Hello Again, I thought it might be fun to pick bits and pieces out of the last three years of Hello Again and add a few comments. Let’s see what we chatted about starting with the opening paragraph of July 19, 2010. Issue of July 19, 2010: Forty-five years ago our family said hello to the Mohawk Valley with the 1st issue of the Pennysaver. That issue was mailed during a snowstorm in January of 1965. Comment: The thruway was closed at Canajoharie. The high school gym floor was covered with sleepers. Route 10 was completely blocked with snow and remained blocked for a few days. Issue of Sept. 2, 2010: While out checking on delivery of your paper (The Original Valley Pennysaver), we ran into a “one picture is worth a thousand words” situation. We passed a farmer with his horse and buggy delivering three cans of milk. He was sitting in his buggy while climbing a hill reading his Pennysaver. Comment: This is what memories are made of. Issue of Sept. 27, 2010: We are not just people. We are God-believing, freedom-loving Americans. We carry the big stick, we can vote. Comment: It would appear to some — we the people are being encouraged to accept huge government control — both state and federal. Will we soon become — the one state of America and not the United States of America or the “changed to” Socialist State of America with a supreme ruler, appointed by a ruling body and not by vote? Question: What is the difference between a huge in-control-of-everything government and a socialist government in absolute control? Issue of Nov. 11, 2010: Have you ever wished you could travel back in time to the old barge canal days here in the Mohawk Valley? A common scene would be wooden barges pulled by horses, mules, oxen, and even donkeys. Comment: I could add villages along the canal — busy with dependable local trade: farm families and local business owners. Even the banks were locally owned. Those were the days my friends, we thought they would never end. And it is too bad, they did nearly end. I often stop to wonder about God. How did he ever create such a beautiful place as our valley? I’m grateful he did and allows you and me to live here and enjoy it. Comment: Amen and amen. Issue of Dec. 20, 2010: I spend so much time chatting about Ireland, you might wonder if I was born over there. No, I was born in a farmhouse in the township of Middlefield, NY. I wanted to be close to my mother that day. Comment: In two more years that birthday — God willing — will mark 80 years, and the title Valley Pennysaver will mark 50 years. Issue of Jan. 3, 2011: George Bernard Shaw said, “I am an atheist, and I thank God for it.” Comment: As my mother often repeated, “As the Irish man said, ‘Each to his own as Paddy said when he kissed the pig.’”

Issue of April 28, 2011: Early in the morning, just a few days ago, two lonely silos stood side-by-side along Route 5 near St. Johnsville. Little did they know that by nighttime a large, extremely well built farm building would be standing next to them. In one day it was completely finished. Comment: A few years ago Amish families moved into our area, some farmers, carpenters, builders, handymen, business owners, etc. What a great contribution to our area and way of life. The barn building: a perfect example of Christian friendship and helping your fellow man. Issue of Oct. 15, 2011: The trouble with some women they get all excited about nothing — then they marry him. Comment: No comment. Issue of July 28, 2012: When the atomic bomb was being developed in the utmost secrecy at Oak Ridge Tennessee, the workers — most of whom had no idea what it was all about — often explained to questioners that “This is where the front of the horses are made. Then we ship them to Washington for additional assembly.” Comment: Is it possible that is where mules and jack-asses evolved from? Issue of Nov. 17, 2012: Don’t stand around doing nothing unless you want your neighbors to think you have a government job. Comment: Have you ever wondered why so many think government employees do not work very hard? Yet we know this is not true. Many wonderful hard-working people have spent their lives working for our local, county, state, and federal governments.
In the Hello Again issue of Jan. 19, we published this picture of a body off a fully restored 1930 Model A Ford. It was called a National Best of Show Winner.
This 1930 Model A Ford sports coupe is locally owned by Gerald and Linda Gould of Fort Plain. This beauty is believed to be the original production coupe, not totally rebuilt.
