JAN FRANTZEN The Celebrated Dutch furniture designer brings his inspired creations to Las Vegas By Rick Amor

I

n 1964, 17-year-old Jan Frantzen went to the market in his home town of Rotterdam in the south of Holland and bought a 1940s era radio with worn wood exterior, wood knobs and large vacuum tubes. Frantzen was looking to make some extra pocket money and thought he would refurbish the radio and resell it for a profit. He tried to improve the appearance of the wood but quickly found he didn't know the proper techniques to achieve the polished look he desired. So, Frantzen approached an old man in his town who was known as an expert in furniture restoration. The old man said he would teach Frantzen the techniques if Frantzen would help him restore the antique furniture in his shop. As he worked with the antique furniture items, Frantzen developed a love for many different styles of furniture. He soon began attending antique furniture shows and made a life changing decision. "I decided that this is my future," he said "I will be a furniture designer." Frantzen soon began studying interior and furniture design at his local design institute. After he graduated, Frantzen went to work for a high end furniture store in their interior design department. He was twenty years old. "I had no money, no car and one suit,"

he said with a laugh." After Frantzen had been in the store just one week, an elderly gentleman entered the store and asked the young Frantzen to design his office. Frantzen enthusiastically agreed. The man asked Frantzen to be at his office in Amsterdam on Monday of the following week. When Frantzen asked for the address, the man said, "Ask the people here. They know me here." When he asked his boss who the man was, his boss replied, "That was Maup Caransa, owner of many of Amsterdam's finest buildings and hotels." One week later, Frantzen brought his drawings to Caransa who ordered 65,000 guilders worth of furnishings (approximately $70,000 in 1968 with an equivalent of $500,000 dollars today). "My monthly salary was 350 guilders or 385 U.S. dollars," said Frantzen. "When I got back to the store where I worked and told my boss, he was amazed that this shy kid could be so successful. It was very exciting. You never forget things like that." At the age of 27, with a small loan from his father, Frantzen opened his own furniture store featuring many of his own designs. He drew inspiration from many of the classic furniture designers


and furniture pieces he saw at various antique furniture shows over the years. "I loved the Chesterfield Sofa created in the mid 1700s," Frantzen said. "I loved the style but I wanted to modernize the design by adding a patchwork of different colors and fabric designs. My clients loved it." Frantzen's business grew as he came out with more variations on the classic Chesterfield style. He then began to design other pieces drawing inspiration from classic car interiors and interesting architectural styles and forms. He was particularly inspired by the Art Deco period and classic styles of classic cars he would seen at various car shows. "These have been wonderfully inspiring images to me,” declared Frantzen. "New and innovative design, whether it be structural, fashion or furniture is often motivated and inspired by history. I am inspired by the designs of the past and I incorporate them into my own designs."

Frantzen was walking through Tivoli Village in Summerlin when he entered the gallery of world renowned photographer William Carr. "I was attracted by the quality of the images and all of the wonderful colors in William's work," Frantzen said. "I took that opportunity to show [gallery manager] photographs of my furniture pieces on my iPad and how many of the colors in William's work matched the colors of my furniture. I met William and we discovered that we could form a very nice partnership by having some of my pieces featured in his gallery. I am very happy and proud to say that many of my furniture pieces are now on display in The William Carr galleries in both Tivoli Village and The Palazzo.”

In 1991, after Frantzen had been in business nearly 14 years, Holland suffered an economic crisis during which slumping sales and a series of break-ins at Frantzen's factory nearly bankrupted him. "I fought through this time and I overcame this crisis. I survived and learned many lessons. I learned that there is a solution to any situation. Yea, this may be bad now, but if I do this and this it won't be so bad." Frantzen did recover and his sales have continued to climb ever since.

