What we do for your listing 1. Listing appointment – meet with sellers and take detailed notes of property. 2. Do market analysis – set price with sellers 3. Prepare listing paperwork. 4. Coordinate home inspection. 34. Negotiate repairs for home inspection. 35. Coordinate repair estimates. 36. Pull comparables for appraisal. 37. Meet appraiser at the house. 38. Work with appraiser if appraisal is low (this is HUGE – you want someone that knows what to do here). 39. Relay all paper work to Closing Agent/Attorney. 40. Work closely with Closing Agent to get closed. 41. Coordinate termite inspection. 42. Coordinate repair issues from appraisal and home inspection. 43. Coordinate loan (Mortgage Co.) and Closing Co. (Title Co.) requirements. 44. Set closing time acceptable to all involved. 45. Review settlement statement prior to closing. 46. Call and go over seller closing figures 47. Coordinate seller’s signature on deed and other closing documents. 48. Coordinate use of moving van. 49. Do final paperwork at office after closing (many steps here). 50. Keep copy of closing numbers (HUD 1) to mail to seller at the end of year for tax purposes. (No other companies do this.) 51. Pick up signs, lockboxes and flyer box. 52. Coordinate key to buyer.

Pricing to Sell The agent with whom you list your home cannot set the sales price of your home any more than your stockbroker can dictate the price of your stock. The selling price of your home is a function of the real estate market.