Comment: The only difference in men and boys is the cost of their toys. Have you ever been envious? — No? Everytime I see the Gould’s beautiful green 1930 Model A, I become envious. Issue of July 21, 2012: Place your faith in the Lord and his promises and you will have the strength to withstand any adversity. There are seven days in each week. One is the Lord’s day. Remember his day and the next time you talk with him say, “Thank you Lord for my family and friends.” Comment: Actually every day belongs to the Lord. He allows us to live, prosper, and enjoy life asking us only to believe, trust, and obey. Fred Lee and the Lee Family

In December 2012, your Town Board voted to purchase a very expensive plow truck. The question was asked, why does the Town need 6 trucks to plow 67 miles of road? An alternative solution was presented that the Highway Department consider reducing the number of routes from six to five, thereby eliminating the need for a 6th truck. That possible solution would not be considered. It seemed a reasonable request considering other townships such as Canajoharie have 5 trucks to plow 77 miles of road, Charleston - 68 miles with 3 trucks, and the Town of Glen - 65 miles with 3 trucks. Difficult decisions are going to have to be made as we continue to try to financially survive in this economic climate that does not appear to be getting better any time soon. Contestants sought for Miss Mohawk Valley Scholarship Pageant and Youth Events Applications are now being accepted for the 2013 Miss Mohawk Valley Scholarship Pageant. This competition is open to single young women ages 17 (and at least a high school senior) to 24 (and no older than 24 by the end of this year) who are living, working or going to school full time in Oneida, Herkimer, Fulton or Montgomery Counties. Contestants will compete in private interview, swimwear, talent, evening gown and on stage question categories. Scholarship prizes will be made available and the winner will represent the Miss Mohawk Valley title at community
events throughout the year. The new Miss Mohawk Valley winner will also advance to the Miss New York Pageant in July and could possibly go on from there to next year’s Miss America Pageant. Immediate pre-registration is required to be a contestant in the pageant, which will be held on March 16 at VernonVerona-Sherrill Central school presented in partnership with the Vernon-Verona-Sherrill Junior FFA. The Miss Mohawk Valley Scholarship Program will also host two youth events, both on Feb. 24 at the Ilion Marine Corps League, to select guest performers for the
March pageant. The Little Miss Mohawk Valley Youth Pageant will award crowns and trophies in several age categories for girls ages 3-17 and boys ages 3-7. Contestants will be judged on personality, stage presence and appearance while modeling a dressy or formal outfit and being interviewed on stage. Following the youth pageant will be the Miss Mohawk Valley Youth Talent Showcase open to boys and girls between the ages 3-17. Awards will be presented in the 12 and under, 13 and over and group divisions. Winners from each event will be featured

ECHO - Female Pit Bull mix, 1 to 2 years old, 55 lbs. Found on Route 5 west of St. Johnsville in September 2011. Friendly, high-energy, and very strong. Good with some dogs, not cats. OK with older kids.
MASON - Male Pit Bull/American Bulldog mix, about 3 years old. Found on Anderson Road, Sprakers on December 19, 2012. He’s a charmer with a wonderful “Pittie” smile and very talented ears.
MONTANA - Male Pit Bull mix, about 3 years old, 4-6 lbs. Found on Old Fort Plain Road, Canajoharie on October 22, 2012. Not good with cats. Ok with older kids.
ZORRO - Medium-haired black male, about 8 years old. Found on Stone Arabia Road, Fort Plain on December 5, 2012. He’s a lover with a constant gentle purr.
FLYNN - 6 year old white & black male. Came to the shelter on August 27, 2012 because his owner was no longer able to care for him, He’s a doll! Playful and very affectionate.
SUNDAY - Lovely female Calico, about 8 years old. Found abandoned in a carrier on Hilltop Road, Sprakers in September 2010. She will tolerate other cats and is fine with dogs. Sweet and affectionate.

