Kiawah to host national resort conference Even as the housing market stumbled and borrowing conditions toughened, second-home and resort properties kept up their sales pace in recent years. That encouraging report should attract attention at a major trade event on Kiawah Island bringing in Realtors across the globe. This year’s Resort and Second Home Symposium will be held Sunday-Tuesday at the East Beach Convention Center. The National Association of Realtors is sponsoring the annual gathering.

Participants will take part in educational sessions offering agents and investors tips to boost business and strategies from industry experts, according to the Charleston Trident Association of Realtors, which is helping to coordinate the meeting. Top officers and experts scheduled to attend the symposium are 2012 NAR President Maurice “Moe” Veissi; association chief economist Lawrence Yun, a noted contributor to CNBC, Bloomberg TV and the BBC; Stephen Gasque, director of the Real Estate Today radio show; and author, speaker and luxury real estate guru David Michonski. Yun, the keynote speaker, will discuss market trends and share an economic outlook for the remainder of 2012, organizers say. “Despite extraordinarily tight credit conditions for purchasing a second home, the market share for vacation and investment homes held steady last year,” they say. There are 7.9 million vacation homes and 41.6 million investment units in the U.S., compared with 74.8 million owner-occupied homes. According to NAR, vacation homes accounted for 10 percent of all sales in 2010, the most recent year available. Investment homes made up 17 percent of transactions. The share figures were unchanged from 2009, showing that the industry has held up. Michonski will provide attendees with tips on marketing in the resort and second-home marketplace, while Gasque will be on-site conducting interviews with symposium attendees. Kiawah Island is joining such places as Lake Tahoe, Cape Cod, Hawaii, Vail and Naples as hosts of the conference, which kicked off in 2003 in Los Cabos, Mexico.

Ryland Homes is constructing a new community with swimming pool and other amenities on the northern edge of Mount Pleasant. The neighborhood, to be called Tupelo, is on U.S. Highway 17 North near Wando High School. Ryland recently acquired 155 lots, and plans to start site work on the first phase of 60 homesites this month, says Brian Cartwright, local vice president of marketing and sales. Ryland intends to raise three, four and five-bedroom singlefamily homes starting in the low 200,000s, according to Cartwright. Sales are expected to start later in the year. That’s when Ryland expects to frame model homes for its two product lines – Georgetown and the Lake series. Convivial pre-World War II neighborhood beacon of North Charleston’s economic fortunes When Allison and Daniel Nadeau travel the several blocks to dine out, they’re taken aback — in a good way — to see many neighborhood friends. It’s not just someone across the way, but maybe the couple at the next table, a group nearby, even the owner. The Nadeaus are among dozens of younger families moving into North Charleston’s established Park Circle area. The community is comfortably east of Interstate 26 and enticingly close to the Olde North Charleston business district of quaint shops, trendy eateries and funky arts locales. “I like that small town feel; I know everybody,” Allison Nadeau says. Both from Nashville, the pair attended Savannah School of Art and Design and were looking for work after graduation when Daniel Nadeau

landed a job in Charleston. That fit their criteria. “Charleston is still on the coast,” she says. The couple bought their first home in 2007 on Hartford Circle, and they’ve lived there, with their cat, since. The house is in the northwest quadrant of Park Circle. In 2008, they started their own company, Ink Meets Paper. Couples in marriage and business, the Nadeaus design letter press greeting cards. They take advantage of computerized technology to speed up and perfect the process while showcasing ages-old styles by employing an old printing press from the 1920s. To get the shop off the ground, they redesigned their 2,000-squarefoot house, one of the larger dwellings in their immediate area. “We’ve made some improvements,” she says. They built a concrete floor for the

