bring your property to life
WELCOME
Comment Lie of the land The launch of South Downs Property on 1 April has provoked plenty of positive comments and some good constructive criticism from our readers and advertisers. This was just the first issue of a fortnightly magazine, which will grow and develop in time, with your help and advice.
In the South Downs
In the second issue we publish a historical review of the development of Goodwood House in the 18th century, and also a programme of events there in 2011. The estate also receives a mention in dispatches in our property market review, starting on page 13. Some local agents – from Billingshurst to Petersfield – have given their (generally optimistic) views on the state of the property market in the South Downs. And a key factor in the traditional land management of the area has been provided by the large estates, such as Goodwood, Cowdray, Leconfield, and Barlavington. ISSUE 2

of Richmond.
In recognition of the importance of this entente, Britain was to send a series of high ranking noblemen to act as ambassador to the Court of Louis XV. In 1765 it was the turn of Charles Lennox, 3rd Duke of Richmond (1735-1806).
The conclusion of the Seven Years War by the signing of the Peace of Paris in 1763 saw a resumption of diplomatic relations between Britain and France. Although the peace was costly to the French, who lost significant territory in North America and influence on the Indian sub-continent, relations were cordial and it became possible for the English to travel once again to
The Duke – politician, scientist and noted patron of the arts – had French ancestry, being descended from Charles II and his French mistress, Louise de Keroualle. His posting to Paris was short, returning less than a year later to his country seat at Goodwood, Sussex, bearing lavish diplomatic gifts and the proceeds of an extraordinary shopping spree. The French king

had presented him with a Savonnerie carpet and set of exquisite Gobelins tapestries, whilst the Duke and his Duchess, often in the company of the writer and critic Horace Walpole, indulged themselves purchasing fine furniture and porcelain from the leading Parisian workshops. The Goodwood estate is justly famous for its sporting heritage: horse racing was introduced to the Sussex Downs by the 3rd Duke himself, and motor racing, flying and golf today all form part of the Goodwood experience. At the heart of this still sits Goodwood House, a resplendent Regency pile evolved from a much earlier house to display a magnificent collection of art. Wishing to present the fruits of his stint in Paris in an appropriate setting, the Duke commissioned the architect James Wyatt to create the Tapestry Drawing Room in an advanced neo-classical style and incorporating a fine plaster ceiling in the manner of Robert Adam. On completion in 1777, the room was furnished in the fashionable French style, and the tapestries hung in special recesses giving the effect of gilded picture frames. A particular feature of this room is the chimney-piece by the sculptor John Bacon, depicting male and female figures drawing aside a drape to reveal the fireplace. Wyatt was to return in the 1790s to carry out further extensive work on the house, adding two wings to the existing south front to provide a new formal entrance, dining room and gallery to display the Duke’s paintings. Executed between 1802 and 1806, the extraordinary Egyptian State Dining Room was one of the first such interiors in this country to be inspired by discoveries from Napoleon’s campaigns in North Africa demonstrating that, despite his declining years, the 3rd Duke maintained a fine eye for the spectacular and remained at the cutting edge of fashion. There are many jewels in Goodwood’s crown. Those not to be missed include the two views of London by Canaletto commissioned by the 2nd Duke, and George Stubbs’ studies of hunting and exercising on the Sussex Downs. It is the Sèvres porcelain, however, that is the true glory of Goodwood. The 3rd Duke’s collection is perhaps the finest in the country and includes the marvellous bird service he commissioned during his brief but fruitful embassy to Paris. What to do at Goodwood 1. Visit Goodwood House Set in 12,000 acres of the Downs, the original house dates back to the early 17th century, when it was a shooting lodge. As you can see opposite, the house was developed throughout the 18th century. The Earl and Countess The Earl of March of March, who live there now, have recently refurbished the house, “giving it an up to date sense of the Regency, with strong colours and stylish drapes and fabrics”. Opening hours: from 1-5pm most Sundays and Mondays from 20 March-26 September. From 1-30 August, it is open for five days a week (Sundays to Thursdays). Closed on 29 May; on 26-27 June and 3-4 July for the Festival of Speed; and 18 September for the Goodwood Revival. Call: 01243 755040. 2. Go horse racing 30 April: First meeting of 2011. 3, 10, 17 June: Evening racing from 6pm, followed by dancing to music provided by three celebrity DJs – Boy George, Chris Evans and Mark Ronson – from 9 to 11pm. 26-30 July: Glorious Goodwood features five days of top quality, relaxed and stylish sport at one the UK’s most beautiful race meetings.

The
Special One Now that the South Downs National Park is fully open and its Authority has officially taken control of planning, there are some key property issues for people living, working and looking to move into the area. Nick Keith asked agents in Storrington, Petworth, Midhurst and Petersfield, along the spine of the South Downs for their answers to these questions: 1. What impact will the new National Park have on the local property market? 2. What is the state of the market in April 2011? What are the prospects for the rest of the summer? Are prices holding up? 3. What are the potential threats to the market – interest rates? Inflation? Unemployment? 4. Is there enough stock available?
Signs of recovery
Fowlers have offices in Storrington, Pulborough and Billingshurst, and co-owner Marcel Hoad has operated in the area for 27 years. “We are finding signs of recovery, buoyancy and enthusiasm in the market,” he says. “So we have stepped up across our three branches and increased our staff in anticipation. “The South Downs is special because everywhere you look is beautiful. There is little unemployment; the area is central to one of the wealthiest parts of the country; and we are less than an hour from London by train. The South Downs tend to attract people with money, and there is flexibility in the market because we find people tend to move within the area every five years.” Lettings are also “very strong” – they have quadrupled for Fowlers in the last year – as people take time to find the right property. Storrington provides a homely base, he adds, with its 8,000 population and good shops (including Waitrose), schools and sports clubs.
Sensible prices
Smiths Gore describes itself “as a multi-disciplinary firm specializing in rural character property”. Its 25 UK offices include Petworth and Winchester. Daniel Clay believes that the new National Park will bring benefits to the property market. “With the inevitable increase

