Breathe a sigh of relief! Las Vegas’ hottest time of year - and our less-known monsoon season- are behind us, and I welcome you to the fall edition of Las Vegas Finest2. In this issue we focus on Henderson, twice named one of the safest cities in America by Bloomberg Business Week. Mayor Debra March tells us, “Henderson has been recognized again-and-again as one of the “Best Places to Live in America”. Our award-winning parks and trails, favorable tax structure, outdoor amenities, and outstanding master-planned communities all combine to help make Henderson one of the best places to live, work, play, or retire. Expanding infrastructure and community development has Henderson booming once again; it’s no wonder that neighborhoods like ASCAYA, Lake Las Vegas, 7 Hills, Anthem and MacDonald Highlands (to name a few) have been experiencing significant growth. It used to be that only The Ridges in Summerlin could successfully present homes over $5,000,000 or properties on the market at anywhere from $600/ft - $1,000/ft. Now most of the Henderson communities mentioned offer select (new and resale) homes at and above these prices. The luxury market in Henderson has come a long way, and it is only now getting started. In each issue of Las Vegas Finest2, we feature local hotspots and neighborhood gems; this fall, we share exclusive interviews from Henderson-based businesses. We checked in with Patrick Parker, President of Raintree Investment Corporation, the commercial investors who own Lake Las Vegas, to learn more about the most sought-after neighborhood in Las Vegas:

The crown jewel of Lake Las Vegas is the Estates at Reflection Bay, the newest of six planned residential communities. Comprised of nine magnificent, one-acre waterfront lots, the custom-built homes are tucked within a gated enclave on the lake’s North Shore. Second home owners, world travelers and locals alike are flocking to the amenity-rich development for its beauty and bustle.

The Lake Las Vegas Lifestyle One of the things that Lake Las Vegas does best is that there is plenty to do. The whole idea is that is an active place to live for someone who wants to make this their primary home or a second home. We’ve had over 40,000 guests since the springtime to visit and enjoy the watersports, like paddle boarding, kayaking and electric boats.

It’s estimated that more than $20 million have been invested in the community to develop infrastructure projects, including Lake Las Vegas Sports Club, Reflection Bay Golf Club and two Jack Nicklaus golf courses, Lake Las Vegas Village, Lake Las Vegas Water Sports, in addition to upgrades at The Westin and Hilton Lake Las Vegas Resorts.

We’re really activating the golf course. We’re hosting the first annual Lake Las Vegas Classic, which is a food and wine festival and golf tournament coming up October 27-28. Twelve Las Vegas top chefs will come and prepare food. In December, George Strait is coming for the Tough Enough to Wear Pink Tournament as part of the National Finals Rodeo.


The Renewed Interest From 2013-2014, new home construction grew very quiet. Then we all started seeing a bit of growth. Now we’re selling vacant lots again—people are starting from scratch to build their homes, and that’s a trend the whole city has had. People, specifically from California and some of the colder areas in the East, are seeing us as a great alternative for a second home or a relocation and that’s what will sustain Las Vegas is that influx of people. Only a couple million people live in Las Vegas, but it also grows by 60,000-80,000 a year, and if a percentage of people want a custom home that’s all we need. Multi-Million-Dollar Investment Well over a billion dollars has been spent over the last 20 years to create this community. We were fortunate enough to buy it after the economy changed, and we’ve been doing everything we can to refresh the space. The general excitement around the development is new landscaping, new amenities and a lot of money coming in. Between the Sports Club, the Village, the Water Sports Club, and the two golf courses, we’ve probably spent $20 million on new amenities. The Westin Lake Las Vegas Resort & Spa is spending about $30 million to redo its 500-room hotel, and the Hilton Lake Las Vegas Resort & Spa already spent about $10 million on its 300 units. The New Class of Custom Homes We have a lot of great competitors, but the unique asset we have is a private lake, and within Lake Las Vegas, no one has the modern architecture like we do. Lake Las Vegas had a lot of Tuscan and Mediterranean-style architecture. The smaller windows and heavy columns characteristic of that style have been opened up. Our desert contemporary modern architecture has really nice sweeping lines, colors that embrace the natural landscape, and big windows let you live there. Also, Reflection Bay has a real intimate setting; it’s a community unto itself. There will be a private one-acre park, beach and an entrance gate just for people within the community. Tell us about Bella Vita, which is a mainstay Italian dining spot in Henderson. Bella Vita means “Beautiful Life”, and being born and raised in Sicily, I wanted to create a restaurant and ambience inspired by back home. Bella Vita is different than any other restaurant because it has a very European feel to it. We have live music on a nightly basis on our patio—the vibe is like no other place I have seen in Vegas. Your tagline is “Obsessive Italian Cuisine”. What menu items are your current obsessions? I’m pretty obsessed with our entire menu, but the one that I’m really into at this moment is our Branzino (Mediterranean Sea Bass) in a white wine lemon sauce. It’s so light with a very distinct flavor. Now if you’re looking for a pasta dish, my favorite and the most popular is our Tagliatelle Bolognese. It’s a homemade pasta with meat ragu sauce. All our pasta and raviolis are made fresh every single day at the restaurant. They are a must to try!!!

