There remains no end in sight to a long-fought battle over water between Florida and Georgia after the Supreme Court said last month it wants more facts in the latest duel. Get on board for this year’s Pirates of Lanier Charity Poker Run
By Pamela A. Keene Eric Tryon knows all about the Lanier Partners Pirates of Lanier Charity Poker Run. After all, he’s been on the front lines, handing out poker Tyron cards and greeting boaters and crews the day of the event at the Gainesville Marina card stop for more than a halfdozen years. This year, he’s going even further in his support of the 10th annual event. He’s signed on his company, Premier Surfaces, as title sponsor. He founded the company, which was purchased last year and became part of the largest stone fabricator in the country, and stayed on as CEO. “What better way to support such a great event than to be the title sponsor?” he said. “The timing worked out to sponsor this year. My wife Amy and I agreed that this is a most important cause, raising money to help the kids.” The Charity Poker Run supports Camp Sunshine, Camp Twin Lakes and the Boys & Girls
Clubs of Lanier. Since its creation, the non-profit has donated millions of dollars to children’s charities. Eric and Amy moved to Cumming from upstate New York in 1997. “We got tired of the cold weather and were quickly drawn to the lake,” he said. “We are avid boaters and love to fish. We spend a lot of time on the water with our family.” He founded Premier Surfaces about 15 years ago, joining the ranks of the large number of small operations providing stone, granite and solid surfaces. “For a long time, this industry was mostly mom-and-pop operations,” he said. “Clio Holding had the vision of consolidating some higher performing companies in the countertop industry to establish competitive advantages. The consolidation creates more buying leverage, the ability to invest and capitalize on technology and the opportunity to grow and develop our people.” Not only was Premier approached, it became the overarching brand for the new national company. “We went from four local locations and 160 employees to a company with 17 loca-
tions in 12 states and more than 1,000 employees,” he said. He said he’s going to be taking a low profile and staying with his crew at Gainesville Marina on Saturday. “We have such great camaraderie and our group really gets along well. It’s great to com-
bine a good event with a great weekend to make a difference to change kids’ and families’ lives. It is so worth it!” Registration is open for the event, which takes place July 1921. For more info, visit www.lanierpartners.org.

Keep Safe: Boating groups offer safety tips, guidelines
By Pamela A. Keene The Georgia Department of Natural Resources regularly patrols Lake Lanier as part of the organization’s mission of safety and law enforcement. Apparently, their work is being noticed. “I was on the lake on Saturday afternoon and evening and again on Sunday and noticed four separate incidents of the DNR pulling boats over for boaters using their “docking lights” and their navigation lights at night,” said Chuck Kelemen, vice commander of US Coast Guard Auxiliary Flotilla 29, based on Lake Lanier. “It’s dangerous to use your docking lights while underway at night, because they are too bright and can potentially blind oncoming boaters.” Proper lights at night include the red and green side navigation lights, that should be run starting around dusk. If a boat is longer than 39.4 feet, an all-around white light is also required, or both a masthead light and a stern light. Here’s a summary of the must-have items required on board for boaters: • Approved life jackets for all people aboard the vessel. Children under at 13 must wear their life jackets unless they are below deck. • A photo ID. A copy of a Georgia Driver’s License is acceptable. • Your current Georgia DNR registration card, plus the numbers should be displayed on both sides of the bow of your boat.
• A Type 4 throwable cushion that’s easily accessible. • A fire extinguisher in good working order. • Boats more than 26 feet long must display at least one oil discharge warning sticker and a “no Dumping of Trash” sticker. • If the boat has a head, the pump-out log must be kept aboard, and the state diamond-shaped sticker must be displayed on the port side of the vessel in front of the Georgia annual sticker. • Battery terminals must be covered. Both the US Coast Guard and the US Sailing and Power Squadron offer free vessel safety checks periodically throughout the boating season. They also offer educational and boating safety classes. Recent deaths on Lanier put carbon monoxide safety into focus
By Pamela A. Keene One missing oxygen atom can make the difference between life and death. Carbon monoxide (CO) is known as the silent killer. It is an odorless, colorless gas that when inhaled for an extended period of time robs the human body of life-giving oxygen. It is sometimes confused with carbon dioxide, which is naturally present in the air we breathe. In June, a couple camping overnight on their boat died from this highly toxic gas that’s produced as a result of combustion of carbon-based fuels. When engines or other carbon-fueled motors or appliances are left running without being properly vented, CO can build up. “Some of the most common sources are engines, generators, space heaters and cooking ranges,” said Chuck Kelemen with Flotilla 29 of the US Coast Guard Auxiliary based on Lake Lanier. “Exhaust leaks, the leading cause of death from CO poisoning, that discharge into a boat and into enclosed areas are very dangerous.” Mooring your boat too close to a dock or another boat can also increase your chances of CO poisoning, especially if you’re downwind from the source. Good ventilation is a key to being protected. As a safety precaution, Kelemen recommends installing a marine carbon monoxide detector. Similar in operation to a smoke detector, it monitors levels of CO and will sound a loud siren when it reaches
moderate levels. “Like a smoke detector, it’s important to ensure that it’s in good working order and to regularly change the batteries,” he said. Be sure you have it checked periodically as well.” Here are other tips for avoiding carbon monoxide poisoning: • Properly ventilate your boat – open windows and hatches to allow fresh air to circulate. • Have your exhaust/ventilation system inspected regularly – listen for leaks and check each joint in the system for discoloration, stains, carbon build-up or water stains. Clear any obstructions or restrictions, repair any punctures or leaks. Seal gaps in exhaust system doors, hatches and access panels and make sure the engine room, if you have an inboard, is sealed as well. • Do not anchor, beach or moor your boat near other vessels that are idling – See CO, page 22

‘Legacy Continues’ party to celebrate USA dragon boaters Event
to feature music, food, craft beer at Brenau Amphitheatre
By Jane Harrison An evening combining craft beer, pop rock, and food with a chance to mingle with high achieving athletes is coming to the Brenau University Amphitheatre July 21. The event, entitled “The Legacy Continues,” celebrates Team USA Dragon Boat hopefuls trying out for seats on National Team boats competing in the ICF Dragon Boat World Championships Sept. 13-16 at Lake Lanier Olympic Park. The Fly Betty Band, popular for churning out high energy dance cover tunes, will set the tone for the casual outdoor fundraiser organized by Gainesville Hall ’96. The suds will flow from Tap It, a Gainesville micro brew pub. Brenau University is filling the plates. The celebration honors 160 athletes in the heat of competition for a chance to represent the U.S. in the World Championships. “They are our honored guests,” said Robyn Lynch, Lake Lanier Olympic Park manager. Attendees can meet national team aspirants, snap photos with them, and encourage them toward their dream, Lynch said.

