About Lettings | Direct Lettings Direct was originally set up by an experienced portfolio Landlord became despondent with the lack of service received from the usual high street Letting Agents, not to mention the lack of property knowledge they had. Since then, Lettings Direct has gone from strength to strength creating an enviable reputation and very high profile brand within the industry, backed by experience, knowledge and enthusiasm. Our 18 plus years of property management experience combined with the wealth of knowledge gained from building our own successful property portfolios, soon became a fundamental selling point of the business, as nothing surpasses as much as having considerable hands on experience. As time has moved on the business has grown substantially, however our business ethics remain the same - we treat all Landlord properties as if they were our own and we work very hard to not only market the property in a refreshing and pro-active manner, but also to ensure the highest level of due-diligence in screening potential Tenants. Range of Letting Services As a Letting Agent, we offer the standard Fully Managed and Tenant Find Services, that you would expect from most Letting Agents, however where we feel we excel is in our customer service and marketing of your property. We are one of the most proactive agents in not only marketing the property, but one of the most diligent when it comes to protecting your investment and ensuring the quality of the Tenant. Over and above the standard services, we also offer our Premium Service, which offers guaranteed rental week in - week out regardless of whether there is a Tenant at the property or not. This isn’t a cheap insurance policy, often offered by agents, as we personally rent the property from you at an agreed monthly rental. A summary of our services are listed below: Tenant Find Plus – this is a Tenant Find Service, operated on a “No let – No Fee” basis. Once instructed we will advise you on market values for your property and advise on pre-letting requirements. We will then market your property in order to find a suitable Tenant. Once found, we ensure that the prospective Tenant is adequately referenced and credit checked. Lettings Direct will prepare the Tenancy Agreement and collect the first month’s rent and Security Deposit from the Tenant. The Security Deposit will be registered in an approved Tenancy Deposit Scheme (a Tenancy registration fee of £35.00 (+VAT) is payable to the scheme providers). A standing order mandate will be set up with the Tenant in favour of the Landlord for future rent payments and thereafter the Landlord will manage the property. Fully Managed – this is as per Tenant Find Plus, however Lettings Direct will collect the rent from the Tenant and manage the day to day activities of the property. This includes routine property visits, arranging emergency repairs and liaising with the Landlord with regard to any non emergency repairs / maintenance on the property. We will also deal with any warranty or insurance claims on behalf of the Landlord. A monthly rental statement will be generated and the Landlord paid for the rent collected less any management fees and agreed repair costs or services. The service will deem to continue whilst the Tenant is in occupation of the property. Premium Service – this is our guaranteed rent service, whereby Lettings Direct will guarantee the rental of your property for a fixed period, usually 1 year. Your rent will be paid regardless of a Tenant being in the property. The agreed rental amount is what the Landlord is paid each and every month. There are no additional set up costs for the Landlord to pay, as upfront costs and management charges etc. are included within the guaranteed rent.
