WHY TO INVEST YOUR MONEY IN HIGH-QUALITY ITEMS

NO MATTER HOW MUCH something costs, it’s hard to part with our hard-earned money to buy it. It’s even tougher to fork over cash when we are talking about spending money on something that we can probably live without. The little voice of reason in our heads is saying that we can make do with that old sofa or maybe those kitchen cabinets will last a few more years … but really it boils down to the fact that we want those new things and feel. Ultimately, they will improve the quality of our lives and no doubt improve the quality of our homes as well. Updating and improving your home’s interiors really can increase your happiness. It makes your time there more enjoyable; it makes you happy to entertain guests. It makes you happy knowing that you’re increasing your home’s worth, and—for most of us—we enjoy the shopping process. I see it every day; wives pulling their

husbands into the stores to look at interior finishes, browsing cabinet door styles, window coverings and furniture. If you haven’t been a part of this, you’ve seen or heard about it from your friends. It is a process. You weigh the pros and cons, take samples home to look at colors, discuss price, get friends’ opinions, etc. It takes time, and although it can be tiring, making all those decisions is kind of fun. Sometimes those decisions are based on budget, and sometimes they are based on desire. More often than not, the budget overrules the desire. But sometimes the budget needs to take a backseat to what really makes sense. A saying was brought to my attention recently, and it really spoke to me: “It is unwise to pay too much, but it is worse to pay too little. When you pay too much, you lose a little money—that is all. When you pay too little, you sometimes lose everything, because the thing you bought was incapable of doing the thing it was bought to do. The common law of business balance prohibits paying too little and getting a lot—it can’t be done. If you deal with the lowest bidder, it is well to add something for the risk you run. And if you do that, you will have had enough to pay for something better.” (The Lowest Bidder by John Ruskin.) Given this information, there are other things beside budget to consider when you are shopping. Is the product made domestically (USA)? What kind of warranty does it carry? Does the company you are purchasing it from have good options for what you need? Do they have a good reputation? Simple law of business … there’s a reason showrooms with experienced professionals and high-quality products are priced higher. It’s OK to loosen the budget a bit knowing that the purchases are not something we will regret later or that they are of low quality. Ultimately, all that time spent squeezing the budget could have been better spent enjoying our purchase and the peace of mind we have long after the purchase.

FOR ANYONE WHO HAS ever observed an elementary school classroom, you know just how challenging it can be to hold the attention of 20-plus students who are full of energy. Thankfully, in the Lake Pend Oreille School District, there are many who help support our teachers on a daily basis. Tami Burlingame is a paraprofessional at Kootenai Elementary. Now in her fourth year at the school, Tami primarily works with the special education students in kindergarten through sixth grade. But her role extends far beyond that. “I support students in the general education classroom in core subject areas and also facilitate small groups in reading, writing, math and behaviors,” said Tami. Tami shares that what she enjoys most about her role as a paraprofessional is working with children who have unique challenges. “It is especially rewarding when they find success with those challenges,” said Tami. The bond she shares with her students year after year is something that Tami said is unique and special. Each fall when the kids come back to school, she enjoys seeing how happy the students are, and she loves to see how excited they are to return to her classroom. “All the hugs melt my heart,” she said.

IN MY HECTIC EARLY DAYS AS A companion animal veterinarian in the early 1980s, my duties ran from the miraculous to the mundane. For hours in the morning I’d be in the exam room diagnosing or treating pets, then spend time in the early afternoon in the surgery room doing a variety of things from routine spays and neuters to complicated orthopedic surgeries, trying hard to find the time to look up a difficult case in my textbooks, eat lunch and do callbacks. I was chronically rushed and not able to spend as much time with many patients and pet owners. The reason was too few hours in the day and too many things to do.

It should be noted that the law requires these important duties be done under the direct supervision of a licensed veterinarian and that only a licensed veterinarian can diagnose, prescribe and do surgery.

That Godsend was when veterinary medicine started harnessing the use of licensed, registered and certified veterinary technicians (LVTs, CVTs and RVTs). Nowadays, there is a movement to call them veterinary nurses, a term that much more accurately describes to the public what they do.

Michelle has incredible education, training and experience, and serves as so much more than just somebody who goes into the exam room first and does a pre-game warmup for the real deal (the doctor). We typically discuss cases right in front of the pet owner. We do this proudly. And far from making me, the veterinarian, look less smart and capable, it magnifies my knowledge, experience and authority in the eyes of a pet owner, who wants only the best for their pet. Communications major. Often pet owners withhold information from the veterinarian but speak the unvarnished truth to nurses. This can include the fact that they didn’t give the medication the doctor prescribed, often because it was too hard to administer, but they didn’t want the vet to know. Or that they aren’t feeding the therapeutic diet they were asked to; maybe because they ran out of time. A good

One such occasion for skiers and nonskiers alike will take place on January 13 as the Schweitzer Mountain Community Association hosts a torchlight parade down Jam Session followed by an amazing fireworks show in the village. But don’t let the fun stop there. There will also be music to enjoy up in Taps Lounge following the festivities.