GH ’96 hopes the Legacy night will raise $100,000 to help host about a thousand participants and 10,000 spectators expected in three days of long-boat racing in September. The organization that helped bring Olympic paddling and rowing to Lake Lanier in 1996 has budgeted $600,000 for what it describes as the biggest sporting event on the lake since the Olympics. Lynch said funds raised at the Brenau party will go toward medical and security needs, plus other
necessities. Sponsors are contributing about $200,000. More funds are expected from the resale of 38 10- and 20-person dragon boats made and bought specifically for the world event. The boats cost $6,000 to $8,000 each. Half have already been sold, Lynch said. Party organizers choose Brenau for the fundraiser because Team USA hopefuls will be staying there for a team camp beginning July 19. Competitors will know if they made the cut by camp’s end July 22. Local paddlers are among the contenders. The party offers “a great opportunity for people to come have their photo taken with Team USA and congratulate them for their efforts in bringing the world championships” to Lanier, Lynch said. Dress for a hot summer evening, Lynch said. It’s very casual … wear shorts.”

Atlanta, world dragon boaters heading to LLOP in September
By Jane Harrison Dragon-headed boats and their handlers will invade Lake Lanier Olympic Park for eight straight days in September with back-toback events. The day after local and Southeastern long-boaters beat their drums at the Atlanta Hong Kong Dragon Boat Festival, international crews will hit the water to practice for the ICF Dragon Boat World Championships. The Sept. 8 Atlanta festival traditionally brings about 1,000 participants and an equal number of spectators for a day of fun, recreational paddling, plus exotic and Southern cuisine, Asian music and dances. On Sept. 13, expect the food and Asian-inspired performances to continue, but a mood change will sweep over the water as well-trained athletes compete for awards on the world stage. The world event “will still
have venders, food and entertainment in a fest-like” environment, said Robyn Lynch, Lake Lanier Olympic Park manager. “But the competition will be very serious. Some are Olympic athletes.” Races feature 10- to 20-person boats outfitted with carved or plastic dragon heads and tails racing between 200 to 2,000 meters to the finish tower on the Olympic course. On each boat, a drummer beats out the rhythm and often yells encouragement to paddlers stroking in unison. Spectators can see strained shoulders heaving and hear drumbeats pounding as boats pass in front of
the grandstands in the final 100 meters from the finish buoys. Dragon boat racing, an ancient Asian tradition tracing back more than 2,000 years, has gained enormous worldwide popularity, expanding from its origin in China to Europe and North America. LLOP, site of the first ICF Dragon Boat world championship in the U.S. joins Russia, Italy, Poland and Hungary on the world map of ICF hosts. We live in the best country in the world, and I invite anyone who doubts that to spend some time anywhere else. I don’t mean a week in Cancun or Venice. Get off the beaten path for six months or so and meet some of the real people. I lived in Spain for two years while in the Navy, and got to know the country and people very well. It will make you really appreciate what we have here in the USA. Fourth of July, our nation’s birthday, is one of my favorite holidays and Lake Lanier is a great place to celebrate it with its many parks, beaches, warm water and competing fireworks displays everywhere you look. However the Fourth of July I remember best was in 1986 when it coincided with the rededication of the Statue of Liberty. (She had been falling into disrepair over the past 100 years and had been completely refurbished). This was also the weekend of Operation Sail (OPSAIL), a gathering of Tall Ships from all around the world, some of which were over 370 feet long and 100 years old. We were represented by the US Coast Guard’s bark “Eagle” among others.

Finally came the fireworks display which was truly the best I have ever seen. It was simulcast with patriotic music by a local radio station. (Google: Statue of Liberty Centennial Fireworks.) Once the festivities were over there was the usual mad melee of boats rushing to get home to New Jersey, Connecticut, Long Island and Atlantic City. Most were piloted by idiots who had a bit too much to drink. Remember, this is New York Harbor, with strong currents, ships, barges and ferry boats going in all directions. Add several thousand pleasure boats under the cover of darkness and you have a recipe for disaster! We chose to stay at anchor for awhile until the crowd thinned out. By the time we finally got under way the fog had closed in. We didn’t have radar (GPS wasn’t a thing yet) so we got a chance to navigate back using the chart, compass and aids to navigation such as fog horns and bell buoys just like 100 years ago. Our father (“The Old Man”) was back at the marina and was worried that we hadn’t returned yet. He drove to the bridge and was peering out into the fog trying to get a glimpse of us. As we

approached, we cranked up the music not only to let the bridge tender know we were coming, but to wake up our sleeping passengers. He said that although he couldn’t see us, as soon as “Stars and Stripes Forever” started blasting out, the drawbridge bells began ringing and red lights flashing to stop traffic as the bridge opened for us. Finally he saw our running lights coming eerily out of the fog. It’s hard to top a celebration like that, but as each year passes and we once again honor our nation’s birthday all I can think to say is “God Bless America” ... and if I have offended anyone by saying that, I’m glad! Mendes has been sailing all his life and on Lake Lanier for the past 25 years. His family owns a marina/bar/restaurant so he has plenty of real life experiences to draw from. His favorite line: “You can’t make this stuff up.”