Q: I have Cabbage Patch dolls, reindeer from McDonald’s, Tonka toys, old books and other items. I need to know the values of these items so I can sell them. — Dorothy, Cortland, NY A: I suggest you do some research into current values by visiting antique shops and malls in your area. Find a dealer and see if he or she will help you. Most dealers are more than willing to share their expertise, but don’t waltz into a shop with a long list expecting them to price each item. It won’t happen. If that is what you need, you should hire the services of a good, certified appraiser. I also think current price guides would be helpful. You can find some of the better ones at www.amazon.com. In this sluggish economy, finding buyers and getting top dollar will be difficult.

Q: I have a copy of the Watkins Cook Book from 1938. Is it worth anything? — Dolores, Platteville, WI A: The Watkins Cook Books often were given away by company representatives. A quick check revealed that most editions from the 1930s sell in the $10 to $25 range depending, of course, on condition. What you need to know about tax deductions (BPT) - You probably know tax deductions are an important part of your income tax return and that you want as many as possible. But do you understand how deductions actually save you money or how to determine which ones you can claim on your tax return? “Simply put, deductions lower the amount of your taxable income,” explains Jessi Dolmage, spokesperson for TaxACT, makers of popular tax-preparation software. “The more deductions you have, the less tax you pay.” You have the choice of claiming the standard deduction or itemizing deductions
on your tax return, but you should choose whichever amount is higher. Nearly two out of three taxpayers claim the standard deduction. Amounts are adjusted for inflation each year, vary by filing status and are higher for those 65 and older or who are legally blind. For 2012 federal tax returns due April 15, 2013, standard deduction amounts are: * $5,950 for singleor married filing separately * $11,900 for married filing jointly-and qualifying widows(ers) * $8,700 for head of household If you itemize, your deductions are listed separately on your tax
return. Itemized deductions are reported on Schedule A and can only be filed with long Form 1040. On the other hand, taxpayers claiming the standard deduction can file Form 1040, 1040A or 1040EZ. Itemized deductions may include mortgage interest, state and local taxes, charitable gifts, unreimbursed employee expenses, uninsured casualty or theft losses, and miscellaneous deductions. However, your expenses must meet certain requirements to qualify as itemized deductions. For instance, certain miscellaneous deductions must exceed 2 percent of your adjusted gross income, and unreim-
bursed medical and dental costs must exceed 7.5 percent of your adjusted gross income. If your tax return filing status is married filing separately, both spouses must claim the same deduction type. If one spouse itemizes deductions, the other must also itemize, and vice versa. All taxpayers are eligible for certain deductions, regardless of whether they itemize. Dollars and sense by David Uffington Start preparing now for spring home sale If you plan to list your home for sale when spring arrives, it’s to your benefit to use the months until then getting your property in good shape. At the very least, make plans so you can get started immediately in a few months. While it’s generally not safe to paint rooms when the doors and windows are closed, you can make your decorating plans. If you spot the paint on sale (common in the winter), go ahead and buy it now. As long as the cans stay completely sealed (tuck them in a closet so they won’t freeze in your garage), the paint will be good for a long time to come. Before you paint, take the cans back to the store and ask them to run the cans through the shaker again to ensure the paint is thoroughly mixed. Start interviewing potential real-estate agents. Let them come through your home and tell you what items you need to fix or change to get the best sale price. Learn about the agents and what they offer, but don’t sign any contracts yet. Have a home inspection. The result will be your to-do list over the next few months. At the very
