Construction of 46 social housing facing a public garden Location : 14-16 rue du Maroc 75019 Paris Client : Paris Habitat OPH Size : 4 090 m² Cost : 6,1 M € HT Status : Under construction Architect : Maast Project manager : Julien Roman Assistant project manager : Laure Ludig Collaborators : Sechaud & Bossuyt | Franck Boutte The project is located in the part of the 19 district named Area of Morocco. This sector has been neglected for a long time but is now changing. The block of the plot is dense and composed mainly by social housing from the 70’s. A tower was demolished to make place for the new project and a public garden. The project is adjacent to a Haussmann building and comes in its extension. It allows a new way of living. The block is more open, it offers green areas and the building marks its entrance. The project focuses on favorable directions for a thermal comfort. In winter, solar energy is recovered and in summer, the windows are protected from overheating by shading systems. The urban facade, on the street, is smooth and plays with a movement of boxes. The entrance garden facade, facing South East, is a double-skinned glass composed by panels. Sliding panels are made of enameled glass more or less opaque. This vibrant facade is a play of textures and transparencies. The North facade is composed by large balconies overlooking the garden in extension of living rooms. In the ground floor at the street are the main entrance located. There is also a ramp to access the car parking, the bike parking and a room for associations meetings. The constructive system is a bearing system slab-partition wall with a central core including vertical circulation. Inclined facades are made of timber frame, an exterior insulation and a metal cladding with invisible fixing. Relating heating, the project is connected to the CPCU network which is the urban heating system of the city of Paris.

Construction of 43 studio apartments for young workers Location : 51 boulevard de Belleville 75011 Paris Client : RSI 3F Size : 1 320 m² Cost : 2,9 M € HT Status : In progress Architect : Maast Project manager : Arnaud Boyer Assistant project manager : Laure Ludig Collaborators : Beterem The project site is located in the heart of Belleville in the old Paris. It is typically the Paris daily life; those of courtyards and little gardens in dense urban environments. The project is composed of 43 apartments for young workers. On the ground floor there are two offices and a common room. The building is compact in order to have the best thermal performance. Surfaces are distributed by short corridors. The construction is like a monolith with a central space for distribution. It distributes six studios per floor. The project has two distinct sides: the north facade at the street and the south facade at the garden. The urban facade is smooth and can be completely closed. The other facade is more colored and has balconies. Metal shutters control the light in the loggia. To mark the ground floor and connect the construction with neighboring buildings there is used another material. The concrete walls are covered with ‘Alucobond’ cladding. The panels are box shaped and are fixed on metal bars. This process allows making fixings invisible. The shutters are made of the same materials and are retractable. When the shutters are closed, the facade is completely smooth. To manage the privacy of the offices in the ground floor, the basement consists of sliding panels made of expanded metal.

03 | DDT office building | Versailles FR

Competition

Competition of an office building for the Versailles city Location : 31 rue de Noailles 78 000 Versailles Client : City of Versailles Size : 1 410 m² Cost : 2,5 M € HT Status : Competition Architect : Rh+ architecture Project manager : Laure Ludig Collaborators : Betom ingénieurerie | Cap Terre The competition program is the construction of an office building for DDT (Direction Departmental of Territories) in Versailles. The plot is located on a site belonging to DDT but it is a narrow area. Its built environment delimits the length of the plot. On one side there is a residential building of 6 levels from the second half of the twentieth century with a commercial ground floor. On the other side there is an existing office building of 3 levels with a stone base. The urban part of the project is to create a ‘seam’ by aligning the heights of existing buildings. The new building is leaning against the housing building but is deliberately detached from the existing offices because it has corner windows. The link is done indirectly through a volumetric break. This detachment creates a visual breakthrough in the site. There is a link from the street to the parking, which passes in front of the main entrance of the new building. At the rear of the plot, the building is built on one level. This part is distant from the property line and creates a sheltered green patio accessible from the relaxation area. Neighboring buildings have different styles, which is why we have chosen to create a simple building with a smooth and sober white facade. The facades are isolated from the outside and coated. The box overhang consists of a wooden frame with sunshades in wood. This volume marks the main entrance. On the ground floor, the lobby serves on a side offices and on the other side the laboratory. At the floors, offices are built around a core of vertical circulation located against the adjoining building. This optimizes the circulation and natural lighting in the offices. Despite the small space proposed by the site, the project offers to all users an office having unobstructed views and a green patio for moments of relaxation.

