LIVERPOOL estate agent ● Venmore has launched a new website as it responds to a

growing trend for house-hunters to focus their search online. The firm, with offices on Stanley Street in Liverpool city centre and in Allerton, is also hoping to reach a new audience via social media. Steer clear of panel plan A LOCAL energy expert is advising people not to use a new scheme where firms offer to ‘rent a roof’ to install solar panels. The scheme gives homeowners the benefit of free electricity from the solar panels installed – but the companies running the schemes, he says, get all the other financial benefits. Peter Bladen, managing director of Halsall-based solar panel company BSOLAR says: “Homeowners who opt for these schemes will get solar panels installed for free and on average will save about £110 off their electricity bill each year. However, there are additional administration charges which make this saving even less. “The companies who install the panels will be taking the majority of the profit. These firms will be taking advantage of the government’s ‘Feed in Tariff’ scheme, which guarantees the installers 41.3p per kWh (kilowatt-hour) of electricity generated by the panels. This means that typically the firms will be earning around

£835 annually from the solar panels.” Peter recommends that homeowners invest in their own solar panels, then they can benefit from both the free electricity and the government’s scheme. He adds: “In today’s economic climate I know that people are concerned about investing in anything, so are likely to take up rent a roof scheme. However, I would urge people to buy and install their own solar panels instead. “The average system costs around £10,000 but under the government FIT scheme it will provide you on average with an income of around £800 a year and this is guaranteed for 25 years. So the average system will pay for itself in less than 12 years and give a return of at least £10,000 profit over the 25 year period. This also excludes the free energy it provides during the day.”

I Carolyn Hughes Where was the family home you grew up in and what was it like? I grew up in Stockbridge Village, L28. It was on a large housing estate. We had a three bedroomed modern mid-terraced house, with a small back garden. We moved there when my older brother and I were very young, and my two younger brothers were born there (not actually in the house!) What is your clearest memory of the house? My mother was always either cleaning it or cooking in the kitchen! I remember the attic seemed to store EVERYTHING! And I remember my dad’s DIY skills used to come in very handy around the house. He seemed to be able to fix anything from a bicycle tyre to a boiler. Where was the first house you bought yourself and what did it cost? I bought a house in West Kirby, which cost about £39,000 and was a few minutes walk from the shops and the beach. I was only a couple of minutes from the train station. I often drive through West Kirby now and appreciate how lovely it is. What made you want to buy it? It was at the time of a property boom (remember those days?) and I just bought it to get a foot on the ladder – with hindsight I never really liked the house. What are the most important features you look for when buying a house? I bought my first apartment on the docks on a Saturday when I had come to town to buy shoes! And I bought my second apartment on the docks from my friend when I came round for Sunday lunch. So I think that makes me an ‘impulse buyer’ – although I do go with the ‘location location location’ theory. Are you a DIY trier or do you leave it to the experts? I get someone in to hang a picture – that says everything about my DIY skills, although I do have an amazing tool box for a girl. What's the one thing you love most about your current home? Key points to remember about securing your home AROUND 5% of home burglaries occur because the intruder has a key – but how many of us can confidently say we know who has a key to our home? Neighbours or friends who have an extra key might not have kept it safe, or you may have forgotten to retrieve a spare key from tradesmen. Similarly, if you’ve ever left a key under the doormat or in a plant pot, it’s possible for someone to make a copy and return it to your hiding place, without you ever knowing it was gone.

For peace of mind, security experts recommend that you change your front door locks every five years. However, when 'changing the locks', you often only need to change the cylinder, rather than the lock itself. By simply upgrading the rim cylinder in a nightlatch, or the euro profile cylinder in a multi-point lock, your home can be secure in less than 10 minutes. And security specialists Yale have come up with four things to bear in mind if you want to change your cylinder, so you can be sure

your lock is secure and no one else holds the key: 1. Meet the standard – To be sure your door is secure, look for cylinders with the British Standard Kitemark. All UK cylinders are rated against the British Standards and are graded for the level of security, safety, corrosion resistance, durability and category of use.