Those employees who wish to participate must meet at the tent at the clock tower at 4:30pm the day of the event. For those who are not employees and wish to participate, they should meet at the clock tower at 5pm, and torches will be passed out on a first-come basis until all 70 spots are filled. Those 21 and older will receive a free drink coupon that will be redeemable at Taps, and those under 21 will receive a coupon for a free soda that will be redeemable at Lakeview Café or Sam’s Alley.

If you want to be part of the torchlight parade, Schweitzer is opening up the 70 spaces first to its employees. The spots that are not filled will then be offered to guests. The requirements are that one is at least an intermediate skier or snowboarder, must be at least 18 years of age and sign a release form, and must have a valid lift ticket or season pass. If you are a Schweitzer employee, the requirement is that you must not be working at the time, with the exception of approved ski patrol.

Since the torches do throw some sparks, organizers advise that those participating wear older clothing and gear.

JANUARY 1, 2018, marked Fiesta Bonita’s fifth anniversary of dishing up great Mexican cuisine and exemplary service to the Ponderay community. And when the opportunity arose for a second location in Sandpoint, owner Rosalio Ibarra and his business partners jumped on it, and this past December, they opened Fiesta Bonita at 202 North Second Avenue in Downtown Sandpoint.

Rosalio finds his job fulfilling for several reasons. “We have really reliable customers because I love to take care of my customers. I love what I do, and everyone who works for me feels the same way. We make it fun instead of work. For me, I always like to make it feel like I’m doing something I really like and try not to make it a chore. Each day I come to work, I’m going to go have fun.”

In addition to a menu filled with authentic Mexican comida—think mole, homemade tamales and chile rellenos—and beer and wine offerings, the new location offers more space to host large groups for any special occasion.

Rosalio and his family moved to the area five years ago from Oregon after purchasing Fiesta Bonita from the previous owner. Rosalio knew it was a great restaurant location surrounded by a wonderful community. And, when it comes to supporting the community that has supported him over the years, Rosalio gives whenever he can. “When I give, it comes from my heart. The guy up there is helping me, and I do what I can to try and help others.”

When dining at either location, Rosalio and his team strive to create an atmosphere where everyone feels at home. “We try to make our customers feel happy, comfortable, and try to give them the best,” he says. “People who work for me, everyone from the dishwasher to the server, do their best in order to offer the best to our customers.” When it comes to the success of Fiesta Bonita, Rosalio believes that having a staff that truly loves what they do enables them to be successful. “We really like what we do, and we try to make everyone else like what they do, and we have been doing pretty well to ensure that happens.”

He is grateful for the support he has received since becoming a part of the community, both personally and professionally. “Everyone that brought us to where we are right now are family, staff, employees and, most importantly, my customers. WHEN DEALING WITH LOSS of a loved one, difficulty in raising a family, questions of faith and other stresses in life, many turn to their religious leaders for comforting, guidance and spiritual resurgence. These pastors, missionaries, youth pastors and other church leaders have chosen a life devoted to helping others and bringing people back up from low moments in their lives. They aren’t in it for the money but for the betterment of society through belief in their faith. What might be overlooked is who these people turn to when they are experiencing personal issues as well.

crossed the creek that runs across the property,” he said. After he woke, he sketched out a remote retreat area with cabins and outbuildings, as well as surrounding forest and water. About six years ago, Nathan and his wife Heather hiked four hours into the Coeur d’Alene National Forest and, suddenly, the vision he had was in front of his eyes. “Walking around the land it felt like I had already been there before,” said Nathan. The 134-acres are about the only thing for sale for miles, and when they looked at a topographical map of the land and compared it to what Nathan had drawn 12 years earlier, there was an uncanny resemblance. “The creek that runs through it was in the same location as my sketch, where I put the cabins is the only real flat land that would work, and even where I drew a runway was the only place it would be possible on the property,” said Nathan.

“Seeing the struggle with my family and friends who are youth pastors and missionaries was very influential to me,” said Nathan Cohick of Hope. Nathan has lived in North Idaho the past six years since moving his wife and children from Indianapolis. Like many, he came here for the tranquility in nature, clean air and more peaceful way of life. Now he’s working on a large-scale project in hopes of sharing that peace and tranquility with those who give so much of themselves to others.

His dream for Agape Ranch is to build eight to 10 small cabins as a retreat for faith-based leaders to come unwind, relax and be able to talk with professionals about their own personal struggles in a safe place.

The idea for Agape Ranch came to Nathan in a dream nearly 12 years ago. “I remember it being very vivid, like I was walking through the trees, saw the buildings and

As they explain their dream to people they meet, they have been overwhelmed with the amount of support they’ve receive to help make their dream a reality. “People have said they’d love to help us build, volunteer, and some even volunteered to live year round and be full-time caretakers.

As they don’t want to be a for-profit retreat, they will be relying on a lot of donations from those who see their vision as a worthy one. “We might possibly run a few camps to offset some of the costs, but I really want this to be a place for those in faith to come with or without family and unwind so they can continue the amazing work they do,” said Nathan.

