Are you thinking of selling your home? Let Jen Sullivan guide you. Jen is a top producing listing and selling agent closing over $38M in sales over the last 12 months. She has worked in the Garden City market for 13 years and is a life-long resident of the village, making her a trusted advisor on property potential whether you are selling or buying.

2023 GUIDE TO GARDEN CITY • Friday, November 17, 2023

Here’s what Jen’s clients have to say about her: We’ve bought and sold several homes over the years. Mostly good experiences, except when we bought our current home. Difficult sellers and our agent left a lot to be desired. We were a bit traumatized. Fast forward to 8 years later after having put so much time, love, money and energy into this home, the decision to sell was very difficult, and we knew we needed to find someone who would be our partner and collaborator. Someone who could understand how to bring out the best of our property to potential buyers and help us find the next caretakers of this beautiful home. Jen fit this role perfectly. We’d interviewed a number of agents and did our homework, but while there were plenty of qualified agents, we knew right away that Jen was it. It was like working with an old friend. We felt comfortable putting our house and ourselves in her competent hands. She worked so hard, but made it feel so easy. She kept us calm when we needed to be, and got us motivated and excited about the process. I think we also saw some things about our home that we hadn’t realized were so special until she helped bring that out and draw attention to one thing or another. We can’t speak highly enough or say enough good things to really do her justice. There is a lot to say for chemistry between people and we certainly had that with Jen, but we think that it’s because she just seems to have good chemistry with everyone. We just happened to be lucky enough to find her.” — Seller, 76 Oxford Boulevard, Garden City

Is Student Loan Debt Consolidation Right for Your Child?

After a period of frozen interest and suspended payments, the student loan pause officially ended on August 31. Borrowers are once again seeing their student debt balances affected by interest accrual. Many of these college graduates have multiple loans – each one requiring its own payments on its own due date each month. If you are the parent of a child who holds multiple student loans, there are steps you can encourage your child to take to help manage those debts. Based on the types of loans they hold, there may be different options for consolidation. Consolidation can simplify the process for your child: they may be able to reduce the number of payments made each month and obtain more favorable repayment terms. Suggest they take these steps to determine if loan consolidation or refinancing is right for them: #1 – Take inventory of all of their loans As a first step, graduates should determine where their loans originate, the current balance, applicable interest rates and when their first payments are due now that the pause has ended. #2 – Assess their options If borrowers hold loans from the federal government, they can choose to consolidate them into another federal loan or refinance through a private lender. An advantage if they are able to consolidate loans with the federal government is that they don’t have to meet any credit requirements. However, they will not be able to consolidate at a lower interest rate than they currently pay. Private lenders, on the other hand, will assess factors like their current income and credit score before refinancing loans. In many cases, credit scores will have to be in the mid-to-high-600s to qualify. With private lenders, they may have the opportunity to benefit from a lower interest rate. It’s also important to note that consolidation of loans that originate from private lenders can only occur by refinancing through a private lender. #3 – Choose a lender If your child opts to consolidate with a federal loan, they should refer to www.studentloans.gov.

If they choose a private lender or are required to go in that direction, they have a variety of options as many firms offer student loans. An online search should help determine the best options. They should consider factors such as the potential repayment terms, variable rate options and any applicable fees. #4 – Begin the application process To consolidate with a federal loan, they should begin the application process at studentloans.gov. For federal loans, it’s important to remember they only have one opportunity to consolidate. This process typically takes less than 30 minutes, and there is no application fee. Your child should be ready with their Federal Student Aid I.D. and other personal and financial information. For a private student loan, they will work with the specific lender and follow their application procedures. Student loans can be complex, and as a parent, you may have other questions about how you can help your children establish strong financial discipline. For additional support, consult a financial advisor skilled in multigenerational financial planning. Such an advisor can sit down with you and your child to talk about financial priorities and advise on steps to reach them with confidence. Philip P. The former headquarters of Doubleday, the big publishing company which got its start in Garden City, as it appears today. It was built in the early 1910s, and was purportedly modeled after England’s Hampton Court, where King Henry VIII resided. Now, it houses several different offices. Looking for a Trusted Real Estate Advisor and Community Expert? Let Maureen guide you with all of your real estate needs! “Maureen is an excellent realtor! She staged and sold my home very quickly. She is extremely knowledgeable, very responsive, super friendly and confident. I would highly recommend her and only use her going forward for any realty needs! Her negotiation skills are way above par. I was very indecisive and ready to quickly accept an offer — she was confident in her decisions and sold my house for more then I thought possible. I also love the way she came in and staged my house — it looked amazing!” — Susan, Seller