least you’ll be warned about those items before a buyer hires his own inspector and notes them in a sales contract as negotiating points. If you have snow on the roof, the inspection will be a bit limited, but the condition of the house and its systems will give you an overall idea. Do interior repairs now. A new toilet and sink in the bathroom, and later, paint, a fresh shower curtain and new towels will add to your potential sales price. If you’re going to have landscaping work done when warm weather comes, get on the schedule now. Talk with a landscape planner at a few home and garden places and nail down what you’ll want. De-clutter. For many homeowners, getting rid of excess clutter is the most time-consuming of all home-sale activities. Start by going through closets and toss clothes you haven’t worn in three years, and also reorganize kitchen cabinets. Depersonalize your home by removing family photos. This is a hammer by Samantha Mazzotta Q: We’re buying a new house in a couple of months, and one of my friends mentioned that once the purchase is final and before we move in, I should replace all the doorknobs and locks on the exterior doors for security purposes. Is this really something we should do? What’s the best way to replace them? — Clark in Syracuse, NY A: While I haven’t heard a lot about changing doorknobs and deadbolts on new homes for security purposes (you could just have the locks rekeyed), it certainly wouldn’t hurt to do so. In addition to having new locks that no one else has the key to, you get the added benefit of choosing new styles of hardware for your exterior doors. Once you’ve picked out the new doorknobs and deadbolts, remove and replace the old hardware one at a time. If there are any problems with installing the locks, you’ll at least have one working lock on the door while you solve the problem. Remove the doorknob by first taking off the cover plates. There may be screws holding the plates in
place; unscrew and remove those. If there are no visible screws, check the doorknob on the interior side. A small slot should be visible on one side of the handle, usually behind the knob. You should be able to push in the small metal piece inside the slot, using a paper clip or even the tip of a key, until the knob pops loose. Now take off the cover plate. An underlying plate will be visible. This can be popped off by locating a small notch on the edge of the plate where it presses against the door. Insert a flat head screwdriver into the notch and gently twist it to loosen the plate. Now you’re free to unscrew the attaching screws that hold the doorknob assembly. You also will need to remove the screws from the latch plate on the side of the door. Remove the assembly carefully so you don’t damage the door. If you intend to replace the strike plate as well, remove that from the door frame. To install a new doorknob, reverse the above procedure. You may find that the new doorknob doesn’t line up quite the same as
the old. You can adjust the backset to correct this. If you replace the strike plate, make sure the latch hits it correctly. Tighten up all the screws, being sure not to overtighten, and test to make sure the door latches and locks properly. Replacing a deadbolt lock is very simi-
lar to replacing the doorknob. The biggest difference is if a door does not already have a deadbolt installed. In that case you’ll have to drill holes for the deadbolt and the latch before installing the new hardware. (c) 2012 King Features Synd., Inc.

For your pet’s entire needs, whether a collar and leash for your dog or electric fencing supplies for your livestock, True Value now carries it all! “We want to serve the community,” said Tania Kilmartin. “We want to be more customer friendly.” Merchandise has been expanded by about 300 linear feet of products, and now includes mini-blinds, cabinet hardware, an extended faucet display and a “huge assortment of replacement barbecue parts.” John and Vada Dunham established True Value at the 12 Willett Street location, in about 1985. Floyd bought in as a partner in 1989 and when John retired in about

Tania and Shawn Kilmartin, who both worked at the store when they were teens (and high school sweethearts), bought the business from Floyd and Sue in 2010 and they are the folks responsible for the renovations. “We wouldn’t be here if it wasn’t for the people and customers and that’s why we
built our business and made it a good place here for the people in the community,” commented Sue. Tania and Shawn continue supporting the community in the example of Sue and Floyd. They report selling calendars, hosting bake sales and holding barbecues to benefit the Fort Plain Fire Department, the Boy Scouts and the Friends of Fort Plain.

Tania also organized Fort Plain’s seasonal farmer’s market, which was held in the True Value parking lot for some time. “We really try to be community oriented,” Tania stated. Sue says that having the “young people” take over the store has brought about positive changes. “They’re modernizing it and they have more updated ideas,” said Sue. Fort Plain True Vale will be holding a Grand Re-Opening Celebration coinciding with the beginning of the spring season. The 3-day event will take place March 2224. The event will feature a barbecue, bake sale, treasure hunt, prize drawings and door prizes, with a ‘Spin to Win’ wheel. “We’ll be giving away a lawn mower, a BBQ grill, patio furniture and some surprises!” Tania reported. True Value hours are M-F. 7:30-6, Sat. 7:30-4 and Sun. 9-1.