To what does Frantzen attribute the enormous success of his furniture. "My style is timeless," he said. "People still love the old Chesterfield style sofa but don't like the traditional brown leather. For many, it is too old fashioned and doesn't fit in their more modern interiors. But, they see my colorful patchwork designs and they say ‘wow.’ They put my pieces with a glass or acrylic table and it looks great! They feel my pieces add warmth and character to their interiors and this makes me very happy!" For more information, visit janfrantzen.com.

A chance visit in 2009 led to Frantzen becoming a resident of our Valley. "My wife and I were on holiday in Los Angeles when we decided to travel through the desert and visit Las Vegas," said Frantzen. "When we arrived, we visited the World Market Center and were so impressed with all the wonderful showrooms. I could see that there were no furniture pieces like mine. I felt there was an opportunity to present my designs and my furniture to the people here. Also, housing prices were very low at that time. So, I decided to take some of my pension money and buy a house here. Our realtor showed us a beautiful Frank Lloyd style home that had been featured on ‘Extreme Home Makeover’ with many excellent amenities so we purchased it. From there, she was approached by clients who were in need of design concepts for stores and fixtures. Campbell, along with her sister and business partner, Samantha Lucas (director of operations for Heather Allen Concepts), have risen above their competition with the company’s chic and distinctive designs. Working with both local and national accounts including The Venetian Las Vegas, The Palazzo Las Vegas, Chanel USA, Christian Louboutin, Gucci, and The Grand Bazaar Shops, Heather Allen Concepts creates custom displays and fixtures that combine an assortment of metal, wood, acrylic, lighting, storage, security and graphic elements. Not only are the sisters business owners, they are inventors, as well. The company recently launched the ezCart, an original retail merchandising unit (RMU) which allows businesses to create their own custom display affordably. The ezCarts can be utilized on mall kiosks and are an easy to assemble item, making displays transportable for clients. “With the ezCart, clients have an opportunity to tell a visual story in an easy, affordable and customizable way. appy 2016! 2016 promises to be a year of exciting new and continuing trends, particularly for kitchen and bath renovations yielding prudent real estate investments. You will also notice general design trends that parallel these two spaces. An example is the infatuation with shine, sparkle and style in spaces. Moreover, there is also a love affair with metallic, animal and tribal prints, organic nuances, and a casual, modern elegance and lifestyle. Another example is that quartz has risen to new heights in popularity, with stone still being the hallmark of kitchen and baths. Renovation improvements continue as investments in energy efficient retrofits and green upgrades for lifestyle enjoyment, sustainability, value and resale. Yet today, remodeling trends are driven more by personal enjoyment or to meet specific needs rather than adding resale value according to The National Association of the Remodeling Industry. The best renovation projects have a classic and timeless look while incorporating modern trends, personal style and purchases of the best product lines within one’s budget. Although

the traditional kitchen is a mainstay, kitchens are becoming increasingly more transitional and contemporary in design and popularity. White kitchens are popular, but black kitchens are steadily gaining ground. Bath trends continue to dominate home remodeling projects, but kitchen facelifts and updates are not far behind. If they must choose, homeowners are more likely to update a bath because it is more affordable than updating a kitchen. Expect to see baths emphasizing a focal point in transitional and contemporary design styles. Walk-in showers and freestanding tubs are extremely popular. For a more custom look, frameless heavy-glass enclosures provide a spalike luxury. Knowledge of kitchen and bath cabinet styles will keep your renovation looking modern and fresh for many years. In general, in the United States, these trends are based on research and purchase summaries regarding kitchen and bath designs in terms of color, appliances, cabinet styles, flooring, innovation and technology, showers, countertops and backsplash. Take a look at what is in store for 2016 and beyond!


COLOR

We would be remiss if we did not mention world-renowned color authority, PANTONE’S recently unveiled Colors for 2016 which are Rose Quartz (9281C) and Serenity (7451C). Expect to see these as accent colors in home design and decor. Although kitchen color trends are predominately whites and off-whites, increasingly popular colors are grays, blacks and slate kitchen appliances that exude a classic and modern look, according to a 2015 National Kitchen and Bath Association’s Kitchen and Bath Style Report. Homeowners still prefer white, but gray choices are increasing in big strides, while beige is requested less frequently. Paint companies such as Sherwin Williams, Benjamin Moore, Dunn Edwards, and Behr have also unveiled their 2016 Color of the Year and their respective forecasts.