With the closest parking lot a four-hour hike away, building the ranch will require many unique challenges. The 134 acres sits atop the Green Monarch Ridge overlooking Lake Pend Oreille with views from Sandpoint all the way to Athol. Building an airstrip would allow guests to fly directly in, but others could choose to take the hike, 4-wheel or potentially come in by packsaddle. No matter how they get there, the Cohicks hope to have a place of peace for those who do so much for their communities. “We are all human, and

PREPARING THE

PATH TO LEARNING READY! for Kindergarten program provides education for a lifetime By Patty Hutchens

S

ending our children off to their first day of kindergarten is filled with not only emotions but many questions as well. “Is my child adequately prepared? How will he or she compare to the other students when it comes to social and academic skills?”

Since 2008, Panhandle Alliance for Education (PAFE) has been providing parents in our area with a unique opportunity through their READY! for Kindergarten program to assist families who are preparing to send children into the classrooms for the first time. Angie Brass took over as director of the program this past August. She credits the two previous directors, Tracy Gibson and Kathleen Mulroy, with building a solid program and looks forward to continuing the mission of the READY! program. “[The program] is fun, interactive and informative. The whole idea is empowering parents, grandparents and caregivers as their children’s first and most influential teachers,” said Brass. “READY! does this through the hands-on parent workshops, free toys, games and activities that are all aimed at helping parents be the best teachers they can be. Education begins at birth. The first five years are so important— young children are learning every waking moment.” The goal of READY! is to bring parents into the educational process for a lifetime. So just how successful has the program been in helping to promote literacy skills and prepare children for a life of learning? According to Brass, they look at the literacy testing results of the kindergarteners whose parents have attended the READY! workshops, and 90 percent of READY graduates continually enter school testing at or above kindergarten readiness levels. Unfortunately, students who start behind rarely catch up in their school career, and that is not good news for the 44 percent of children nationwide who start kindergarten one to three years below national standards in language and literacy.

Brass explains that READY! prepares parents to capitalize on this important period of development. “READY! emphasizes the importance of reading with your child and playing with a purpose each day, both [of which] are extremely valuable in early childhood literacy and connection and quality time with your child or children,” she said. “The workshops are designed around developmental targets for each age group, created by child-development specialists and teachers, to create a program that is engaging. Parents also meet other parents with children the same age, which is so great. It is an exciting program as parents are so important, and it is offered free in our community (funded by Panhandle Alliance for Education).” Ready! is a national program based on the premise that children learn best when taught by someone they love and trust—that being their parents or caregivers. The classes are offered for parents and legal guardians for children up to 5 years old who live within the Lake Pend Oreille School District. For those who have never attended a READY! for Kindergarten class, there is a 30-minute orientation. Following is the 90-minute workshop that is led by trained facilitators.

Each workshop is focused on something different so attendees can be informed about everything from language and literacy to math and reasoning as well as social and emotional development. And according to those involved with the READY! program, it is extremely beneficial to start attending the workshops right after one’s child is born. That way the parents can benefit from up to 15 workshops that build upon one another throughout the five years leading up to kindergarten. Each workshop also provides “toolkits” free of charge to the parents. The items in the toolkits include educational, research-based and age-appropriate activities. It should be noted that READY! for Kindergarten is not about telling adults how to parent their children nor is it about trying to create super kids. Rather, it is designed to promote interaction between the children and their parents and caregivers in a way that will promote literacy, math and social skills. Simply put, it is playing with a purpose. When they started the program, the goal was to enroll 50 families. They ended up with more than 100, and the popularity only continues to grow. Depending upon the age group, the enrollment is limited to either 20 or 25 families. “This is mainly due to the size of the classrooms,” said Brass.

While there are more than 25 states that have the READY! program, Sandpoint is only one of five places in Idaho that offers this unique opportunity. The conversation first began when then Lake Pend Oreille School District Superintendent Dick Cvitanich came to Sandpoint in 2006. PAFE Executive Director Marcia Wilson approached him and asked what PAFE could do that would have a large impact on area school children. Cvitanich recommended an early childhood development program. Having worked in Washington state, Cvitanich said that Kennewick School District had the highest test scores in Washington—an amazing figure considering many of the children there are immigrants for whom English is a second language.

The next workshops are scheduled for Saturday, January 20. Pre-registration is required and will close at 11:59pm on Wednesday, January 17, 2018.

“He said something is happening there that is working,” said Wilson in an interview at the time. They found out that the “something” was the Ready! for Kindergarten program.

PARTICIPATING IN HIGH SCHOOL sports requires one to be able to effectively balance academics and athletics while still finding time for family and friends. For Sandpoint High School junior Alex Stockton, that challenge is year round as he is a three-sport athlete participating in football, basketball and baseball. “I won two state baseball championships, one in seventh grade and one in eighth grade,” said Alex, who adds he would like to play college football although he is still undecided as to where he will apply. One thing Alex is certain about is his desire to become a police officer. “I grew up always being interested in that field,” he said. Being involved in sports continuously throughout the year requires constant training, and when an injury comes your way it can be very challenging, as Alex discovered

in eighth grade. “I tore my LCL [lateral collateral ligament] and cracked my tibia,” he said. “I overcame this challenge and was on varsity for all three sports my sophomore year.” Alex has already been instrumental in scoring for the Bulldog’s basketball team this season and shares that his passion for sports is in large part due to the brotherhood and friendships he has developed with all his teammates over the years. But there is one person who he treasures most. “I love playing alongside my brother and best friend, T.J. Davis,” said Alex. He credits his football coach, George Yarno, with teaching him one of the most important lessons he has learned through sports: “Coach Yarno told me to always trust your first instinct because there was a reason you felt that way.”

