OUR DESIGNS
INTUITIVE DESIGN CREATES AN ENTERTAINER’S PARADISE. Situated on a tricky corner site surrounded by trees and with over two metres of diagonal fall, the site required an intuitive design to meet the client’s needs and budget. Maintaining the existing pool to the North became a focus for the home and allowed the main living and entertaining areas to maximise the limited northern orientation. The decision to dig the house in allowed us to maximise the garden space of the home and use the spaces semi-below the ground for “service spaces” while using the natural fall of the land to open up the living spaces to the lower land, maximising light, northern orientation and outlook to the pool. The eye-catching contemporary façade makes this humble sized home stand out amongst its surroundings giving it presence while natural tones and materials help ground the home and allow it to find harmony and belonging with the site. The whole home is fitted out with luxurious materials and high quality finishes. Feature bluestone cladding, Laminex silk range kitchen cabinets, stone benchtop, integrated appliances, solid timber stairs, semi-commercial doors and windows, cavity sliding doors, Daikin heating and cooling, all combine to provide a high quality home built on an unconventional site within a modest budget.

LIGHT FILLED, LUXURIOUSLY APPOINTED MERIDIAN 47 PRE-DESIGN This cleverly designed 48.3 sq home capitalises on it’s solar orientation. Large, semi commercial picture windows and 3550m ceilings in the living area create a heightened sense of space. The façade is a fine example of “less is more”. Clean, sharp linear form combined with the warmth of natural cedar give the home a contemporary aesthetic that continues throughout the home. A double height porch provides a grand entry statement and the light filled voids and American Oak solid timber flooring continue the theme. The striking cedar clad stairwell with built-in open cellar and bespoke feature cabinetry are a striking feature adjacent to the entry.

3 STOREY STUNNER PROVIDES ENDLESS WOW FACTOR This block presented a few challenges in achieving the brief of a quality, spacious well-lit family home. Some of the challenges included north being orientated to the side, almost 4m of fall and working in the confinements of the existing landscaping and pool. In order to work with the land the garage, entry and main living areas had to be split onto 3 different levels. This helped create the sense of space and really give visitors a wow factor as they enter the house. Upon entering the home, you are wowed by the 2.5 storey high void and large corner butt jointed window framing the large gum tree out the front. The main idea behind the ground floor layout was to lead the eye through the home and out the rear yard and the infinity edge pool. To the front of the ground floor you will find a study and guest suite with the ensuite having external access to eliminate wet feet on the timber floors from the pool. The first floor compromises of 2 large children’s bedrooms with walk in robes and a shared bathroom. The large rumpus room divided the parents retreat from the children zone and overlooks the double height alfresco and pool. The master retreat takes in views of the rear yard, pool and double height alfresco. Once in this space you will forget that you are at home as the ensuite is a rather remarkable place to reside. Featuring a free standing bathtub in the middle of the room and extra-large shower completes a resort feel. Despite the sense of scale and multiple features found throughout the house the clever design and the use of natural elements has really made this house feel like a home.

AN INNOVATIVE, STUNNING, YET PRACTICAL WATERSIDE HOME DESIGNED FOR A UNIQUE LOCATION This bespoke, custom home at Helsal Point sits at the end of one of the “fingers” at Martha Cove with water frontage to the south and west. This site challenged our designers with a 5 metre frontage and a 2.5 metre step down to the water’s edge. The only elements to sit on the upper level of this lot is part of the driveway and part of the garage before the forty-five degree drop to the lower level. The clients were building for the first time and wanted a design that capitalised on the water frontage, captured views to Mt Martha to the north and had street presence despite the reduced frontage.

