difficult to judge just how far 100 feet on the water is.” Cloud said that the 100-foot rule, part of the Georgia Boating laws enforced by the Georgia Department of Natural Resources, Law Enforcement Division, has several benefits. “For one, it’s an issue of personal safety,” she said. “When boats don’t slow down as they approach each other, they can create dangerous wakes. Also, boat skippers on the approaching boats may not be aware of what’s going on with the other boat and the water around it. There could be people in the water or other activities that warrant using caution.”

Reducing speeds, especially near the shoreline, can also help prevent shoreline erosion. “The action of waves erodes the shoreline and adds to the silt in the lake,” she said. “It’s just a good boating practice to slow down close to other boats, the shoreline and islands, as well as in the nowake areas.” The 100-foot rule campaign includes a specially designed post card. “We truly appreciate Paul Perdue of Perdue Vision in Buford for donating the printing for our post cards,” she said. The association will also provide information on its many programs, including the Abandoned Boats and Derelict Docks initiative, which works to identify owners and have these boats and docks removed from the lake. The organization will continue to monitor and provide maintenance for the lights. “The second phase of our Island Rip-Rap project began this month,” she said. “Tom Child and his crews from Marine Specialties Inc. have already begun installing rip-rap on the next four islands that we expect to complete within the next six months. When those are finished, we will have protected the shorelines of 10 islands from continued erosion.” Volunteers from the organization will man the booth during the show to speak about the group, its activities and membership/volunteer opportunities. From the fascinating to the remarkable, Lake Lanier harbors many personalities and places along its shores. Lakeside presents “Shore Lines” – stories about people who live, work and play around the lake and the places that make the area special.

Keene new administration building that houses City Hall, the Flowery Branch Police Department and community space signals the beginning of change for the South Hall town located at the shores of Lake Lanier. Add to that more food and beverage outlets, retail and events in the historic downtown and Flowery Branch is well on the way to redevelopment. “One of our priorities is to make infrastructure improvements and do more than makeshift repairs,” said Mayor Mike Miller. “For instance, we had to address the old sewer pipes that were three different sizes and made out of three different types of material. Culverts on Flowery Branch Creek collapsed and washed out the road, and we had storm-water issues downtown. We feel we’re well on the way now.” The 18,000-square-foot allbrick $5 million City Hall opened last spring. It’s the new home of the city’s government and includes a large community room for meetings and events. The Flowery Branch Police Department has brand-new offices as well. In partnership with the Lake Lanier Convention and Visitors Bureau, downtown Flowery Branch has begun hosting Third Friday Block Parties from May through October on Main Street, featuring musical entertainment, food, fun and games, including food trucks. A winter farmers market takes place every first and third Saturdays at Railroad Avenue from 10 a.m. to 1 p.m. Looking ahead City Council has plans for

more improvements. “We have a project list and it includes more improvements to downtown for pedestrians,” Miller said. “The advantages to creating connectivity between downtown and Lake Lanier have us looking at the best ways to do this, including pedestrian pathways. In fact, we have discovered that of all the municipalities on Lake Lanier, Flowery Branch has the closest downtown to the lake. It can certainly be a marketing peg for us.” By adding more restaurants and retail, more people will be drawn downtown. “Connecting Flowery Branch Park and Hideaway Bay Marina to downtown will give boaters a safe way to dock and take part in downtown,” he said. “We may even have bike rentals or other activities within the next 18 to 24 months.” Karen Ching, owner of Liberty Candy Company downtown, has been a strong supporter of downtown. She recently completed a new building that features a craft beer store called “Beer Me.” Her son, Robert Sabbath, and Marc Stampfli co-own Beer Me, with 25 craft beers on tap. Last year, Ching also opened Lakeside Market with gourmet products, prepared food and imported cheeses. “Karen has been a big part of the downtown redevelopment,” Miller said. City Council has been studying ways to revitalize Flowery Branch’s downtown, known as Old Town. It recently completed a study to explore options of ways to move forward.“In some of the towns we’ve studied, we’re finding that to be successful, the mix between retail and residential should be 20 percent residential and 80 percent retail,” miller said.