Auto repair: Wondering about your warranty? It’s a common misconception that only car dealers can perform the routine maintenance and repairs on a newer vehicle that is under warranty. In fact, it is law that consumers can patronize their neighborhood repair shop or do the work themselves without violating the manufacturer’s warranty, says the Car Care Council. Consumers are protected by the Magnuson-Moss War-ranty Act, enforced by the Federal Trade Commission (FTC), which prohibits a manufacturer from voiding the vehicle war-
ranty because service was done by a non-dealer. According to the FTC, “It’s illegal for a dealer to deny your warranty coverage simply because you had routine maintenance or repairs performed by someone else. Routine maintenance often includes oil changes, tire rotations, belt replacement, fluid checks and flushes, new brake pads and inspections.” “Many motorists wonder if they will void their factory warranty if someone other than the dealer services their vehicle,” said Rich White, executive
director, Car Care Council. “The truth is that consumers can have routine repairs performed by their local independent repair shop or do the work themselves without affecting the warranty. It is also important to note that using aftermarket parts does not void the warranty.” When using a non-dealer, independent aftermarket shop to maintain your vehicle, the council strongly recommends keeping records and receipts for all maintenance that is done to the vehicle and adhering to scheduled mainte-
nance requirements. If a warranty claim arises, these records will provide proof that maintenance has been done in accordance with the manufacturers’ recommendations and requirements. Better Business Bureau names “Top Ten Scams” of 2012 BUFFALO, NY — The Better Business Bureau investigates thousands of scams every year across North America and helps the public with their concerns each day here in Upstate New York assisting thousands by phone and over 1.5 million online last year alone. Our annual “Top Ten Scams” list is created from those having the most widespread impact using a variety of sources, gathering information on scams from consumers, some of whom have been victims of scams; from federal agencies; and from other reliable information sources. To help consumers in their quest to figure out which offers are real and which ones are possibly frauds, BBB is proud to announce the recent launch of two new websites designed to prevent falling for scams: BBB Smart Investing (www.bbb.org/smartinvesting), developed in partnership with the FINRA Investor Education Foundation, the site informs consumers about investment fraud, Ponzi schemes and risky investments, and helps them assess their risk, check out brokers, and avoid getting taken. BBB Scam Stopper (www.bbb.org/scamstop-
per), developed in partnership with Western Union, educates consumers about the major types of scams and provides information on how to avoid them and how to report them. Here are BBB’s Top Ten Scams of 2012: Top Overpayment/Fake Check Scam: Car Ads The online ad says something like “Get Paid Just for Driving Around” - a prominent company is offering $400+ per week if you’ll drive around with their logo all over your car. They send a check to you, which you are supposed to deposit in your account and then wire part of the payment to the graphic designer who will customize the ad for your vehicle. A week later, the check bounces, the graphic designer is nowhere to be found, and you are out the money you wired. Top Emergency Scam: Grandparents Scam The “Grandparents Scam” has been around a while, but it’s still so prevalent we need to mention it again: grandchild/niece/nephew/frie nd is traveling abroad and calls/texts/emails to say he or she has been mugged/arrested/hurt and needs money right away (“.and please don’t
tell mom and dad!”). Easy rule of thumb - before you wire money in an emergency, check with the supposed victim or their family members to make sure they really are traveling. Odds are they are safe at home. Top Employment Scam: Mystery Shopping If you love to shop, working as a secret shopper may sound like an ideal way to supplement your income. But scammers have figured that out, too, and many job offers are nothing more than a variation on the Overpayment/Fake Check Scam (above). The Mystery Shopping Providers Association says it’s not the practice of their members to prepay shoppers, but if you have your heart set on this type of job, you can find a legitimate gig through their website at www.mysteryshop.org Top Advance Fee/ Prepayment Scam: Nonexistent Loans Most of the scams advertise online and promise things like no credit check or easy repayment terms. Then the hook: you have to make the first payment upfront, you have to buy an “insurance policy,” or there is some other kind of fee that you have to pay first to “se-