July could mean even wetter weather Last May a woman emailed me asking me if the cooler and dry weather we saw this winter and spring would continue into the summer. I wrote back and told her one season has no bearing on the other. Soon after, Tropical Storm Alberto brought flooding rain to the Lake Lanier basin. Then the afternoon summer-like thunderstorm machine fired up and with tropical air engulfing north Georgia. The resulting rain has been relentless. This of course, has been good news and bad news. The good news is the lake is full, and then some. The bad news is, people are staying away because of all the rain and stormy weather! July is our wettest month of the year. We average close to six inches of rain for the month. I expect we’ll go well beyond that given the trends I am seeing. The longer-range models show the tropical air remaining and above average rainfall can be expected. July is notorious for bringing locally heavy rain. It is fairly typical to see a pop up afternoon thunderstorm to drop more than an inch and a half of rain per hour. July thunderstorms are amazing to watch as they form. They are called “Pulse-Type” thunderstorms. They “pulse up” and then wind down in an hour or less. However, they can wreak havoc in that hour. As the sun heats the ground, the air over the ground gets hot. Just like a hot air
balloon, the air rises. The colder the surrounding air, the faster it rises, Glenn many times to heights over 50,000 feet! The stronger the updraft, the longer the hail can grow. Large and damaging hail, in excess of an inch in diameter, can cause damage. As hail, super-cooled water droplets than can remain liquid even in a freezing environment, and rain drops bump into each other in the cold dry air in the higher realms of the storm, the friction generates an electrical charge. Intense lightning is the end result. When I track summer storms with our StormTracker 2 HD Radar, the hail cores show up as magenta. More often than not, intense lightning surrounds the hail core. As I mentioned, a pulse-type afternoon thunderstorm generally lasts for about an hour. It goes from a “bubbling” cumulus cloud, into a mature thunderstorm. The title of this article sounds kind of familiar doesn't it? Now imagine a massive wall of decreasing visibility approaching your vessel and its soon to immerse totally, producing a high risk navigation environment. If you venture out on the water long enough, for whatever reason, you will someday encounter this scenario. It can bring back some very anxious memories of the event and provide some lessonslearned. It comes in a wide variety of form: fog, rain, snow, smoke – day or night it can appear. With proper preparation and training this hazardous encounter doesn’t have to be the end of your voyage, but it does require you to engage other senses to in order to navigate safely through the situation. The proficient use of advanced electronics such as radar, GPS, and infrared optics like FLIR, can be of great value if operated effectively and the information received is interpreted correctly. There is very little room for error. Everything is at stake, with decisions to be made by you, the person in charge of safely piloting the watercraft. Something else happens almost immediately as the ability to see begins to diminish. The sensory input of hearing now takes

July storms can be more dangerous when they are dying, even more so then when they are going full bore as a mature storm. The falling rain and hail can collapse the storm. That collapsing air can come crashing down to the ground and will fan out in all directions at speeds of 60 to 90 miles per hour. It’s called a downburst and it can cause as much damage as a weak tornado. Before you head out on the lake, make sure you know the forecast. Lower levels of CO poisoning can cause shortness of breath, mild nausea and slight headaches. If you feel these symptoms move above deck to get to fresh air. “Low levels can also be dangerous around water because it can lead to drowning,” Kelemen said. “If you feel symp-

Portman Marina on Lake Hartwell had a serious explosion and fire on May 14 on dock No. 6 that held 42 boats. The fire and explosions sunk or destroyed 16 of them. A generator that backfired started it all. A dock like this was second home to many boat owners who spent the weekends on their boat along with their fellow boat owners. Accidents like this are why I emphasize preventative maintenance and keeping a log so you stay up to date. Obviously, the generator that started the fire needed servicing. One person suffered serious burns and a firefighter suffered heat exhaustion. It would not surprise me if future boat slip rentals will require an up-to-date marine survey. Thank God it didn’t happen on a

A maritime tradition: University Yacht Club nears seven decades on Lanier Shore Lines From the fascinating to the remarkable, Lake Lanier harbors many personalities and places along its shores. Lakeside presents “Shore Lines” – stories about people who live, work and play around the lake and the places that make the area special.

By Pamela A. Keene s Lake Lanier’s first boating organization, formed nearly a halfdozen years before the reservoir was filled, University Yacht Club has a long and storied history. From its founding by members of the Atlanta Rotary Club, it has grown to more than 235, offering youth sailing programs, boating and social events, lake-wide fireworks and camaraderie on the water throughout the year. “There’s always something to do here and our members stay very active,” said Bill Mueller, commodore of the organization that’s celebrating its 67th year in 2018. “We now have our third generation of members and many of their children come here with their parents.” Nearly 10 years ago, University leadership created the UYC Maritime Foundation to support non-profit and community projects. The foundation sponsors a number of programs. Its flagship is Summer Youth Sailing, offering two weeks of sailing instruction for youngsters ages 6 to 16. Organized by accomplished competitive sailor Susan Reddaway, it takes place at the club’s facilities on Big Creek in a combination of classroom and on-the-water instruction. It began eight years ago and has grown in attendance and in reputation. This year, more than 40 youngsters participated, sailing Optis, Sunfish, Lasers, 420s and Holders. About 60 percent have been to the program more than once and 40 percent are new to
sailing. “It’s been so amazing to see the difference in the kids from those early years until now,” Reddaway said. “When they first started, some of them hesitated to sail out to Turtle Island, at the mouth of Big Creek. Now, especially among the older juniors, they’re sailing on their own all the way out to Three Sisters, crossing the channel on their own.” Learning lifetime skills The program focuses on having fun on the water. “For them, it’s about learning a lifetime skill that may not have anything to do with sailing,” Reddaway said. “They learn teamwork, sportsmanship and leadership. Sailing is just the vehicle. Some of the participants may not choose to sail as adults, but the skills they’re learning will help them as they go to college and enter the workforce.” This year a new component of the Junior Sailing Program offers coach-in-training for youngsters who are beginning to age out. “This can be their first step in becoming certified as a U.S. Sailing Level 1 instructor,” Reddaway said. “As they’ve progressed, they want to learn more, and so this is a great way to encourage them and give them more responsibility. Several of our current certified instructors actually have come through the program.” Over the years, the two-week Junior Sailing Program has expanded into the Sunscreen Series with youngsters coming to the club with their parents or grandparents for additional boating ex-

