1. SCOPE OF WORK - INTERIOR DESIGN 1.1. Phase One – Preliminary Concept – Assessment and Research 1.1.1.Attendance at briefing for familiarization with site conditions, local Codes and customs project programmes, preliminary project delivery timetables and interior design budget. 1.1.2.Consultation with owner/Developer and Operator to establish all Interior design intent and confirmation of the project scope in co-ordination with Operator’s preliminary Area program, internal space planning and operational relationship. 1.1.3.Preparation of probable cost of interior design package. 1.1.4.Preparation of interior design development timetable in co-ordination with project delivery timetable 1.1.5.Familiarization with Operator’s Design Recommendations and Minimum standards. 1.1.6.Preparation and presentation to owners/Developer and Operators, documents illustrating interior space planning, guestroom configuration, design character and appearance for review and approval or modification, as required. 1.2. Phase Two – Schematics – Preliminary design and Planning 1.2.1.Preparation of preliminary plans, elevations sections, and FF&E Layout 1.2.2.Preparation of preliminary interior finishes, material references and samples, FF&E outline specifications, line drawings, catalogue cut sheet, photographic imagery, millwork sketches. 1.2.3.Preliminary estimate of interior construction and FF&E (furniture, fixture & equipment) cost in conformance with the interior budget. 1.2.4.Establish of interior construction and FF&E cost in conformance with the interior budget. 1.2.5.Establish interior design schedule in accordance with the project delivery and design development. 1.2.6.Presentation to Owner/ Developer and Operator’s of all schematic phase documentation for review and approval or modification, as required 1.3. Phase Three – Design Development –Conceptual Design - ** If Concept Designer Is independently appointed by client then our scope of works starts from here.( 1.3) 1.3.1.Coordinate the development of the interior design documents with the design Team consultants in accordance with the design development timetable and interior design budget. 1.3.2.Advise the OWNER/Developer of any changes/modifications arising from non- compliance of estimated cost with interior design budget. Revisions to documents as required maintaining budget. 1.3.3.Preparation and submittal of one type mock - up Room construction book containing specifications. 1.3.4.Drawings and FF&E specifications, following presentation of earlier than the main concept Presentations.

QUADRIGA DESIGN STUDIO 1.3.5.Consultation with Architect to ensure compliance of interior design systems and components with prevailing codes and permits. 1.3.6.Presentation of concept plans/elevations/visuals and mood boards indicating finishes and FF&E to owner/ Developer and approval or modification as required. 1.4. Phase Four – Construction / FF&E Documents. 1.4.1.Mock- up Room presentation, inspection and reporting including any modifications required to interior design documents to achieve Compliance with owner / Developer and Operator’s approval. 1.4.2.Development of the approved D/D phase documents to establish the final scope, relationships form , size, details, material. Reference/samples and detailed FF&E fit out by plans, elevations, details , material reference/ samples and detailed FF&E specifications 1.4.3.Submittal of final design documents including FF&E specifications in a form suitable competitive tendering, line by line cost estimate in compliance with budget and ceiling finishes, interior elevations reflected ceiling , millwork details. Working drawings will be in 1:100, 1:50, 1:25, 1:10 scale, as determined necessary. 1.4.4.Quadriga Design Studio will prepare schedules, describing the materials and furnishings, together with possible sources of supply. 1.4.5.Briefing/liaison with purchasing agencies on recommended sources, manufacturer and rendering assistance in the interpretation and clarification of drawings and specifications. 1.4.6.Co-ordination with owners and operator to identify items which require prototype approval prior to manufacture. 1.5. Phase Five – Tender and negotiation. 1.5.1.Rendering assistance to qualified bidders in the interpretation and clarification of drawings and specifications. 1.5.2.Rendering support to the construction management team for alternatives and recommendations for acceptance/rejection 1.5.3.Coordination with owner/Developer, Operator and management team to ensure that competitive tendered items remain in compliance with budget, and necessary revisions to design documents. 1.6. Phase Six – Construction – on site. 1.6.1.Periodic site visits and report to confirm executions of works are in accordance with contract documents. 1.6.2.Review and appropriate action on Contractor’s shop drawings, product data and samples for compliance with the contract documents. 1.6.3.Inspection and report to confirm prototype items are in accordance with contract documents. 1.6.4.Provide interpretations of the contact documents consistent with the intent and reasonably inferable. 1.6.5.Provide on-site supervision with the final placement of FF & E items, and decorative accessorisation. 1.6.6.Coordinate final set up with interior lighting, signage and artwork Consultants.

