Georgia Nailard Sales Consultant As one of our sales consultants, Georgia builds strong relationships with our clients and is responsible for arranging and conducting viewings, and ensuring sales progress smoothly. We asked Georgia about her role at Lextons and life in Brighton:

What do you enjoy most about working at Lextons? I love the different approach Lextons takes to selling property. The way we maintain great relationships with both buyers and sellers makes working here so enjoyable. The team are extremely motivating, and I learn something new every day.

How do you like to relax? Outside the office, I love to keep active. I enjoy cycling, walking my Labrador and socialising with friends.

What’s your favourite thing about working and living in Brighton? I love the fact that there is always something to do, regardless of the weather. My favourite season is summer, enjoying time with friends at the beach. I could not live anywhere else; having the sea so close by is one of my favourite things. I am born and bred in Brighton, and would never move anywhere else, purely because there is such a wonderful community here. There is a real buzz which you don’t seem to find anywhere else.

Where do you go to treat yourself in Brighton?

I adore Choccywokkydoodah. It is probably one of the most famous chocolate shops in the world and was established here in Brighton. They make the most amazing cakes for any occasion and the chocolate is the best thing ever!

Which is your favourite Brighton bar or restaurant? The Gin Tub is my favourite, it has the most amazing gins and is such a fun place to be.

How many times have you moved house? The first house I lived in as a child was on Crown Street in Brighton. I’ve moved around eight times and pretty much every property my parents ever bought was one that needed gutting!

What do you enjoy most about working at Lextons? One of my key responsibilities is spreading the word about Lextons. I love helping customers discover how Lextons is different to other estate agents. It’s fantastic to see the company grow so quickly.

How do you like to spend your free time? I love exploring new cities. I also enjoy meals out and socialising with friends and family.

What’s your favourite thing about working and living in Brighton? There is always something going on in Brighton, you’re never stuck for things to do. You can’t beat Brighton beach in the summer. I’m Brighton born and bred and love living here, there is such a great atmosphere. I love being so close to the town and everything that goes on there. There is constantly something going on and I couldn’t image living anywhere else!

Where do you like to treat yourself in Brighton? For an indulgent treat, I love Pizza Face. They have a couple of shops in Brighton and Hove and the place is amazing, I would highly recommend it to pizza lovers like myself.

Which is your favourite Brighton bar or restaurant? I love Shuffle bar. They make amazing cocktails and have a lovely heated outside area, making it a great place to go whatever the weather.

How many times have you moved house? I have lived in the same house all my life. I have certainly seen it change over the years with some questionable wallpaper patterns and décor!

Peter Phillips Meet the owners... Peter, explain a little about your role at Lextons: As a Director, I’m responsible for managing and mentoring the team here at Lextons. I also get involved in many of the day-to-day activities, working directly with our clients. It’s a varied role that includes conducting valuations, updating sellers on the market and helping sellers present their properties to achieve a successful sale. I really enjoy helping people from outside the area learn more about Brighton & Hove. As I was born here, I know all the areas in detail and can help others find the locations and properties that match their personalities. Londoners in particular like finding an area they feel a connection to, or perhaps one that has a similar feeling to where they are moving from.

How did you get into estate agency? I’ve worked in the industry for 15 years and it’s a career I chose straight after school. As a child, my family moved many times and with family members in the property industry, it was a natural choice. I’ve always been interested in all aspects of property from architectural design to interiors and property investment.

Having bought and sold property of my own here, I could see the local market needed to change. How has your career progressed?

I started as a junior here in Brighton & Hove, then 10 years ago, made the move to London where I worked in Notting Hill for a large independent estate agency. There I rose from consultant to manager in just six months and became the branch manager for the South Kensington office. Three years later, I was made the youngest director of the firm of over 1,000 staff, running offices across Kensington, Belgravia, Pimlico, Westminster and Fulham. Having reached board director level, I felt it was time to bring a London-style agency to Brighton & Hove.