04 | Kindergarten Gustave Geffroy | Paris FR

Construction of a kindergarten in a historic site Location : 17 rue Gustave Geffroy 75 013 Paris Client : City of Paris Size : 1 800 m² Cost : 5,1M € HT Status : In progress Architect : Rh+ architecture Project manager : Laure Ludig Collaborators : Betom ingenieurerie | Cap Terre The plot is located in the old district of Gobelins factory which was bought by the city of Paris in 2005. Most of the buildings around the site are classified as ‘historical monuments’. Then all the urban and patrimonial constraints lead a low density. Another characteristic of the site is the Gustave Geffroy Street which is curved and sloped. The new kindergarten comes in continuity with the existing urban network. The project consists of a continuous base course to unify the street and bring a subtle plastic richness. The building is located to accompany the downslope of the street. At the levels, volumes are spaced to not create a built front. This broken down volume, at the domestic scale, permits a delicate insertion and generates generous outdoor spaces with multiple perspectives for all, occupants and neighbors. The continuous base is made of panels of clear and drilled ‘Ductal’. The variation of the perforations allows creating a lighting effect and a rhythm on the facade. Volumes are in white concrete and have oblique pieces of roof to join harmoniously a traditional architectural context. This decomposition of volumes also offers generous terraces, with a rubber floor, accessible by the users. Because of the topography, the entrances of programs are not at the same level. The PMI center (Maternal and Child Health) which is an independent program is located in the lower part of the road. Its access is separated from the other two programs. Access to the kindergarten consists of a ramp that separates the entrance from the public space. The last access is to serve the housing of the director. The kindergarten is a place for development of children. This is why the project provides a maximum of natural lighting. Each section has an appropriate color code. The rooms open up to outdoor spaces and a garden.

Construction of an office building for innovative companies Location : 2b rue Alfred Nobel 77 420 Champs-sur-Marne Client : City of Champs-sur-Marne Size : 3 140 m² Cost : 6,9 M â‚Ź HT Status : In progress Architect : Studio Bellecour Project manager : Laure Ludig Collaborators : Y ingenieurerie | Praxys | Avel acoustique The project is located on a campus named CitĂŠ Descartes in Champssur-Marne. This site is composed of different programs as universities, companies and public administrations. One aim of the project is to limit the impact of the cars on the ground because the program requires many parking spaces. Parking slips under the building to avoid invading the ground space. Only parking places for visitors, stay on the surface. It is therefore possible to enjoy a lush vegetation around the building responding to the context of the campus. In the North, there is a vegetated slope. This configuration allows on one hand to naturally ventilate and illuminate the parking and on the other hand to elevate the ground floor offices. The central position of the lobby facilitate the flow of people. Activities on the ground floor have direct access to this space. With canopy, the lobby is naturally lit and visitors can see the floors circulations that grow around the patio. The cafeteria and the event room have a generous relation with the hall but also with the outside terrace. These spaces can be merged depending on the events. Upstairs, spaces have a great flexibility, which allow companies to rent a variable office. The materials used to emphasize the volume of the project respond to the context of the site. In the South, the hub meets the brick adjacent building which has a more traditionnal architecture style. In the North, the white metal cladding reflect the style of the Urban Institute. Technical and environmental choices such as the flexibility of space, the acoustics, the natural lighting even in circulations, and the performance of thermal insulation and the durability of materials allow the project to be part of a sustainable development.

10 | Bell tower | Tanaron FR

1st prize: construction planned for summer 2015 by volunteers

Competition

Bell tower as a lighthouse, a signal in the Bès valley Client : Association for the conservation of Tanaron’s patrimony Size : 8 m² Status : Competition Architects : Mary Bravard | Laure Ludig The village of Tanaron benefits from an exceptional geographical position, because of the view to the valley of Bès. The major challenge in the project is the valuation of the site (topography, orientation, views…). The design of the contemporary bell tower takes into account various scales and it is inspired by the morphology of a lighthouse creating a signal, a mark in the landscape. The materials and the shape of the bell tower find their correspondences in the natural and built environment. It is a question of maintaining a balance between the existing patrimony and the project in order to reveal the energy and the poetics of the place. The bell tower is located ahead of the church and is voluntarily detached from the church. The church Saint Laurent has lost its function of place of worship. Today, it is the cultural space called Pierre Gassendi. The use has changed. It is a question of re-appropriating the place, to recreate an identity without perturbing the existing buildings. The choice of the location offer also a flexibility in the scenography with lightings set up at the top of the bell tower. The gap between facade materials allows a soft light to infiltrate inside of the construction. In the daytime, the sunlight lives up the space and in the night, the bell tower sparkles with a backlighting. Two big openings in the facade make the light interact with the site. The first one allows a physical approach to the bell tower with a path. The second one turns towards the east and the valley of Bès offering a framing on the bell and the landscape. Local materials are used to assure a sustainable project. The use of local stones and recycled materials, coupled with a manual implementation, allows reducing transportation and machine pollution. 50 % of the tower is constituted by stones which are cut by a local craftsman. Stones arrive ready for use in order to decrease the production of waste on the construction site. The other 50 % are a selection of materials stemming from recycling (bricks, tiles…). This approach considers the recyclable materials as a resource. Furthermore, the participation of local craftsmen and the implication of young volunteers allows it to transmit knowledge, it create a social link and an appropriation of the project.

