Enclosed in this edition of the newsletter is a supplement which explains the way the Association invests your rent in the upkeep of your home. The rent you pay for your home is calculated using the Association’s rent policy, which was widely consulted on, before it was introduced in 2010. In 2010, the view was that larger properties with greater amenities, for example, a garden, parking space, additional toilet etc. would pay more. Your rent is determined by points based on the amenities within your property. For example a 1 bedroomed flat would have a cheaper rent than a 3 bedroomed house. We want to know if you still agree with this approach and we want to consult with you and talk about the best way of going forward so that over the next three years we agree with our tenants how rents and rent increases should be set.

STAFF NEWS Leona Currie and Jason Wyllie signed up with SHARE to be Housing Modern Apprentices in April 2017. Both undertook the CIH Level 2 in Housing Practice, coming along to SHARE for 5 days over 10 weeks. Once they had completed this, they started their SVQ level 2 in Housing and the Core Skills which took them up to end of March 2018.

DOG FOULING Dog Fouling and Grass Cutting
Our Grounds Maintenance contractors have been delayed with the cutting of grass due to levels of dog fouling and litter in communal areas on some occasions. You will accept that this is not a very pleasant job.
Penalties for Dog Fouling Failing to dispose of dog mess by bagging it and placing it in a bin can lead you to face the prospect of a Fixed Penalty
Notice of £80 issued under the Dog Fouling (Scotland) Act 2003. This penalty increases to £100 if it is not paid within 28 days.
How to report Dog Fouling If you witness or know anyone who is allowing their dog to foul in a common area or public space without cleaning the mess immediately, you can report this directly to the Argyll & Bute Council Dog Warden on 01546 605514.
BALL GAMES With this good weather it great to see children are out enjoying themselves in their developments. Whilst we all know that play is crucial to a child’s development as a social, confident member of society and should be encouraged, people also have a right to enjoy their home and know that their property is safe, and to be treated respectfully. Football and other ball games in themselves are NOT anti-social behaviour or illegal and those playing may be unaware they are distressing other residents. Most of the complaints we receive are about where and when ball games are played.
Very loud foul or abusive language can cause distress to others and may be considered anti social Beware of your own safety and the safety of other road users. If you are disturbed by continued and excessive ball games, please, in the first instance speak to the children and their parents and try to resolve the issues you have. If this continues or becomes anti-social you can contact our office.
Please consider the following before your children take their ball games outside: Respect other residents right to a peaceful environment - ensure residents are not unduly disturbed. If you have to play in the street (cul-de-sac or quiet side road), use a soft ball to prevent damage to your neighbours fences, gardens cars and other property. Always ask before retrieving your ball or items from other people’s gardens. Where possible play in close proximity to your own house/block of flats not anybody else’s. Always try to keep the ball down and do not let your game become excessively noisy or anti-social.

MONEY SKILLS ARGYLL West Highland Housing Association is now a partner of Money Skills Argyll funded by European Social Fund and BIG Lottery Fund. Money Skills Argyll is a project that helps people who live across Argyll and Bute, aged 16 and over, living in a jobless household, living in a single parent household, or low income employed. We can help you to be more in control of your money by offering help, advice and support with Debt Advice, Money Advice, Computer Skills, Money Management, Income Maximisation and Affordable Warmth/Fuel Poverty. We help people claim the benefits they are entitled to and to access the financial services they need to run

their lives. We provide training and support to help people take control of their own futures by helping them to manage their household budgets, access financial services online and to shop around for the best energy deals available to them. We provide debt advice to help people manage their finances and keep their spending habits on track. Most of all, we help and encourage people to remove the barriers and obstacles which debt and money worries have put in the way of them living active lives and participating in their local communities. GDPR UPDATE On the 25th May 2018 the new General Data Protection Regulations (GDPR) come into effect strengthening your rights under the Data Protection Act as well as providing new ones. As your Landlord and a Data Controller we have been working to prepare ourselves to ensure we are ready. As part of these requirements we have developed a Privacy Notice to advise you of the data we collect and what we do with your data, including the legal basis for processing this data. New Doors – Islay & Jura The association have replaced a total of 60 doors on Islay and Jura. Unfortunately the original doors were not suited to island weather and deteriorated much quicker than was originally anticipated. The new doors are of a modern design to cope with the Argyll weather! We would like to acknowledge the co-operation and understanding of the tenants affected by this contract and the care and professionalism shown by the contractor, Neil McGougan Ltd of Oban.

West Highland have installed a new Facility that allows all tenants to pay their rent with their Debit Card. This can be done either over the phone (call 01631 566451 during office hours ) or in person at the office.

You can use your Allpay payment card to pay online at www.allpayments.net – please have your debit card handy.
Debit card payments can be made at your convenience through the Allpay payment App. This App is available to download for free on Apple, Android and Windows smartphones.
Set up a Direct Debit/Standing Order Paying your account by direct debit or standing order offers a hassle-free solution to those who worry about paying their bills on time or are maybe just a bit forgetful! Please contact Aileen to set this up.
Universal Credit Full Service What you need to know, who will it affect Oban Job Centre will be delivering full service Universal Credit (UC) from September 2018 to all working age claimants.
How can I prepare?
When this starts:

Mutual Exchanges Scottish Secure Tenants have the right to apply for a mutual exchange. You can apply to swap properties with another Housing Association or Council tenant but you need the consent of both Landlords before you can move. A full list of Argyll tenants who would like to exchange is available on-line at www.homeargyll.co.uk. If you would like to add your home to our exchange list, please contact our office and we will arrange to advertise your property on this site. Once your listing is live your property will be visible on the list to people searching.