ST. PAUL’S THE WINDING ROAD TO TODAY

St. Paul’s was a highly regarded academic institution during its heyday. In this photo, taken in the 1940s or 50s, students are gathered in the parlor to study.

Cornelia M. Stewart, widow of Garden City’s founder Alexander Turney Stewart, had St. Paul’s School built in memory of her husband in 1879. It opened for classes in 1883.

St. Paul’s School was known for its sports teams. This group of boys from the early 20th century is sporting a large trophy.

St. Paul’s was a military school until the early 1890s. This group of boys, photographed in the late 1880s or early 1890s, is wearing military uniforms.

In 1989, St. Paul’s merged with its sister school, St. Mary’s, which was located on Cathedral Avenue at Fourth Street. Unfortunately, the merged school only survived until 1991, with a final graduating class of only 30 students.

The parlor of St. Paul’s in 1990. Some of the furniture was given to the school by Cornelia Stewart before she died in 1886.

The Village of Garden City purchased the property in 1994. By 2018, the property had deteriorated, with many broken windows and roof leaks.

Over 4300 Garden City residents voted in a public opinion poll on October 21, 2023, to preserve St. Paul’s historic Main Building. 2,635 voters chose an option that will lead to either partial or complete renovation of the structure over a period of time. Possiblities range from saving just the facade of the building to full preservation.

2023 GUIDE TO GARDEN CITY • Friday, November 17, 2023

• EDUCATIONAL SUPPORT GROUPS •

GARDEN CITY PTA Together, we can achieve great things. Who We Are

The classroom these students are sitting in was part of Garden City’s first school building, which was constructed in 1902 on Cathedral Avenue. Today, that building is now the GC Public Schools Administration building, and it sits near the Garden City Middle School, which was built in 1924. Interestingly, GCMS first served as the village’s high school before the Garden City High School was constructed in 1955. Photo courtesy John Ellis Korde

Since 1945, the Garden City Parent Teacher Association has been dedicated to serving children and families in our community. Today’s Garden City PTA is a network of parents, teachers, administrators and community members devoted to the educational, social and emotional success of children. Our commitment to creating a collaborative environment where families and the school community can work together fosters positive change in our schools and within our community. Together we are a powerful voice for all our children, a relevant resource for our families and a strong advocate for public education. Through our annual membership drive and fundraising efforts we are able to provide cultural programs, speaker engagements, health and safety programs, monetary awards to high school seniors and so much more. Many of our events and programs have become long-standing traditions in our schools and for our students. Our grants have enhanced the educational experience for students in each of our seven schools. Our members can be found volunteering their time and talents in our schools and throughout our community.

Over the course of a calendar year, St. Joseph Respect Life Ministry provides parishioners and Garden City residents with many opportunities to be part of this wonderful culture of life ministry. We invite all to be part of our Respect Life Ministry. During a calendar year, there are many opportunities to join in this most worthy effort to build a Culture of Life in our society.

This building was originally the site of the village’s horse stables, which were converted in the early 1920s into the building seen here. This Village Hall wouldn’t last much longer after this, as it was torn down in the 1950s to erect several commercial buildings, with the new Village Hall being constructed on what is now Stewart Avenue.
