Sustainability

–Water-saving measures have been implemented in the design of the building, including: \ A rain water reuse tank that provides irrigation to podium landscaped areas. \ Parisi tapware and toilets to achieve an average 4-Star

WELS rating. –Energy-efficiency has been considered in the design of the building, including: \ Motion sensor lighting to communal areas and lobbies. \ Gas central hot water system to service apartments. \ Rooftop solar panels to supplement common area electricity usage. \ Double glazing to apartment elements providing thermal comfort. \ Energy efficient Smeg and Fisher & Paykel appliances to apartments.

Liveability and Landscape

–Well considered, functional apartment layouts with abundant natural light and cross-flow ventilation from a minimum of two different faces. –Exposed concrete soffits to living and dining rooms and floor-to-ceiling glazing create expansive spaces connected to outdoor balconies and terraces. –Ducted air-conditioning with no balcony condensers maximise your useable space. –Pet-friendly building rules with a proactive strata manager who treats residents and the building with care and respect. –Landscape design strongly integrated as part of the overall building with integrated planters in the podium façade, extensive planting on the podium roof and rooftop terrace, and a “green core” of planters to the breezeway lobbies connecting apartments.

–To ensure quality in design, we require our builder to undertake the following critical tasks: \ Commission a critical review to ensure structural integrity and design quality to meet and exceed relevant Australian Standards. \ Commission an independent inspection of all passive fire separation elements throughout the building. \ Complete site water pressure and flood tests to the façade, balconies and wet areas throughout the building to ensure the integrity of all waterproofing. \ Commission acoustic testing of noise transfer between apartments and the outside to ensure the success of acoustic treatments applied to internal floors, walls and glazing. \ Ensure the façade is constructed with low maintenance and enduring elements, such as brick and concrete, while high quality, durable and robust materials are selected for all apartments.