periences. University has just begun a Livery Program that allows the kids to take out a program boat during the year. Reddaway has been with the program since the beginning. “I had such positive experiences growing up sailing and racing that I wanted to share my enthusiasm with the next generation,” she said. “I’m able to pass on what I learned so that these youngsters can have the good experiences I did and build a good foundation for their lives as responsible, contributing adults.” The UYC Foundation also awards a minimum of four scholarships to Flowery Branch High School seniors who aspire to pursue careers in the marine industry. “The foundation has been able to do as many as six scholarships to help these deserving area youth,” Mueller said. For years, the foundation hosted the Christmas Boat Parade on Lake Lanier. That event is now

experience a boat ride, swimming and time at the lake,” Mueller said. “Many of our members volunteer their boats and their time to make the day a success year after year.” Club members, in groups or individually, also do charity work and community service, including support of Calvary Church. The club hosts collegiate sailing and boating groups, most recently the Auburn University ROTC 2-day training program. University Yacht Club facilities include a clubhouse with dining room, docks for houseboats, cruisers and sailboats, a beach pavilion, dock and deck overlooking Lake Lanier, and administrative offices. Sunday morning church services, open to the public, take place at the outdoor pavilion near the clubhouse. the dining room. It is open to members and guests of members. Summer hours are Thursday night through Sunday dinner; in the winter, the dining room serves on Friday night through Sunday. “Within the past year, we’ve hired a new chef, Rudy Kremer, who has made some excellent changes in our menus and service,” said Tom Shirey, secretary of the UYC board of directors. “Friday nights are our biggest night and we offer specials on Fridays, Saturdays and Sundays.” Summer evenings see members enjoying jazz concerts and other events on the lawn behind the clubhouse. In the fall, it’s all about tailgating, with members supporting their favorite collegiate teams. “We have a great time and each group has its own specialty foods,” Shirey said. “The LSU fans cook Cajun; the Tech crowd often brings burgers and fries from the Varsity; and the folks from Kentucky always make something with bourbon. It’s a

real smorgasbord or college football.” Member of the NAPC UYC has a full-time general manager, Chris Ferris, who was hired two years ago. He replaced Ted Koerner, who served in that role for more than a decade. University Yacht Club is a member of the National Alliance of Private Clubs, offering reciprocal privileges at clubs across the nation. A floating stage and big screen bring entertainment to the beach. Heading northeast along the east side of the beach, several food-specific food outlets offer burgers, Mexican food and seafood selections. (See sidebar about LLIDA.) Plans for Football broadcasts with tailgate parties and a Beerfest in the fall are in the works. Landshark Landing will host events associated with the Pirates of Lanier Charity Poker Run in mid-July. Heavy rains push Lanier nearly 4 feet above full pool in early June much more rapid.” The Chattahoochee River has been in “bank full” conditions, meaning that it may have reached flood stage. “The issue has been compounded because the ground is saturated and there wasn’t any room for additional run-off,” he explained. “Water releases don’t just affect Lake Lanier; they affect the whole ACF system, all the way to Apalachicola.” As the month progressed, the water level became lower, still hovering about one foot above full summer pool. As for management of the ACF system, public affairs officer Charles Walker provided the fol-
lowing information: “The project always releases water 24 hours a day,” Walker wrote in an email responding to questions from Lakeside. “We adjust the amount of the release based on downstream and upstream conditions. When Lake Lanier reached 1073, we had to increase the amount of our increases. The amount depended on conditions downstream. The goal was to get lake level back to normal summer pool without causing flooding downstream.” “The downstream lakes were heading toward summer pool levels (at the time of start of the heavy rains),” he said. “West

Georgia-Florida lawsuit sent back to special master by the Supreme Court
By Jane Harrison There remains no end in sight to a long-fought battle over water between Florida and Georgia after the Supreme Court said last month it wants more facts in the latest duel. In a narrow decision, the Court sent Florida v. Georgia back to the Special Master to “address evidentiary and legal questions” to help resolve the case. Florida officials hailed the remand as “a huge win” in the state’s legal quest to cap Georgia’s water use and send more water downstream into the Florida Panhandle. Georgia Gov. Nathan Deal issued a statement that he looks forward to continuing to defend the state’s legal position. In the 2013 lawsuit, Florida argues that Georgia is hoarding water on the Chattahoochee and Flint Rivers, causing ecological and economic harm to Apalachicola Bay, seat of the state’s oyster fisheries. Lake Lanier, the largest of five Army Corps reservoirs on the river system, is the major water supplier for metro Atlanta and an economic engine for a swath of Northeast Georgia.
Writing for the majority in the 5-4 opinion, Justice Stephen Breyer stated that Special Master Ralph Lancaster used too strict a standard for Florida to prove its argument to limit Georgia’s water use. Lancaster, who presided over two years of discovery and a month long trial, required that Florida provide “clear and convincing evidence” that any additional stream flow coming down would be released from dams on the river to benefit Florida. Said Breyer, “We believe the Master’s standard … is too strict. In our view, unless and until the Special Master makes the findings of fact necessary to determine the nature and scope of likely harm caused by the absence of water and the amount of additional water necessary to ameliorate that harm significantly, the complaining State should not have to prove with specificity the details of an eventually workable decree by ‘clear and convincing’ evidence.” But, the majority also states that Florida could only be entitled to a decree if it shows the benefits of apportioning the water would outweigh the harm it could cause
Georgia. The court said the Special Master may find it necessary to get specific facts about the extent of Georgia’s alleged overuse of water, Florida’s sustained injuries, and how exactly how much more water would benefit Florida. The majority likened Lancaster’s requirement of “clear and convincing evidence” before getting specific facts about “harms and amelioration” to putting the cart before the horse. It also disputed the Special Master’s conclusion that any court ruling on water allocation would hinge on Corps’ management of the dams. Breyer states that the Corps makes clear it would work to accommodate a court order equitably apportioning the waters. Breyer further stated that there is evidence that the amount of water that a consumption cap on Georgia would send to Apalachicola would “significantly redress the economic and ecological harm that Florida has suffered.” The question is, how much. Justices John Roberts, Anthony Kennedy, Ruth Bader Ginsburg, and Sonia Sotomayor voted in the majority.
In his dissenting opinion, Justice Clarence Thomas writes, “In short, we have all the evidence we need to decide this case now.” He said that the Special Master’s “balance-of-harms standard” involving 40 witnesses and more than 2,000 exhibits found that Florida had not proven its case. “It is incredibly odd to conclude that a Special Master’s merits determination is ‘premature’ after a full trial,” he states. He adds that although both states depend on the river basin, Georgia stands to suffer greater harm if its water use is cut. He contrasted a

