Center Parcs is pursuing plans to develop its first-ever holiday village in Scotland.
The proposed project will feature 700 lodges, a luxury spa and extensive leisure facilities, with a projected investment of £350-400 million (US$443-507 million, €418-480 million), pending planning approval.
Located in the Scottish Borders, north of Hawick and south of Selkirk, the site is approximately a 90-minute drive from both Edinburgh and Newcastle and two hours from Glasgow.
The new resort will follow the model of Center Parcs’ six existing villages in England and Ireland, with a significant wellness focus anchored by one of its signature Aqua Sana Forest Spas.
Earlier this quarter, Center Parcs rebranded its award-winning Aqua Sana spa brand to better represent its
forest-inspired wellness experience, now known as Aqua Sana Forest Spa.
Planning permission for the Scottish project is expected to be submitted in 2025 and Center Parcs anticipates it will take three years to complete the project after permission is granted. The company has already conducted
several site surveys for the proposed location but acknowledges it is only at the beginning of a “long journey”. Next steps will involve further site evaluations, design development, pre-planning consultations and community engagement.
■ If the project is greenlighted, Center Parcs will be able to realise its seventh Aqua Sana Forest Spa

John and Karina Stewart announce Kamalaya exit
John and Karina Stewart, founders of Kamalaya in Koh Samui, Thailand, have exited the business citing ‘incompatibility’ with owner, Christopher Harborne.
The Stewarts began to divest the business in 2021, firstly going into partnership with Harborne and then selling out completely and working as advisors during an earn-out period.
“It’s with a heavy heart that we have said goodbye to Kamalaya,” John Stewart told Spa Business.
“After three years – during which time we’ve honoured our duties and responsibilities under the new ownership, we’ve come to the conclusion that our business and wellness philosophies vis a vis those of the controlling shareholders are simply divergent and incompatible.
“Although we will no longer be part of Kamalaya, we hope that what we created will live on,” he said.
The Stewarts founded Kamalaya nearly 25 years ago and have grown its reputation, winning 70 global awards.

■ Mandarin Oriental’s new London spa was recognised
spa business insights
Sound of silence
This December, Mandarin Oriental spas will fall silent and celebrate 10 years of the operator's annual Silent Night event - Jeremy McCarthy reflects on a decade of championing silence
■ McCarthy was inspired to launch the event after learning about noise pollution's e ects on wellbeing
Mandarin Oriental will once again host its globally celebrated Silent Night event on 8 December, o ering guests a chance to disconnect from the holiday chaos and embrace true stillness.
Now in its 10th year, this unique initiative transforms Mandarin Oriental spas worldwide into sanctuaries of complete silence – no music, no conversations and no post-treatment recommendations – allowing guests to fully immerse themselves in mindfulness.
Conceived by Jeremy McCarthy, the group’s director of leisure, spa and wellness, Silent Night has evolved into a global tradition, attracting those seeking a meaningful respite from the fast-paced world.
Spa Business spoke with McCarthy to revisit the origins of Silent Night and uncover his plans for celebrating this significant milestone.
How did you first come up with the idea for Silent Night?
We’ve had many guests comment that they actually prefer to have the music o in the treatment room
I first started thinking about the impact of noise on wellbeing while on a visit to India around 20 years ago. I was visiting a fortress in the Aravali Hills overlooking the sprawling city of Jaipur and I was awestruck by the noise emanating up from the city below.
Embracing stillness lets your mind settle, revealing the value of silence
Noise pollution is often overlooked, yet the WHO links it to serious health issues like heart disease, hypertension, cognitive impairments and mental wellness concerns. For urban dwellers, constant noise is inescapable. Most cope by using earbuds to control what they hear, but true silence has become one of modern life’s rarest luxuries.
Why is the event always o ered in December?
The name of the event was borrowed from the famous Christmas carol, originally written as a poem by the priest Josef Mohr, who, legend has it, was inspired by the sensation of calm and silence created by the softly falling snow on his evening walk to the church. We chose to host our event in December to strike a contrast between these seasonal themes of peace, calm and silence, and the boisterous reality of
the hustle and stress of the busy holiday season. Holding a space for silence at the end of the year is also a perfect opportunity to reflect on the year gone by and consider goals for the year ahead.
What have you learned by o ering this event?
The theme of silence certainly resonates (pun intended) with our guests. We’ve had many guests comment that they actually prefer to have the music o in the treatment room.
Or they appreciate the idea of thinking of the spa as a place to go to disconnect from technology and have a moment for oneself in silence. Mostly, I think our guests appreciate the reminder to consider the impact that urban noise and streaming content may have in their own lives and to reflect on the opportunities for moments of silence within their own lifestyle.
How are you marking 10 years?
This year, our spas are o ering expanded programming on the afternoon and evening of 8 December. Each spa is o ering a new Silent Retreat featuring a mindful opening ceremony followed by wellness activities and spa treatments experienced in silence. Our teams are also asking guests to share their mindfulness mantras which will be shared on our social media channels.
How can people incorporate more silence into their daily lives?
The first thing is to bring awareness to the role of noise in your daily life. Are you allowing moments of silence, or constantly streaming sounds? With this awareness, you can intentionally add silent rituals, like a quiet co ee, a reflective commute, or a peaceful bath. Embracing stillness lets your mind settle, revealing the value of silence. ●