“Right now we’re just the opposite with 80 percent residential and 20 percent retail. Our goal is to get to a 50 percent split.” Residential growth is picking up with apartments and singlefamily homes being built along Phil Niekro Boulevard at Thurmond Tanner and at the corner of Gainesville Street and McEver Road. “We’re a real hot spot, because people seem to want to leave the congestion of Gwinnett and come up the road,” Miller said. Most recently, the city has explored new residential/retail possibilities on one side of Main Street. The Residential Group, based in Atlanta, has proposed redevelopment of one side of Main Street, between Railroad Avenue and Church Street, replacing the existing buildings with a 2-story

structure with 7,700 square feet of retail space on street level and apartments on the second floor.

Meet Flowery Branch mayor and golf pro Mike Miller By Pamela A. Keene Mike Miller is an interesting man with a diverse background. He’s been a school teacher, a musician, an athlete and a politician. In his two most recent roles – golf pro and mayor of Flowery Branch, he’s making a difference in and around Lake Lanier. “My kids think I play golf all day,” said Miller, who is the PGA Head Golf Professional at Lanier Islands. “Being a pro is much more than getting out on the course. I manage Lanier Islands Legacy Golf Course, but much of what I do is administrative, from overseeing the pro shop to teaching lessons.” Miller didn’t set out to be a golf pro; nor was being mayor on his radar when he went to Georgia Southern University, then earned his undergraduate degree in music education from Columbus State University. He plays the trombone. “I had planned to be a music teacher; in fact I taught music for 13 years in the school system.” The Columbus native taught elementary, middle school and high school in Newnan, Dahlonega and in Gwinnett County before turning to golf as a career. “I was still a music teacher when I took a part-time job to pay for my golf habit,” he said. “It worked well with my teaching schedule, but I soon found myself working more in golf. And when it really came down to it, I considered the pos-

sibility of a career in golf.” About 13 years ago, Miller and his wife Diane moved to Flowery Branch. He worked at the Old Atlanta Golf Club in Suwanee. “I got into the PGA program to become a pro, which requires bookwork and playing tests, learning the rules, how to teach and run tournaments, food and beverage, club repair, plus how to manage a golf course – the business side of golf.” Miller earned his Class A PGA Professional Certificate, which put him in good stead to work at Lanier Islands and become a Pro full time. When the Island’s Brian Conley accepted the position as general manager at the Bobby Jones Golf Course last fall, Miller was the natural choice to step into the head pro role at Legacy Golf Course. Sounds simple. Right? But in the meantime, Miller successfully ran for an open seat

on the Flowery Branch City Council; he was sworn in on January 1, 2010. A short four months later, he was chosen by his fellow council members as mayor pro tem when the city’s former mayor pro tem resigned in May. Less than a week later, Miller was named interim mayor, serving until September 2010, when he stepped down to run for mayor in the November election. He won that vote and in 2013 was re-elected. He’s currently serving his second full term, having won re-election again in November 2017. “My public service really started out as a right place right time and I am so honored to be able to serve the people of Flowery Branch,” he said. “Flowery Branch is a safe community for raising children, and one of my priorities is to continue to have a safe city. Another is to improve the infrastructure to keep up with the growth of this area. “So many things that the council and I have envisioned are coming to fruition,” he said. “This is indeed an exciting time for the city.” Miller has managed to balance his full-time career as a golf pro and his work as mayor, but he said he doesn’t have much time to hit the links these days. “If you want to play golf, don’t get into the golf business,” he said with a smile. “It’s a rare day when I can get out and play.”

By Jane Harrison Winter has crept over Lake Lanier, bringing a serene, quiet beauty across the waters. The wooded shoreline is bereft of leaves that hide the lake from trail-goers most of the year. With the foliage gone, hikers and mountain bikers gaze upon stretches of silvery sheen or brilliant blue that they rarely see in the warm months. What better way to see the lake this season than from a trail in the woods, where earth, sky and water sooth the mind and traversing a path exercises the body. Here are a few trail trails to get out on and see the lake from a different perspective this winter: • Huckleberry Trail, Don Carter State Park. Views of Dog Creek inlet are visible almost throughout this .75 mile unpaved loop on a peninsula at the northern end of the lake. Anyone who has the chance walk it or the longer Terrapin Cove Trail, 2miles out and back, on a winter weekday might find total solitude at the park that attracts throngs of summer beachgoers. Huckleberry starts at the boat ramp parking lot and follows an easy grade to a bench perched for