Finally, what nature lovers deem the most spectacular, coolest summer respites ever: waterfalls. Ribbons of white cascade down boulders, ripple over rock ledges, and form pleasant pools for wading or taking a dip. Some hikers’ favorites include: - Panther Creek Falls, near Tallulah Gorge, is worth the 3.5 mile trek to chill in a wide, calm pool with a sandy beach at the base of a broad cataract. Located in the Panther Creek Recreation Area off Ga. 441, it’s best to visit this popular swimming hole on weekdays. - Blue Hole & High Shoals Falls, on the High Shoals Trail near Tray Mountain form pools deep enough to actually swim in. Hike about a mile for refreshment in Blue Hole and another .2 mile to see water shoot through rock at High Shoals. Find the trailhead in the Tray Mountain High Shoals Scene Area, off Indian Grave Gap Road, FS 284, about 1.4 miles from Ga. 75 North of Helen. - Raven Cliffs Falls, north of
Minnehaha Falls.
Helen off the Richard Russell Scenic Highway, features a towering cascade about 2.5 miles in. En route to main falls is a shallow wading pool at about mile 1.3. - It’s a longer drive, but shorter hike to Minnehaha Falls and Panther Falls (not the same as previously mentioned Panther Creek Falls), in the Rabun Beach Recreation Area. At Minnehaha, or “Laughing Water,” .2 mile down the Fall Branch Trail, whitewater drops from numerous wide rock ledges into the pool below. When the water’s moving high and fast, as it was in June, the rock “benches” and pool are not as hospitable as in calmer times. It’s breath-taking enough to sit by the pool and savor the cool mist spraying from the torrent. It’s safer to step in at the base of Panther Falls, at .6 mile on the Rabun Beach Trail, where Joe Creek tumbles 40 feet to form a shallow wading pool. The Rabun Beach Recreation area is located about 5 miles off US 441 North of Tallulah Gorge. Educating, volunteering and growing green? Thank a Master Gardener From teaching youngsters about where their food comes from to helping community groups create gardens, hundreds of Master Gardeners in Lumpkin/Dawson, Hall and Forsyth counties constantly give back to the community. With a goal of education, training and helping expand the reach and service of the University of Georgia extension, committed volunteers in these three groups literally give thousands of volunteer hours each year. The Georgia Mountains Master Gardeners, based in Lumpkin/ Dawson counties, has an active Junior Master Gardener program at Lumpkin Elementary School for students in 3rd through 5th grade. “Our program dovetails with the school’s curriculum for science,” said Kathy Sawicki, publicity chair for the group. “This program has so many benefits, from getting kids outdoors to learning how to grow plants, the role of pollinators and how to recycle.” The outdoor classroom has raised beds; last year the students grew collard greens that the school cafeteria prepared and served. “Everyone got to taste what they had grown,” she said.

Warner named as Riverkeeper headwaters office coordinator 52 LAKESIDE
By Pamela A. Keene Meet Hannah Warner. She’s the new headwaters outreach coordinator for the Chattahoochee Riverkeeper. Based in the Gainesville office on Washington Street, she’s making waves in Warner Northeast Georgia. “I’m here to make a difference,” said Warner, who comes to north Georgia by way of service with the Georgia Department of Natural Resources. “And up here I know I’m not alone because there are so many like-minded people, both in the Riverkeeper organization and in this community.” She brings her enthusiasm and commitment to the headwaters office. “Hannah is energetic and motivated to help increase outreach in the headwaters region,” said Jason Ulseth, Chattahoochee Riverkeeper. “We are so happy that she’s on board.” Warner graduated from Georgia College and State University in Milledgeville with a degree in biology, always knowing that she