CABINET STYLES

The best renovation projects have a classic and timeless look, yet still incorporate modern trends, personal style and maximize the best product lines within one’s budget. European style cabinet frames are the leading choices in kitchen and bath renovation; however, traditional styles with wood finishes remain popular. Raised panels in frames are more popular than flat panels in frames. Gray is utilized used more and more on cabinets to achieve a modern, neutral feel, and is also increasingly being showcased in backsplash, as well. Gray is an ideal color because its neutral tone complements most colors and design styles.

FLOORING

Instead of cost driving flooring decisions, now the focus is more on life cycle performance particularly in spaces that maintenance and durability are significant concerns. Ceramic and porcelain tiles continue to be the most popular choices for flooring. Moreover, heated floors are one of the most sought-after bathroom trends according to the National Kitchen and Bath Association. Utilizing flooring products that are safe and eco-friendly is becoming more and more an intrinsic consideration in choosing design elements for home renovation projects; such as, selecting reclaimed lumber which conserves natural resources while adding character and personality to a space. Eco-friendly conscious consumers are looking to incorporate more natural fibers such as wool or sisal which is made from a durable plant fiber harvested in a way that uses no pesticides or chemical fertilizers. There are also “green” synthetic carpet choices available from recyclable material.

APPLIANCES

KitchenAid has introduced a first-ever professional Black Stainless Steel Appliance collection. It exudes a powerful, bold, classic and even industrial look that resonates sophistication complementing any design style. It is a softer warmer alternative to stainless steel. This taller, sleek line also features satin textured handles and is fingerprint resistant. The KitchenAid Black Stainless Steel Appliances are featured in House Beautiful’s 2015 Kitchen of the Year.

LARGE FORMAT TILE An exciting new attribute for 2016 is large-format ceramic tiles in dimensions 12” x 24” and 36” x 36”, as an alternative to the expected 12” x 12” tiles, and are available in different shapes, patterns and materials. These large tiles are perfect for large, open spaces, and make cleaning easier with fewer grout lines. They come in different colors and styles, and they make a space feel more expansive with a uniform look. They are heavier and require a perfectly level substrate and a professional installer. TERRAZZO Terrazzo, is on an uprise due to its low maintenance and composition of recycled and glass materials. In addition to lobbies and public corporate, educational and healthcare areas that typically use this flooring, Terazzo is also used for countertops and flooring in kitchen and baths. Terrazzo has a seamless smooth surface transition, and is a good material for flooring for those in wheelchairs. These vinyls come in panels, sheets or tiles, and even better….some are made from recycled material. CONCRETE Trendy, sleek and durable as time itself, concrete flooring is not only functional, but fashionable with various colors, textures and finishes. Of course, it helps to already have the concrete in place. Although very cost-effective, it is a very hard surface that is not comfortable to walk on all day. According to the ConcreteNetwork.com, polished concrete is fast becoming the ultimate no-wax flooring material due to the high=gloss finish. More and more homeowners, residential and commercial, as well as, retail, warehouse and office facilities are opting for polished concrete due to its superior durability and performance as an alternative to marble, granite, tile, linoleum, or coated concrete. The high-luster of the polish replicates the look of polished stone. You can also choose the level of sheen, ranging from satin to highgloss. This versatility makes polished concrete an ideal flooring material for a variety of applications.

n a world where we can now control the audio, video, thermostat, lighting and security systems of our homes and offices remotely through an app on our iPhones, where can we go to get the most out of our systems? BlackFire Technologies of Las Vegas would be a very wise choice. Josh Parent, a graduate of Cornell University with a degree in Applied Economics and Project Management and Ken Mapoy a graduate of Columbia University with a degree in Computer Science, are both founding members of BlackFire Technologies a Las Vegas based residential and commercial electronics integration firm specializes in the design, installation and programming of lighting, security, audio and video systems.

