What makes this highly successful team tick? Well, they won’t give away ALL of their secrets, but we got a chance to chat with them for this month’s issue…

Everyone is talking about where the luxury real estate market is headed in 2016. What are your thoughts? FS: We are very optimistic for 2016. The past two years have brought steady growth and we expect that to continue through the new year. As you know we are handling sales for some sensational developments like ASCAYA and Emerald Homes at Sandstone Edge. In the luxury market we are now very close to the prices we saw before the market crashed. We are seeing people come to Las Vegas from everywhere in the world including significant numbers from China, Canada and Australia. Interestingly where East coast buyers typically went to Florida, we are now seeing them turn to Las Vegas instead. IS: Our buyer pool is expanding. Out of town and out of country buyers are now more of the norm than in preceding years. As compared to the rest of the country these buyers appreciate our low cost of living, weather, airport, exquisite restaurants, world-class entertainment, and of course no state income tax. We are also entering an election year, 2016 should be sensational. What changes or trends do you see in the luxury real estate market?

What makes Shapiro & Sher different? FS: We have the best sales people and the best team. They have expansive networks that benefit our clients again and again. Our goal is not to be the biggest, but to be the best. IS: There is a special dynamic between Florence and I that is unique to any other group in our field. Florence is a part of the fabric of Las Vegas, having lived here since the 1970s. I joined the firm in 2000 and became Florence’s partner in 2005. I brought a passion for technology and out of the box marketing to a larger, more diverse and international audience. Together we bring a unique personalized, luxury service with cuttingedge technology and marketing. What will you do to sell my home? FS: We would like the opportunity to personally show you the uniqueness of our techniques. IS: Each home is different. Every client has a unique reason for selling, and while we have fantastic systems and marketing concepts, we create a custom marketing plan for each client based on their individual needs. The next step would be to meet in person to create a strategic marketing plan to sell your home. How do you reach an international audience?

FS: As our market is becoming more and more international there are a different set of skills required to service our clients. In our dealings with international buyers we are now needing to have a more sophisticated cultural understanding of our global market.

IS: It’s about creating relationships. That can actually be said for all aspects of selling, but aside from fantastic marketing materials and an a dominate online presence, It is the international networks of people that we belong to that create the opportunity for global outreach.

IS: Another change is that we are finding that Buyers are doing much more research to ensure their investments don’t lose value. If you are looking to sell your home, then pricing is key. If a home is overpriced, then a buyer is much more likely to build their own custom home if they can’t get the price that they want on an existing home.

FS: We also utilize our relationship with Berkshire Hathaway HomeServices to benefit from programs and platforms they use to reach international audiences. The Berkshire Hathaway brand is one of the most recognized and respected brands in the world, which can only help our marketing efforts.

When is the best time to sell? IS: This is a very interesting question. On paper our buying season generally starts early February and runs through June. This is when we see the most activity in our market. The flip side of this is that although activity is lower, the buyers that look at homes during the holidays are very serious. In other words, it will take less showings to sell a home during the holidays because the people that are out looking are doing so with an urgency in mind.

What can buyers expect from Shapiro & Sher? FS: An unparalleled level of customer service from start to finish. EXCITING NEWS AT ASCAYA ASCAYA is open for business and breaking records! Its sales center opened just a little over a year ago, and the response has been exciting!

This is only the beginning of ASCAYA’S pending success. During their initial release they have already sold lots at record prices. This is a good indicator of what is to come.

With more than 10 years of planning and hard work behind the project, transformations are beginning to happen within the community. In fall of 2015 all the landscaping in the first phase was completed. The beautiful landscaping includes a walking trail, Palo Verde’s and mesquite that will soon mature and create tree lined streets.