a lake view and continues along the shoreline, offering a glimpse of the sandy beach through the trees, before looping back. Terrapin Cove begins at the Visitor’s Center and tours park amenities, the beach, RV campground and cottages. • Linwood Nature Preserve, Gainesville. This passive park just off busy Thompson Bridge Road slices through stress in diverse ecosystems on 30 acres. Two miles of easy trails travel through old growth forest, wetlands, a grassy overlook, and lakeside woods. The Cove Road Trail, actually a roughly graveled sewer line cut, is the quickest route to the lake from the preserve’s Springdale Road entrance. A bench awaits at the edge of the woods above the cove. Follow a short path down to the water’s edge to a point on the Gainesville canoe/kayak paddle trail. River birch trees, holding on to russet leaves in winter, rattle in the wind and over-wintering birds flit from tree to tree in an environment fed by the lake and a trickling creek. • Laurel Ridge Trail, Buford. On the south end of the lake, this 3.9 mile trail developed by the

Corps of Engineers shows off the stark beauty of water gushing into the Chattahoochee River from Buford Dam and follows the river through laurel and pines. It touches three Corps parks before leading to a ridge overlooking the south end of the lake. Most hikers begin the journey at Lower Overlook Park on Buford Dam Road. • Charleston Park, Forsyth County. Mountain bikers and hikers on this 5.5 mile intermediate trail on a peninsula rarely catch a glimpse of the lake in summer; but with the leaves gone it’s visible from the path above. Occasional steep climbs, gullies, rocks and roots give the body a workout en route to and from the lake views a mile or more in. • Corps and municipal parks. Many Corps and city parks remain open year-round, offering easy paved paths to the lake. In Gainesville, a paved walkway meanders along a cove at Longwood Park where water laps at a boardwalk with a northern view of Georgia mountains. Folks who prefer a view on-the run can head to West Bank Park, in Forsyth County, Feb. 2 for a “Surf & Sun” 5K on pavement along the shore. An off-season

beach party follows. Although most lake campgrounds are closed for the season, walkers still enjoy strolling campground loops. War Hill Park, in Dawsonville, and Bolding Mill Park, in Hall County, are among parks with campground loops where winter visitors can get some exercise and see expanses of the lake in peace.

What you can do about rain water management

Can you recall the last time you had your gutters cleaned? If you can’t – or if it’s been more than a year – you’re probably way overdue. Clean gutters are a major step in rain water management. Your gutters are designed to help direct the rain pouring off your roof away from your home’s foundation. They also help control harmful erosion around your home and landscape. Even gutters with guards and shields need to be inspected and cleaned regularly. When your gutters are filled with leaves and debris, the water flowing off your roof can’t make its way to the downspouts. The water simply overflows all along the gutters, creating gullies where water gathers along your foundation. They’re unsightly, but they can also contribute to excess water around your house. Your gutters can be a good tool for water conservation. By adding rain barrels beneath your downspouts, you can collect rainwater to use for irrigation, to wash your vehicles and to use for outdoor chores. Rain barrels often have an opening at the bottom, threaded to connect a faucet or hose to make

it easy to use the contents. The top of the barrel is open, so cover it with a circle of fine screen to prevent the accumulation of debris and leaves. A closed top is even more effective and can prevent mosquitos from hatching in the standing water in the summer. Box retailers and nurseries, such as Pike Nursery, seasonally carry rain barrels and diversion systems. And groups like the Chattahoochee Riverkeeper offer rain barrels for $35 each throughout the year. The unpainted rain barrel includes a kit for attaching it to your downspouts. Order them online and pick them up at the Riverkeepers’ offices in Atlanta, LaGrange and Gainesville. They will make a