What specials are you featuring as we wrap up summer and head into fall? We’re kicking off the season with a beautiful butternut squash soup and our beet salad with arugula. One of our most popular dishes on special will be our beef short ribs with homemade noodles in a Bolognese sauce. This dish is a hearty fall meal that will satisfy your taste buds. We’ll also feature a risotto, which is creamy with chicken and asparagus. Your daily happy hour menu is amazing. What wines would you pair with the delicious $7 bites? Our happy hour menu is very popular because we offer quality and feature some of our most popular items on the menu as our delicious $7 bites. I would suggest White Haven Sauvignon Blanc with tasty pears and stone fruits to pair with the menu, as its refreshing and light. For a red, I love our Salchetto Chianti…it goes perfectly with our antipasto misto and gnocchi Bolognese. What do you like most about being located at The District in Henderson? We really are fortunate to have our restaurant located at The District, an unique experience. I love the locals that visit The District; they have truly become family as we have guests that visit Bella Vita 2-3 times a week. Its fall! What is your beer recommendations for autumn? Fall is a great time for seasonal beers and ciders so, I recommend grabbing some of those before they disappear. A few great ones are Dogfish Head Punkin Ale from Delaware (7% ABV), Ace Pumpkin Cider (5% ABV), and Sierra Nevada Octoberfest. You also don’t have to stick with the Oktoberfests and Pumpkins to get into the fall season. A nice oatmeal stout like Samuel Smith’s from England or a the Brown Ale from Brooklyn Brewery are delicious. What flavors make the above beer(s) perfect for our cool evenings in October and November? The Pumpkin beers have the same spices as pumpkin pie and obviously those flavors are associated with fall but, if you go a little darker than usual, smoky campfire notes start to emerge and literally compliment that wood fire you’ve been waiting to build in your backyard here in Vegas when the weather cools. We know you were involved in the creation of Big Dog’s Las Vegas Lager. Can you tell us more about this collaboration? The idea for Big Dog’s Las Vegas Lager came about when I learned that Wolfgang Puck has a line of wines that, when purchased, a donation is made to our local charity Keep Memory Alive (keepmemoryalive.org). This charity donates all proceeds to the work of the Cleveland Clinic Lou Ruvo Center for Brain Health in Downtown LV. The Lou Ruvo Center for Brain health is named for our Executive Director Larry Ruvo’s father who he lost to Alzeimer’s disease. The Center treats and researches cures for Alzheimer’s disease, Parkinson’s disease, Huntington’s disease, MS and ALS. I asked the

brewmaster at Big Dog’s Brewing Company if they would to do a local Las Vegas Beer to support the charity and this easy drinking, unpretentious beer was launched. It is in the style of American Lager and actually tastes a bit like Budweiser. only its usually fresher and made right here in Las Vegas. We’ve sold thousands of cases of Las Vegas Lager since the launch and the brand has more than doubled production year-to-year. Here one eats the crispy skin with sugar, and the chef prepares it tableside with a proper duck being cut 180 times. Other meals come with multiple courses, plates heaping with fresh fish and fragrant hot pots; what Americans typically think of as “Chinese food” is essentially fast food on the mainland.

Visitors can explore stalls and stalls of street food, as well as learn more about Chinese exports such as silk and jade. No trip to Beijing would be complete without journeying to the Great Wall of China. The nearby Badaling site is less than 50 miles away and known for being one of the most restored and complete sections of the wall that stretches as far as the eye can see. Family travels, traditions & explorations

For the Blau-Canteenwalla family, summer means travel and traditions. While we love our home in Las Vegas, it is a chance to return to my New England roots and spend time with family on the East Coast. We love to take a family trip and our son Cole loves to visit other countries. One of our favorite summer trips was a family trip to Italy that we still fondly recollect over family dinners. While we love traveling and exploring new places, the true heart of our summer for our family is time on Cape Cod. Every year we spend two weeks on the outer Cape, and love the relaxed atmosphere and daily routine of swimming, riding bikes, lobster rolls, ice cream, and blueberries. It’s such an important piece of summer and so much fun that our two golden retrievers don’t even mind the cross country drive to get there. When we get out to the magical alternating stretches of dunes and forests that are so unique to the outer Cape,

our first Lobster Roll at Mac’s in Wellfleet signals the arrival of summer. And while we love the fried clam bellies, oysters, and onion rings of classic clam shacks, our favorite thing in the world is the rotating cast of friends and family that fill our kitchen and home. In the middle of the summer, corn, blueberries, squash, tomatoes, and fresh seafood are the staple of our diet. We make regular trips to Hatch’s seafood market for amazing fresh fish and the best smoked bluefish pate in the world. Bike rides to farm stands and field trips for blueberry picking mean that our kitchen is always filled with fresh seasonal produce. 1. Preheat the oven to 400°F. Wash and trim the beets. Divide the beets between 3 large sheets of aluminum foil; drizzle with ¾ cup olive oil; and season with fleur de sel. Wrap the packages lightly. 2. Roast the beets until tender, about 30 minutes. While the beets are still warm, use a towel to remove and peel away their skin, cut into medium dice. 3. Whip together the goat cheese and crème fraiche in a small bowl. Spread the whipped goat cheese out across the plate.