cure” the loan. This year, we heard a new, aggressive twist on loan scams: consumers who were threatened with lawsuits and law enforcement action if they didn’t “pay back” loans they said they had never even taken out in the first place. Top Phishing Scam: President Obama Will Pay Your Utility Bills At the peak of summer with utility costs soaring, consumers got emails, letters and even door-todoor solicitations about a “new government program” to pay your utility bills. Victims “registered” with an official-looking website and provided everything scammers needed for identity theft purposes, including bank account information. Top Sweepstakes/ Lottery Scam: Jamaican Phone Lottery In this one, the calls come from Jamaica (area code 876) but the person claims to represent BBB (or FBI, or other trusted group). Great news: you’ve won a terrific prize (typical haul: $2 million and Mercedes Benz) but you have to pay a fee in order to collect your winnings. Best just to hang up and then file a phone fraud report with the appropriate government
agency (see below). Top Identity Theft Scam: Fake Facebook Tweets You get a Direct Message from a friend on Twitter with something about a video of you on Facebook. In a panic, you click on the link to see what the embarrassing video could possibly be, and you get an error message that says you need to update Flash or other video player. But the file isn’t a new version of Flash; it’s a virus or malware that can steal confidential information from your computer or smart phone. Twitter recommends reporting such spam, resetting your password and revoking connections to third-party applications. Top Home Improvement Scam: Sandy “Storm Chasers” BBB spends a lot of time investigating and reporting on home improvement scams, but this year we saw an unusual amount of “storm chaser” activity following Super Storm Sandy. In an emergency, it’s tempting to skip reference checking, but that’s never a good idea. Next time you need home repairs, find a contractor at www.bbb.org/search. Top Sales/Rental Scam:
Real Stars, Fake Goods Sports memorabilia and phony tickets always make the list of top counterfeit goods. Buy directly from team stores and websites, or from legitimate retailers. You’ll pay a little more, but it will be the real deal. Remember, if a deal sounds too good to be true, it probably is. Scam of the Year: Newtown Charity Scams Within hours of the horrific shooting at Sandy Hook Elementary School in Newtown, CT, social media pages dedicated to the child victims began cropping up.and some of them were scams asking for money. In response to these reports, BBB Wise Giving Alliance offered tips for donors www.bbb.org/us/article/bbb-offers-ten-givingtips-for-newtowntragedy-39052 to understand how and when to best support those dealing with such a tragic crisis. Although the number of people defrauded and the total dollars stolen is most likely low, the cynicism and sheer audacity of these scams merits our selecting it as the “Top Scam of 2012.”
Seventy-seven percent of families lack home fire escape plan Every day at least one child dies in a home fire. In that same day, 293 children suffer from a non-fatal unintentional injury caused by a fire or burn. In a nationwide effort to educate parents about the importance of fire safety Safe Kids and the United States Fire Administration are teaming up to ask every family to create a home fire escape plan and to practice it with the entire family. According to a recent NFPA study, 77 percent of American households have not developed and practiced a plan to ensure they could escape quickly and safely during a home fire. Home fires account for nearly 90 percent of all fire-related fatalities, and young children are at a particularly high risk because they don’t perceive danger as readily and can lack the ability to escape a life-
threatening fire situation. “Fire can spread rapidly through a home, leaving a family as little as two minutes to escape safely once the alarm sounds,” said Rich McCaffery, Community Educator at Bassett Medical Center and Safe Kids of Otsego County. “Along with a properly installed smoke alarm, parents should plan several escape routes out of their home and then designate a safe place to meet. Then practice with your kids so they know exactly what to do.” Safe Kids and the United States Fire Administration are encouraging everyone to create and practice an at-home fire escape plan using the Safe Kids downloadable worksheet. The worksheet provides a diagram to help children and parents work together to create and practice their own fire escape plan. In addition
to plan, parents are encouraged to test all smoke alarms frequently, replace batteries at least once a year and install new