TRINITY GOLDER: Senior Trinity Golder is a dedicated athlete and student who has already achieved great success on the basketball court. She was named to the 3A IML All-League team and the 4A IEL All-League team as well as the All-State team last year. In addition, she has been on the honor roll her entire high school career and takes multiple honors and AP courses. Looking ahead, Trinity verbally committed to Eastern Washington University and plans to play basketball for them next year as a preferred walk-on. While there, she will pursue a couple of career interests including creative writing and possibly professional training. “I suffered an ACL injury about six months ago, and it really made me interested in how to prevent injuries through fitness training,” said Trinity, “and I could see myself doing that after college.” When Trinity tore her ACL and lateral meniscus in May she had to undergo surgery, but she is grateful for the support she received from her family and friends. “My parents took such good care of me after

surgery and have given me the resources to heal,” said Trinity. When asked about what she enjoys most about basketball, she said she loves the competition and making memories with her team while working hard together. Trinity looks forward to continuing to pursue her passion at EWU next year and will take with her the lessons she has learned along the way. “One life lesson I have learned is that emotions are only temporary and learning to control them not only makes you a stronger player but a stronger person,” she said, adding that she is also grateful for the opportunity to play basketball. “I now realize there are so many other things that can take you away from something you love, so that’s why it is important to enjoy what you have.”

said, plain as day, “Nah. She’s too fat.”

Why is our go-to truth about ourselves that we’re not good enough? … roll. Will any of us ever be able to look at our bodies and not just see all of the years of failed resolutions? When can we look at our reflection and just see an amazing mother, father, an adventurer, a teacher, a hero? Why is our go-to truth about ourselves that we’re not good enough? As children we thought we were awesome. Heck, we wouldn’t wear pants half of the time and we didn’t care what anyone thought about it. And then at some point in our life, that truth—that innocence—changed. For me, I remember that moment like it was yesterday. I was 13. It was a beautiful summer day in the Pacific Northwest with the smell of sunscreen and salt water lingering in the air. I was boating with my family and we had just docked at a music festival. I was wearing a blue gingham-print halter swimsuit (a two piece) with jean shorts. I just hopped off the boat to go check out what was happening onshore (ie. go look for cute boys to flirt with). I was walking down the dock, and lo and behold, two hunky shirtless teenagers were walking toward me (excuse me while I go groom my peacock feathers). I was feeling pretty confident in my little get-up, and just as I was about to strut past them (and believe me, I was strutting), one boy looked me up and down and then turned to his friend and

It didn’t matter that I was a size 7, straight ‘A’ student, that I played musical instruments, danced in performing groups, volunteered in the community. I didn’t even know this boy, and yet for the next 20 years of my life, I let him convince me that not only was I fat, but that was the only thing I was. How silly. I’m convinced that if this stranger knew what an impact he had on my life, he would surely apologize. But this story isn’t about him, or that this is even his fault—it’s not, but he’s still a jerk. It’s about me (well, us really). It’s about how I let a stranger, of all people, dictate my truth. Don’t we all do that, though? Whether it was a mean girlfriend, a crappy parent, a retouched celebrity on a cover of a magazine, a high-school bully from 40 years ago … we let them tell us who we are, or who we should be, instead of merely just being. Here’s the thing, you are beautiful just as you are. Truly, in all of your imperfection, you are beautiful. You offer gifts to the world that no one else can give. So, for this New Year, let’s change it up. Let’s spend the next 365 days being true to ourselves. Let’s treat ourselves with love and kindness (yes, that can include the gym and proper diet, too), and living our lives like the world depends on us and our gifts, because (spoiler alert) it does. HAVING AN ANNUAL WELLNESS exam by your health-care provider and knowing your numbers such as your blood pressure, cholesterol, blood sugar, height and weight, are important ways to improve your health. But there is much more information that healthcare providers can use when monitoring your health. For instance, do you know your family health history? Your family’s health history is an important tool to use to maintain your well being. It can alert your medical provider as to conditions to which you may be more susceptible. Family health history is a record of the diseases and health conditions in your family. You and your family members share genes, and early identification of families with increased risk for chronic diseases such as heart disease, diabetes and certain cancers can often improve, delay or even prevent adverse health outcomes to individual members. Do any diseases or health conditions run in your family? You may already know a little about your family health history, but it is important to talk to your family and gather as much information that you can. Look at

relatives on both sides of your family: parents, siblings, grandparents, aunts, uncles, nieces and nephews. Talk to them about conditions they have had and what age the conditions began.

