Invest in brighter futures for young people in Westminster

There has never been a more important time to support organisations providing lifechanging support to Westminster’s young people. The Westminster Brighter Futures Fund was established in 2019 to continue our aim of increasing long-term funding for local youth clubs. Last year, we awarded 20 grants totalling £289,000 to YWF Members across the borough. We're looking for businesses to join our community and support the Brighter Futures Fund in 2021.

Welcome to the Westminster Property Association’s 2021 Annual Lunch I am delighted to welcome back WPA members and our guests to the WPA Annual Lunch 2021. It is wonderful to return to the most anticipated gathering in the property calendar. The theme of today’s event is partnership. This has always been at the heart of the WPA’s ethos, and the key component to our engagement with politicians, policy makers, community and industry leaders. Such collaboration helps drive ideas, energy and innovation in creating some of the best places and spaces in the world, right here in the West End. The power of partnership between the private and public sectors during the pandemic has been truly extraordinary. This brochure contains a very small snapshot, and we are joined today by representatives of many of those organisations at the sharp end of supporting our communities; local, London and national Government, alongside charities and other groups.

I believe that the role of the property sector as a driver for the area’s economic and social prosperity is recognised more now than ever. That work is ongoing as hopefully we come out of the pandemic. We must ensure that we build back better, delivering tangible, local benefits from socially responsible and sustainable real estate development. The impact of the pandemic has been felt keenly in the West End, as reliant as it is on what makes it such an amazing area – its people – who come from far and wide to live, work and visit. Al fresco dining has clearly played a key role in changing the look and feel of the West End throughout the pandemic, and has helped to safeguard many of the 80,000 jobs in hospitality in the area. It has without doubt been one of the unexpected positive outcomes of Covid-19, and has the potential to fundamentally change the commercial heart of our capital for the better. What a joy it has been to walk through its streets with less traffic, cleaner air and more space for people to enjoy our great city. Rebuilding Westminster’s economy and creating a more open, attractive and equitable city requires private and public sector collaboration with a new sense of urgency and trust. We also want to help deliver a green-led recovery and tackling climate change has never been so urgent, as evident from COP26 earlier this month. There are significant challenges to overcome, as well as opportunities to seize. The WPA and our members, working with all our partners here today, are ready to rise to that challenge. I am confident we can, and will, succeed.

A Message from the Chief Executive It has been quite an extraordinary two years since the last WPA Lunch. Back then the ramifications of years of political wrangling and Brexit were perceived as the greatest threats to growth. Then along came Covid-19. Thankfully recovery is now gaining momentum, and the incredible efforts of the public and private sectors at the height of the pandemic will hopefully leave a lasting legacy. There is a greater awareness of the property industry’s ability to help drive economic and social prosperity, as well as a renewed recognition that with such power comes responsibility. WPA members play a vital role in supporting job creation, a green and healthy environment, improved public realm, and the delivery of affordable homes. These are all priorities responsible businesses represented in this room today are seeking to address. To that end, we are working closely with policymakers at local, London and national government on shared challenges.

In Westminster, this is how can work together to achieve Net Zero Carbon by 2040. The WPA published research last year seeking solutions on this issue. We will shortly be following this up with a major new body of work on which we have collaborated closely with Westminster City Council, Historic England and other partners. It is through partnership that we can harness the skills, innovation and financial investment required by WPA members to help support not just Westminster’s recovery, but given the area’s strategic importance, London’s too. The property sector also recognises that to achieve such ambitions it also needs to change. It needs to better reflect the communities in which it operates, as well as offering them more opportunities to participate in it. Organisations such as BAME in Property, Freehold, Real Estate Balance and Pathways to Property are doing brilliant work to support greater diversity in real estate. Our WPA NextGen group has been working hard too, producing a series of diversity guides, jointly with their peers at CPA, which have been commended for their practical guidance for property companies to support this. I was recently honoured to represent the WPA at homelessness charity The Passage’s inaugural awards, where Prince William praised the work of that extraordinary organisation. The WPA sponsored their Partnership of the Year Award, which rightly went to one of our members which has worked with it for many years. It drove home how through partnership the property sector, when it gets behind a cause, can deliver meaningful change. The WPA will continue to champion these causes with your support.