2. What’s your type? – The type of cylinder you choose depends on what type of door you have. External timber doors can be secured using a nightlatch with a rim cylinder. If you have a PVCu or composite door, then you will need to upgrade the euro profile cylinder in the multi-point lock. 3. Size matters – Before you buy you’ll need to know what size you require, this is easy

for a rim cylinder as they are all a standard size. If you have a multi-point lock you will need to measure the euro profile cylinder in two halves from either side of the cylinder’s 10mm centre section. Whenever you fit a cylinder, it should be flush with the door furniture, especially on the exterior. 4. NTERIOR design expert Laurence Llewelyn-Bowen has brought his knowledge of historic detail and styling to millions through television, radio, books and articles, but he is also a passionate advocate of the importance of good maintenance. This year he is supporting charitable company the Society for the Protection of Ancient Buildings’ (SPAB) annual National Maintenance Week (19-26 November), because he knows that, when it comes to property of any age, getting the basics right really counts. Laurence says: “Maintenance is too often the Cinderella of the property world. Yet together with good design, it is the most important factor affecting the quality of where we live. “Many people place maintenance way down their list of property essentials, preferring to spend money on more immediately glamorous items. But there's no point in buying a costly, luxurious carpet or rug for your bedroom if, two months later, a leak caused by faulty roof tiles means you have to replace it. There is nothing stylish about damp!” Now in its eighth year, National Maintenance Week aims to provide homeowners throughout the UK with practical tips and advice on how to prepare their buildings to face the worst that winter can bring. It is designed to annually promote awareness of the straightforward, economic and achievable maintenance steps that can be taken to stave off costly major faults and damage at a later date. Water damage is a particular concern – especially as winter rains approach. The annual cleaning of gutters and drains (at roof and ground level) can be much cheaper and less inconvenient than having to cope with a serious outbreak of dry rot in timber roof trusses and floorboards following years of neglect. Laurence insists that preventative care is the best form of maintenance – it's the least intrusive and, in the end, it's the least expensive. Get the basics right – and then you can have fun.” So what should you be doing to keep your house in tip top condition this winter? We

DRAIN GAME: Keep your guttering clear of leaves and debris

asked Laurence for his ten top tips on winter property maintenance: ● Look for blocked downpipes. This is best done during heavy rain to see water coming from any leaky joints. In dry weather look for stained brickwork. ● Check ground level gullies and drains to make sure they are clear of debris like leaves, twigs and even things like balls and toys – and have them cleaned out if necessary. ● Every autumn, clear any plants, leaves and silt from gutters, hopperheads, flat roofs and drainage channels. It's a good idea to do this in spring too to deal with anything that might have found its way into the wrong place. ● Remove potentially damaging vegetation from behind downpipes by cutting back or removing the plant altogether. ● Use a hand mirror to look behind rainwater pipes as splits and cracks in old cast iron and aluminium often occur here and are not easily noticed. ● Fit bird/leaf guards to the tops of soil pipes and rainwater outlets to prevent blockages. ● Have gutters refixed if they are sloping the wrong way or discharging water onto the wall. ● Regular painting of cast iron is essential to prevent rust – and keeps your property looking good! ● Don't undertake routine maintenance work at high level unless you are accompanied and have suitable equipment. If in doubt always seek help from a professional. Lenders’ warning over new rules