QUADRIGA DESIGN STUDIO 1.6.7.Provide inspection report detailing rejection of works, which do not conform to the contract documents. Conduct additional inspection or arrange testing of the rejected works where necessary to ensure compliance with the intent of the contract documents.

3. SCOPE OF WORK - PLANNING, COORDINATION & CONSTRUCTION MANAGEMENT 3.1. All technical, space Planning, coordination with your architects/ owners (Clients)/ Interior designers in the initial stages. 3.2. Services, Interior designs, tender & specifications scrutiny with necessary Value engineering to control costs and support to staff while placing the orders. 3.3. Selection of all consultants such as interior designers, services consultants, Vendors, scrutiny of all tender documents and comments thereafter for better implementation of interior designs & services. 3.4. Assisting the Architect or owners in floating tenders, scrutiny of their techno commercial Comparisons prepared by the “in house team”, value engineering & Negotiations thereafter with all vendors for all contracts and necessary assistance while awarding the jobs. 3.5. Occasional supervision either by self or one of the senior directors of all services & interior works at site & necessary guidance to the “in house staff” for better implementation. 3.6. Necessary support in selecting the materials and implementation. 3.7. Any inspection to be carried out of various types of items either in manufacturing places/ factories whether abroad or in India for their correctness & conformance of quality. 3.8. Monitoring the time lines & cost of project with the help of “In house” team. 3.9. Assisting the client/owners in interviewing process & selection of right kind of team for the Planning & execution of the project. 3.10.Checks on Implementation of right details and drawings. 3.11.Preparation of activity schedule for the entire project. 3.12.Attending the co-ordination meeting with all concerned and recommend suggestions.

4. SCOPE OF WORK - DESIGN OF M.E.P SERVICES 4.1. External Services: 4.1.1.Electrical distribution network of landscape, lighting, external illumination, power outlet, Fountain, car calling system etc. 4.1.2.Public Address System 4.2. Electrical, IT and Network Engineering: 4.2.1.Power requirements including HT, LT, DG etc supported by necessary only 4.2.2.General lighting and power layout for all areas considering illumination levels as per BIS code and as per OWNER’s requirements. The layout shall include conduit layout, wiring & switching details etc. 4.2.3.Layout for CCTV, telephone, cable, networking etc. 4.2.4.Earthing and lighting protection layout. 4.2.5.External and Internal lighting and power engineering 4.2.6.Specifications for all conduits, network elements, switches, cables, fixtures, fittings and installations etc mentioned in the design. 4.2.7.Infrastructure of entire electrical and networking services including routings, locations etc. showing hook up points in the entire area. 4.3. Plumbing and Sanitary Services: 4.3.1.Water Requirements, water usage pattern, disposal of excess water, water conservation schemes etc supported by necessary calculations for different areas 4.3.2.Designing of water distribution, storage and recycling system. 4.3.3.Design of cold/hot water piping, internal waste and sewage piping and rainwater piping. 4.3.4.Design and layout of external storm water disposal system 4.3.5.Design and layout of sewerage systems 4.3.6.Specification of plumbing and sanitary fittings and fixtures 4.3.7.If applicable, pool filtration and water treatment plant including water bodies. 4.3.8.Hot water storage recycling of the same in totality 4.3.9.STP- location

Security Systems & Fire Fighting Services: 4.6.1.Design of fire protection system as per the requirements of FM UL 4.6.2.Codes/Indian Standard codes/ NBC 4.6.3.Design and layout of fire alarm systems 4.6.4.Integration / design of security systems as per guidelines provided by OWNER along with necessary integrated services construction documents. 4.6.5.Specifications for all items and installations of all equipments including electrical requirements for control forming a part of the fire safety, fire alarm system and fire fighting services. 4.6.6.Automated fire control system. 4.6.7.Access and CCTV system 4.7. Gas bank and fuel storage: 4.7.1.Design for storage and usage/ dispensing methods for various areas of the commercial area, complying with rules and regulations for storage and usage.