Fall of 2015 brought a lot of new activity to ASCAYA including the ground breaking of the first residence to begin construction. This first home is over 11,000 square feet and was designed to capture the amazing mountain and city views that ASCAYA has to offer. In addition, this home has some of the latest GREEN features to making it more energy efficient and friendly to our desert environment. ASCAYA looks to INSPIRE! From the conceptualization of ASCAYA, the developer has always had the vision to create a gallery of homes that would inspire prospective buyers to raise the bar when it comes to architecture. ASCAYA has commissioned several of the top architects from around the world to design “Inspiration Homes” to help set the standard and allow buyers to see the vision of the developer. With a lot of hard work and months of design and review, ASCAYA has started construction on two of the seven “Inspiration Homes” that they have planned to build. The first home to start construction was designed by Marmol-Radziner. This home will be over 7000 square feet and captures both mountain and city views. The second home to begin construction in Mid-January was designed by SB Architects out of San Francisco. This home was designed to show the possibility of using a unique lot that would maximize the use of the square footage and location of the home site. INITIAL REACTIONS “We have seen a tremendous amount of interest and excitement,” says an enthusiastic Darin Marques of Shapiro & Sher Group, ASCAYA’S sales manager. In fact, there is an ever-present flow of prospective buyers and local realestate agents coming to tour the home sites and discuss community specifics.

THE CLUBHOUSE ASCAYA will be breaking ground in early 2016 on its luxury $25 million clubhouse. The Ascaya Clubhouse design was completed by Swaback Partners of Scottsdale, AZ.

“Swaback Partners, designers of renowned resort clubhouses at Martis Camp in Lake Tahoe and Promontory’s Nicklaus Clubhouse in Park City, will showcase the true beauty of what a clubhouse can bring to a development.” The 22,000-square-foot clubhouse will include a resort-style pool with: separate lap-swimming area; Jacuzzi, poolside cabanas and an event lawn; shaded entry courtyard with water features and artwork; entry with concierge desk; main gathering room with bar, fireplace and seating areas; shaded outdoor living room with fire elements; seating views of the Strip. It will also include a multifunction room with private, children’s activity room with restrooms; outdoor children’s play area with equipment; exercise room; studio for yoga, palates and dance; outdoor exercise lawn; locker rooms with lounge area and showers; three spa treatment-massage rooms; two tennis courts with shaded viewing pavilion; as well as two levels of parking. Architect John E. Sather, AIA, AICP, led Swaback Partners’ design team for the Ascaya clubhouse and had an integral role in the design of its sales office. He is a graduate of the Frank Lloyd Wright School of Architecture.

THE SHADE TREE

CHANGING LIVES FOR WOMEN AND CHILDREN. It is with great joy at the Shapiro & Sher Group that we have the opportunity to bring clients and community together while supporting local nonprofit organizations. Several times a year we have the pleasure of hosting TASTE dinner parties in one of our beautiful homes for sale. The purpose of these intimate dinner parties is to give back while bringing great people together around the dinner table. By setting the scene for a delightful gathering, these organizations are given the stage to share their mission and spread the word of those in need. This past November, just before the holidays, our TASTE event benefited a very special cause. The Shade Tree, established in 1989, is currently the largest shelter of its kind in Southern Nevada offering safety to women, children, and even their pets.

THE MISSION OF THE SHADE TREE IS “TO PROVIDE SAFE SHELTER TO HOMELESS AND ABUSED WOMEN AND CHILDREN IN CRISIS AND TO OFFER LIFE-CHANGING SERVICES PROMOTING STABILITY, DIGNITY, AND SELF-RELIANCE.�

Florence Shapiro and Ivan Sher were given the opportunity to tour the 35,000 square foot facility where they witnessed more than just a safe place to sleep, but a place where people are given a second chance at life. In addition to 364 permanent beds, there are libraries, training rooms, services for victims of violence and playrooms for children. Volunteers at this organization give their time to help women acquire the skills to become self-reliant, including therapy, computer training, job interview training and multiple programs that aim to achieve their personal goals. The evening of the event was a magical experience. Guests were inspired and The Shade Tree continued to make a phenomenal impact in the community. The executive director as well as several board members gave speeches that filled the room hope and smiles. It is with gratitude that we at the Shapiro & Sher Group can take part in such an amazing effort to better our community and so many others like it.