der is for emergencies only and is not a toy. • Practice feeling the door, doorknob, and cracks around the door with the back of your hand to see if it is too hot. Help your children practice this step. • Teach children to “get low and go” if there is smoke when they are leaving the home. • Choose a safe place to meet in front of your home where you can be seen from the street. • If you cannot safely escape your home or apartment, stuff the cracks around the door and air vents with duct tape, towels or clothing and call 911. Prepare for extremely cold weather every winter — it’s always a possibility. There are steps you can take in advance for greater wintertime safety in your home. Although periods of extreme cold cannot always be predicted far in advance, weather forecasts can sometimes provide you with several days’ notice. Listen to weather forecasts regularly, and check your emergency supplies whenever a period of extreme cold is predicted. If you plan to use a fireplace or wood stove for emergency heating, have your chimney or flue inspected each year. Ask your local fire department to recommend an inspector, or find one in the yellow pages of your telephone directory under “chimney cleaning.” Also, if you’ll be using a fireplace, wood stove, or kerosene heater, install a smoke detector and a battery-operated carbon monoxide detector near the area to be heated. Test them monthly, and replace batteries twice a year. Your ability to feel a change in temperature decreases with age, and older people are more susceptible to health problems caused by cold. If you are over 65 years old, place an easy-to-read thermometer in an indoor location where you will see it frequently, and check the temperature of your home often during the winter months. Insulate any water lines that run along exterior walls so your water supply will be less likely to freeze. To the extent possible, weatherproof your home by adding weather-stripping, insulation, insulated doors and storm windows, or thermal-pane windows. If you have pets, bring them indoors. How to Survive Buying Your First Home First time home buyers easily can be overwhelmed by the process of buying a home. In addition to the legal hurdles associated with purchasing a home, the stress of committing such a substantial amount of money can lead to some sleepless nights. But first time home buyers in the market for a home can prepare themselves for the process ahead of time. Though the following tips might not guarantee a smooth and stress-free home buying experience, they can answer a few questions and facilitate the process.
The lowest home prices in years and tax incentives are driving many people to purchase their first home. Few things are simultaneously as exciting and nerve wracking as becoming a homeowner. Preparation can make sure individuals are covering all of the bases.
• Establish your price range.
• Expect to pay costs.
As the housing crisis of the last several years indicated, many homeowners got in well over their heads. Some lost their homes to foreclosure, while others found it extremely difficult to pay their mortgage each month. First time buyers can avoid such scenarios by honestly assessing what they can afford and searching for homes within their price range. A host of Web sites, including some lender sites, provide free mortgage calculators so buyers can see just what they can afford. Lenders often recommend spending less than 30 percent of income on housing costs.
Closing costs are often a big shock to first time home buyers. Closing costs include lender fees, title and settlement fees, taxes, and homeowners insurance or homeowners association fees. Bankrate.com provides an annual closing cost survey for buyers to get a better feel of just what they will be spending when the time comes to sign on the dotted line. A lender can also give an estimate of what fees may total.
• Research rates and taxes. Certain external factors beyond the price of the home will factor into a homeowner’s monthly financial commitment. Taxes and homeowner’s insurance can vary greatly depending on a home’s location. Research property taxes in different communities, and show around for homeowner’s insurance when looking for a home.

Don’t put your home on the market blindly. Following are a few tips to help get you started: CHOOSING A BROKER Speak with two or three brokers from different agencies. Ask them the same questions to compare what they would do to sell your home. Some questions to ask include: • How many years have you been in business? • How long have you sold houses in this area? • How many houses did you sell in the past year? • What is your commission? • If I were to work with you, how would you best market my house? • Will you organize meetings with potential buyers and will you coordinate them personally? • Can you give me names and telephone numbers of others families that have that have used your services?
PREPARING YOUR HOME
• Get rid of odors.
So you’ve chosen a broker but now you have to get your home in gear. No matter how much or little it costs, its important to do some “spring cleaning” to your home before you put it on the market. Paying even a little attention to the details can make a huge difference in the appearance of your home and attract more interest from prospective buyers. Some ideas include:
Place potpourri around the house, especially if you have pets or a smoker in the family.
• Clean the exterior.
• Eliminate clutter.
