Carolina One closes FrontDoor deal One of Charleston’s leading newhome partners has agreed to assist Georgia-based FrontDoor Communities with sales at a local neighborhood. Carolina One New Homes will represent the Atlanta builder in its Tributary at Rivertowne new-home development in Mount Pleasant. Located off S.C. Highway 41, the village will feature 62 single-family homes, with prices starting in the $300,000s, according to Carolina One New Homes. “FrontDoor Communities builds homes that focus on the way people want to live today,” says Will Jenkinson, Carolina One New Homes’ broker-in-charge. “Emphasis is placed on thoughtful design and energy efficiency,” he says. This is the fourth disclosed project by FrontDoor Communities in the Charleston area. The company is involved with home building
efforts at Patriots Point and the Cottages at Charleston Harbor, both in Mount Pleasant. Also, the builder says it plans to develop 45 acres along the Cooper River in Mount Pleasant to be called Bridgeside. The multipurpose property will feature office space, hotels and residences. “While we don’t recommend that homeowners conduct inspections themselves due to safety precautions, there are several areas of the home that homeowners should pay close attention to,” he says. Jacques encourages homeowners to visually inspect hose bibs (the threaded end of the outside water tap or faucet where a hose can be attached) for signs of frost damage; pipes for separated joints or splits; window and door screens for tears and holes; gutters for broken or loose pieces; and surfaces for cracking or peeling paint and caulking. The president-elect also offered a list of seven questions that homeowners should ask before selecting an inspector. They include: Are you a member of the American Society of Home Inspectors? According to ASHI, working with a certified inspector “is a homebuyer’s best assurance of an inspector’s qualifications and professionalism.” What does the inspection cover? Make sure it meets the customer’s needs and complies with the ASHI Standards of Practice. How long have you been a home inspector and how many inspections have you completed? ASHI Certified Inspectors are required to have completed at least 250 paid professional home inspections and pass two written exams that test their knowledge. Are you specifically experienced in residential inspection? Related experience is helpful but is no substitute for training and expertise in home inspection. Golf course, host of home styles big draws at once-distant Mount Pleasant village now closer to action For Diane Smith, exiting Chicago and its 80 below wind-chill factor for the warm climes of the metro Charleston was the easy part. Choosing the right place to live took some time. Smith first touched down at plush Kiawah Island. The gated resort offered attractions galore — the scenic Atlantic Ocean, scores of upper-sphere golf courses, tip-top restaurants, tennis, clubhouses. After awhile, the imposing distance to civilization in the preFreshfields Village shopping plaza era proved too much. “Kiawah is not for people who have an active lifestyle,” she says. “I used to tell people the drive to the butcher, the baker and the candlestick maker is all day.” In scouting new sites, Smith and husband Kirk Williams zeroed in on Mount Pleasant. The avid golfer had played Charleston National
Golf Club, and she liked the course. After a search, the couple scooped up a house in Victory Point, an 18-home gated community of million-dollar homes on the eastern edge of the Charleston National Country Club neighborhood. It fit their twin pleasures; Smith’s passion for golf and Williams’ love of the water. He can float his boat at an alcove of Hamlin Sound, which in turn links to the ocean. Another perk: Charleston National is fairly close to shopping, offices, food. The neighborhood is within the town of Mount Pleasant, less than a mile from a retail center, across U.S. Highway 17 North from the new Roper Mount Pleasant Hospital and over the highway from Wando High School. “The butcher, baker and candlestick maker is five minutes now,”

Smith quips. In less than 25 years, Charleston National has grown into the poster child for upscale living, serving a home brew of property sizes, designs, views and prices. At latest count, 758 homes mark the community, with roundabouts connecting enclaves such as The Glens, Harleston Green, The Estates and Westchester. About 160 of the dwellings are townhomes, priced in the $200,000s. Most homes range from the mid $200,000s to $400,000s and $500,000s. A few custom waterfront properties are $600,000 and up. And $1 million is the unofficial minimum to enter Victory Point. Friends congregate at Charleston National, whether at the golf course, swimming pool, tennis courts, clubhouse or for pot-luck suppers and Halloween parties. No one age group predominates: mid-aged professionals raise their preteen and teen children; business leaders and executives buy large brick, fiber cement and stucco sided residences; starter couples find costs within reach in The Retreat townhomes and in