Parent, at BlackFire, brought with him a wealth of experience in the construction industry and in project management to BlackFire. Parent worked with his father and uncle in the family’s home construction business from the age of fourteen to twenty-one. After graduating from Cornell, Parent joined Turner Construction, a large commercial builder, in their construction management division. Thereafter, Parent was hired as a consultant for Secretariat International a global source for construction planning, scheduling and project management. “My second day on the job I was sent to Dubai for a month, said Parent. Parent has found his background extremely helpful to the business of BlackFire. “My background in construction and


construction management has fit quite nicely with our business particularly in the areas of scheduling, understanding all of the other trades that are working on any given residential or commercial project and budgeting time with the other trades to produce a quality system for our clients.” A chance encounter with Ken Mapoy, a integrated systems programmer, at a convention in Denver for home and commercial electronic systems led to a partnership between the two. “Ken is the technical our team. He is an exceptional programmer which is the core of any system installation,” said Parent. “I handle the organizational and business promotion side of the business.” Parent says he has found an ideal business partner in Mapoy. “Ken and I connected right away. He and I quite similar in that we are analytical by nature and take our time discussing a project at length to develop a strategy that works best for the client. He’s not a shoot from the hip sort of person and neither am I. We have a very solid partnership.” While Parent handles the promotional and project management side of the business, Mapoy provides the technical expertise and programming skills that make BlackFire a winning team. “Our job is to show our clients a baseline of what various systems can do for them and then create the user friendly interface,” said Mapoy “Most people don’t know what’s “user-friendly” and available to them in home and office electronics systems. It becomes a delicate balance to provide our clients with both what they want and what they need in terms of graphic interfaces, automation and technologies.”

Mapoy has applied his technical and programming skills in electronic integration systems to some of Las Vegas’ largest casinos including Caesars and The Palms. He points outs out that not all software designers and programmers are created equal. “There are certain things that you can do with these systems that not all software developers and programmers can make them do,” Mapoy noted. “Numerous electronics integration firms have hired me on a subcontractor basis to program the systems that they have sold to their residential and commercial clients. The systems available to consumers today that control audio, video, lighting, hvac (heating, ventilation and air conditioning), security are pretty generic. There is no real integration or automation that allow, for instance, for lights to be turned on automatically upon walking into a room, security systems to be activated or deactivated, garage doors to be closed within a certain amount of time after having been inadvertently left open. I’ve been hired for many years now to provide the residential and/or commercial end user with all of these “bells and whistles,” the real automation and integration that make one’s home or commercial building easier to live in and/or use. The best systems are the ones you interact with the least,” Mapoy added” Parent echos Mapoy’s sentiment that the magic is in the programming of the systems and not necessarily in the systems

The 220-acre Mountain’s Edge Regional Park is being developed in phases by Clark County through various funding sources. The 18-acre first phase is fitness-themed with several unique features, including a sports wall for racquet sports, soccer and other games, and a bike town area with miniature stop signs and crosswalks to teach young children how to safely ride bicycles and scooters. A first for the Las Vegas Valley, an interactive series of 15 to 26-foot rings provide the park with both a distinctive entrance and a new outdoor climbing experience. Other amenities include exercise stations, multiuse turf fields, a meditation garden, a 1.5-mile walking trail, restroom and picnic facilities, shade shelters and lighting. The regional park’s baseball complex is currently in the design stage. Future plans include hosting large community-wide events and activities, and having a regional center, cultural center, skate park, performing arts amphitheater, festival area, multi-use sports fields, practice softball fields, playground and spray feature, and enhanced picnic amenities with additional parking facilities. Local real estate executive is making a difference for homeless teens C