OUT IN THE COLD: Borrowers could be excluded under new rules

THE mortgage industry is not “crying wolf ” when it warns that large numbers of people will be excluded from home ownership if tough new lending rules are introduced, the head of a trade body warned this week. Matthew Wyles, chairman of the Council of Mortgage Lenders, said the regime being proposed by the City regulator would have only a “limited” impact on the number of people who got behind with their mortgage. But he warned that it would have a “big negative impact” on would-be borrowers through both limiting

their access to the market and reducing the amount they could borrow. The new rules the Financial Services Authority plans to introduce include tough affordability and income verification checks, which the CML claims would have impacted 45% of people who took out a mortgage this year. They come on top of changes to the capital and liquidity regime which the group says is already driving lenders towards more cautious, risk averse strategies. Mr Wyles warned that “layer upon layer” of additional requirements

were making the overall regulatory edifice “too big and unwieldy”. Addressing the CML’s annual conference, he said: “I’m sure the FSA doesn’t really mean to exclude great crowds of borrowers from the market, or reduce the reasonable borrowing capacity of responsible households to meet their housing needs. “And I’m sure the FSA genuinely believes that we are over-egging these potential effects. But I can confidently assert that we are not crying wolf. We wouldn’t be making these points if we didn’t believe they are true.”

● REMOVE the old silicone sealant with a craft knife – you should be able to pull most of it off and then scrape or rub off the rest, or you could use a specialist product, such as Polycell Sealant Remover, £7.29 for 100ml, which you paint on and leave to dry. This makes the old sealant soft enough to remove easily. ● Clean and dry the area, and to keep the new sealant neat and tidy, apply a length of masking tape above and below where you want it to go, so you have a narrow strip for the sealant in the middle. ● There are two ways to apply the sealant: using cartridges that work in cartridge guns, or canisters (similar to squirty cream ones, so no need for a gun), which are a good choice for novice DIYers. Most sealants are either white or translucent. ● Getting the sealant perfect can be a bit tricky if you haven’t done it before, but try to apply it in a continuous line and one smooth movement. When you’re done, smooth it off using your fingertip (wet it first), or a wet round-ended stick. If you can, try to shape the sealant at an angle so water runs off it more easily. ● As the sealant’s drying, peel off the masking tape, and use a cloth dampened in white spirit to clean up any excess. Don’t get water on the sealant until it’s dry.

Mortgage drought pushes rents up for ninth month RENTS in England and Wales rose for the ninth consecutive month during October to reach a new record high, it was revealed this week. The average cost of renting a property jumped by 0.4% during the month to £691, 4.5% higher than in October last year, according to LSL Property Services, which owns the UK’s largest lettings agent network. The group said rents were

continuing to be driven up by high demand for rented accommodation, as potential buyers were either forced to put their plans on hold due to the problems in the mortgage market, or chose to wait in the hope that house prices would continue to fall. But the mortgage drought is also preventing landlords from expanding their property portfolios to meet the rising demand, further contributing to the rent increases.

David Newnes, estate agency managing director of LSL Property Services, said: “Rents have been creeping upwards for the last year, and now stand just a few pounds shy of £700 per month. “The recent increases are likely to steady slightly in the run up to Christmas – traditionally a slower time for the market. But a strong underlying growth will remain, as the key market dynamics are geared towards further rises.”

Rents rose across the whole of the UK during the month, apart from in Yorkshire and the Humber, where they fell by 1.4%. Rises were strongest in the South East, where the cost of renting a property jumped by 1.2% during the month, followed by the North East at 1%. The rise in rents mean an investment landlord buying a property can now expect to make a total annual return of 8.1%, or an

average of £13,799, in terms of both rental income and house price rises. The figure is down from the recent peak of 13.4% in May this year, as a result of the slowdown in annual house price inflation. The level of rent arrears across the UK also fell for the second consecutive month, with an estimated £221 million of rent going unpaid during October, down from £229.3 million in September.