wanted to work in environmentrelated jobs. She worked with the St. Catherine’s Island Foundation on a private island off the Georgia coast, caring for ring-tailed lemurs, gopher tortoises and other animals. She joined the Riverkeeper earlier this year after also working at Red Top Mountain State Park as an interpretive ranger. This spring, she helped coordinate the Chattahoochee Riverkeeper’s “Wild and Scenic Film Festival” at the Brenau Downtown Center. The annual event shows nearly a dozen environmental and activism films that this year sold out. On July 21, the Riverkeeper hosts its Sunset Cruise on the Chota Princess II. Reservations are required. Tickets are $30 per person, available at www.chattahoochee.org. It is limited to 40 people. “It usually sells out but it’s a fun on-the-water experience,” she said. “Chattahoochee Riverkeeper Jason Ulseth shares the history of Lanier and how the Riverkeeper is involved here. The scenery is beautiful and it’s a great opportunity for photos.” Volunteers are the lifeblood of
the Riverkeeper’s work. “We always need volunteers for our projects,” she said. “From our water monitoring to our clean-up each fall, there’s plenty to do. And we host a couple of events as well, including all-day paddle trips and overnight camping trips. Of course, for these events, reservations are required.” One-day “River Discovery Series” paddles are slated for July 14, Buford Dam to McGinnis Ferry, July 28, Jones Bridge to Island Ford, and August 11, Morgan Falls Dam to Paces Mill. These trips are dependent on the conditions of the river below the dam. Upcoming camp and paddle events are scheduled for Sept. 2123, Sautee Creek to Mossy Creek; Oct. 6, Landale Loop Paddle in the Middle Chattahoochee; Oct. 12-14, McIntosh Reserve to Franklin below Atlanta; and Nov. 3-4, Two-day Buzzard Paddle Clean-up from Plant McDonough to Highway 166 Bridge. Complete details are listed under events at www.chattahoochee.org. In addition to events, the Gainesville Headwaters Office also manages the Neighborhood Water Watch program, weekly
monitoring of about 25 tributaries that feed into Lanier done by volunteers. The organization also tests the lake’s waters in summer, looking for algae that can indicate bacteria. The Riverkeeper’s headwaters work extends from Helen/White County to Buford Dam. The organization’s headquarters are in Atlanta. It also has an office in LaGrange on West Point Lake that serves the middle Chatta-
hoochee. The headwaters office opened in 1996 to address water-quality, erosion and sedimentation. Membership is $15 for students and seniors, $35 for individuals, $50 for dual memberships; and $100 for families. Sounds of Summer Concert at MarineMax a hit
In early June, MarineMax hosted its first on-the-water concert of the season at Bald Ridge Marina. Called the Sounds of Summer Concert series, the inaugural event drew more than 50 boats who rafted up near the marina for an evening of music. Two more raft-up concerts are planned: July 7, featuring “Members Only Band,” and September 1, featuring “Fly Betty.” The events are presented by Sea Ray. The concerts are accessible by boat only. With the economy booming and consumer confidence the highest it’s been in several years, more people are considering renovations to their homes. Among the most popular updates is a kitchen remodel. Many people have been thinking about such a remodel for years, and now that they finally have the means, or no more kids at home, they have decided now is the time. While a kitchen remodel can be stressful and temporarily disruptive, as long as you hire a good designer and contractor, it will be well worth it in the end. First, the most important part of any remodel is to make sure you have a plan. This will come from you working with a designer and contractor to determine the new layout of the kitchen and how much work will be involved. If you start the project without a plan, things are much more likely to go wrong. Too many times, I’ve gone into a home where an inexperienced contractor or homeowner has started a project with no plan and no design, and ended up causing more work than they wanted in the first place (not to mention, the blown budget). Day Use Parks The Corps operates 35 day use parks at Lake Lanier. Facilities range from parks with boat ramps to those with designated swimming areas, picnic tables, shelters and playgrounds. All day use parks close daily at 10 p.m. Boat launching is allowed at all hours unless otherwise posted. Alcoholic beverages are prohibited in all parks. Picnic Shelters Picnic shelters are available at several Corps’ parks around the lake. They can be reserved for a fee. Call the Lake Lanier Management Office at 770-9459531. What’s in a name? Islands of Lake Lanier

Keene Just about everyone who regularly boats on Lake Lanier can identify “Three Sisters” just off the channel across from Big Creek, but did you know that there are about 160 other islands within the 38,000 acres of the lake? According to several sources, including the US Army Corps of Engineers, other than Lanier Islands, the nearly 1,000-acre resort, there are other named islands that range from less than 1.5 acres to nearly 150 acres in size. A list appeared several years ago in a Gainesville Times article, citing the Corps as the source. It listed the following: • Lake Lanier (resort), 956 acres • Three Sisters, 148 acres • Big Junction, 138 acres • Nix, 109 acres • Four Mile, 95 acres • Taylor Creek, 62 acres • Keiths Bridge, 55 acres • Lights Ferry, 52 acres • Flat Creek, 22 acres • Wilderness Isle, 21 acres • Little Ridge, 20 acres • Chatt. Country Club, 19 acres • Gaines Ferry, 15 acres • Pirate's Adventure, 15 acres
• Latham, 14 acres • Browns Bridge, 13 acres • Little Junction, 13 acres • Robinson Crusoe, 6 acres • Holiday on Lanier, 1 acre As for how many of these islands got their names, the best guess is that they are named for nearby landmarks that may have even existed before the lake was created in the late 1940s. Some are obvious, but others, such as Pirate’s Adventure and Robinson Crusoe remain a mystery. By the way, Pirate’s Adventure is located near the dam near the intersection of Forsyth, Gwinnett and Hall counties. Robinson Crusoe’s Island, marked at 5SC by lake markers, is tucked close to Lanier Islands near the beginning of the entrance to Margaritaville at Lanier Islands. According to Russ Lundstum with the Corps of Engineers, some island names were official as of the 1987 master plan, the most recent. Lundstrum said that the stories of how many of the islands were named have in many cases been lost. “I remember a conversation with Erwin Topper when he told me that Bolding Mill Park was called Bolling Mill for a while

because a young USACE cartographer misspelled it when the plans were being laid out,” he said. “The Bolding name came from a local World War II veteran, and the Bolding family petitioned for the correction on all our publications and maps. “Now, if you want to expand this islands article, the parks for stories of their own,” he said. “Old Federal Campground is named for the Old Federal Road trade route from the early 1800s and Vanns Tavern is named for Cherokee Chief James Vann.” The Corps of Engineers is currently updating the lake’s Master Plan, the first time since 1987.