Diabetes screening, mammograms and colorectal cancer screenings are ways to detect early signs of disease. 2018 REAL ESTATE OUTLOOK BY COLIN ANDERSON 2008 WAS A HORRIBLE YEAR for the American economy. Large companies were laying off employees by the thousands leading to unemployment rates higher than they had been since the great depression. Places like Las Vegas, Phoenix and Southern Florida watched their housing markets go belly up and building come to a complete standstill. It was truly one of the most difficult economic crises in our

nation’s history. The following is meant as a general look at market trends, what buyers and sellers are most attracted to and advice from experienced agents. This is not intended as a crystal ball into the future! As of November 2017, the median home value in the United States is at $203,400, a 6-percent increase from this time a year ago, and a massive increase over a low of $151,000 in 2012. Home-buying website Zillow recently polled a group of realtors, economists, lenders and

professors who came to a collective agreement of a more modest 3-percent gain in 2018. As home values and listing prices shot up very quickly due to stability in the job market and interest rates under 4 percent, many sought to get in the action because of the fear of rising interest rates. Since many of those buyers have already settled, there is a persistently low inventory, which makes for a competitive market for those looking to purchase a home. In and around Seattle, homes are often gone within 48 hours of being listed, and most agents across the Northwest are predicting a larger value increase. “The 2017 real estate market was busy, the lack of inventory created multiple offers in many areas,” said Lydia Geline, a Windermere agent who has worked with buyers in both King and Pierce counties. “I see it being the same in 2018

with pricing increasing rapidly because of it.” While the Seattle-area market is seeing an influx of young buyers, retirees are often seeking a smaller community, which has been a recent boom to the market in North Idaho. “New construction and condominium sales in 2017 filled a large need for the retirement market,” said Jackie Suarez of Century 21 in Sandpoint, Idaho. “While the residential median sales price in Bonner County is 9-percent higher this year to date than 2016, the majority of buyers are taking advantage of low interest rates, making sales contingent on appraisals. Appraisers look to the past for comparable sales data, which may not support agreed-upon sales prices. Pricing is important. Inventory is relatively low, and our job as agents is to help sellers realize the highest possible return while keeping in mind buyers are well-informed and not apt to overspend.”

FEATURE STORY Coeur d’Alene, Idaho, has seen a consistent spike in out-of-state residents for much of the past two decades. People from larger communities in California, Colorado, Washington and Oregon are drawn to the small-town feel, relative affordability, outdoor recreation and as a safe place to raise a family.

“Since mid-2011, home prices in all of North Idaho are up 67 percent and 83 percent since the bottom,” said Raniel Diaz of Professional Realty Services in Coeur d’Alene, Idaho. This would be our seventh year of beyond healthy growth— an average of 11 percent year over year. The most common question I get on a daily basis is, ‘Are things slowing down?’ Short answer … nope.” What are looking for?

“Many clients are targeting a movein ready, high-quality home with new or updated kitchens and baths, low-maintenance exteriors and easy access. Guest quarters or room for extended family factor in as well,” said Suarez. The same holds true south of Seattle around Tacoma and Gig Harbor, Wa s h i n g t o n , according to Geline. “Home buyers usually want movein ready, remodeled or newly built home. It’s rare to find buyers that want to do any work, unless they can’t find a home in their price range.”

While there are probably a few remodel projects out there, generally speaking, most buyers are looking for the work to be done already. For those who are considering selling, fresh paint is an easy way to brighten a dated home as well as spending a few hundred dollars on updated fixtures. Buyers tend to


gravitate toward an updated kitchen as being high on the priority list, and while spending $20,000 or more on a kitchen you don’t plan on using for long might sound crazy, it will likely make your home much more appealing to buyers and fetch back a higher return. To buy or to build? This age-old question continues to come up no matter the market condition. Am I better off building exactly what I want from scratch? Or will I find something suitable on the market so I don’t have to wait? According to Geline, a typically new home build in Gig Harbor takes about six to nine months to build or nine to 12 months to build a custom home. “Buyers like the option of picking out the elevation, flooring, cabinets, etc. The drawback to building a home from scratch is you may have to sell your current home to purchase the new one. Timing of this can require the buyer to have to move into a temporary home [until] their new home is complete.” Suarez also sees both pros and cons of building during the current housing market. “You get the floor plan and location you want, customizable for individual needs, and in many cases in the current market, instant equity when you close as overall home prices increase during the construction period. Drawbacks include the current shortage of highly qualified tradespeople in the industry. Many builders are challenged to find additional crews. Permitting with local municipalities is taking longer than expected.” Diaz echoes Suarez’ concerns about the lack of quality labor available in North Idaho and also sees builders being more selective on which projects they choose. “Cost per square foot to build a custom home has increased dramatically, and it’s surprising those who might have built in the past.”