homes from a national builder. At the same time, Charleston National could easily carry “the long and winding road” banner. The original developers could hardly have envisioned the neighborhood’s “everyman” appeal today. Their grandiose plan was to unveil an exclusive neighborhood with a handful of estates built around a world-class golf course, the type Tiger Woods would play for million-dollar winnings. They owned a pristine piece of property; untouched creeks and marsh cut through dense forests. The layout from famed course architect Rees Jones would be as tough as it was beautiful. It’s cliché but true in this case: Then came the unimaginable. Hurricane Hugo smacked the South Carolina coast in late September 1989, battering areas north of Charleston with non-stop winds. When it was over, the just developing layout was a hopeless mess. Stands of century old trees were topped off or felled in minutes. The dream of Charleston National Country Club as a global golfing draw was gone. To its credit, the ownership group moved forward. Jones’ course remains world-class, if lacking tight tree-lined fairways and the scope of marshlands. Homes were built. Buyers grew interested. But the neighborhood faced ups and downs. East Cooper Development, infused capital and new plans. Through fits, starts and various backers, the neighborhood essentially finished its build out in recent years. Spencer Stegall, president of the Charleston National Homeowners Association, has witnessed some of those changes. He moved to South

Carolina in 2001. “This was the first (neighborhood) I saw,” he says. Stegall bought a then six-year-old house on the course, not for the golf (he doesn’t play) but the value. “I wanted something new, with no maintenance.” The village is a blend of owners: young and senior, families and individuals or couples, wealthy and middle class. “I would say 30 percent are retirees,” he says. At the same, “There are lots of families. Property values are picking up.” Stegall says the homeowners are known for landscaping and otherwise keeping up their properties. Steps are being taken to enhance the 18 retention lagoons around the neighborhood, which have been collecting silt. Community monuments and such are being converted to bright energysaving Light Emitting Diode (LED) lights. Stegall “is just the best,” says Smith, who is involved in the lagoon and social committees. He is a can-do, just get it done kind of guy, she says. The neighborhood is popular because of “the people (and) the location,” Stegall contends. Far out when launched, “Charleston National is going to be the center of town.” To reach Charleston National from downtown Charleston, cross the Ravenel Bridge staying in the left lanes onto U.S. Highway 17 North. (Johnnie Dodds Boulevard). Follow the highway through town for about 12 miles, passing S.C. Highway 41. Not far after the Park West turnoff, take a right on National Drive into Charleston National. Aunt’s phone call lured Philippa Ward from big city luxury jobs in real estate to challenging brokerage post in metro Charleston BY VICTORIA HILES Special toThe Post and Courier
There’s a certain look about people who know what they want: Outsiders pick it up within a few minutes of meeting them. Sitting down, their shoulders are back so far their clothes form no wrinkles from a blazer’s lapel collar to the shoulder seam. Their voice is steady and pitch consistent, except when laughing. All this can be detected. Listening to Arthur Ravenel Commercial Realty broker Philippa Ward, her words have real muster. She looks confident. The Napa Valley, Calif., native spoke recently about her journey to Charleston, what inspires her love of real estate and how she’s succeeded in three different real estate markets. Ward began her career casually, studying for her real estate license during her free time. It wasn’t until a family member had an impromptu meeting, where Ward was the subject of conversation, that her interest got serious leverage. “My dad ran into a real estate friend, Jane Garassino, at Sunshine Foods in Saint Helena, (Calif.),” Ward says. “He asked if I could take her out for coffee and pick her brain about real estate,” Ward says. After a brief coffee collaboration, Garassino gave Ward a proposal she couldn’t refuse — a job. Ward accepted her offer and worked eight years, citing her experiences with Garassino as invaluable, especially one set of lessons about how to build a client base. “Jane taught me this in the beginning: Don’t focus on the money, the money will come later,” Ward says. “Always return phone calls and always do a better job than expected because people talk about it. And being involved in as many organizations as possi-

