Variety of choices to make garden drought-tolerant Neighborhood front yards are looking different these days, and it’s not because the David statues on the lawn of a house on Muirfield Road are gone. It’s because homeowners are finding new elements of design in drought-tolerant landscaping. Ornamental grasses, succulents, even dirt and rocks are being used as part of watersaving designs, and it’s not just here in water-starved Los Angeles. Our friends across the pond at the Royal Horticulture Society of England are promoting “drought-friendly gardening.” You’ll see aloes, not roses, on their suitable plant list. A lot of homeowners want to conserve water, but are reluctant for fear of resale value, costs, and c o mp a t ibility with their California home’s style. Greening Here’s some by news that Renee might have Ridgeley you California dreamin’ about a new front yard. It doesn’t match my home’s style! Sure, the Palm Springs look of cactus and succulents is a perfect match for ranch and mid-century modern homes, adding character to sleek architectural lines. And the staples of an arid Mediterranean garden, like rosemary, lavender and olive trees, are a seamless fit with Spanish, Mission and Moorish Revival homes. But what if you want a flowering, whimsical cottage garden to go with your Tudor, bungalow or English country house? Try planting a California meadow. Claude Marquis of June St. converted her front yard to a meadow of ornamental grasses in 2011. She worked with a designer to compliment the fairy tale architectural theme of her English home. “My daughters were upset when they heard we were going to remove the grass and roses. Now, they play hide and seek in the tall grasses when our nephews come over. ” The fragrant, swaying plants range from a few inches to several feet high and offer an interesting privacy that allows one to see but not readily be seen. She reads the newspaper in her front garden—something she never did when it was a mowed lawn. I don’t want to spend a lot of money! Everyone is budget-conscious these days, and landscaping can be expensive. If

said, “If you had help with a landscape design or you’re really talented, it will be appreciated. A wonderful garden can sell a house.” Curb appeal is in the eye of the beholder so don’t let a desire to save on your water bill or have fun with a garden design keep you from a drought-tolerant plan. It
might not be true to say dirt is the new grass. But it’s likely something in between. Resources Royal Horticulture Society http://www.rhs.org.uk/advice/ profile?PID=397 Theodore Payne, non-profit California native nursery http://theodorepayne.org/ Grow Green Nursery, non-

you’re willing to roll up your sleeves, you can save money. Try solarization or lasagna sheet mulching to being a doit-yourself garden project. Lasagna sheet mulching is for those with a doit-yourself disposition. You’ll need cardboard, newspapers and mulch. Layer them like you would your favorite pasta dish, then dig a hole through the noodles when they start composting. Pop plants in the holes to start your new garden. Solarization is a great way to go if you have patience. Cover your yard in a plastic tarp to trap the sun’s radiant heat. This will scorch and kill grass and weed roots. Remove after several weeks and you’ll have a clean slate to begin your new front yard. If money isn’t a consideration, hire a team to drive in a sod cutter. Douse your front yard with weed killer (Dr. Earths Natural Weed & Grass Killer works great but hard to find—we sourced it at OSH). Replace with water-wise plants, and you’ll only need to water occasionally. Irrigation can be as simple as replacing sprinkler heads with soaker hoses. It’s easy to hide them in foliage that has varied heights and shapes. Plus, using less water should offset some of your new front yard costs. I’ll never sell my house without green grass! Most people want to personalize their new home. If the landscaping doesn’t appeal to a potential buyer it’s not a deal breaker. However, if they fall in love with a well-designed yard, it could be the deciding factor. It’s simple to have sod installed but it takes style to pull off a drought-tolerant yard. VOLUNTEERS lent a hand at Good Shepherd Shelter.
Keller Williams Larchmont rolls up sleeves for Red Day For the third year in a row, the Keller Williams Larchmont office took the second Thursday of May, referred to by the company as Red Day, to give back to the community by volunteering at Good Shepherd Women’s and Children’s Shelter. Red Day (Renew, Energize, Donate) is a nationwide initiative dedicated to improving the company’s local communities throughout the year. Projects run the gamut from rebuilding homes to refurbishing local parks to giv-
ing to local food shelters. This year, Realtors Jeff Mindell and Laura Anderson assigned the Keller Williams team to multiple projects at Good Shepherd. The team repainted a centennial mural from 2004, giving the children a cheerful view as they race their tricycles around the track. The team added a coat of varnish to the benches where mothers and children read and also planted ficus vines to provide privacy, security and beautification.
enjoy a panoramic view of the Hollywood sign, L.A.’s cityscape, the surrounding mountains as well as Griffith Observatory… without the traffic and congestion. To make for a more pleasant experience for tourists, locals and residents, the city Dept. of Recreation and Parks kicked off a shuttle program to the lofty viewing area May 3. It continues through July. Vehicle congestion has become an unfortunate normality in the surrounding areas, according to Councilman Tom LaBonge who announced
“All of these improvements help our program environment stay peaceful and comfortable for the families as they heal from domestic violence,” said Mandy Gibson of Good Shepherd. Local corporate partners included Orchard Supply Hardware on La Brea and Chipotle on Larchmont.
the program last month. The shuttle service alleviates a high volume of vehicle traffic in both the Hollywood Hills and Beachwood Canyon residential areas. The 21-passenger shuttle will ride to the Hollywood Sign Viewing Area and Griffith Observatory, located off Mount Hollywood Drive. Riders will also have access to hiking trails and a stop at the Griffith Observatory. Admission is free. The shuttles are being provided by Empire Transportation Services and will pick up riders from the Greek Theater parking lot. A $7 fee per person excludes children two years of age and under when riding on the lap of an adult. Visit www.laparks.org.
Self-taught architect John Byers’ Spanish Colonial style buildings will be featured at the Santa Monica Conservancy’s annual architectural tour Sun., June 8. Four early homes and the Miles Playhouse are on the tour. Built in 1929 in what is today Christine Reed Park, 1130 Lincoln Blvd., the historic Miles Playhouse is a working theater. Two homes including Byers’ own will be open. Docents will provide detailed information at each site. A Harvard graduate and a school teacher, Byers later studied early California architecture and its Mexican and Spanish roots and built houses of adobe and stucco employing Mexican craftsman. A post-tour reception will take place from 5 to 7 p.m. at a 1925 adobe house originally owned by Eulogio Carrillo, fourth-generation member of an influential California family. The home’s current owner, a celebrated chef, will cater the reception. The self-guided tour is $35 for members/$45 non-members. The reception is $100/$125. Tickets can be purchased by Wed., June 4 at smconservancy.org.