good indoor family project for January. Some people install rain chains at the downspout locations along their gutters to help diffuse the water as it falls. The chains can be hung above rain barrels. You can also buy rain barrel diverters to direct the water into a barrel placed a bit farther from your foundation to protect against overflow next to your house. When Rick and I built our home more than a dozen years ago, we buried a 1,500-gallon cement cistern on the back of our property. With 4-inch PVC pipes, we tied all our home’s gutters into the cistern, running them underground. A converted 1,500-gallon septic tank with a large hole cut into the concrete wall between the two compartments, our cistern was connected to our underground irrigation system when we built the house. It’s a good way to have extra water during dry times in the spring and summer. We also installed four remote faucet boxes around our yard so that running water is never far from reach. They’re next to our vegetable garden, adjacent to my hybrid tea rose beds and near

Gainesville Marina continues to expand

Keene A new showroom and a new location for the marina office are just a few of the changes and expansions at Gainesville Marina. “We’ve opened a new indoor showroom, and we’ve moved the marina office, leasing, parts and sales to this new 6,800square-foot building,” said Philip Burton, general manager of Gainesville Marina. “Our service building has been expanded and reconfigured to house four service bays. Now we can work on as many as eight to 10 boats at a time under cover.” The former floating office space includes sales, boat rentals and the gas dock. Plans are to open a small seasonal ships store there. The in-the-water showroom gives people a chance to see even more boats for sale. Burton said that plans are to overhaul the old sales facility, gas dock and boat rentals during 2019 as well. The marina offers both in-water covered and uncovered slips, plus dry-stack storage for boats up to 26 feet long. Pontoon dry stack is also available.

Dock monitoring business makes life easy

By Pamela A. Keene Before he was born, it was almost a guarantee that Bricks Hudgens was destined to own a business. Now, at age 19, he’s turned a part-time summer job into a full-fledged company, EasyLife Dock Monitoring, moving docks for homeowners around Lake Lanier. “When Bricks graduated last year from Hebron Christian Academy, he and all his classmates talked about their goals after graduation, and all the other seniors said things like engineering, technology and other jobs,” said his father Morgan Hudgens. “Bricks was the only one who said his goal was to be a business owner.” Bricks tried college for a couple of months, but he soon called home and had a candid talk with his parents. “I realized that college wasn’t for me, and that I wanted to get started with my business,” he said. “My parents have been very supportive and encouraging.” Becoming an entrepreneur was practically bred into Bricks’ nature. His father Morgan has been a business owner for more than 21 years, starting Revelation Outdoor Company, a billboard firm in Athens in 1997. Morgan was an Amway dealer for a time. In fact, that’s how Bricks got his name. Here’s the story: “My wife Heather and I were at an Amway seminar and the presenter’s first name was Bricks,” Morgan said. “He was a very strong and manly man. Heather and I looked at each other and said that it was such a powerful name that we wanted to name our first son after him.” That was 10 years before Bricks was born; even though they can’t remember the man’s last name, Bricks stuck with them. “Along the way, we’ve always talked with Bricks about how to succeed, and he’s read plenty of books and really been committed to becoming an entrepreneur for years,” Morgan said. “And I’ve already seen how hard he works and how much he cares about the business and his clients.” EasyLife Dock Monitoring is incorporated, licensed and insured. “Now we’re in the marketing phase and we wanted to give the business an edge over the other dock monitoring and moving businesses here, so we’ve done a lot of research,”

Morgan said. “Most companies monitor docks once a month, based on when the lake rises or falls at least two feet. We went back to the lake-level tables for the past five years and the lake has, on average, gone up or down two feet four to six times a year. We decided that we’d check each dock at least monthly and provide the homeowners with photos that include a GPS stamp and the date and time.” Bricks said that he also checks each dock to ensure that boats are tied up well, that boating accessories like kayaks and furniture are secured and that dock boxes are locked. “We’re your eyes on your dock,” he said. “I had one client whose dock furniture was simply turned upside down on their dock, so I called them and suggested that it be tied down and locked. The customer agreed, so I went out and purchased cable and locks so it wouldn’t be blown into the water.” To get customers, Bricks has been going door-todoor to homes around the lake. “I ring the doorbells or knock on doors, and if no one is home, I leave my proposal packet,” he says. “Sometimes homeowners answer through their ‘ring doorbell system,’ and we talk. I may get their emails so that I can follow up in a few days.” He has launched his website, www.easylifelanier.com, with the help of Blue Light Labs Multimedia in Flowery Branch. A Margaritaville Christmas for the kids