growing register of proceedable buyers”.
in tourism into the area we expect to see a significant uplift in the value of cottage rentals. We also expect to see house prices increase, as estate agents and property owners make reference to the National Park status.
First-time buyer boost
At Rosewarnes, another Petworth agent, Paul Rosewarne says: “During April we have noticed a distinct increase in first-time buyer activity and, although mortgages are still proving a little difficult, those with a deposit are able to buy.
“Smiths Gore’s Petworth office has enjoyed its best results for the 2010/11 financial year and the signs are that the market will continue to make modest gains throughout the course of the next few months, notwithstanding the pressures on the wider economy,”
“The second- and third-time buyers are still catching up but I have no doubt these will come to fruition over the next couple of months and we will have a (hopefully!) steady property market throughout the summer and into autumn.
Despite the prospect of rising interest rates and inflation, and job insecurity, Daniel Clay expects prices to hold up for quality houses where there are “sensible prices”, as it will take some years for interest rates to rise to pre-recession levels. He adds that Smiths Gore needs more properties to sell “to satisfy our
“The higher priced property remains buoyant and we are always on the lookout for larger, rural property with or without land

In some ways, Andrew Ferrier adds, the area is a “well-kept secret”. Even before the advent of the National Park the land has been well-protected as an Area of Outstanding Natural Beauty (AONB); and it is cared for by large estates such as Cowdray, Goodwood, Barlavington and the Duke of Norfolk’s estate at Arundel.
for many waiting clients.” He adds that Rosewarnes’ interest in property “ranges from the compact studio apartment to the multi million pound estate ... and everything in-between”.
A well-kept secret
In Midhurst, Andrew Ferrier has been at Jackson Stops & Staff for 20 or more years. “Everywhere we go people ask what effect the South Downs National Park will have on property,” he says. “There’s a degree of gravitas associated with the Park. It has wonderful facilities and is rich in leisure pursuits such as walking, riding, polo, golf, with sailing on the Solent not far off.”
Operating at the high end of the market, Andrew Ferrier says his firm is “reasonably supplied with property for sale” and extremely busy. “Last year was one of the best we have ever had. We were frank with clients and did not try to pump up the prices. Fair prices – not too high and not too low – will attract buyers.”
The Park is also is well located, on the edge of the commuter belt into London and within easy reach of three airports at Heathrow, Gatwick and Southampton.
Although sales have started more slowly this year, he says, “unsettled earlier by what people read every day in the press, the property market in Midhurst and the local area is now highly

active. The new National Park (the SDNPA’s headquarters are in Midhurst), combined with the opening of the Hindhead tunnel in July, could boost prices by some 10%, Andrew Ferrier believes.
Beauty and resilience
James Dodds at Jacobs and Hunt in Petersfield agrees that the South Downs Park and the Hindhead tunnel will undoubtedly make the area even more appealing. “Prices are holding up well, the amount of stock to sell is getting better, and there is some optimism,” he says. “We are getting more different and interesting houses coming on the market – even ‘quirky’ ones which appeal to some of our buyers.
South Downs Factfile Devil in the detail
While many pundits issue warnings to remain sceptical about statistics, especially those relating to house sales, South Downs Property will seek out interesting stats and present them without endorsement. In this issue, the figures come from Right Move and the Land Registry, two of the more respected statistical sources.

“The biggest threat is fear of unemployment. Where families have two incomes, one is likely to be in the public sector or rely on public sector money.” Even if that creates a reluctance to move there is the factor of London money, and the Park and the Hindhead tunnel will add “resilience” to the market.
£2m
For many people who want to retire or find a second home, the South Downs area will have a growing attraction over places further west, such as Devon and Cornwall. Those places are “clogged in summer and in winter they are out on a limb,” says James Dodds. “The highlight of the South Downs is the beauty of the place and it is a working area all-year round.”
Summary
While some people will be wary of false optimism in the property market, it seems as if there are genuine signs of recovery locally. And the South Downs area has its own appeal and resilience which have long made it a special place to live and work.

HIGH DESIGN
F
or years, Sarah Tabner had taken photographs around the world of design ideas she liked, and had saved hundreds of magazine cuttings of homes that caught her eye. Then, with High Thatch, she and her husband Gary had the chance to bring them all together and to transform a pretty country home into a house of high design. We chose it because of its amazing setting, with views across the rolling hills,” she said. “We then spent four years working on this house and turning it into our dream home. “Now, from the front, it looks like a chocolate box cottage. But when you step inside, it opens up into a beautiful, contemporary, open-plan home that is filled with light.”
“I love the contrast of this home - the combination of character with impressive, modern design and the fact that no-one expects it at all when they open the door.”

atching deer emerge from dappled shade into the sunlight, Charlotte Brimecome is reminded of the many magical aspects of life at this contemporary home in the heart of the countryside. Looking for a country bolthole, she and her husband Ian bought The Matrix six years ago after falling in love with the idyllic setting. “We bought it as a country retreat and ended up spending more and more time here we loved it so much,” she explained. Built in the 1950s, the property has been extended, renovated and remodelled by subsequent owners to create a light and spacious home on one level.
“I love the location, the tranquillity and the nature all around. It’s especially beautiful in the autumn when the leaves change colour.” PROPERTY DETAILS