What was the vision when creating Lextons? Our over-arching vision is simply to help people. Having bought and sold property of my own here, I could see the local market needed to change. The experience in London is very different and I wanted to bring the best of the London service here for clients in Brighton & Hove. We offer a unique perspective having experience both of living in London and understanding the factors involved in moving to Brighton from there, such as making the commute back to the capital.

James Pepper Meet the owners... James, tell us a bit about your role at Lextons: My role is to ensure the day-to-day activities of the business run smoothly and effectively. An important aspect of my job is to guarantee that the client receives the best possible service, so we can continue to grow as a company through repeat business and word-of-mouth recommendations.

How did you get into estate agency? I’ve always been a people person and enjoy helping others. This coupled with a keen interest in property, building and architecture made estate agency an obvious choice. My brother is also a

During this time, I was working alongside Peter and together we realised there was an opportunity for a London-style agency in Brighton & Hove.

What was the vision when creating Lextons?

Before creating Lextons, we studied the market here in Brighton & Hove. Our personal experience of local agencies left us with the feeling that service standards and duty of care weren’t what we were used to in London. We believe that clients deserve better from their agent and the experience should not differ from that of dealing with a top agent in the capital. Lextons was created as a result.

How do you think Lextons and the industry as a whole will change in the future? Expansion is the next big step with plans for new offices as well as introducing other services. The typical response we hear to this is “that’s ambitious, particularly in this market…” And it’s true, the market has dealt with a lot in recent years with bloated prices, mortgage problems and Brexit uncertainty. Naturally, this has had an effect on prices across the country, most noticeably in London. But, I also believe Brighton & Hove has its own microclimate driven by buyers and sellers who need to move, rather than the large portfolio owners and overseas investors we see in the city.

What do you enjoy most about working at Lextons? It has been immensely rewarding to see Lextons develop and grow as a business. In a short period of time, Lextons has risen from an unknown brand, to a market leader in its core area. It’s great to see what we are doing is working and that we can make a difference to our clients.

And finally, how do you like to relax? I’ve always been a big fan of the outdoors so having a beach and the Downs on the doorstep is very handy. I like snowboarding in winter and wake boarding in summer. Theatre, art and travel are also interests, although spare time is a bit of a scarce luxury after recently starting a family.

JAMES CORDEN ‘Carpool Karaoke’ has been such a huge success on James Corden’s ‘Late Late Show’ that it’s now got its own spin-off series. He also spoke about his love of music and how he juggles his busy career while being a dad to two small children....

” PETER RABBIT James Corden was back in England recently for the London premiere of new animated movie ‘Peter Rabbit’. The British star – who is currently based in LA as host of ‘The Late Late Show with James Corden’ – was on the green carpet in Leicester Square alongside Peter Rabbit himself. The film – which is directed by Will Gluck – marks the first time the Beatrix Potter estate have given permission to adapt the story for the big screen. James voices the character of Peter, while Daisy lends her vocal talents to the Cotton-Tail Rabbit.

Peter rabbit is such an iconic character, how fast did you jump at the chance to be in this film? It is an iconic character, if anything I felt a bit reticent and slightly scared about it, if I’m honest. But then, Will the director, Will Gluck, said that this was the first time that the Beatrix Potter estate had ever given permission to a script to be made and it put me at ease really. I thought, ‘Well, OK if it’s good enough for them then it should be good enough for someone such as I. ’So yeah.

Were you a fan of the stories growing up? Oh of course yes, there’s no-one in this country I don’t think, not that I’ve met, who didn’t grow up hearing these stories and listening to these stories. I’m just honoured that at the moment that it comes around to be a film, I get to be a part of it in some small way.

Tell us the three best things about working on this film? Number one, there was phenomenal snacks in the booth where I recorded this. Number two, was I would get to see Domnhall doing what is one of best physical comedy performances I’ve seen, but acting with nothing and it’s incredible. And number three, I get to be here now talking to you – what a privilege!

How daunted were you by the prospect of taking on peter rabbit? Oh, I felt very daunted by the whole prospect of playing such a part. In truth, the credit is all with the animators. What they have done is amazing. I just sort of gave them my voice for a little while. I feel even a fraud saying that I’m playing it, because I think they’ve done all the work not me really. I feel very lucky to voice such a thing. I’m very, very proud of it.