LLA watching abandoned docks, boats By Pamela A. Keene If your dock is in bad repair or you own an abandoned or sinking boat, take heed. The Lake Lanier Association is using its network to find you and make things right. For the past three years, the association has actively pursued locating owners of abandoned boats and derelict docks to get the owners to pay for repairs and/or removal. Now, through social media and phones with cameras, the association has stepped it up a couple of notches. “People are becoming more aware of this program and are using social media or photos taken with their phones to alert us to issues,” said Joanna Cloud, executive director of the
association. “These docks and vessels threaten the safety of the lake. We are grateful to the Corps of Engineers and the Georgia Department of Natural Resources for supporting us and assisting in this work, and now we have even more partners helping us take this program to the next level.” In the past year, the association has also involved the solicitor’s office in Hall County to assist with pursuing legal action against owners. And now, the Forsyth County solicitor’s office have also become involved. The LLA’s Abandoned and Derelict Dock and Vessel Task Force now holds quarterly meetings with lake-wide officials as an organized initiative to further remove these items from the lake. Representatives from the Corps of Engineers, the Georgia Department of Natural Resources, and the Lake Lanier Association meet with solicitors’ office staff when an issue escalates. “We make every effort to identify and locate the rightful property owner and encourage them to remedy the situation,” This dock was one of the 60 See LLA, page 64 cases worked on by the LLA.
What to expect in a home inspection 62 LAKESIDE

By Bev Knight The lake real estate market has definitely picked up, and homeowners are finding it much easier to get offers on their correctlypriced properties. However, getting an offer is only half the battle. Once you go under contract, your buyer is going to order a home inspection. These inspectors spend hours checking out every system in your home, the attic, the roof, crawl space, often the septic system, and sometimes even the dock. Even though you disclosed all previous problems, inspectors always find something. Once he generates a list of “issues,” the buyer’s agent will prepare an Amendment to Address Concerns with requests for repairs. You have no contractual obligation to perform the requested repairs; however, if it is a leak or dangerous problem, the buyer will probably walk away if you don’t. Alternatively, they may ask for a reduction in price so they can make the repairs themselves. This reduction is often higher than the cost of the repairs, so it’s
in your best interest to minimize the issues before the inspection. In recent years, the most common cause of a contract that doesn’t close is a problematic home inspection. There are certain findings in an inspection that consistently scare buyers away from the purchase. Even if the problems can be fixed, they are often dealkillers because buyers perceive them as signs of bigger issues. If the buyer asks for the problems to be fixed before closing, they will almost always cost more than if you proactively fix them before the inspection. First of all, you’ll take out the “rush” cost of the job, and you’ll be able to use yours or your agent’s contractor. Plus, you’ll be able to minimize the worry factor for your buyer and set the stage for a stress-free, efficient closing. Here are some of the most common findings that you might want to address before you put your home on the market: Leaks – When you list your property, you will be required to disclose any leaks you’ve had in the home and what you did to fix them. This includes roof leaks,
plumbing leaks, overflowed tubs and toilets, anything! Don’t let that worry you because almost every house has a leak at some time. You should definitely have leaks fixed, but also be sure to fix the evidence of a previous leak. Even though you’ve disclosed the leak and described how it was resolved, buyers obsess over water spots and stains. Inspectors will find every one of them and usually suggest further evaluation (which you may have to pay for). If it’s a spot on the ceiling, paint it with Kilz (or comparable product), then repaint the ceiling so the old leak doesn’t show. If it’s in the basement, they’ll think it’s a leaky foundation. Even if it’s concrete floors or walls, make sure the leak has been resolved. Paint the affected area so it doesn’t show the old water stains. Of all the preparations being suggested, this is the most important. Rotted wood – We live in hot, humid Georgia where most exterior trim wood will rot sooner or later. Inspectors will use a sharp object to poke trim that looks iffy. If the wood gives away, then he will report it as rotted wood. A

good handyman or carpenter will be able to fix this for a few hundred dollars, and it is virtually guaranteed that a buyer will want it fixed. Go ahead and take care of it. The sooner the better because it’s probably letting moisture seep into your walls. That can cause additional rotted wood not to mention mold and potential pest infestations. Broken seals on energy-efficient windows – Typically, today’s windows have two panes sealed together to provide added insulation. If that seal is broken, whether by time or overly intense pressure washing, then the insulating property of the window is compromised. You can tell when that seal has been broken because the window looks fogged or cloudy. An inspector will make a list of every fogged window and suggest replacement. If a window is just dirty, they’ll still think its seal is compromised just based on the appearance. In other words: clean your windows. Then replace the ones that are fogged. This will help your power bill, too, so don’t wait until you’re selling your home. Also, when
you have your home power washed, make sure the contractor lowers the pressure on windows. Too much pressure in a power wash is one of the most common causes of broken seals. Critter residue – Sooner or later, some family of critters is going to find its way into your attic. You’re not alone. It happens to most of us, especially on the lake where we are so convenient to water and rodent food. Chances are you’ve had them, paid to have them removed, and forgotten about them. Unfortunately, if the evidence of the infestation has not been removed. An inspector will flag it in his report and suggest that the owner have that evaluated by a professional pest control company. That can cost big bucks, and you’ll want to avoid it if possible. When you have your attic treated, make sure they vacuum up the droppings. The feces is a health hazard, and it’s also a big red flag to inspectors. In addition, if your insulation has been disturbed by the nesting rodents, consider replacing it. That’s another red flag. Once the varmints are gone, remove any left-over traps before you put your house on the market. There is nothing more disturbing than thinking that there may be pests in the attic. Take away that negative before your buyers can even have that thought. Decks – If your deck is more than a few years old, chances are it was secured to your house with screws or possibly even nails. Not only will this be flagged in an inspection, but it is not safe for your family. There is a type of bracket that is required by current building codes and much better for securing a deck. These brackets are relatively inexpensive to install and a minor investment for the safety of your family and guests. This problem is flagged on most of our inspection reports, so it makes sense to take care of it ahead of time. Check with your real estate agent to find a contractor who knows how to secure a deck in the proper way. For a few hundred dollars, this is worth the hassle. Fungal growth – If an inspector sees anything (ANYTHING) growing on your walls, in your