ble helps people remember your name.” Ward paid attention to these lessons, applying them to her next gig in New York City where she worked at Stribling and Associates in the luxury Co-op Townhouses sector. She planned to stay one year and stayed two and a half. However, at that point she was ready to trade cabs and her feet for a new mode of transportation and a new city. Her aunt, Heidi Ravenel, quickly gave Ward her opportunity. Like her father’s grocery store run-in with Garassino, it didn’t take much convincing before Ward settled on her next move. In this case, it took one phone call from Ravenel. Thirty days later Ward was living in Charleston, four houses down a gravel road from Ravenel, whom she not only calls a neighbor but a colleague. “My Aunt Heidi was selling real estate when I was a child. She
always had appointments and clients, and she’s the person I got my first interest from,” Ward says. “It’s about helping people and it takes a lot of patience. You’ve got to be able to roll with the punches,” she says. For instance, Ward always thought she would most like to be a residential agent but has found out otherwise: “My interests run the gamut.” Working with Arthur Ravenel, owner of ARCR, Ward discovered that her interest in commercial real estate came with more questions than she encountered from her primarily residential real estate background. But answers are not hard to come by. By asking questions, often directed at Arthur Ravenel or associate broker J.B. DeCamilla, Ward finds information that she uses as a resource for current clients and future ones, as all deals are different, The fact that transactions vary
is nothing new to Ward. Working with properties here presents its own set of challenges. She had to adapt one of her most reliable sources for guidance, as showing brownstones in Manhattan didn’t prepare her for a newfound experience with Charleston clients. “Waterfront properties didn’t exist in Manhattan. Deep water, title creek, restrictions with marshes — I didn’t have much experience with that before working in Charleston. I asked a lot of questions, Heidi knows everything to know about deep water property,” Ward says. Beyond this request, Ward notes there are some aspects of real estate common among all clients, commercial and residential. They want attention. Ward learned how to accommodate this need even before her real estate career began. Watching her parents in Napa Valley run their business, Saintsbury Winery, Ward learned the basics when it came to communicating with clients. Protecting her clients and acting in a way that benefits them is part of her job, Ward says. As she learned from observing her parents, clients can become more than working relationships if communication is personal. “The wine business is a social business and so is residential real estate,” she says. “I saw my parents work very hard at that, especially from Dad. The kind of interaction is very similar and you hope your clients become your long-term friends.” Part of what has made Ward successful, including a National Sales Award winner for Pacific Union GMAC Real Estate Ltd. six consecutive years with her fourperson team, is her driven personality. Forming lasting client relationships can help further her career. “You have to listen to clients a lot,” Ward says. “How do you
approach a building, a space, a house?” It involves listening and advanced problem solving, she says. What separates Ward from her competitors is her ability to anticipate potential conflicts and create solutions. By her gender alone, she is a minority in the commercial real estate business. While this fact presented a challenge in California and New York, according to Ward, being a woman in commercial real estate is a non-issue in Charleston. Tackling challenges and not letting negative circumstances to which she has no control, such as the economy, affect her morale or her approach to doing business is something Ward faced this past year, she says. Before going on, she tilts her head slightly and lets out a laugh that makes her here to fore consistent pitch waver. One way to counteract challenges was to get involved in the community, Ward says, believing that spreading her name to people outside of real estate increases her potential for success when the market recovers. When Ward is asked what advice she would give to those considering real estate as a profession, the corners of her mouth curl as she rattles off a list of pointers and possibly the secret to her success. “Make sure you can survive with no money for two years,” Ward says. “You have to really have drive, if not, you’ll feel beaten down. Don’t figure the commission before a deal happens: separate yourself from the money aspect of it. “And, I’d advise working with someone who is good at their job. It opens to the eye-catching kitchen to the right. Among the culinary center’s many perks is a marble topped island with built-in farmhouse sink and high-end stainless appliances including industrial-sized stove, refrigerator, dishwasher and microwave built into a cabinet. Electrical plugs are fixed under the cabinets, so they aren’t visible from the kitchen proper. The ship lap siding takes the place of backsplash and gives the cooking space a nautical look. Other highlights are a vegetable bin, separate icemaker and a cooler, Hand-scraped hardwood floors mark the main living area. Behind the living quarters is the deck and back of the kitchen is a dining room-breakfast area.