20 | Arsenal museum | Ferrol ES

Architecture project

1st french prize Iacobus competition

Domesticate a military site Ferrol is composed of two entities: the town and the arsenal which are separated by an intermediate space punctuated with various public facilities. This space provides the link between the town and the arsenal. Both the arsenal and the district of Magdalena is in itself a historic element of Ferrol. The aim of the intervention is to enhance the continuity and create transversality, because the site and its surroundings need a connection to eachother. The implementation of the project is the first step of this scheme. The urban project is developed around three axes: to give cohesion between the various districts throughout the public space, to integrate this part of the arsenal to the urban fabric and to bring it closer to the population. This is the first step towards the appropriation of the history of the city. Finally it is to maintain the presence of the wall as part of the arsenal, the history of the city and create a new entry to the museum. The wall has fallen, but mental and cultural barriers persist. The position is seen as a way of not treating the wall as a barrier but like a support of views and access by the public. The site is located at the crossroads between different neighborhoods. The construction is a new entrance to the arsenal. The public space is a tool to create cohesion between the public and the arsenal. This is done through the creation of a pedestrian walkway and bicycle lanes along the historic walls. The purpose is to integrate this part of the arsenal in the urban fabric and to allow people to use and enjoy the arsenal. The site is accessible via three paths: Magdalena Park, the Belvedere Park and the working class neighborhood in order to bring users to the entrance of the new museum. The project to extend the existing naval museum is based on traces of wall and comes as an extension of the old building of the ironworks. It follows the topography of the site and can offer a view to the arsenal. The main entrance is marked by the opening of the facade of the existing museum; this is to show the arches given inside. The central lobby serves the different programs such as, the existing museum, amphitheater and the new museum. The porosity of the project calls for a change of use for the arsenal of Ferrol.

21 | Planning of a commercial area | Antwerp BE

Urban project

The between-entity Antwerp has four entities. An entity is composed of fabrics, activities, symbols, functions and landscapes alike. The entities which are the port, the historic center, the left bank and the outlying districts contribute to the identity of Antwerp. These entities are made ​​up of spaces that already work. To imagine what could be the city of Antwerp is also to imagine the negative of these entities: the between-entities. The between-entity is a space to explore and is an area currently without status. These are spaces constisting of road infrastructures, spaces under redevelopment, agricultural areas or wastelands. The between-entity is a figure, a support of creation. It is designed by outlines and carries with many specificities. The between-entity is a complex geographical territory and ‘rich’ of specifities. The decryption of all this places revealed some abnormalities or threats to come for the city. The cramped city is pinched between the ring road and the Scheldt and it is therefore looking for new territories to install its pavilions, equipments and other infrastructures.Controlling growth of constructions requires a balance of development of the city. Maintaining some vacant spaces that have a resonance at the territorial level is necessary. Implementation of development policy in strategic locations is necessary for the city of Antwerp. The between-entity becomes a support, a background to create full and save the vacuums. Densify to preserve. The between-entity chosen on this project is cut into ties. The ties are perpendicular to the new tram line. The aim is to create a piece of the city taking into account the present diversity. That is to say, keep the business activities but also build an urban fabric in order to support new programs. It is a vector of dynamism at the district scale and metropolitan scale. Similarly it is to create points of intensity and reposition the pedestrians in industrial areas because now the site is nonofunctional. It is about working in the direction of cohabitation. The project opens up the view to the harbor as an aesthetic value and allows the pedestrians to enter the harbor without interfering with the operation. In a process of movement of the port, the project will colonize the site in a logic of a future extension to the docks.