raig Tann is a successful real estate executive with Berkshire Hathaway Home Services, The Craig Tann Group, known for his service philosophy and knowledge specializing in luxury homes and properties throughout the Las Vegas Valley. Now he's become a success in another–and perhaps more longlasting and fulfilling–way, by making a difference in the lives of homeless teens through volunteerism and monetary support to Nevada Partnership for Homeless Youth, the most comprehensive service provider for over 11,000 homeless youth in Southern Nevada. Tann’s efforts are helping vulnerable teens access basic survival needs, such as food, clothing and shelter, and counseling and programs to pave the way to a path to self-sufficiency. It was a little more than a year ago that Tann first heard about NPHY through a former real estate colleague who now works at the nonprofit organization. “I was intrigued when I heard about the work Nevada Partnership for Homeless Youth does to help local homeless youth, and thought this is an organization I want to know more about,” said Tann. “Though it was disheartening to learn there are so many homeless kids in our community, I felt hopeful, too, in hearing how and what NPHY does to help them. I knew I could help and jumped right in.”

Some of Tann’s NPHY efforts have included: • The largest individual gift card donation during the 2014 Plastic Food Drive which provides hot meals for homeless kids during the holidays • Winning second place in the 2015 NPHY bowling tournament with his team and being a top donor at the event • Donating an entire palette of bottled water for NPHY clients • Donating money to pay for special items (yearbooks, senior photos, senior rings) for graduating high school seniors in the NPHY Independent Living Program so they could have the same experience as their peers • Helping NPHY establish relationships with major corporations • Collecting hygiene supplies that are passed out during outreach efforts on the streets. “It’s been such a humbling and inspiring experience to help the NPHY team and meet and talk with some of the homeless teens in the various programs,” said Tann. “Some have come from unimaginable situations, but they are thriving and getting the counseling and support they need to become self-sufficient, finish school, get a job or go to college. They make me want to do even more.” Tann said he plans to donate more time to NPHY this year

NPHY programs stabilize homeless teens' lives, meeting their immediate needs and providing a safe, supportive environment and a path to self-sufficiency. as Vegas real estate broker Lynaae Forbes clearly appreciates the value of having a home more than most. To her, a home is much more than four walls and a roof. It is where life is created, memories made, moments treasured, dreams and hearts fulfilled. Why does she appreciate this more than most? Because for the majority of Forbe’s childhood, she didn’t have one. The eldest of three children, Forbes and her siblings had the grave misfortune of being born into an environment of physical and mental abuse. Taken from their abusive parents before Forbes was in kindergarten, she and her siblings were placed in the foster care system. She was permanently separated from her siblings at the age of 12 when she was adopted by a family. Her elation of finally having a home was shortlived since the family that adopted her also subjected her to years of mental abuse. While Forbes considers her years in the foster care system as unquestionably the worst period of her life, she now realizes that she learned some very valuable lessons and skills that serve her well in her daily personal and professional lives. “Being placed in home after home, the first thing I had to do was to decide how I could fit in,” she said. “I had to listen closely, watch what people were doing and saying. I had to learn to deal with different people with different temperaments. I had to deal with the intricate part of not feeling wanted nor needed, just being there. I learned to fill that space by becoming a good listener and by learning to read people extremely well. “I always wondered what specifically drew me to real estate,” Forbes noted. “Then one day a colleague suggested I find great joy and satisfaction from getting people into homes because I never truly had one.” Forbes entered the real estate profession

