WHAT COMES FIRST, the chicken or the egg? It’s a rhetorical question that makes you stop and wonder, how does one happen without the other? When it comes to construction, it’s clear to me that the egg came first. When building a new house or starting a remodel, everyone sees the full-plume chicken displayed on Pinterest or Houzz, but forgets that it first had to start out as an egg. For most, it’s hard to figure out the beginning stages and how to make progress. You decide that you want to do something, but you aren’t sure how to get started. The stages of new construction and remodeling both follow these general principles.

Introductory Concept - Figuring out a plan. This is the egg stage where you begin laying out the ideas. It starts by looking at examples. This can be on the Internet, attending a parade of homes, visiting home and garden shows, talking to people, and for some, it’s even sketching. Concept - Nurturing the idea. The egg is now laid and it must begin to develop. This oftentimes will involve the surrogate architect, interior designer, engineer or draftsman. At an initial meeting, you will bring your ideas or wish lists and they will help nurture them. Your requirements may include things you need. Then you can list secondary important items. This would include desires like wanting a loft or having an office directly adjoining the master bedroom. You walk away from this meeting having left your egg on the table. Schematic Design - The professional takes your egg and fosters its development some more. They will draw initial schematics to allow your idea to become more of a 3-D visual. The architectural firm that I used to work for loved this stage — we would even create a concept story and let it develop from there. Design Development – During the big reveal from your surrogate, this stage is where you look over the drawings, floor plans, elevations,

and in general, get to see the overall look of the space and decide if everything is where you want it. This may take several meetings, each followed by modifications. Construction Documents – After the design is fully developed, the egg begins to hatch. The design development drawings are converted into construction documents and these are what’s used to build the house or remodel the space. These documents are what gets turned into the building department for approval, what the contractor will use to build the house, and what each tradesperson refers to during construction. Interior Finishes – After the floor plan is figured out, the elevations are complete, but before the construction documents are completely finalized, the interior finishes should be selected. This makes a difference with the final construction documents because if the window coverings need to be motorized, the electrician will need to know to run wiring during roughin stage and before sheetrock is installed. Maybe you want tile flooring throughout, so radiant heat may be required. Each of these finishes will affect the final construction documents, so these stages go hand-in-hand. Construction Phase – This is when the egg is fully hatched and the real show begins. The shell is long gone and you can drop your baby chick into the hands of a reliable contractor. This professional will continue to raise your chicken, handle any ugly duckling phases that may arise, and have your chicken walking on its own in a matter of months.

IT’S NOT ONLY A FAMILY TREASURE but a community treasure as well. Sleep’s Cabins, located on the south side of the Long Bridge just off Highway 95 on Lakeshore Drive, has been a place where three generations have created lifelong memories. And that is not about to end anytime soon. Built by the grandparents of current owner Brent Sleep in the 1930s, the cabins that sit on the shores of beautiful Lake Pend Oreille have been a vacation spot for many over the decades. A place where people create memories of family vacations, reunions, ladies’ weekends and romantic getaways. And while there have been changes to the cabins over the last couple of years, much remains the same. When contemplating the repairs that needed to be done to some of the structures, it was then Brent and his wife Tawnie decided to provide the gift of lakeside living to others who can call this sanctuary home. In addition to continuing to rent out several cabins, they decided to replace a few of the older homes.

Of the original seven cabins, there are three that have been replaced with beautiful up-to-date homes that complement the rustic older cabins. Two of the homes have sold, one is currently for sale and there is also a lake lot for sale. But the good news is, they still rent out four of the original cabins as well. And if you have never stayed there, you must put it on your to do list.

DESPITE HAVING OPENED as recently as the year 2000, the Sandpoint branch of the East Bonner County Library system is scheduled to undergo a makeover and expansion beginning next spring. The amount of multimedia materials including books, newspapers, magazines, games, dvds and audio the library now possesses doesn’t adequately fit in the current space. Current plans include 10,000 square feet of additional space with a two-story addition on the southeast end and one-story addition on the northwest. “Recent public surveys indicate that patrons want to see a clear delineation between social areas and quiet zones of the library,” said Library district public relations and marketing manager Marcy Timblin. The expanded space will potentially include a large community room and separate children’s area allowing for more quiet space in the current location. The parking lot will also be expanded to meet city code. You can have your input heard by submitting ideas though the library district’s website, www.ebonnerlibrary.org. In all, the project is expected to cost around $3 million dollars. Thus far $2.1 million has been raised, and the library does not plan on taking another bond to the community based upon the support they have already received from neighbors, grants and The Friends of the Library Foundation. Library Director Ann Nichols said continuing to keep up with changes in technology and library trends is vital.

“These trends were just beginning to emerge 16 years ago when this building was constructed,” said Nichols. “Today, our experiencebased learning programs and community development initiatives have reached capacity in the physical space we have. Our social spaces are encroaching on our quiet spaces, and our professional meeting rooms are being shared with our makerspace programs.” While everyone knows a library is a place to check out reading materials, many are surprised to learn of the other amenities the local library system offers including WiFi, computer classes, meeting rooms, movies, e-books, audio books, video and board games, tutoring and a legal reference center. As technology continues to adapt, so will our local libraries. Final plans will be drawn up by Coeur d’Alene based Architects West and should be posted in the lobby of the Sandpoint branch sometime this month. Bidding on construction will begin in February or March of 2017.