As part of an admissions promotion for Magical Nights of Lights, more than 2,700 toys were collected for two weeks in early December for Toys for Tots. Additionally, more than 1,600 pounds of canned food were donated by visitors to Lanier Islands for the Georgia Mountain Food Bank. For many years, Lanier Islands has collected toys and canned food for area charities. “In the tradition that Virgil Williams began many years ago, Margaritaville at Lanier Islands continues this important community program,” said Kelley Wilson, director of sales and special events for Islands Entertainment. “John Lush, our chief operations officer, decided early on that this was a must-do event for the holidays.”

Design trends coming up for 2019 include warm tones, wallpaper

The holiday season is over, which means it is time to start fresh with a new year. Everyone talks about new year’s resolutions this time of year, which can also include your home. Maybe you’re ready to update your home’s style or maybe you’ve been through a big change this past year and want to change up your home, as well. There are simple design changes you can make, without having to go for a full-out remodel. Here are some of the design trends that we’ve seen pick up recently and are predicted to take over in 2019. Natural elements Concrete has been popular for a while now, but the trend is predicted to continue. This doesn’t mean you have to go all out with concrete countertops – they’re high maintenance and certainly not for everyone. But you can bring in concrete in a subtler way; think concrete planters or concrete-look tile. Stone is also a popular material, whether on fireplaces, in tile form, or on countertops. In fact, mixed metals are popular in lighting right now as well, which makes it even easier to coordinate with your existing lighting. Approaching from the air, the center of Little Cayman Island appears to embrace the soft greens of an Australian chrysoprase stone. This tiny patch of land is encircled by a band of white sand with touches of turquoise in the shallow flats that fades into the deep blue of the open ocean beyond. After spending a few days on this gem of an island, the healing qualities of the chrysoprase stone seems apropos. It is said that these stones can soothe heartache, promote emotional balance, and grant inner strength and peace, which fits perfectly with the aura of Little Cayman. As the small airplane touches down on a rough, grass strip that sports a soccer goal about halfway down its length, one has their first indication of going back to a simpler time. A tiny, two room terminal with a fire truck on one end, a sandy parking lot in front, and cars parked only yards from the airplane is another indication that time has stood still. Being only 10 miles long and one mile wide with a population of around 100 people, Little Cayman is the smallest and least developed of the three Cayman Islands, but it is a nature lover’s dream. More than a dozen secluded beaches along miles of undeveloped coastline, lagoons, mangrove forests, salt ponds and tropical forests dotted with patches of wild orchids are treasures for the senses. Birds are also an important ingredient of the islands natural mix, and nearly 200 species of transient and home-grown birds are available for the viewing. Since Little Cayman and nearby Cayman Brac are a long way across water from anywhere, many birds stop off on their sea-