in 1989 in Washington state. After several years, she became a loan agent. Wishing to learn all aspects of the real estate buying process, she began working for title companies as a notary signing agent processing lender packages . “I think it would be nice if every real estate agent had to work for three months in an escrow office,” she said. “The training I received in title, how to read a HUD Settlement Statement [Form used to itemize the services and fees charged to the borrower by the lender or broker when applying for a loan to purchase or refinance real estate], what lenders require of the title companies, the details associated with sellers’ and buyers instructions was truly invaluable and has made me a much better agent.” Forbes processed mortgages until 2011, having taken time in 2010 to obtain her Nevada Real Estate License. She became a full time real estate agent in 2011. Her first year, she achieved $1 million in sales and in her second year, $3 million in sales. In her third year, she amassed $4 million in sales. The following year, 2015, she sold $4 ½ million dollars worth of real estate. Earlier this year, Forbes passed her broker’s exam and now adds this designation to her long list of achievements in the industry. Why did she feel compelled to become a broker? “Credibility with other agents,” she responded. “You can tell everyone that you’ve been doing this for 25 years but as a broker you command more respect from those within the industry.” Forbes credits her experiences in the foster care system for much of her success in real estate. “My ability to communicate with clients and to negotiate comes from my ability to read and to truly hear what they’re saying,” she observed. “Communication, both spoken and unspoken is key to success in real estate.” Forbes also credits her experience in all areas of the real estate purchasing process

for her success. “I come from the lending industry having processed loans for many years and I come from the title industry having handles all aspects of a escrow file. I have prepared myself to inform and educate my clients at the highest level.”. Forbes said she works with buyers and sellers equally. “Buyers don’t know how to convey or articulate precisely what they want. What typically happens is a lot of agents don’t listen and aren’t good listeners so they’re not hearing what their client is asking for,” observed Forbes. “My goal is to sit down with my buyers and make a list of needs and wants. The other thing is to listen to them to find out where their comfort level is regarding the amount of their

mortgage and payment.” Forbes said she calculates her clients’ likely mortgage payment. The next question she asks is how much is their current rent?. If there is a large disparity, she suggests they look at homes of lesser value because their payment may very well approximate their rent and thus present them with a more comfortable financial commitment. Why does Forbes suggest that her clients look at less expensive homes? “Because it is much easier to go down first, then move up if they can’t find a home they wish to purchase than going high and then down,” she said “Now you’ve shown your client something of higher quality with upgrades such as marble, tile floors, nicer cabinets and

countertops, they may not be able to afford. With a less expensive home, the buyer sees the things that they can do on their own as sweat equity rather than going and spending an additional 50 thousand. Now you don’t have to talk them out of it because they are already there. You’ll fail every time if you show them the highest value and nicer properties first. You’ll have a difficult time showing them the properties for which they truly qualify.” “My job as a real estate agent is to know my craft, to know my industry and to know my business,” stated Forbes. “Any

agent that says “I can’t answer that” is doing their client a disservice because it is their job to understand all aspect of the process and to communicate and educate their client on what they can expect at every stage. Because of my experience at all levels and stages of the real estate buying process I can and do provide this to every one of my clients. Bocuse d'Or is the world's most prestigious culinary competition for young talented chefs. Four teams went head-to-head Thursday in The Venetian Ballroom. After 4 hours and 35 minutes, Chef Mathew Peters and commis Harrison Turone from New York restaurant, Per Se, New York, NY were announced the winners and will go on to represent the United States at the 2017 Bocuse d'Or biennial competition in Lyon, France. The esteemed Team USA event was followed by an impressive dinner prepared by Chefs Daniel Boulud, J茅r么me Bocuse, Josiah Citrin and Diane Yang, where the theme Earth was showcased