BONNER COUNTY: $250,000 - This is a very competitive price range in our market. For a 3-bedroom, 2-bath single family home existing at $250,000, averaging 104 days on market. New single family homes selling for $250,000 range average approximately 1,400 square feet. Condominium sales at Schweitzer are seeing an uptick, with 2-bedroom units closing in this price range averaging 58 days on market. $500,000 - The $500,000 price range satisfies the buyers looking for an existing 3-4 bedroom home on acreage near Sandpoint. Dover Bay buyers can take advantage of the new 3-bedroom condominiums offered in this range. $750,000 - Waterfront buyers can expect to find a single family home in this price range. The Schweitzer market offers single-family homes and luxury condominiums in the $750,000 range.


FEATURE STORY Should I keep my current home as a rental? While the housing market is tight, renters are finding a major housing crunch of their own. Across the Inland Northwest, apartment complexes are going up and filling up before they are even completed. In Spokane, the current occupancy rate is above 98 percent, and renters on average are paying nearly one third of their income toward their rent. If you have the means to hold onto your current property and utilize it as either a short- or longterm rental unit, your investment can bring out bigger payouts in the long run, however, there are potential risks you incur as well. Andrew Weed and his wife Lindsey decided to leave their Missoula, Montana home for a year and explore different communities in Oregon and Washington, while Lindsey worked as a traveling physical therapist and Andrew as a lead cameraman for a production company. They rented their home to Andrew’s company for seven months, and, in the previous five, have listed it as a short-term vacation rental. “We found that the people who stayed there for just a day or two didn’t leave the home a mess or create many problems. However, the longer-

term renter didn’t show the same respect to our home,” said Andrew. It’s true you roll the dice with renting your home, but having others pay your mortgage while gaining value in your home is typically one of the most sound investments; just beware of additional costs that go along with it. “We lost almost all of our profit to cleaning fees, having to pay more than $200 each time someone rented. If we could do the fixes and cleaning ourselves, we would have seen much more profit,” said Andrew. While national forecasters believe there will be only small growth in prices for 2018, professionals in the Northwest aren’t seeing too many signs of the market slowing down. One factor that could cause a slow down is the Federal Reserve raising interest rates, which, in all likelihood, will happen at least once if not more in 2018. A rise in rates would likely slow home values down, especially if there’s an uptick in available inventory. Whether it’s a downtown condo, lakefront playground, first home or last home, finding the right one is a difficult process. Work with a local agent that knows your specific market, what you’re looking for, what you can afford, and where you will be most happy.

KOOTENAI COUNTY: (RANIEL DIAZ) $250,000​- 2017 has been another great year for the North Idaho real estate market. We’ve witnessed median price in Coeur d’Alene from $236k to $260k - a 10-percent increase this year so far! Even better than the gains we saw in 2016. And, the year isn’t even over. We’re not slowing down. With that in mind, what is available for less than the median is quickly diminishing. A home buyer should expect to get a 3-bedroom, 2-bath home in the Post Falls, Rathdrum or more established areas of Coeur d’Alene in the mid-200ks. Rathdrum has nearly caught Post Falls in terms of median price with area expansion moving North. Affordability in the core of Coeur d’Alene is continuing to push people to the outlying areas. $500,000​- While $500k used to go a long way, people’s expectations of acreage and quality new homes are quickly being tempered by accelerating price points. The pivot point in North Idaho from “Seller’s Market” to “Buyer’s Market” is happening in the $400k - $500k range. Some factors here include lender limits on conforming loans and a lack of inventory in this price range. Larger scale neighborhoods that are listing newer homes in this price range are few and far between, which is a significant opportunity for builders and sellers in this range. $750,000​- Three quarters of a million dollars is a lot of money! The buyer looking at this price point expects near perfection. Sweeping views, lake access, generous square footage, all new finishes, etc. Similar to all price categories, the availability of homes in this range is challenged, and buyers are competing for the same inventory. If one has this much money to spend, there is a growing level of frustration that the “perfect” home doesn’t exist. If waterfront is your thing, expect decent drive times back to downtown as the push to water includes a push to Harrison, Worley and other upcoming areas.

I AM WILLING TO make a wild assumption about everyone reading this article right now. Are you ready? I’m willing to bet that you have a bucket list. While I don’t necessarily know what is on it, I’m willing to bet that I know what isn’t! Weight loss. Reorganizing something. Writing more thank-you notes. You know, the kind of thing that I would usually put on my list of New Year’s resolutions. In reflecting on 2017, I suddenly realized that my list of resolutions looks totally different from my bucket list, and that neither of them had much crossed off from year to year. I still didn’t shed those 10 pounds. I still don’t have an organized garage. I wrote exactly zero thank-you notes (emails don’t count!).

Take a Trip! Who cares if it’s  out of town, or of state or out of country. The destination isn’t as important as the journey. Learn a skill. Have you always  wanted to throw pottery? Paint? What about driving a race car? Defensive driving is always a good idea. Go do it! Experience ... Something! If  we run our days planned to the max and leave no time to just experience and savor, we’ll miss out. Slow down, relax and just experience what’s around you!

So how is 2018 going to be different? How can it be more fulfilling for all of us? Maybe instead of concentrating on resolutions for the New Year, it’s time we start concentrating on that list. What’s on yours? If you haven’t thought about it in a while, or maybe it’s only full of pie-in-the-sky type dreams, it could be time to start adding a few new items to the list. Adventure and new experiences, big and small! More travel, less TV, more faces and fewer screens.

