Lettings agents report that demand for good quality rental properties has been high for over a year, and that this has even accelerated in the run up to the summer holidays. A thriving
The local lettings market is significantly stronger than residential sales, South Downs Property discovered from the agents Demand for good quality rentals in the South Downs area has been high for 12 to 18 months, says Jane Wilkinson, Director of Leaders, Sussex. “Many people are turning to the rented sector as they are unable to buy a property because of the high deposits required and strict lending criteria currently in place by mortgage lenders. She adds, “As a result there is not enough property available to satisfy demand and rents have risen. The average rent in the South East is now £818 per month. Properties of all types – from studio flats to large family homes - are being let very quickly when they come onto the market. Demand varies from location to location, with one-and-two bedroom town centre flats popular with young professionals and three- and four-bedroom houses with gardens required by families moving up the rental ladder.” With the sales market struggling and rising demand from tenants for all property types, there are good investment opportunities around, Jane Wilkinson adds. This applies to “new investors looking to invest in the towns and villages of the South Downs, and existing landlords thinking about increasing their portfolios. “The shortage of rental property makes this an ideal time to enter this thriving market. Sue Crossley, of the Country House Company, also reports a hectic lettings market, especially leading up to the summer holidays, with June an exceptionally busy month with properties right across the price range being let within weeks. “The state of the London market is always a strong influence on the country house market,” she says. “While international money continues to pour into the London property market it is not coming out into the country market. According to one study, average prices in London in May were 113% higher than in the rest of England and Wales. The move to the country is still a big upheaval and families are reluctant to make such a move in uncertain times. “The continued economic uncertainty also has an effect on the second home market with Londoners reassessing their priorities and possibly deciding not to tie up much-needed capital in a second home. “This in turn helps the lettings market as Londoners look to the more flexible option of renting rather than buying a second home. Still seeking all the joys of rural life without the major commitment of moving out of town permanently, renting a rural dream at whatever level continues to be a desirable option.

Peppering High Barn on the top of the South Downs has glorious views over open countryside to Arundel and the Coast. Triumph for Zacara in Gold Cup thriller
Zacara just beat Les Lions 12-11 in a riveting final of the British Open Polo Championship after four weeks of gruelling matches Torrential rain failed to dampen the final of the Veuve Clicquot Gold Cup at Cowdray Park on Sunday 17 July. Huge support was shown for Les Lions, the team of Joachim Gotschalk who has been on the quest for the most coveted trophy in polo since 1993. He has made it to the semi finals three times but never lifted the cup. Businessman Lyndon Lea, with his team Zacara, has entered the championship every year since 1995. Zacara scored two goals from Gonzalo Deltour in the first chukka, but Les Lions then took a 4-2 lead in the second. In the third chukka a penalty 30 yard shot extended Les Lions lead, but goals by Ulloa (2) and Deltour levelled the score at 5-5. Then Zacara gave away a penalty so they trailed 5-6 at half time. The fourth chukka was the highest scoring with field goals from Ulloa for Zacara and Sebastian Merlos for Les Lions. Both teams gave away two penalties apiece, and Les Lions still led 10-8 at the break. But Les Lions failed to score in the fifth and gave away a penalty to enable Zacara to creep up to 9-10. Four field goals came in the final chukka, Nachi du Plessis levelling the scores at 10-10 and then dramatically giving his side the lead for the first time. Tincho Merlos once again worked his magic to pull Les Lions ahead again to roars from the crowd. Suddenly Deltour seized a chance and there was another through the posts for Zacara.
Steaming along
The ever-popular Festival of Steam returns for its fifth year to the Weald & Downland Open Air Museum, near Singleton, over the weekend of 13 and 14 August. Exhibits will range from huge working traction engines, showman’s engines, and steamrollers, to scale models. There will be steam lorries, cars, model boats on the lake, ride-on narrow-gauge railways, and a model railway. The whole site will be used to demonstrate aspects of steam power at work, including steam-powered agricultural machinery, transportation and sawing. A popular feature will be the steam-powered carousel gallopers (pictured). The museum opens from 10.30am to 5pm. A scrum in front of the goal posts failed to bring another goal for Les Lions and the score remained on 12-11 in Zacara’s favour as the final bell sounded. Lyndon Lea’s side, coached by former England player Andrew Hine, and surrounded by a huge network of grooms, support staff and family erupted into celebrations. Lyndon Lea said: “On the road we beat last year’s winners Dubai and 2009 winners La Bamba de Areco but to have won the Gold Cup is amazing – an absolute dream.”

However, he adds, the state of the property market remains challenging with the prevailing caution because of the economic climate. “Our research shows that there are over 300 properties currently available within the National Park, with asking prices in excess of £800,000. This is hot competition for anyone thinking of selling, but a great choice for anyone looking for a new home.

He says: “The exciting aspect is the amount of interest there has been in the South Downs National Park, especially from potential buyers relocating out of London, Surrey and Berkshire. “This has been fuelled by the media spotlight on this area over the last few months. The London Evening Standard Homes & Property section, for example, produced a double page feature in May,

“The property website Rightmove has published data recently showing that 70% of properties listed by estate agents on their website this year remains unsold. This very much indicates that the market is price sensitive and sellers need to make their property stand out from the crowd. Fine’s award-winning ‘Lifestyle marketing’ addresses this need, but the sellers need to be realistic with regard to their expectation on price.” FINE offers a five-bedroom barn conversion in Froxfield, which has a separate granary with its own accommodation (living area downstairs and one bedroom upstairs) used for guests. Harringtons recommends a four-bedroom family home on Stoner Hill, Steep, near Petersfield with “unrivalled views” of the South Downs and Butser Hill, especially from the roof terrace.