ROASTED BABY BEET SALAD By Honey Salt Yields 4 servings Ingredients:

8 oz baby yellow beets. roasted, diced 4 oz baby striped beets, raw, shaved ¾ cup olive oil Feur del sel ¼ cup goat cheese 4 tsp crème fraiche Citrus Apple Cider Vinaigrette ¼ shallot, chopped 4 tsp orange Juice 4 tsp lemon Juice 2 tsp Cider Vinegar 1/4 cup extra virgin olive oil Salt and black pepper, to taste Garnish to Finish Plate Orange zest, to taste 2 oz baby arugula 1/2 cup hazelnuts, toasted, crushed ½ cup confit apples, (½ cup diced apples cooked in 1 cup apple cider) Splash of olive oil

4. Whisk the citrus juices, vinegar, and shallot together in a small bowl. 5. Gradually whisk in the oil to emulsify the dressing. Adjust the seasoning with salt and pepper, to taste. 6. Place the diced beets in a large bowl, season with vinaigrette and place on cheese. Garnish with wedges of confit apples, orange zest, crushed hazel nuts, arugula, and a drizzle of olive oil.

PINEAPPLE BUMP By Andiron Steak & Sea Ingredients:

2 oz. Absolut Elyx 2 oz. Pineau des Charantes (Normandin Mercier) 3 oz. Pineapple Juice .5 oz. Apple Vinegar (Pok Pok) 2 oz. Fresh Lemon Sour 2 oz. Fever Tree Club Soda Glass: Served in Copper Pineapple Instructions:

Combine all ingredients except soda and shake with ice. Add soda to mixture and strain over fresh ice into a Collins glass. Garnish with pineapple leaves and lemon wheel (picked).

an interview with Darren Weiner, President & CEO of Celebrity Advisors LLC

You were described by Bloomberg as “The Jerry Maguire of Real Estate�. This sounds like a dream job! How did you get into this field? I was a sports and entertainment agent for twenty years, with clients in over thirty countries. As such, my staff and I were frequently involved with overseeing and facilitating their real estate transactions. We continuously sought a more streamlined process to identify the best real estate professionals, which would make the transitions for our clients much smoother. However, despite the existence of nationwide and global real estate brands, we discovered that the vast majority of these brands were comprised of independently owned franchises at the local levels, and there was not much, if any, connectivity amongst the real estate professionals within the same companies in different markets. This caused us to restart the search process every time one of our clients sought to purchase or sell a property. So, eleven years ago, I built my own extensive global network of highly successful, knowledgeable, and trusted real estate professionals, the majority of whom have worked with clients and customers in the sports and entertainment industry, ranging from teenagers who come into fame and/or wealth all the way up to the billionaires who own the companies, teams, and organizations that employ them. What are the comparisons between the famous movie and what you do for athletes in real estate? While we work with as many, if not more, customers and clients across the U.S. and Canada who are not in the sports and entertainment industry, working with professional athletes and their families comes with its unique features and challenges. The similarities between Tom Cruise’s character in the film and what we do are

nearly identical, while the only significant difference is instead of negotiating employment and endorsement agreements, we negotiate agreements to purchase, sell, and lease real estate. Providing extensive knowledge, insight, proper guidance, and a concierge level of service to athletes and their families is only one part of the equation. It takes quite a bit of time to earn the level of trust from which a customer or client, not to mention his/ her financial, legal and business advisors, will put their faith in you to handle what is often times his/her largest asset. This is why I have always sought out colleagues around the world who are not only extremely successful, but put their customers’ and clients’ best interests before their own. In Las Vegas, we are thrilled to welcome our first two professional sports teams. What do you think the arrival of the Golden Knights and the Raiders will do to the Las Vegas real estate market? I have been coming to Las Vegas for more than 30 years, and every time I return the growth in real estate, not just on The Strip, and not just commercially, but across the valley residentially, continues to amaze me. I was close to the Runnin’ Rebels men’s basketball program in the late ‘80s and early ‘90s, and experienced how that one team galvanized the entire city. Moreover, those young men drew the attention of so many people, many of whom weren’t sports fans, across the country for purposes other than gaming. A number of our clients already have their off-season homes in Las Vegas, and love the lifestyle, but I definitely see more professional athletes, celebrities and others investing in Las Vegas when the national and Canadian media begin to showcase it on a daily basis.

Pleae tell our readers more about your partnership with Shapiro and Sher’s new Athletica Division. You might see Realtors who present themselves as sports and entertainment specialists, but more times than not they have paid to take a class for a designation, or paid to be included in a network with others sharing similar aspirations. Having worked with celebrities, athletes, media moguls, team owners, and executives from Hollywood, sports, the arts, and the music industry for more than thirty years, I have been very fortunate to work with and develop relationships with many of the highest quality professionals in a variety of industries. Our relationship with the Shapiro and Sher group is one that has developed organically over years, based on trust, sharing of a similar clientele, and a genuine mutual respect for how we are always seeking innovative ways to bring our customers and clients unique value.