Keep the grass cut and the outdoor area tidy. Paint or wash the exterior of the home including windows, shutters, siding and doors. Examine the gutters, chimney and driveway; get them into good condition. Seal any cracks in foundation or walkways.
Remove any unnecessary garbage from your closets, garage, attic and basement. Store garbage, debris, lawn mowers and hoses out of sight.
• Touch up the interior. Clean and brighten rooms that have heavy traffic with a fresh coat of paint. Wash wallpaper, tiles, paneling, floors, carpets, tubs and showers. Clean heat and air-conditioning air filters.

Auto repair: wondering about your warranty? It’s a common misconception that only car dealers can perform the routine maintenance and repairs on a newer vehicle that is under warranty. In fact, it is law that consumers can patronize their neighborhood repair shop or do the work themselves without violating the manufacturer’s warranty, says the Car Care Council. Consumers are protected by the Magnuson-Moss Warranty Act, enforced by the Federal Trade Commission (FTC), which prohibits a manufacturer from voiding the vehicle warranty because service was done by a non-dealer. According to the FTC, “It’s illegal for a dealer to deny
your warranty coverage simply because you had routine maintenance or repairs performed by someone else. It is also important to note that using aftermarket parts does not void the warranty.” When using a non-dealer, independent aftermarket shop to maintain your vehicle, the council strongly recommends keeping records and receipts for all maintenance that is done to the vehicle and adhering to scheduled maintenance requirements. If a warranty claim arises, these records will provide proof that maintenance has been done in accordance with the manufacturers’ recommendations and requirements.

Advice for families coping with an older driver’s changing abilities (BPT) — As we age, and watch our loved ones grow older, it’s important to think about — and plan for — a time when we may no longer be able to drive. But how do we decide when it’s time to transition from driver to passenger? In our busy suburban communities driving is essential to an independent lifestyle, and the decision to stop driving is a sensitive, personal one. In addition to creating practical challenges, giving up driving may stir feelings of anger, frustration, isolation and depression, so it is not to be taken lightly. With the significance of driving in mind, family members can help older drivers make the transition from driver to passenger. But how do you initiate the difficult conversation? The experts at AARP Driver Safety and The Hartford offer some advice. First, help older drivers stay safe behind the wheel for as long as possible. Adult children can help aging parents regularly maintain their vehicles. And if it’s time for a new car, adult children can help identify choices with new technologies that can enhance safe driving, like reverse monitoring systems. Older drivers can brush up on their driving skills with AARP Driver Safety’s course, which is specifically designed to help people 50 and older refresh their driving skills. Second, family members should observe an older loved one’s driving by taking a ride as passenger and keeping an eye out for warning signs. It’s important to look for changes in driving abilities. These signs include: • Frequent “close calls” or near-crashes • Unexplained dents or scrapes on vehicles, fences, mailboxes, garage doors, etc. • Getting lost, even in familiar locations • Difficulty seeing or following traffic signals, road signs and pavement markings • Slower responses to unexpected situations, trouble moving the driving foot from the gas to the brake, and confusing the two pedals • Misjudging gaps in traffic at intersections or on highway entrance and exit ramps
• Experiencing road rage or inspiring it in other drivers • Easily becoming distracted while driving • Difficulty turning around to check the rear view while backing up or changing lanes • Receiving multiple tickets or warnings from law enforcement officers. Third, if you notice a pattern of warning signs and an increase in frequency, then it’s time to initiate a conversation. It’s important to choose the right time, place and messenger. “It’s important that the right person initiate the conversation,” says Jodi Olshevski, a gerontologist and assistant vice president at The Hartford. “Research indicates that 50 percent of married drivers prefer to hear about driving concerns from their spouses first, then doctors and finally adult children. Whoever initiates the conversation should have a strong rapport with the older driver. “Whoever it is should be empathetic, armed with facts about her driving and able to offer ideas for alternative transportation if needed,” Olshevski advises. Avoid bringing up the topic of driving during family gatherings. Instead, look for a quiet, private time when all parties involved will have privacy and minimal distractions.
