Residential Condition Assessment Letter 9733 Concord Pass, Brentwood, TN SE&I Project No: 16-0576
Structural Engineering & Inspections, LLC (SE&I) was requested to perform a preliminary assessment of the residential property located at the address referenced above. The purpose of the preliminary assessment will be to evaluate the visible evidence of potential structural damage, to opine on the adequacy of the building structure and/or the individual structural elements, and to determine if a more detailed assessment is needed. SE&I’s basic scope of services includes a review of available documents, a site inspection of the property, and analysis of the structural elements, when needed. This letter contains a discussion of our observations, professional opinions, and recommendations for repair or the need for a more detailed assessment of specific areas of the property. SE&I INVESTIGATION SE&I performed a cursory field investigation on Tuesday, May 10, 2016, to evaluate the cracks in the concrete floors, brick veneer crack, and pole barn concrete slab. Our investigation consisted of a limited visual condition survey of the living room floor, the brick veneer on the rear garage, and pole barn concrete slab. CONCLUSIONS AND RECOMMENDATIONS Our observations are limited to visible evidence in interior and/or exterior finishes and cursory examination of exposed structure in areas related to the items listed above. For purposes of this report, all directions (left, right, front, back, etc.) are taken from the viewpoint of the observer standing in front of and facing the residence. Specific comments may refer to left-hand or right-hand and are taken as facing the object. construction, on-site cursory assessment of the existing conditions, and/or analyses performed in accordance with accepted engineering practice. Our findings are not intended to provide a warranty, guarantee or certification of future performance of the structure and/or its individual components. Living Room Concrete Slab Crack 1. Discussion a. The cracks in the living room slab are less than 3/16 inch wide with no vertical offset. 2. Conclusion a. The cracks observed in the slab-on-grade appear to be shrinkage cracks and are not effecting the structural integrity of the slab. 3. Recommendation a. No repair is required, however you may consider filling the crack prior to installing the floor finish materials or re-staining. i.
The cracks in the slab should be swept and blown clean with compressed air.
ii. Hairline cracks and cracks up to 1/4” wide can be filled with Simpsons StrongTie ETI-SLV Super-Low Viscosity Injection Epoxy. iii. Cracks 1/64” to 1/4” wide should then be filled with Simpson Strong-Tie ETILV Low Viscosity Injection Epoxy. iv. These injection epoxies can be installed using a gravity-feed application, meaning they can simply be injected along the top of the crack and the material will flow down into the cracks. v. Follow all manufacturer’s recommendations for installation and clean-up. Brick Veneer Crack 1. Discussion a. A 1/4 inch stair stepping crack was observed on the rear garage wall extending up from the rear garage door over the right rear garage corner. b. No visual signs of cracking in the interior drywall on the inside of the garage. 2. Conclusion a. The cracks observed in the brick veneer have likely developed as a result of minor differential foundation settlement. www.SEandI.com

b. It is our opinion that the amount of differential foundation settlement is minor and has only caused aesthetic issues with the brick veneer and does not appear to have compromised the integrity of the structure. At this time we do not recommend that any foundation repair or stabilization be performed. 3. Recommendation a. The existing cracks in the brick veneer can be tuck-pointed with new mortar. The existing mortar within the cracked joints should be ground out or otherwise removed. The space between the masonry should be blown clean to remove loose debris from the space to receive the new mortar. New mortar should then be mixed and colored to match the existing mortar as closely as possible. The new mortar is then tucked into the space between the existing masonry and the exposed surface pointed to match the finish of the existing mortar joints. The joint would then need to be monitored for any future movement. b. In order to help prevent future settlement, we recommend that the gutters and downspout drains be properly maintained and kept in working order to prevent water from flowing against the house foundation. Pole Barn Concrete Slab 1. Discussion a. The concrete slab appears to slope down towards the left side columns of the barn. 2. Conclusion a. The ground that supports the concrete slab along the left side of the pole barn appears to have settled. b. The settlement does not appear to have affected the pole barn columns, because they are typically embedded into the ground by four feet and is supported by a separate foundation than the concrete slab on grade. 3. Recommendation a. There is no need to repair the slab since it is a pole barn, but if desired the slab can be leveled using a polyurethane injection technique. The polyurethane expands between the soil and the bottom of the slab and lifting/level as best as possible. LIMITATIONS SE&I has performed a limited site survey of the existing conditions of the residence in an attempt to gather adequate information to form professional opinions concerning the issues described by our client. www.SEandI.com

SE&I has relied upon the information gathered during our review and survey of the residence to develop our findings, opinions, and recommendations. In existing construction, many of the structural components and systems are covered by interior and exterior finishes that prevent observation and assessment of their condition. We have not been authorized to perform any destructive (or nondestructive) evaluation or testing unless specifically noted above. A detailed evaluation and analysis of every structural member, even where visible, is beyond the scope of services for this letter. Although our letter may be considered “final”, additional information may become available from other sources for many reasons, including receipt of other’s reports or additional investigative activities. Newly discovered evidence and information can affect the opinions stated within this letter. Therefore, we reserve the right to amend the report to the extent dictated by the new information.