AN ENTERTAINER’S DELIGHT WITH SPACIOUS ROOMS AND A STRIKING FACADE This spacious 56.5 square, 5 bedroom, 4 bathroom and double garage home has been custom designed to step down the sloping site while maximising privacy from neighbours and offers landscape, pool and treetop views from all living areas and the master bedroom, capturing the northern sun through careful orientation and positioning of windows and shading. On the ground floor the kitchen/dining/family area has soaring 3.6m ceilings, a feature cellar with internal window and wine racks and a fitted study nook, conveniently located adjacent to the kitchen. Coffered ceilings, bulkheads and built in joinery delineate the living areas and the family room offers a gas log fireplace with a limestone feature wall. Large stacking sliding doors open from the kitchen and family rooms, sliding away out of sight into the wall cavity for a seamless indoor/ outdoor lifestyle. A FANTASTIC FAMILY HOME, BATHED YEAR ROUND IN NATURAL LIGHT Upon seeing this coastal site in Rye it was immediately apparent that a standard single storey design, locating living and alfresco areas to the rear would not be an appropriate outcome with dark, shaded living areas and a disconnection between living zones and the rear yard. Given the north orientation to the front and site fall of 2m toward the front, we created a customised single storey pre-designed floor plan with living areas to the front of the home, bathed in north light and provides a separate kids zone at the rear. The kids area engages with the rear yard space, thanks to clever stepping of the floor slab to follow the site contours. This design solution maximises the liveability and potential resale value of their home. The result is a fantastic family home, bathed year round in natural light, with living and kitchen areas connected to a north facing deck/ alfresco area at the front of the property. Stepping the home to follow the contours of the land minimised site costs and expensive, unsightly retaining walls. The stepped floor also created 3.3m ceilings throughout the main living area which is a key feature of this bespoke home. A coastal style skillion roof faรงade design compliments the coastal location. After coming close to committing to an inappropriate design from another builder with associated costs for retaining walls, deep excavation and South facing living areas, our clients have instead invested in a site appropriate, family friendly design with soaring ceilings and year round liveability. Our clients are thrilled with the result and the design expertise provided to ensure the best possible outcome for their design brief, budget and site conditions.

A LIGHT FILLED AND FEATURE PACKED SPLIT LEVEL HOME The single storey home cascades down over three levels on a site with 7m of fall. The upper level comprises 3 bedrooms, study and garage. The middle level opens onto the north facing lounge area. On the lower level is where you’ll find the open plan family, dining, kitchen, laundry and master bedroom. The main living areas and master bedroom all overlook the pool and rear yard. Solid timber floors and an all white interior give a contemporary feel to this 35.6 square home with natural light featuring throughout. The open plan kitchen incorporates a spacious butler’s pantry that completes this stunning and functional ‘hub of the home’. One of the key design attributes the owners required was natural light. Locating main living areas to the north, and the use of clerestory windows and 4 metre high ceilings result in stunning light filled living spaces. An internal storage loft is accessed via a folding staircase from the laundry. An undercover alfresco area off the open plan family room leads down to a landscaped garden complete with a pool and outdoor pavilion, providing a relaxed entertaining lifestyle overlooking rolling hills. This stunning home was featured on Australia’s Best Houses and highlights our expertise in designing a home which suits a challenging site, meets the lifestyle requirements of the owners and all achieved within budget.

A LUXURIOUS SINGLE STOREY DESIGN WITH ONLY THE FINEST FITTINGS AND FINISHES Our clients were looking for a luxurious, custom designed single storey home to suit their retirement needs. The design was to incorporate several design elements from our Belmore display home and to maximize natural light throughout the home. The end result offers an abundance of natural light, wide open spaces, soaring high ceilings and offers substantial accommodation including 4 bedrooms, a separate study, 2 living spaces, luxurious main bathroom and an interconnecting laundry, butler’s pantry and kitchen. The understated façade is in keeping with the luxurious interior layout and finishes. Upon entering the home, soaring 3.5m ceilings immediately draw your attention, created by the raised portico roof. The sumptuous master suite offers hotel style robe and ensuite. The study and living rooms draw natural light through into the hallway and overlook private landscaped courtyard areas. The whole home is fitted out with luxurious materials and high quality finishes. Polished porcelain tiles, recessed door tracks and flush tiled alfresco area, semi-commercial window frames, cornerless cavity sliding doors, stone benchtops, handle free joinery, soft close drawers, integrated appliances, wine racks and gloss finishes all combine to give the feeling of a high end hotel. The gas log fire place in the family room is a central feature of this space, complimented by in-built joinery and natural limestone tiling. Large windows and ceiling bulkheads of differing depths create a luxurious ambience to the hub of the home.

A MODERN MASTERPIECE WITH HIGH END FINISHES THROUGHOUT Our clients came to us with a vision to create a “wow factor” within a tired street. Their design brief dictated dual master suites, study, 2 living spaces and a large alfresco space connected to each living area. Finesse and detailing throughout is of a high quality, recessed skirting with shadow line architraves to doors and windows and square set ceilings. High ceilings to the entry and the main living area privide for clerestory windows capturing light all round. The mud room, iDesk and butler’s pantry are interconnected for ease of movement between these spaces. Each master suite has a generous ensuite equipped with a bath and large shower. The “guest” ensuite also caters for the third bedroom. Generous walk-in robes complete these master suites. The use of “flush park” cavity doors to various rooms creates flexibility, separating spaces or closing them off for privacy and for efficient heating and cooling. Connection from the alfresco to the living, family, dining, kitchen and guest bedroom was a key design element achieved, creating connectivity throughout these spaces. A modern facade with cantilevered elements, striking materials and rich contrasting colours completes a modern masterpiece.