press. The couple also landscaped the yard. And they also installed wooden slats on the side of the brick house to give it a distinctive look. They didn’t have to leave the Park Circle area to find a specialist. The couple chose Ash Woodworking; The owner lives in the neighborhood. Allison Nadeau says that’s another plus about Park Circle: From restaurants to contractors, the answer could be a few blocks away. The Nadeaus believe they made a good deal real estate-wise in purchasing a house in Park Circle. “We liked the central location, to be able to get anywhere quickly,” she says. They also favored the affordable prices and the style of homes. “We wanted a home from the ’50s,” she says. Their house is a brick ranch built in 1959. “The other reason we really liked the area was the arts (scene). That really struck us,” she says, noting that they are members of the North Charleston Artists’ Guild. Looking back, Allison Nadeau says their decision was prescient. “Oh, my gosh. Absolutely. We love it here.” The community has a variety of residents, she says, from move-ins to a neighbor who lived there for 40 years. The Framptons can top that. Gayle and Joel Frampton bought their cozy home on Sherwood Street half a century ago. Gayle Bobo Frampton heads the Northeast Park Circle Neighborhood Council and is somewhat of an unofficial historian of the area. For instance, she related how streets around Park Circle such as Rhett, Montague, Buist and Marquis are named for the businessmen who helped lay out the subdivision starting in 1912. Her family moved from the town of Union to North Charleston when she was five — her father had taken a welding job at Charleston Naval Shipyard. By 1947, they had settled in a house on South Rhett Avenue, at that time a dirt road. Since then, her longest house move was from the south side of Park Circle to the north side. “I never wanted to live anywhere else,” she says. “We are 15-20 minutes from everywhere.” Her husband, Joel Frampton, was born downtown but grew up in North Charleston. When they were married, Gayle Frampton told her newlywed husband, “I would move as far as Filbin Creek but couldn’t move any farther.” Filbin Creek is what many people call the northern edge of Park Circle and a couple of blocks from where the Framptons live now. They raised three children; son Todd Frampton’s T-ball teammate was Elliott Summey, a Charleston County Council member and son of North Charleston Mayor Keith Summey. The only time she had doubts about living in Park Circle was when the Charleston Naval Base and Shipyard closed in 1994. makers, including Summey, to help give North Charleston an economic shot in the arm, most notably with the Noisette revitalization project named for nearby Noisette Creek. Partly as a result, younger families rediscovered Park Circle, and adjacent Olde North Charleston’s retail sector was reinvigorated. Frampton has gone to bat for the neighborhood, most recently in 2005 when she and supporters stopped a plan to shrink the iconic Park Circle traffic loop by more than half. Her biggest worry now is a planned rail line close to the neighborhood. But Park Circle always will be home. “We are a mix of white collar and blue collar. They work for a living, and know the value of a dollar,” she says. To get to Park Circle from downtown Charleston, travel west on I-26 to Montague Avnue, which is exit 212. Turn right on East Montague Avenue and go about two miles. The traffic circle is ahead. Turn on any of the offshoots, Rhett, Durant, Buist and Montague avenues, to see the neighborhood. Steve Kendrick, owner of Structures Building Company in Mount Pleasant, is practiced in the art of good customer service. Last year Structures won the Prism Award for excellence in customer service for a builder in Charleston. It’s an accolade the company has garnered five out of the past six years. “The Prism Award is something

we’re really proud of,” says Kendrick, who launched Structures in 1999. Like most businesses in the country, Structures experienced the effects of the recent economic downtown, but the company has come out of it okay, thanks in part to the staff ’s dedication to its customers. “We have always had a great referral network,” Kendrick says. “We’ve built over 100 homes and take really good care of our cus-

tomers. Now they’re our biggest fans.” It took seven years before that referral network really kicked in, Kendrick says. But ever since, it has helped bring Structures many new clients. “The word got out to real estate agents, architects, and clients, that we do good work,” he says.

Going green Part of that good work includes building green homes, something

the company has been doing for about eight years. Building in a “green” way means constructing and outfitting a home with an eye toward energy efficiency, durability, comfort and better air quality. “Whether our clients know it or not, we incorporate green methodology into every house we build,” Kendrick says. “For some clients it’s important, and it’s what they’re looking for. Others just want a beautiful home. Once you know what the advantages are of building green, you can’t go back to doing things the old way.” A husband and father of three children ranging in age from 8 to 15, Kendrick studied finance and entrepreneurship at Babson College in Boston. While still in school, he started a paint company to support himself and after he graduated, he learned the construction ropes via a job as a carpenter. In Washington, D.C., he entered the commercial arena, making high-end interior up-fits for Class A office space. He arrived in Charleston and started Structures in 1999. Over the years, the business has expanded into the remodeling field. The remodeling division of the company is called ReStructure and offers mainly whole-house renovations and additions.