Winter radishes are particularly useful as a follow-on crop after an earlier vegetable has been harvested, because they are best sown from July onwards. Sow seeds directly into open ground in seed drills 1cm deep and 25cm apart, watering the ground before sowing if it’s dry. A month later, thin out the seedlings to 15cm apart to give them room to grow and by October they should be large enough to harvest. The roots can be left in the ground in November, but protect them with a layer of straw. When you lift them, remember that the hot flavour is usually close to the skin, the the amount of peel you take off will affect the taste. BEST OF THE BUNCH – Cornus (Dogwood) AS DECIDUOUS shrubs lose the last of their leaves, the colourful yellow, orange and red bark of the cornus comes into its own. If you want to add some heat to the scene in winter, look no further than C. alba, whose bright red stems add sizzle to the garden. The new stems produced each spring will form a 1.5m (5ft) thicket which spreads each year. The smaller C. ’Midwinter Fire’ bears stems of red, orange and yellow. They are easy to grow, thriving in most reasonable garden soils in sun or partial shade although they look best when the colourful bark is given the spotlight in the sun. The only rule to remember is that they must be hard pruned each spring. Underplant with spring bulbs and helleborus together with pansies and violas to brighten the garden during the cooler, darker months.

HE affluent, leafy suburbs of Mossley Hill and its neighbour Allerton are highly desirable places to live in. Situated in south Liverpool, Allerton has a real village-like, cosmopolitan feel which is no doubt supplemented by its large student population. As well as a bright future and vibrant present, Allerton has an interesting and historic past. The Calderstones chambered tomb dates from the early Bronze Age and evidence of settlements in the form of arrowheads and burial sites have been discovered. One of Liverpool's most attractive, not to mention largest, parks, Calderstones provides an oasis of calm in the sometimes pulsating, always uber-trendy Allerton district. The nearby Sefton Park – with its famous Palm House

– and Greenbank Park are also well worth a visit if you’re in the area. The suburb is also home to an 18-hole municipal golf club. Allerton has a mixture of housing, from 1930s semidetached properties to grand, detached residences and merchant houses. Allerton is served by two railway stations, Liverpool South Parkway and West Allerton on Booker Avenue, and offers regular bus services. Bordering Allerton, the tree-lined streets of Mossley Hill offer another soughtafter address in the south of the city, with spacious properties and a distinctively academic air. The main street in Mossley Hill is Allerton Road, which has been hailed Liverpool’s answer to Notting Hill with its excellent selection of shops,

Mossley Hill has a great choice of schools, including Dovedale Infant and Juniors, once attended by famous Liverpudlians George Harrison, John Lennon, and Jimmy Tarbuck. The area is also home to the University of Liverpool’s Greenbank and Carnatic Halls of Residence student accommodation complexes, as well as Liverpool College, Liverpool's most prestigious, oldest, and only grammar school. In terms of transport, there’s Mossley Hill railway station on Rose Lane and regular buses and, religionwise, the area is well served with a number of places of worship. Mossley Hill offers a good mixture of housing, from terraced streets, semidetached homes to larger, detached properties. Properties in L18 have recently sold for £117,000 for a terraced house and, at the other end of the scale, a semi-detached property was on the market for £455,000. Both areas have so much to offer, so if you’re looking to move, put a visit to Allerton and Mossley Hill at the top of your ‘to do’ list.

A NEW licensing scheme for estate agents has been launched in a bid to drive up standards in the industry. The National Association of Estate Agents, which is running the scheme, said more needed to be done to protect consumers from unprofessional agents. In order for an estate agency branch to be licensed, at least one of its agents must be qualified to carry out residential property sales, either through a formal qualification or through having seven years of experience. The estate agency will also need to have the required level of professional indemnity insurance in place, be bound by the NAEA agents’ rules of conduct and commit to keeping up to date with industry developments, while the individual who is licensed will have to undertake 12 hours of continuing professional development every year. There is currently no barrier to stop someone setting themselves up as an estate agent, with obtaining planning permission for a change of use on their premises, likely to be the biggest hurdle they face. The lack of a formal licensing scheme has also made it difficult for consumers to choose between different estate agents in the past. Peter Bolton King, chief executive of the NAEA, said: “Nobody would knowingly get into an unlicensed taxi. However thousands of people are willing to entrust one of most important transactions of their life to people who are not qualified or experienced. “We would like all sellers and buyers to ask their prospective agents, ’Do you have a licence?’.”