LIGHT FILLED SPACES AND CONNECTION TO THE REAR YARD A MUST FOR CLIENTS LIFESTYLE NEEDS The client brief for this home was simply “our existing home is too dark, I want a light and bright home, I want to connect to my rear yard”. This sprawling home sits on 2800m2 of land, however, with a kink halfway down the lot, narrowing the lot from 32 to 23m wide, and an existing pool to be retained, there were several challenges to create a home for this family. A healthy budget allowed for creativity in the layout with ‘wings’ connected through one main thoroughfare. This allowed for north light to penetrate into each of the wings and into the main hallway. A parent’s wing, kid’s wing and a family wing are spread out along the 45m overall length of the home.

What is the difference between a “Dual Occupancy” versus a “Duplex” project? A Duplex is two homes connected by a common wall with a common façade facing the street. A Dual Occupancy (Dual Occ) is two units that may not necessarily share a common wall. Generally a Dual Occ is a customised solution for developing a block that cannot fit a standard duplex-type design.

The Latitude 37 Dual Occ and Duplex Construction Process: We provide a fully comprehensive end-to-end construction and design process; from initial site assessment, demolition guidance and advice, concept design, right through to approvals, service authority negotiations, and finally construction delivery. Based on the Bentleigh 29 pre-designed floor plan and adapted to suit a 15.24m (50’) block the Chesterville duplex project offers 2 townhouses with 28 Squares each. Each townhouse comprises of 4 bedrooms, 3.5 bathrooms and a double garage with storage space. The Bentleigh 29 design has all the spaces and luxuries of a full size home including a ground floor guest bedroom, study, 2 living spaces, fully appointed kitchen with WIP and large master suite. ULTIMATE LUXURY BREAKS ALL PRE-CONCEPTIONS OF TOWNHOUSE LIVING Carnoustie presented us with the unique opportunity to have two duplex builds side by side, which produced two striking, contemporary façade designs. Upon stepping inside these homes, you’ll quickly forget you’re in a townhouse. The front entry is grand with a double height void. A short walk down the corridor makes way to an expansive open plan living/dining/kitchen space. With north to the rear of the home, this area is bathed in natural light. An expansive island bench, setting the scene for the rest of the kitchen. DUAL OCCUPANCY CUSTOM SOLUTION MAXIMIZES BLOCKS FULL POTENTIAL This Knockdown Rebuild project provided the opportunity to build 2 dwellings on a block with 3 metres of fall. Each dwelling is designed with reverse living to capitalise on the stunning bay views from the main living area. A large wrap around balcony enhances the lifestyle of these homes that also captures views towards McCrae lighthouse. The façade reflects the features of the home with its selection of materials, ensuring timeless street appeal. These 30sq detached townhouses are fitted out with Latitude 37’s Luxury inclusions plus more. – Double Glazed AWS Semi Commercial windows and sliding doors with plaster reveals, 2700mm (9’) ceilings throughout and solid timber floors. It consists of 3 bedrooms (Master on the first floor to make the most of the views), 2 bathroom, 2 powder rooms and 2 living spaces. As part of Latitude 37 Projects such as this, each townhouse is on a separate title with no owners corporation. Driveway, decking and landscaping is included.

DESIGNED AND DEVELOPED BY LATITUDE 37 ON THE LAST REMAINING LAKEFRONT SITE IN DELFIN’S LAKESIDE ESTATE IN PAKENHAM. The key drivers for our design team were to capitalize on the fantastic lakefront location, maximize aspect and views while meeting strict design covenants and Council planning requirements. The completed project presents a striking, contemporary façade to the lake with a secondary façade to the rear laneway comprising the main entry and garage access. The project has a mix of upstairs living and conventional downstairs living floorplans, all designed with families in mind, offering 3 & 4 bedrooms, double garages and 2 generous living areas.

The number one criteria for this medium density site in Mornington Peninsula’s Martha Cove was to capitalise on the idyllic location. With 4 designs across 9 townhouses ranging from 20 squares to 24.5 squares, each design cleverly includes all that you would expect in a standalone home; 4 Bedrooms, 2 Living and 2.5 Bath – maximizing every square inch of the footprint. The upstairs living design capitalizes on uninterrupted views across the harbor, further emphasized by the high ceilings and clerestory windows in the living area, soaking up as much northern light as possible. The coastal inspired colour palette reflects the Martha Cove location. A dynamic combination of skillion and flat roof façade elements, balconies, plus stone entry features complete the streetscape and topped off with landscaping to match.
