ECONOMIC DEVELOPMENT MATTERS GENERATION PARK,

a 4,000-acre mixed-use master planned enterprise park located on the northeast corner of Beltway 8, is bringing many benefits to the Lake Houston Area.

With new businesses moving to Generation Park, this means more local jobs, shorter commute times and more tax revenues staying in the Lake Houston region. Local businesses now have more world-class options when it comes to office and industrial space while our local entrepreneurs can move up and out of their home offices into spaces that inspire.

We are quickly turning into a live, work and play community as more upscale entertainment and dining options continue to open with local, regional and national restaurateurs leading the way. Generation Park’s Redemption Square will

continue to bring the community together through hosted events like movies in the park, the farmer’s market and more.

Redemption Square, located at the heart of Generation Park, is a 52-acre pedestrian focused urban mixed-use district designed to provide amenities to the surrounding Lake Houston community and every business that calls Generation Park home. The Square currently features the recently completed offices at 250 Assay Street. The 86,523 SF mixed-use office building is now open with the restaurants opening soon.

It will also feature multiple hotels, including a Courtyard Marriott, expected to open at the end of 2018, luxury apartments, which are currently under construction and are expected to begin leasing at the end of 2018, an early child development center, fitness center, high concept restaurants, shops, entertainment venues and daily services.

Within a short walk of Redemption Square, locals can also enjoy the 20-acre West Lake park amenity with its mile of walking trails, bridges and signature live oak tree atop a beautiful waterfall.

Fortune 500 company, TechnipFMC, was the first business to build in Generation Park. Their 173-acre campus is now home to almost 2,000 employees in its 1 million square foot first phase. Opposite of the TechnipFMC campus sits the new Lockwood Business Park, a 25-acre flexindustrial park anchored by GHX Industrial’s new 143,000 SF headquarters and distribution facility opening winter 2017. Three additional facilities will be built in the business park, two 57,600 square-foot rear load warehouse buildings perfect for manufacturing and distribution and

one 44,800 square-foot building ideal for flex-office users who need more room for R&D, engineering, or other space intensive business.

Generation Park will also be home to a new 57 acre San Jacinto College campus focused on cultivating a high tech workforce while Lone Star College’s process technology center is well underway and nearing completion.

What began as a small community located near the San Jacinto River has blossomed into a cornerstone of the Greater Houston Area, an ever-widening area of prosperous commerce and multi-community growth. The Lake Houston Area offers residents superior housing options and excellent schools but a significant number commute to work daily.

The Lake Houston Economic Development Partnership (LHEDP) is working to entice industrial and commercial companies to the area, along with expanding existing businesses. That means high-quality jobs for local residents and development of a true live, work and play community.

Proximity to downtown Houston and location at the crossroads of major transportation corridors is appealing to commercial developers. Completion of Grand Parkway Segment G along with Beltway 8, FM 1960, I-10, I-45 and I-69 provide access by road. George Bush Intercontinental Airport provides travel and transport by air, the Houston Ship Channel and Port of Houston by sea and Union Pacific by rail.

ner of Beltway 8/Sam Houston Tollway. Generation Park is expected to be a new business destination with more than 37 million square feet to be developed.

AIRPORT

George Bush Intercontinental Airport (IAH) is situated just 10 minutes away from the Lake Houston Area. Bush Intercontinental is operated by the Houston Airports, along with William P. Hobby Airport (HOU) and Ellington Airport (EFD). Together, these three locations form one of the largest airport systems in the world. They also represent one of the local region’s strongest economic partners.

Houston Airports actively works with local organizations and chambers of commerce to help local entrepreneurs take advantage of the myriad of business opportunities. The three-airport system served more than 55 million passengers in 2015, including more than 10.7 million international travelers and positions Houston as the international passenger and cargo gateway to the south central United States and a primary gateway to Latin America.

While the airports represent a significant contribution to Houston and the surrounding communities’ economies, they do not burden the local tax base to pay for operations, maintenance or capital improve-ments. Rather the system accomplishes financial self-sufficiency by deriving income from fees, rentals and other charges. Surpluses generated are reinvested into capital development and bond retirement.
