The £371 million 1.2 mile tunnel will end the famous bottleneck at the Hindhead traffic lights, and provide an even grander gateway to this beautiful part of England. Good for travel and great for property. In the news (page 4) Rightmove founder Harry Hill has just launched a new online conveyancing service. The focus is on Arundel in this issue. Arundel Town

Every time the castle was extended or improved the town enjoyed bursts of prosperity, especially in the 18th and 19th century. See the fine houses in Maltravers Street and London Road. Cottages going up the hill were built for the Duke’s tenants. The 12th Duke built the Town Hall in 1836. Arundel was a thriving market town in the 19th century, with local industry (warehouses, saw mills and a deckchair factory). The cattle market occupied the High Street until 1898.

Arundel Castle

The port was busy and frequented by smugglers who channelled their goods through some of Arundel’s 20 pubs. Local resident Rupert Brooks has written the fascinating “Inns and Old Taverns of Arundel” (published in 2009 by Phillimore & Co, Oving, West Sussex).

• The castle was built in the 11th century by the Norman Roger de Montgomery, a cousin of William the Conqueror and one of his greatest magnates. He was Earl of Arundel, Chichester and Shrewsbury. Only the gatehouse survives of his original castle.

Littlehampton took Arundel’s place as the port of choice in the 20th century, since when the town has relied mainly on tourism and its great range of independent specialist shops, arts and crafts. Among these is the Nineveh Centre in Tarrant Street, once the Roman Catholic Church until replaced by the cathedral.

• In the early 12th century the castle was seized by the crown. Henry II confirmed William d’Aubigny as Earl of Arundel in 1155, and gave him the castle. At the end of the 13th century the owners added the barbican to the gatehouse and the tall well tower to the keep. At the time of the Civil War in the 17th century, the seigneur was Thomas Howard, who fled to Padua and died in 1646. The castle was captured by the Parliamentarians, partially destroyed in the siege.

The cathedral was built for the 13th Duke between 1869 and 1872 by Mr Hansom (inventor of the cab). The Nineveh became a congregational church and now houses a cooperative of 14 independent shops for art, antiques, vintage clothes, artefacts, vintage radios and more.

• A series of improvements were done in the early and late 18th century, by the 8th and the 11th Dukes of Norfolk through to the final build by the 15th Duke between 1875 and 1903.

New museum

The Town has received a £1.4 million lottery grant towards a museum, scheduled for opening in 2013 in an old building which was once a hospital for wounded soldiers after the Boer War. The site is in the car park opposite the bottom gates of the Castle.

• Arundel Castle remains the home of the Dukes of Norfolk 850 years later. The title was created for a third time in 1483. The current Duke is the 18th.

New online conveyancing service

Harry Hill, founder of Rightmove and former CEO of estate agency giants Countrywide, has launched a new online residential conveyancing service on 23 May. Called In-Deed, it aims to make the home sale process simpler, more transparent and less stressful for the 2.6 million homebuyers and sellers each year. The In-Deed service offers “seven easy steps”, and includes a price guarantee and a no-completion-no fee promise. A team of carefully selected, highly trained, regional conveyancing solicitors will commit to updating homebuyers every two days at least. One in five house sales fall through as a result of poor legal practices. Homebuyers complain that conveyancing services are slow (47%), confusing (26%) and a ‘rip off’ (30%). Harry Hill says: “Buying and selling a home in the UK is always stressful. Feudal methods of property transfer still apply. The consumer is left in the dark about one of the most important transactions in their life. “We can’t change the UK legal system. What we can do is continue to work with some of the best people in the industry to bring conveyancing up to date.

Open Your Eyes A new South Downs Field Guide will help people to recognize the wildlife and identify key birds, insects, crops and flowers around them in the national park. This illustrated publication in full colour is a response to public feedback that walkers and visitors to the South Downs Way needed more maps and guides. Produced in partnership with the Field Studies Council (FSC), the guide includes a map of the South Downs National Park, information about the landscape and habitats of the South Downs, and the countryside code. There are beautiful detailed images, specially commissioned images and also some taken from the FSC image library. The new National Park has 85% of land under agricultural production. So advice was sought from the South Downs Land Management Group and the National Farmers Union to include the right livestock breeds and crop species, as well as wild flowers and birds.

In-Deed uses web-based and mobile technology to help consumers track the progress of their property purchase – from instruction through to completion. In-Deed co-founder is long-term investor Peter Gordon, who has spent nearly two decades at 3i turning small businesses into valuable ones. They have a team of property, legal, IT and marketing specialists to spearhead the business. Philip Williamson, former Nationwide CEO and ex chairman of the Council of Mortgage Lenders, joins as a non-executive director. Having built Countrywide from a small estate agency group to the largest of its type in the world, and developed Rightmove (now valued at £1.2 billion), Harry Hill aims to make In-Deed the leader in the conveyancing market within three years. TV personality and home-buying expert Phil Spencer fronts the launch, with a short video introduction on the website. http://www.In-Deed.net

Visitors are invited to listen out for the characteristic calls of the skylark, the buzzard or the the yellowhammer. They can also look for wild thyme, orchids, butterflies and pick out the wheat from the barley. The guide is also being used as a resource for education and outreach projects. It is available from Tourist Information Centres and the Field Studies Council website for £3.50 plus p&p. End of the tunnel in sight Some 7,000 local people enjoyed walking through the new tunnel at Hindhead on Saturday 14 May. The £371 million tunnel, due to open to traffic in early July, will provide a bypass to the notorious bottleneck on the A3 at the Hindhead traffic lights.