attic or even in your crawl space, he will flag it and recommend that it be tested by a qualified mold inspector. Again, big bucks! If you see anything like that, make sure the product is designed for the targeted surface, then spray it with a good mold/mildew/fungus spray. The best of these are available at hardware stores. If it comes right back, you may have a real problem, and you should get it tested right away for your family’s sake. But if that kills it, it might have just been dirt or inconsequential mildew. Note that any time you believe there is a mold problem, you should have it tested immediately. That can be deadly, so neither you nor your buyers should take it lightly. Septic – Many lake buyers are from the city and not familiar with septic tanks. Consequently, they think of them as big, smelly monsters that are going to back up and make their lives miserable. Most purchase contracts call for the septic tank to be pumped, and many ask for a septic tank inspection. For a lot of reasons, it might be in your best interest to
have your tank pumped and inspected before you put it on the market. Use a company that your agent knows, has a good reputation, and will put your yard back in its original shape after the inspection. There is a little digging required to do an inspection, but they are required to return the yard to its original state. Some are better than others, so it’s good to control that process. Note that the requirements for septic systems have increased significantly over the past few years. You have no obligation to bring your system up to today’s code; however, the buyer will want to know it is in good working order. Lights – This is an easy one. Inspectors will check every light to see if it’s working. If not, they’ll recommend additional scrutiny. It’s almost always a light bulb that’s out, but they still flag it. Go ahead and put working bulbs in all sockets. It’ll brighten the house during showing and save one line of suggestions on your inspection. Docks – Not every buyer gets a dock inspection, but some do. For liability reasons, be sure there
are no rotted boards that create a hazard for buyers. Whether they have a formal inspection or not, they will walk out on the dock before they write a contract. It doesn’t have to be perfect, but it does need to be safe. It’s not that expensive to change out a few boards. It is very expensive to get sued for allowing buyers to walk on a rotted dock and get hurt. If this is not in your budget, be sure to block access to the dock and put a sign telling buyers not to walk on it. Water drainage – Another common complaint we see on inspections is improper water drainage around your house. This usually means that instead of sloping from high to low carrying water away from the house, the dirt around the house slopes inward toward the foundation. This is often the cause of foundation leaks, so inspectors check it every time. This is a fairly easy fix. Over time as you work on your landscaping, build up the dirt at your house so it slopes away from the foundation. Be careful not to cover up a French drain if you have one! The idea is that if water
runs around your foundation, the gravity of the slope will carry it away from the house. If you take care of these issues ahead of time, you’ll be in great shape when that offer comes in. This is an area where it really helps to have a good, active real estate agent. The contractors he or she uses will be motivated to get your work done quicker and with the best possible quality, or else they won’t get called again. Also, most of these fixes are a help to you, anyway. There’s no need to wait until you sell your home. Go ahead and get the work done and enjoy the benefits. Keene Keleigh Oxendine makes it very clear that the name of her new restaurant was intentional. “I want to create a home-town neighborhood restaurant where there’s a sense of community,” Oxendine said. “I could have named it anything, but I chose to name it HomeTown Grill, not because it was next to Hometown Spirits, but because Flowery Branch feels like a hometown to me.” Oxendine and her now 12year-old son moved to Flowery Branch from Gwinnett three years ago. “I was ready for a change and wanted to get away from the hustle and bustle of Gwinnett,” she said. “We really love it here and people are so friendly. It really feels like a hometown to me.” For the past 12 years, she has worked as a storm-chaser for Allstate insurance, a job she still does when time permits. But she has spent the past six to 10 months getting ready to open HomeTown Grill. From interior remodeling to creating all the recipes from scratch, she has become immersed in the restaurant business. The menu features hand-
baked mac-and-cheese, fried okra, garlic mashed potatoes and cucumber tomato onion salad. Appetizer selections range from fried green tomatoes and hummus to hand-battered asparagus, onion rings and house chips drizzled with house ranch dressing, bacon, chives, diced tomatoes and blue cheese crumbles. Oxendine has made changes to the physical structure of the restaurant that originally housed

crafted burgers that can be served either grilled or fried. “For our fried burgers, we hand-patty them, then sear them, egg-wash them, batter them, then roll them in panko breadcrumbs, then they’re popped in the deep fryer.” Eight burgers, plus a veggie burger, are the mainstays of the restaurant, but diners can also select from sandwiches, salads and entrees that feature steak, salmon and chicken. Lanier chemist develops ‘no-stink’ products for marine and home use
By Pamela A. Keene Barbara Nolan said that her boating habit forced her into the marine business. As a clinical chemist, she developed microbial products used in diagnostics for hospitals and labs. “When I started boating, I found that holding tanks always had an odor, and not a pleasant one,” she said. "I researched the industry and found that many products used formaldehyde. Not only was it ineffective, it was also bad for the environment.” She sold her company, Nolan Biological Labs in the late 1970s, and set out to find a better way to manage on-board holding tanks, eventually developing a product called BacTANK T3. Today it’s one of a full line of products for holding tanks in boats and motor homes, septic tanks and even pet runs. The products are environmentally safe, based on microbiotics. The company’s catalogue offers solutions to get rid of fish odors, clean graywater tanks, keep flies and insects away and treat grease traps. Bathroom cleaners, carpet cleaners and environmentally safe laundry detergent are available as well. Nolan began boating in the early 1970s. She was an active member of Lake Lanier’s U.S. Coast Guard Auxiliary for 25 years before retiring. She and USCG Auxiliary leader, the late Bolling Dou-
glas, were lifelong friends and often boated together. “Bolling went with me when I bought a new Lazy Days houseboat in 1972,” Nolan said. “We both noticed the odor from the holding tanks and right then she persuaded me to use my knowledge of chemistry and microbiotics to help solve the problem.” The products are used in the U.S., Canada, the Caribbean and Alaska. BacTANK T3 was also used by the Kuwaitis to clean up a massive oil spill. “If you use it correctly, you can get rid of odors and maintain your holding tanks, septic tanks and gray-water systems.” Products are available in liquid and dry applications, depending on the use. “People by nature just don’t want to put money into something they can’t see, but when you can smell it, it’s time,” Nolan said. “And, if you don’t have an odor once you're using the product properly, it’s worth the investment.” n MORE INFO: www.bactankt3.com