I already knew Peter both professionally and personally, so when I heard that his estate agency was opening in Brighton, I knew it would be a great option for me. My house was already on the market with another agency but I hadn’t had a good experience with them, so I was happy to move to Lextons.

AN INTERIOR DESIGNER’S GUIDE TO KITCHEN EXTENSIONS Whether you’re adding space for re-sale or putting your own stamp on a new family home, kitchen extensions can often be a daunting task to take on. It’s easy to get consumed with the big-ticket items – what style of units? Sliding doors or bi-folds? Should I continue my wood floor through or switch to tiles? While all these decisions shape the style of a new kitchen extension, at MOOD LONDON we are firm believers that it’s the small things that can really add value to an extension, far beyond the extra square footage.

1.Let there be Light. Lighting is the most important way to make sure your kitchen looks spectacular from breakfast with the family through to your evening dinner party. We can split this into a few categories…

a.Natural – To get maximum light into the extension don’t just think about glazed external doors - look to the ceiling. A well placed skylight can throw a huge amount of light into the room and cladding the reveal in mirror, like the above example, can bounce even more around the space while disappearing to the eye. b.Artificial – Building up layers of light is really important to make your scheme work well for different occasions. Try not to go overboard with the downlights, and instead stick to well placed lights in the working areas of the kitchen and living area with accent lighting to highlight important locations. This could be under a shelf or wall units, or run LED strips around the base of an island to give a ‘floating effect. c.Statement – a statement light will add a defining final touch that can really add personality to your kitchen. Try playing with scale, like in the example, to add drama to the space.

2.Get a handle on it – When ordering a kitchen, it’s often temping to stick with a handle range offered by your cabinet supplier. This can be very limiting and can result in quite lacklustre units. Choosing more unusual or higher-spec handles can dramatically lift a space, and if you don’t have the money for expensive units, you can add your own handles to give the impression of an expensive, bespoke kitchen. 3.Comfort AND style - If you’re extending a kitchen for re-sale, it’s important not to make the space feel too hard, especially if you are tiling the floor. Upholstered bar stools or dining chairs can be a great way to add some softness to a room, or go a step further and have some built-in seating installed. If the kitchen involves a living area, a nice way to introduce some colour and personality is simply through the addition of scatter cushions, which aren’t too imposing for prospective buyers. 4.Go with the Flow – Never underestimate the importance of a good layout. If you’re extending your kitchen it’s vital to consider carefully how you will use each zone in your new space. Questions we always ask our clients include: Is this a casual space or do you plan to entertain here? This will decided how open your kitchen is or whether everything is behind closed cabinets. Do you want to follow the existing architectural style of your home or treat it as a modern extension? Will it become a central family space? If so do you need a large table for kids to do their homework on or a TV area with less glare?

Now we’re excited to welcome The Ivy Collection – a group of brasseries & cafes - to Brighton, with the launch of The Ivy in the Lanes earlier this year. We spoke to Director of Operations Baton Berisha to find out more.

What can people expect from The Ivy in the Lanes? Our restaurant offers all-day dining, seven days a week, from dawn until dusk. The brasserie’s interior features Brighton-inspired artwork, all set against a backdrop of leather banquettes, a striking onyx bar and pendant lighting. With an extensive menu, diners can enjoy breakfast, weekend brunch, lunch, afternoon tea, light snacks and dinner.

Why did you decide to open in Brighton? As a team we’ve wanted to open in Brighton for some time due to its rich cultural heritage and closeness to London. This can be seen throughout The Ivy in the Lanes. For example, we have developed a selection of cocktails exclusive to Brighton including a Candy Floss Fizz (which combines prosecco, rosé, lychee, ginger and Havana three-year-old rum) and the Pavilion Passion (with fresh passion fruit shaken with vanilla-infused Borrows vodka and finished with flaming rum in a passion fruit shell). Customers will also see artwork that draws inspiration from Brighton’s rich heritage with pieces celebrating the pier, sea life and Brighton beach.