Here are a few ideas that I’m adding on for 2018: Travel OK, I know this seems broad, but hear me out. Travel doesn’t have to mean visiting Rome or Paris or some exotic locale. It can mean going anywhere, even if it’s just over to the next city. Many cities and states have websites dedicated to adventurers who don’t have the time or the resources to go too far from home, and there are most likely hidden gems all over your home state that you’ve never been to. Maybe there is a national landmark a few miles outside of town you didn’t know was there, or maybe there is a city with some rich history that would teach you something new and entertain you and your family for an afternoon. Of course, if you can make it to Rome or Paris, go for it! Just try to include smaller experiences with the big ones!

Or, if you are more of a city mouse, there are trains that go from one large city to another in a few hours, and you can save your hard-earned cash to spend on shopping and dining experiences in a new city, rather than spending it on plane tickets or gas for the car. All in all, this is a safe, inexpensive and fun way to see the world! Make Something Have you ever gone down the rabbit hole of Pinterest and ended up looking at DIY projects to build a wall of bookshelves or a kitchen table, or re-tile your bathroom, and convinced yourself that you don’t have the skills or the tools to do the job? There is much satisfaction to be gained from creating something with your hands, even if you think you’re not any good at it. Many home-improvement stores such as Home Depot or Lowe’s offer free classes on DIY home improvement projects, like installing a tile back splash in the kitchen. Or, if home improvement isn’t your thing, sitting down to paint

a piece of pottery or art that you can display in your home is easy at one of the many pop-up pottery shops you might find in your town! With a little bit of research and a sense of adventure, you can find the resources you need to complete a project, large or small, that you can be proud of. Tourist Activities I’ll admit it. I drive around the downtown area of my city and I see those people taking personal riding tours and I purse my lips and inwardly think that they look ridiculous—and so would I. I live here; why the heck would I want to be seen in that little helmet zipping around the city on that thing? Then I see the tour group duck into an alley that I never noticed before and disappear around the corner and wonder, “Where are they going? And what is so interesting down there?” The fact is, I have lived in my city all my life and don’t know very much about it. When I go to visit friends in another city, particularly those on one of the coasts, I am awestruck by the beauty and potential for fun, and they are indifferent to it because they see it every day. A challenge I have given myself for 2018 is to re-examine my city through the eyes of a tourist. There are a million ways and types to choose from, all there to teach even residents like me something new and fascinating about the place I have been living my entire life. It makes me feel proud of where I live and excited to learn more about it. Eat Something New This one might sound simple, but some people are more inclined to go skydiving than they are to try something exotic from another country. Food in many cultures is a way to bridge the gap between generations and connect one country to another. Food can remind us of home or give us some insight into a way of life we aren’t familiar with. It is easy to stay in our comfort zone when it comes to cuisine and never venture far from what you are accustom to. Another challenge for 2018 is to find a person from another country, or a restaurant featuring food you’ve never heard of or tried before, and try an offering. It’s a great way to expand your understanding of the world or make a connection to the past. Of course, maybe all of these ideas don’t sound like what you would find on the traditional “100 Things To Do Before You Die” type list. The way I see it, most of us have so many commitments to our friends, families and jobs that some of those ideas might not be realistic for everyone. That’s why my 2018 will be centered on ways I can expand my understanding of the world, have new experiences and connect with others in new and profound ways. I truly hope you will join me.

It doesn’t matter that you ate 50 pounds of Halloween candy just a few short months ago. HOW ARE YOU GOING TO CHANGE TODAY?

iT p 1 SO IT’S JANUARY, the first month of a brand new year. The holidays of November and December are past, and it’s time to look forward to new beginnings.

Reach for almonds instead of Ibuprofen - almonds have a large amount of magnesium in them, which is known to help headaches caused by stress. Magnesium also relaxes muscles and lessens nerve volatility.

In my experience, this represents a time of guilt and corresponding penance in regard to the behavior in the months leading up rather than an opportunity for a fresh start. It’s the time to balance out what we feel is “bad” by making an attempt at what is “good.” Interestingly, this mindset is almost always destined for failure. Swinging the pendulum aggressively in the one direction only means that it will eventually swing right back instead of just carrying the momentum forward. Ironically, the five to six weeks of “bad” is almost exactly represented in fitness facilities around the nation by five to six weeks of “good.” For those of you who’ve been in the gym in January, February and March, you’ll recognize the decline that begins mid-February.

This year, instead of reflecting on perceived transgressions of diet and exercise with remorse and guilt, just recognize that they are neither good, nor are they bad. Those actions just are. Trying to contextualize them in the past doesn’t make sense, and there’s a thousand ways in which “bad” things are actually “good.” (Two pieces of pie for lunch the Sunday after Thanksgiving is significantly better than an entire pie.)