Kendrick began his one-year term as president of the Charleston Trident Home Builders Association in January. The greater Charleston area will receive the second largest share of money among four metro centers in South Carolina to help the homeless. Earlier this week, U.S. Department of Housing and Urban Development Secretary Shaun Donovan awarded $2,002,064 to back 10 homeless programs in South Carolina. The Charleston/Low Country “Continuum of Care” program received $694,728. Only Columbia/Midlands got more in the state. In greater Charleston, funds go to Homeless Management Information Systems (HMIS); $50,000; Palmetto House Transitional Program, $442,143; and Home Haven, $202,585. HUD says the funds provide “critically needed emergency shelter, transitional housing and permanent support for individuals and families.” According to the latest figures from 3,000 cities and counties across the country, homelessness declined 2.1 percent between 2010 and 2011. Fly-fishing theme brings character to ample, waterside home in Beresford neighborhood

Hear it? … Not likely in today’s hectic world. The sound is solitude. It’s there when you recline in a chair on the oversized back porch, amble down stairs to the lush back lawn or take a short walk on the short pier to Beresford Creek. “The Wando (river) is one way, the Cooper is the other way,” says Margaux Kilgallen, Realtor for Beresford Realty. The property is 1515 Creek Side Way, a 3,624-square-foot dwelling in the Beresford Creek Landing neighborhood of lower Berkeley County. Pinpointed about one mile west of Daniel Island, the 3,624square-foot house is priced for sale at $1,195,000.

“To me, this is a cozy home, a farmhouse feel,” says Kilgallen, who with agency Broker-in-Charge Steve DeMarco are listing the house. According to Kilgallen, the twostory dwelling has a Tennessee River theme. The owner is a serious fisherman and has designed the house with that in mind. Take the wine rack in the kitchen, made from three full-length fishing rods. Or the upstairs bedroom loaded with fly-tying equipment. While the angler touches give the house a distinct style, it hardly resembles a fishing lodge. The design is elegant and upscale. The layout is open, from the main floor balcony to the three-car underneath garage. Ceilings rise 12 feet on the first

floor while towering above the foyer. Heart pine floors cover much of the living quarters, and ceramic tile is in the bathrooms. Extra-high baseboards, wainscoting and crown molding accentuate the home’s stylish appearance. A standout feature is clapboard siding in the kitchen, giving an oldtime flavor to the 5 year-old home. Viking and Sub-Zero appliances highlight the cooking center, including stainless refrigerator, gas cook-top, double convection ovens and built-in microwave. There are granite countertops, custom cabinets and retro lights shaped like bells over the farm sink. Separating the spacious living room from the kitchen and dining area is a wide chimney with twosided fireplace. There’s a first floor office as well as a large laundry room with cabinets and a sink. Debuting the second floor is a loft at the top of the stairs with balcony looking out over the main level. The high-end master suite keeps with the throwback theme, showcasing a claw-foot tub and a shower with a decorative wooden ladder next to the entrance. A surround sound system pipes music throughout the house. The audio reaches to the over-sized back porch, which has plenty of space for furniture and even a TV. “It’s a great family home,” she says.

Out back is the decent-sized yard. The close-in pier is substantial enough for a boat lift and a floating dock. Launched in the past decade, Beresford Creek Landing is built close to the creek. A long causewaylike street connects the subdivision to Clements Ferry Road. The community has its own amenities center with swimming pool, tennis and volleyball courts and a playground. There’s also a pond nearby. In Kilgallen’s opinion, 1515 Creek Side Way is a proper fit in the posh yet kid-friendly neighborhood — a luxury home that’s priced on the value end of the million-dollar property curve. “It think this is for a discerning buyer who wants the most for their dollar,” she says. The house is toward the far end of Beresford Creek Landing. From Interstate 526 heading east, cross the Cooper River and turn left on Clements Ferry Road North, exit 23B. Go less than a mile and turn right into Beresford Creek Landing. Take a right on Blue Sky Lane, then left on Rivershore. Make a right on Creek Side Way, and on the right is 1515 Creek Side Way.