through wild game, Urbani truffles and French tradition. Guests savored black truffle soup, Wolfe Ranch quail (foie gras, perigord truffles), and Millbrook venison (endives, chestnut, molasses-date, rose hips), paired with lovely champagne and wines. On Dec. 18, the evening welcomed the return of the spectacular Grand Banquet in the iconic Grand Colonnade. Guests dined in the spirit of Air on one spectacular single table made of glass with big beautiful white accent pieces and chandeliers underneath dangling over a pristine white carpet. Using custom effects, artificial "clouds" were blown into the space throughout the night making the evening more magical. Chefs Thomas Keller, Philip Tessier, Shaun Hergatt and Ming Tsai prepared a decadent European-inspired dinner that was complemented with opulent champagnes and wines from Krug Champagne, DAOU Vineyards & Winery and Memento Mori Wines. "The Ultimo dinner is a menu I have been thinking about doing for years," said Chef Keller, during the event. A table was specially created and built over the water of the famous Grand Canal. Gavish also takes his entire office to help on the food line and each year supports the annual Chet Buchanan & The Morning Zoo 98.5 FM toy drive by donating dozens of bicycles for needy children. Gavish credits his charitable spirit to his religious faith. "In Judaism there are 613 commandments, one of which is to give and to share with those in need. We believe that if you get, you give," he noted. "One of my mentors is Sheldon Adelson who believes in the three S's. He told me that one should Save, Spend and Share." Gavish also attributes his benevolence to the suffering he witnessed throughout the recession here in Las Vegas, one of the most highly impacted areas in the country. In fact, one of his main charitable events each year is the Mortgage/Rent Giveaway, which he notes, was born from the economic hardships he and his agents saw many Valley residents suffer during that period. "During the recession, my agents and I handled many REOs or bank owned homes. We saw how many people we had to effectively kick out of their homes by offering them cash for keys, Gavish noted. "We were the middleman between the bank and those who we're losing their homes. It was not an easy thing to do and so many people were suffering. The idea just came to me one day to help alleviate some of the suffering I and my agents were seeing daily by offering to pay someone's mortgage or rent for an entire year."

Gavish partnered with Fox 5 and held the first mortgage giveaway in

2013. The first lucky family to benefit from Gavish's charity was the Gomez family. "We pulled up to their home, knocked on their door and surprised them. It was such a great and joyful moment. The matriarch of the family took me aside and said, "You don't realize what you just did for my family." She explained the hardships she and her family had experienced and how much this gift meant to all of them." That was an amazing feel-good moment that I will never forget." The second year of Gavish's mortgage/rent giveaway was just as memorable and heartwarming as the first. "The woman who won was an assistant to a school teacher of special needs children," said Gavish "That was another fantastic experience that I will never forget." Gavish explains that through the Mortgage/Rent Giveaway, he pays the winner's mortgage or rent up to $1,500 per month for an entire year. The winner of the giveaway is announced on New Year's Eve. One change this year will be in the media sponsorship. In this, the third year of the Giveaway, Channel 8 has chosen to be the media sponsor. Why does Gavish continue to engage in his Mortgage/Rent Giveaway and other charitable efforts throughout the year? "First and foremost it's a beautiful way to give back to the community," noted Gavish. "We are part of the community and we're going to continue to be a part of the community. It's not about the fact that you can make money. It's about the fact that you can make money and give back to the community and that's a wonderful thing." Gavish also believes that it is very important to inspire others to give of their time and/or money to those in need, a kind of charitable philosophy pay it forward. His lessons start at home with his own family. "I encourage my kids to perform random acts of kindness. I tell them that they should do what they can and that if they don't help other when they don't have it, they won't help others when they do." Gavish's eldest daughter Sivan admires her father for his charitable actions and has apparently heeded his advice. The newest addition to the Gavish Real Estate family, echoes her father's charitable sentiments lending credence to the saying "the apple does not fall far from the tree." "My father and mother truly care about their community. They have big hearts and want to give back, she noted. "My kindness is from my mother and father. They've taught me to be the way I am. I do various things such as spontaneously pay for the person behind me in line at Starbucks and give to those in need because I have this constant reminder of their contributions to