LOCAL EXPERTISE YOU CAN TRUST Los Angeles based architect/ artist Jad Nickola Najjar creates all of his work from a pure sense of his own spiritual awakening. Drawing inspiration from a rich tapestry of Lebanese and Cuban cultures, his art speaks to a triumph of the imagination. Due to his diverse background in architecture, photography, and fashion, he has courted and excited patrons and interior designers, who have placed his work internationally. Jad has a B.A. in Architecture from the University of Texas, which helped him create a very successful real estate career with the knowledge and ability to help buyers and sellers with remodeling, presentation, staging and placing his art in listings as an extra push for that “wow factor,” which helps listings sell quickly even in the toughest market. He has represented many celebrities, and some of them have bought his custom-designed homes. His real estate, art, and home design can be seen on the website JadNickolaHomes.com
I am already a neighbor/ investor and designer that cares about how the neighborhood looks keeping high standards & values as well as participating in local charities! I would be honored to be your broker.
“Jad helped my family and I get the highest price possible per square foot by advising us to spend around 50K to take the price of our house from $900,000 to sell successfully at $1,210,000. He offered us his crew to use and the quick transformation was fantastic. Jad oversees the small project and when done he staged it and offered the use of his beautiful Art, all included in his commission. I must have told him ( I am so glad I met you ) at least once a week during the process.” Marla Carlton | Seller

DOHENY MANSION reflects the wealth and social status of oil baron Edward L. Doheny and his wife Carrie Estelle.
West Adams lavish history, architecture told in iBook Before there was Beverly Hills, the wealthy and the elite settled in West Adams, the original wealthy area of the city. In the 1880s bankers, doctors, attorneys and politicians rode the street car downtown from their lavish Craftsman, Tudor and Victorian homes, the best seen this side of the Mississippi, says photographer Jett Loe. He first saw the area when looking for a home in 2012, and was surprised and mes-
merized by the architecture. Expecting to find several coffee table books on the area architecture and history, he was surprised to find there were none. He raised funds from area residents and an internet campaign and set out to document the people and the lavish homes they lived in. The results are in his new photo book for iPad and Mac, “Untold LA: the Astonishing Homes of Los Angeles’ Forgotten West Adams District.”

The luxury-property boom coincides with the slowdown in the broader housing market as tight credit, slow wage growth, higher prices and borrowing costs put homeownership out of reach for many Americans. Purchases costing $1 million or more, representing 2 percent of sales, rose 7.8 percent in March from a year earlier, according to the National Association of Realtors. Transactions for $250,000 or less, which represent almost two-thirds of the US real estate market, plunged 12 percent in the period as house hunters found few available homes in that price range. Approximately 1/3 of the homes that have sold have been bought for cash. That leaves 2/3 who are looking for loans. The Pendulum is swinging again as lending institutions have taken note as to how hard it is to qualify for a loan and are thinking of loosening up some of their regulations and guidelines. There is real money in the market and that should keep it strong. I don’t have a crystal ball but, perhaps, we are catching up after the last 8 years. I would like to think that the Real Estate market is getting stronger slowly which is good in the long term. Let me know what you think! Ginger Lincoln, 323-252-6612, BRE#01884677. ADV.

It was an ancient belief that probably arose from the lack of sun on the north side. You see, early Christianity held that the east was God’s side, where His throne was set; the west, man’s side, where Galilee (original home of St. Peter) was located in the Holy Land; the south, the side of the spirits, where the sun shines in its strength; and the north, the dark and therefore, devil’s side. *** I’ve heard that in England, Robin Hood is associated with May Day. Is this true and what’s the origin? asks Peter Fagerholm. Yes. In ancient days, Roman youths used to go into the fields and spend the first week in May dancing and singing
in honor of Flora, goddess of fruits and flowers. The English celebrated May Day with games and sports, particularly archery and dancing around the Maypole. In due time, Robin Hood and Maid Marian were added to preside over the archery contests and celebration as “Lord and Lady of the May” with

Why are some drinking glasses called “tumblers?” wonders Jo Worsham. This flat-bottomed stemless glass derives its name from the fact that it was originally made with a rounded bottom which made it tumble over if set down on a bar or table; hence requiring that it should be held until emptied. Obviously, it was invented by bar owners. *** Where does the “Roger” which is used in military radio traffic come from? ponders Ed Hookstratton. “Roger” was an early phonetic name for the letter R and in military jargon is the affirmative response that one has received and acknowledged any electronic message. Professor Know-It-All is the nom de plume of Bill Bentley, who invites readers to try and stump him. Send your questions to willbent@prodigy.net.