Those things are in the past, and in truth, you’ll probably follow a similar behavioral pattern next year. It’s OK, and I honestly encourage it with clients. There is but one Thanksgiving and one Christmas throughout the year. Enjoy them and indulge in them, year after year. So accept the recent past, the holidays and their transgressions for what they are and move forward with your head held high and grand dreams of accomplishment on the horizon.

It would be convenient to be cynical about this practice since most of us are all too familiar with the commonality of failing at these resolutions. You won’t catch me in that position. I think that setting goals, no matter how grand they are, is fantastic, regardless of outcome. After all, this great country is founded on people reaching high, occasionally succeeding, but more often failing, then getting up and doing it again, over and over. After all, the soul who is capable of daring greatly is better than being one of those timid souls who neither knows victory nor defeat. So you might fail. So what. Get up next year and do it again. But how do you give yourself the best shot at succeeding? How do you ensure that your grand plans have a chance? First, you need to make your goal—or goals—crystal clear. It should be exactly what you want to achieve; not just a rough sketch or a foggy vision, but a precise vision of what will happen for you. Pretend you’re an architect designing a house. Just as you wouldn’t run out to the hardware store, grab a handful of 2x4s and some nails and pray it eventually turned into a house, you are going to have a hard time starting down the path to success without knowing where that path is headed.

Eat small meals Choose SEVERAL SMALL MEALS over a few big meals a day. This balances out your energy distribution throughout the day. In general, EAT WHEN YOU FEEL HUNGRY, and STOP when you’re full.

recognize that there are things you can control, things you can’t control and things you just shouldn’t worry about. Giving energy to things you either can’t control or shouldn’t control (remember the holidays), is just robbing you of the energy that will keep you moving forward with momentum. Winning a race is hard to do when you’re looking backward. Focus on the task at hand and stay the course as best you can.

You don’t need to wait until official meal times before you start eating. LISTEN TO YOUR BODY and what it tells you.

Lastly, don’t be so hard on yourself. I find that the internal monologue that is nearly constantly running in people’s minds is one of the most negative influences in that person’s life. That really stinks, and it makes everything harder. The voice in your head should be encouraging, not discouraging. DELECTABLE PICATTA Courtesy of Chef Dave Adlard, Candle in the Woods. Photo by Lauren Denos. A touch of classic Italian, Picatta can be made with chicken, veal, salmon, even steak. The secret for this (as with most Italian) is in the prep—the scallopini cook so quickly that having everything prepped out and ready is imperative. Mince all of your veggies and botanicals into a fine and elegant mince. The sauce is light and slightly acidic with the lemon and capers, and goes great with pasta, potatoes or risotto.

INGREDIENTS • Protein of your choice • ½ C. flour • salt and pepper • Italian herbs • 2 ¼ C. fresh minced parsley • ¼ C. finely minced onion • 1/3 C. drained non-pareil capers • 2 Tbsp. butter • 1 lemon • 2 Tsp. finely minced garlic • ½ C. dry white wine

METHOD • Trim and pound out your protein (except fish) to scallops 1/4 - 1/3 inch thick. • Create a flour mix with the flour, more salt than you think you need, pepper and ¼ C. fresh parsley and some dried Italian herbs (if desired), then coat your protein and set aside. • Heat oil in sauté pan. • When hot, add protein, “good” side down, and caramelize to golden brown on medium-high to high heat. • Turn over and add onion, capers, remaining parsley and garlic, and sauté briefly. • Deglaze with white wine and reduce to near dry. • Remove protein from pan and set aside. • Remove pan from heat. • Add juice from lemon and butter, and stir until butter is melted. • You can add a small amount of water if needed. • Spoon over protein and serve.

NO MATTER WHAT THE SPORT is that is being played, the rivalry between Sandpoint High School and Lakeland High School is always filled with intensity. Previously, Sandpoint and Bonners Ferry participated in Moose Madness, a spirit competition, but that ended two years ago. “It was a mutual decision between both school administrations based on an increased difference in population and enrollment at the high schools in the respective communities,” said Bonners Ferry High School Principal Kevin Dinning. It then made perfect sense for Sandpoint to replace Moose Madness with a competition against one of their league rivals—Lakeland. For the second year in a row, Battle for the Paddle will pit both boys’ and girls’ basketball teams and the wrestling team in a spirit competition. Last year’s inaugural Battle for the Paddle took place at Lakeland High School. This year’s event will be at Sandpoint High School on January 19. The competition is open to the community and will include a boat race, a rap battle and a lip sync competition. The theme for Sandpoint is Boxing Bulldogs. “Everything of ours will revolve around a boxing ring and things like Rocky Balboa,” said Sage Saccomanno of the SHS student council. The Sandpoint High School student council is looking for donations to fund the spirit packs for the annual competition. The spirit packs will be available to all students for a small fee, or free if enough donations are received, and will include things like a warm-up towel and a small glove. Every student will also receive a shirt and a ticket to the event. There is also a fundraising component to the competition, and for SHS students that means they were busy during the weeks leading up to Christmas collecting donations for the Toys for Tots campaign. If anyone would like to donate to the cost of the spirit packs, they can contact the student council advisor, Mary Imaz, at the school. GO BULLDOGS!