the community." A lesson we would all agree, especially at this time of the year, is very well learned indeed. 12,000-square-foot first floor office space reveals a veritable real estate command center with virtually every aspect of the residential real estate process covered with systematic precision and efficiency. There is also a title company on the second floor. With approximately 100 agents and over 200 listings, Gavish has clearly created a dynamic work environment that works on many levels, especially on a personal level between and amongst his agents. “We teach here, we don’t belittle,” noted Gavish of the culture he has created and maintains within his office. “I don’t compete with my agents. I help them to grow and to succeed. I know they will make mistakes but mistakes allow them to grow. I am the captain of the ship but I never focus on my own enrichment. By helping my agents to become better realtors I realize that we will all grow and flourish together.” Gavish cited an example of one of his experienced agents who approached him during the recession disheartened that she went from selling high end homes to selling REO (bank owned) properties. “I told her not to look at the commission but to focus on serving the individual client’s needs no matter what the price tag,” Gavish recounted. “I also told her to always do the right thing for a client because when you do it inevitably comes back to benefit you in some way whether personal, financial or in some cases both.” Gavish noted that approximately one year after the agent handled a bank owned property for a client; the agent told him that her client had returned to her and asked that she represent her in the sale of another much more expensive property. “Take care of your customer and you will have a customer for life,” Gavish said with a smile. Gavish believes that the success of his agents comes as a result of taking the path less traveled. “I tell them not to be average but to be exceptional. Mediocrity is unacceptable. I tell them to do the opposite of what other agents are doing. I figured out early on that to be truly successful in this business I had to be different.” While Gavish prides himself in having an open door policy and always being available to share his knowledge with his agents, he also maintains an internal staff of managers handling the various aspects of his business. By doing so, Gavish has found that his agents receive the focused attention they deserve and that which he simply cannot provide alone. “My managers are constantly analyzing and improving our business model to be even more efficient and effective in satisfying our clients’ wants and needs,” Gavish said. “When I face a problem alone, my view is limited. Yet, with my team of seasoned professionals, I can step back and gain a much broader and clearer perspective of the issues we face on a daily basis.”

I believe it’s incumbent upon all Realtors to help educate these and other buyers and help them to believe again in the power and benefit of home ownership. Because in a more robust and resurgent market like ours, real estate is still the fastest way to create wealth.” Through his success and true to his childhood beliefs, Gavish believes in giving back to his community. “I give my time and my money to various charities principally among them Three Square, Southern Nevada’s only food bank that provides assistance to residents of Lincoln, Nye, Esmeralda and Clark counties. I’ve taken my whole office to help on the food line. Every year, I also support a toy drive for needy children with radio personality Chet Buchanan (98.5 FM KLUC). We raise hundreds of thousands of dollars and collect many thousands of toys for local families and their children.” Gavish explained his charitable nature by noting that in Judaism there are 613 good deeds, one of which is to give to those in need. “Of higher importance than giving is to give anonymously without an expectation of some form of recognition. Every year I give more than I gave the previous year because I feel that as my ability increases so to should the extent of my charitable contributions.” Very proud of his heritage, Gavish serves on the Israeli American Counsel. “All of my kids speak Hebrew. There is this prevailing fear among Israeli Americans that as Israelis live abroad they are likely to move further and further from their heritage. The Counsel serves to find ways of bringing Israeli Americans and Jewish Americans together so that this doesn’t happen. It’s important that my children and others of their generation know and appreciate where they came from.” So what does the future of Gavish Real Estate look like to its founder and chief architect? “Gavish Real Estate is no longer about me but it is now a brand. A brand that stands for integrity, client service, loyalty and always doing the right thing for the client. We place the client’s interests first and foremost on our list of priorities in every transaction.” As for his company slogan “Capicé? That’s Gavish!,” he explained, “My nickname in junior high and high school was Capicé.” It is also an alternate form of the Italian slang word Capice meaning "Asking for agreement, understanding, belief ” (UrbanDictionary.com). It is an extremely apt word for a man like Iddo Gavish who strives daily to have others understand what his family name and his company stands for including an ever expanding list of satisfied clients and the undeniable success of Gavish and his agents at Gavish Real Estate.

What does Gavish see as one of the major challenges facing Realtors today? “Buyer cynicism, the apprehension that buyers have, especially young buyers, after seeing what their parents and other elders went through during the recession,” Gavish said. “Because of the recession, we missed a group of buyers who purchased during that period and would likely be reselling their home now and moving up to a more expensive home and in a nicer neighborhood. This pool of buyers understandably has a negative attitude toward purchasing real estate. lvrealestatemag.com
