Atlanta Industrial Market Finishes the Year Strong in Several Categories

The Atlanta Industrial market capped off a successful year with its strongest quarter yet at 6,923,271 square feet of positive absorption, bringing the yearto- date total to 23,306,223 square feet. While this absorption total does not come close to the record set in 2021 of 42,197,033, it is the third highest total found in the previous five years. Despite absorption remaining strong this quarter, vacancy continued to climb by 30 basis points to a current rate of 4.3%. This increase vacancy can be attributed to a record level construction pipeline that delivered 33,043,426 square feet in 2022. This strong demand for industrial space has not only led to record delivery levels, but also record level rental rates. The overall NNN asking rate now stands at $6.22 per square foot representing an 26.1% increase year-over-year.

To summarize these accomplishments, the Atlanta industrial market finished the year top five nationally in absorption, new supply, and SF under construction.

LEASING ACTIVITY

Despite the industrial pipeline continuing to deliver record amounts of space, Atlanta’s industrial leasing activity took a slight dip this quarter recording 8,740,417 square feet in leases signed. Nonetheless, leasing activity remained healthy for the year with over 48 million square feet signed in 2022. Furthermore, of the 33,043,426 square feet of space delivered in 2022 across the market, nearly 70% is already leased. In addition to newly delivered space, the outlook for future leasing activity remains bullish with 21.4% of the projects under construction leased currently.

The strongest submarket not only this quarter, but this year was Northeast Atlanta. The submarket led the way this year in absorption (8,183,987 sf), deliveries (11,334,513 sf), and under construction (11,502,465 sf). Following closely behind are Northwest Atlanta, I-20W/ Fulton, and South Atlanta. All of which share an unusual common theme, an increase in vacancy. However, this commonality is not alarming as many of the vacant deliveries causing this rise in vacancy are already pre-leased and awaiting move ins.