The much-anticipated Pendry Natirar resort and spa has finally debuted in New Jersey on a 500-acre estate once owned by the King of Morocco
Somerset County, New Jersey, is now home to a new 12,000sq ft nature-inspired spa, following the debut of Pendry Hotels & Resorts’ latest venture, Pendry Natirar, set on a historic countryside estate.
The 66-key resort, which has been in development for more than five years, is anchored by a restored 1912 Tudor-style brick mansion once owned by the King of Morocco. The sprawling 500-acre estate was purchased by Somerset County
from the Moroccan monarchy for US$22 million in 2003, with 90 acres later leased to local developer Robert Wojtowicz. Working in collaboration with Pendry, Wojtowicz has sought to transform the property into a world-class destination.
A retreat in nature
At the heart of Pendry Natirar is Spa Pendry, a two-floor wellness facility designed to immerse guests in the natural beauty of the surrounding landscape, from dense forests to meandering rivers.
The light-filled space has been designed to keep guests connected to nature throughout and features 12 treatment rooms, some of which include private terraces overlooking the countryside.
Guests have access to separate-sex locker rooms each equipped with rainfall showers, eucalyptus steamrooms, cedarwood saunas and Pendry’s signature bathing amenities, complemented by healthy bites and refreshments.
Meanwhile, the co-ed o ering consists of a heated indoor tranquillity
pool surrounded by loungers, a 24/7 fitness centre and a Himalayan salt room. Mud rasuls are also available to be booked for an additional price.
Spa Pendry’s treatment o ering reflects the estate’s natural environment, with a selection of rituals that aim to enhance relaxation and wellbeing.
Beyond wellness
Pendry Natirar's leisure amenities also include a members’ club, four farmto-table dining outlets, event spaces, a

Created to combat the visible signs of ageing, Comfort Zone’s latest range revamp is based on the company’s pioneering research into cutaneous cellular longevity
Comfort Zone’s powerful approach to skin health and beauty through the new Skin Regimen/Lx is backed by more than a decade of scientific research into the primary factors that cause skin to age prematurely. Since 2012, the research laboratories at Italian B Corp product house Comfort Zone have been at the forefront of studying the impact and response to environmental and biological stressors, such as UV radiation, urban pollution and the hormone cortisol, which can lead to cutaneous skin problems such as dullness, dryness and premature wrinkles.

laboratories have been at the forefront of studying the exposome, the combination of internal and external factors that accelerate skin ageing
Eve Merinville, R&D director, Comfort Zone
Skin Regimen/Lx combines high-tech ingredients with Comfort Zone’s proprietary Longevity Complex which has been enhanced with the inclusion of a powerful antioxidant – an extract from myrtle –which is harvested from the Italian countryside, where it’s grown according to Comfort Zone’s regenerative organic agricultural practices.
The efficacy of the Longevity Complex has been rigorously tested with innovative, advanced in vitro tests* by an independent laboratory monitoring the behaviour of fibroblast dermal cells when interacting with this exclusive synergy of organic botanical extracts and carnosine.
Cells aged 20, 35, and 50 years were exposed to UV radiation, urban pollution and cortisol, with the enzyme ß-galactosidase serving as a key longevity marker.
Results show the Longevity Complex significantly mitigates the ageing effects of common everyday stressors, delaying the speed of the ageing process by as much as 80 per cent*.
CLINICALLY TESTED THREE-STEP ROUTINE
These findings have been further supported by independent clinical and dermatological testing of the three ‘Hero Products’, namely the Skin Regimen/Lx Detox Cleanser, the Ha4 Jelly Serum, and the Tripeptide Gel Cream which are designed to work together.
The Detox Cleanser effectively cleanses away impurities and pollution. The HA4 Jelly Serum deeply hydrates and revitalises the skin, while the Tripeptide Gel Cream firms and enhances skin tone.
After the four-week test period, users reported experiencing a comprehensive improvement in several key areas of age-related skin problems.