sonal migration to the West Indies, Central and South America and other warmer climates. Over 70 species of non-breeding wetland migrants have been observed from October through April. Cayman-born birds include the piedbilled grebe, the endangered West Indian whistling-duck, tricolored and green heron, yellow-crowned night-heron, willet and blacknecked stilt. The most famous bird on Little Cayman is the red-footed booby, which is an albatross-looking sea bird. They live in a freshwater lagoon that is designated Booby Pond, and is the largest colony of these birds in the world. In addition, a huge number of magnificent frigate birds also nest in the same area, and the two species are interesting to watch as they fly high overhead when they come and go from foraging in the open sea. Though the bird and nature watching is superb, most people visit Little Cayman Island for the romantic solitude of being on a deserted island, the phenomenal fishing opportunities or the world-class diving. It was founded in 1959 when Little Cayman boasted just 12 people, and despite a population boom to more than a hundred, few places in the world possess such charm, comfort, hospitality and service. The Southern Cross Club is located on the windward side of the island, so a fresh tropical breeze and the sound of waves breaking on the barrier reef are allowed to drift in through any open window. During most of the year, the fertile flats around Little Cayman Island offer one of the best chances in the world to catch a one-day, Grand Slam consisting of a tarpon, bonefish and permit. The prime reason is the great number of permit that feed on these flats ... the permit is always the hardest part of any Grand Slam. In addition, tarpon that were trapped in a freshwater lagoon known as Tarpon Pond have reproduced, and now the entire body of water is teeming with smaller tarpon. For those who are beginning fly fishermen and have never seen the aerial antics of a Silver King on the end of a fly rod, this is the perfect opportunity! Little Cayman offers plenty of other inshore and offshore fishing experiences for any age and all skill levels. Regardless of how great the fishing, the diving experience around Little Cayman is among the world’s best. The magnificent coral formations in this area join the dive sites of Jackson Bight with those of Bloody Bay. The Mixing Bowl has some of the largest schools of fish and the most beautiful reef structures seen anywhere in the underwater world. The huge crevice in the center of Mixing Bowl is the mark separating Bloody Bay from Jackson’s Bight, and one look over The Wall that drops straight down 10,000 feet into a deep blue nothingness is absolutely breathtaking! Few places still exist on this planet where you may leave the keys in the car, never lock your home, walk on a beach all day without encountering another soul and you must remember that

iguanas have the right of way. Little Cayman Island is just such a magical place, and I, like so many who have ventured there in the past, found something very special that made me reluctant to leave. It truly must have been given the soothing qualities of the chrysoprase stone, because now when the stress of life tries to take over, I close my eyes, picture the soft greens and blues of the island and the sea, and drift off for awhile into memories of my time in a lost paradise just south of Cuba. By Bev Knight You may not be surprised to hear that 2018 was a very good year for Lake Lanier real estate. The lake was full most of the year which certainly added to its appeal. Rising interest rates may have created some urgency for many Knight buyers, and a good economy continued to raise consumer confidence. As they say, numbers don’t lie. With a few exceptions for extraordinarily rainy months and the time around the contentious governor’s race, almost every month in 2018 outperformed 2017. The total volume of all Lanier’s lakefront sales was up 8 percent to $168 million.* The number of transactions rose 13 percent to 279. The average price of a lake home stayed about the same at $602,000. That is a strong number, especially compared to the recession years. Another encouraging stat is the average number of days a home stayed on the market before it went under contract. That statistic went from 99 in 2017 to only 75 this past

year, a 24 percent improvement. As I’m sure you know, fewer days on the market is definitely a sign of a healthier market. One of the most striking trends is the improvement in luxury lake sales. In any given market, a “luxury” home is defined as one with a value in the top 10 percent of that market. For example, a luxury home in New York City would be a different price point than one in small-town Georgia. On Lake Lanier, that number is in the low $700s. This year, there was a 21 percent gain in luxury lake sales with a total of 80 highend properties closed. During the recession, there were years when only a dozen luxury homes sold, and very few of those were over $1 million. In contrast, over 20 Lanier homes priced over $1 million sold in ’18. There were new trends in home design, too. Dark cabinets are out, and white or off white cabinets are in. Granite counters are declining in popularity, with engineered stone like quartz, and natural soapstone trending. Butcher block accents, especially islands, are often seen in high end homes. It is also common to see an island painted a darker color

than the rest of the cabinetry. Remember when you ditched all of your brass fixtures? Guess what. Brass is making a comeback. Unfortunately, it doesn’t look like the curved, ornate pieces from the ’80s. It’s more simple with “clean lines” and a sleek profile. Painted brick is also a popular trend though many homeowners are still a little wary of it. The interior color du jour is greige which is a mixture of gray and beige. But accent colors are coming back, especially rich, warm shades of blue. You may wonder if 2019 will top 2018 in lake sales. It’s possible, but several factors will come into play. Rising interest rates may shrink the buyer pool, especially for certain price points. The lake needs to stay full, as buyers clearly remember the 100-year drought, and those satellite shots still show up on the Internet. That makes it hard to sell a home on shallow water. More and more people have updated their homes; so, fixer-uppers are not appreciating at the same rate as the rest of lake homes. Try to do one update a year to keep your lake home up to par with competitive properties. The kitchen and master bath