The 1.2 mile tunnel under the Devil’s Punchbowl – the longest of its type in the UK – was begun in 2007, and will be completed on time and within budget. It will open up the South Downs in Hampshire and West Sussex. The remaining weeks will include testing and a full-scale emergency exercise. A group of VIPs emerged blinking into the sunlight, led by MPs Jeremy Hunt (Waverley), and Damian Hinds (Hampshire East), with former MP and local resident Baroness Virginia Bottomley, who lives locally, and Melanie Odell (Mayor of Haslemere and Chair of Hindhead Together).

When it opens, the new road will have such a positive impact on people living in and around Hindhead, and making the most of that legacy is what Hindhead Together is all about.” Paul Arnold, Highways Agency senior project manager who has been involved with this scheme for 25 years, hoped that the visitors “enjoyed seeing just what a huge engineering achievement building the tunnel has been”.

Market update

about the

South Downs properties near Arundel and Chichester remain extremely popular with buyers and vendors. Local agents have told Nick Keith that they now have a good selection of stock on offer for eager buyers The National Park boundary sneaks into the northern part of Arundel, while Goodwood and the South Downs stretch away on the near horizon from Chichester. Firms in both the town and the city say they have become increasingly busy in April and May with vendors entering the market and buyers on the prowl (mainly from London). Peter Robson, at Jackson-Stops & Staff in Arundel, says: “The market has had a kick-start in the last six weeks, when we have become very busy. There are a large amount of buyers, particularly from London, looking for second homes and at the top end of the market.

“This has coincided with new instructions for some good houses. By and large the buyers are coming through our London office and looking for a house which affords them a suitable lifestyle. They may not know the area to start with, but they are quickly attracted to properties and around the South Downs villages. This is the area to buy a house as an investment or as a second home.” The Arundel branch operates within a triangle between Fontwell and Brighton, with the villages of Bury and Amberley at the apex. Southdown House in Amberley High Street has three to four bedrooms (two of them are currently used as dressing rooms). Mill House is a pretty 1930s property built by the Brookes brothers (well-known locally) has four bedrooms in two acres of garden for £1 million. The pride and joy of Hamptons in Chichester is 61 Maltravers Street, Arundel. This is a huge family home with eight bedrooms and a colourful history. Local folklore says that it once belonged to the Duke of Norfolk who kept a mistress there, and there is supposed to be a secret tunnel from the house into Arundel Castle. For 30 years this house has belonged to a family, who are seeking in exceess of £2.7 million. Tim Wickins at Hamptons says: “We are noticing that there is still a difference between some vendors’ expectations and what buyers are prepared to pay. We have taken on 30 properties in the last six weeks. Vendors want to make the most of the chance to sell their house at the right time.”

In Bury, Hamptons is marketing two properties situated close to each other, both four-bedroom family homes. The firm is sole 17

agent for Tree Lands, set in three acres with a paddock which is used for some par 3 golf holes and priced at £895,000. Wild Brook’s, a joint agency sale with Guy Leonard, is on offer for £625,000. In Midhurst, Hamptons are marketing Ebenezer Chapel, near Budgens in Bepton Road. This religious meeting house was built in 1840 and became the Midhurst auction rooms. After a complete refurbishment the property has an open-plan kitchen, dining and living area downstairs, with a master bedroom suite and two more bedrooms upstairs. It is all mod-cons as far as heating, lighting and music are concerned and the new owners will be first to live in the Chapel, which has a £595,000 guide price. Melanie Hanson at Strutt & Parker in Chichester reports: “We have had the busiest two weeks so far this year. We are taking on more houses and doing more viewings.”

She describes the Old Sail Loft at Arundel as “funky”. With views over the nearby River Arun, it was originally built for one of the Dukes in the mid 18th century as a stable and hay loft with two cart sheds. The entrance is through a wide stable door with a spacious living/dining/kitchen area and a guest bedroom on the ground floor. Upstairs there is a “spectacular vaulted sitting room”, a large balcony and a range of wardrobes, cupboards and storage space, with a “double-ended slipper bath” and a modern shower room. Above on the mezzanine there is a snug with glass flooring providing views onto the oak staircase. (Guide price is £875,000). At Amberley, the firm has Stable House, with five bedrooms and views over the South Downs. Formerly the stable block for Quarry House, this period property was built in the 1880s. It has been extended and improved and is on the market for £795,000.

‘Top of the props’ for Strutt & Parker could well be a five bedroom country house at Binderton for £1.95 million (see Pick of the Properties, page 20).