Guest Speaker Sir Charlie Mayfield Sir Charlie Mayfield is the former Chairman of John Lewis Partnership (2007 – 2020) and the Founder and Chair of ‘Be The Business’: a businessled, Government-backed organisation aimed at driving productivity in UK businesses of all sizes. ‘Be The Business’ aims to support businesses in improving their productivity levels, in turn benefiting the overall health of the UK economy. Currently, the UK lags behind comparable nations in terms of productivity. ‘Be The Business’ aims to support business by offering a programme of mentoring, research and campaigning to spread awareness of the productivity movement to elevate the UK’s business sector. Sir Charlie was responsible for business strategy and development for both John Lewis and Waitrose, and was instrumental in developing the Partnership’s online strategy. He is also a former Chairman of the UK Commission for Employment & Skills (2010 – 2017).

The power of partnership During the pandemic, our members offered their support to those most in need throughout Westminster, as well as providing hundreds of millions of pounds of support through rent relief to businesses. We have highlighted a selection of the incredible initiatives carried out by WPA member companies, of which there were many, many more.

Meals º Derwent funded the expansion of kitchen facilities at UCLH to support vulnerable people

º Grosvenor’s extension of Eat Out to Help Out scheme brought 56,000+ diners to its outlets, benefitting hospitality and retail

º Landsec donated £160k to Westminster charities including Cardinal Hume, The Passage and Young Westminster Foundation

º Capco funded a chef for Dragon Hall

community centre serving the elderly hot meals

Community º Landsec’s iconic Piccadilly Lights promoted public health messages on behalf of the NHS and registered charities for free

º Nearly 900 businesses in Westminster made use of 60 street closures for al fresco to support hospitality

º Westminster Connect supported over 25,000 residents with 50,000 ‘acts of kindness’ undertaken by more than 3,000 volunteers

º Shaftesbury supported Soho Parish School’s hardship fund

Charity º LandAid raised over £500,000 for its COVID-19 Emergency Fund

º Howard de Walden donated £100,000 donation to UCLH for clinical research

º Grosvenor donated £250,000 to the London Community Foundation

º British Land and Great Portland Estates donated a combined £625,000 to local charities, including Young Westminster Foundation

º Derwent London increased its biannual charitable donation by over 80% to £696,000

Young people º Great Portland Estates donated £75,000 to youth homelessness charity Centrepoint º Shaftesbury provided £510,000 through its Covid Community Fund, which went towards supporting young people and accommodating key workers º British Land supported National Literacy Trust, distributing books to 4,000 families and 8,800 children

Key workers º The Crown Estate offered free use of its car parks to NHS workers, and provided space for testing service º Derwent London donated 16 furnished apartments at 80 Charlotte Street to NHS workers º Claridge’s was one of a number of hotels which provided accommodation, breakfast, and dinner to NHS workers

º Make Architects’ produced 100 items of PPE per day º CBRE provided free advice to NHS Property on the roll out of Nightingale Hospitals º CBRE staff also raised £1m for Action for Children 19

The Passage is the lar¬gest Resource Centre in the UK for people experiencing homelessness. We help hundreds of people to end their homelessness for good every month, with tailored support matched to our clients’ needs and circumstances. You will see from our photos, that during lockdown, with the support of an army of volunteers, The Passage prepared a total of 94,129 food parcels for our clients, ensuring that the people we support received a hot and healthy dinner, breakfast, and lunch every day. After lockdown restrictions ended, we held a Health and Wellbeing Day in our Resource Centre, where clients could reconnect with their peers, and receive a Covid-19 jab if they wished to. The King’s Scholars’ Passage Community Garden has become a green sanctuary for clients and volunteers and has shown how a small idea can cultivate a closer community and improve mental health.
