Stunning luxury in the heart of the city

LUXURY: Apartment in One Park West in which Kim Cattrall stayed and which is now for sale

by JANET TANSLEY

S

O YOU may not be able to get close to Kim Cattrall, but we’ve found the next best thing – a way of following in her footsteps. We don’t mean stepping onto the stage, but literally treading where the Liverpool-born Hollywood actress has gone before! While her Sex and the City alter-ego Samantha opted for style in the trendy meat-packing district of New York, during her seven week stay in Liverpool the actress lived in a luxury three bedroom apartment on the sixth floor of the city’s One Park West complex. And now that very same apartment is up for sale. The property boasts stunning views of the city, the River Mersey and Liverpool’s docks. It includes three double bedrooms, an open plan living area, dining area and fitted kitchen along with a luxury bathroom and separate ensuite.

STUNNING: One Park West development

RELAX: VIP bedroom of the apartment And the apartment, which even has a stunning white grand piano and comes fully furnished – so Kim will have sat on the sofa and snoozed in the main bedroom – could be yours for £500,000. The apartment benefits from a 24 hour concierge service, a communal roof garden and secure parking and is located in the heart of the Liverpool one retail and leisure complex. And it comes highly recommended by its previous occupier. Kim said: “It was a terrific stay at One Park West. “I so enjoyed the gorgeous

views and lovely flat I was staying in.” She continues: “The location is very handy being so close to all the shops and central Liverpool, and the security and staff were incredibly helpful and courteous. “I leave Liverpool with an even stronger bond to my birth city for having such a

peaceful beautiful place to live these past seven weeks while doing Antony and Cleopatra at the Liverpool Playhouse.” One Park West is a landmark building owned by the Duke of Westminster's international property group, Grosvenor. The building was designed by world-renowned architect Cesar Pelli, famous for the Petronas Towers in Kuala Lumpar and London’s Canary Wharf Tower. The 17-storey development has 326 apartments, ranging from studio to three bed, with stunning waterfront, park and city views. hotspots AS 2010 draws to a close, attentions are turning to the best locations to invest in property in 2011. The last year has been one of mixed fortunes with traditional second home destinations such as Spain, Italy and Greece still feeling the harsh effects of the economic downturn while other mostly non-Eurozone countries such as Brazil, Turkey and Egypt flourished. Overall levels of property investment rose in 2010 compared to 2009 with savvy investors capitalising on the available bargains as the property cycle reached bottom. Below market value residential developments such as those in Florida sold quickly as did properties with rental guarantees and finance packages as buyers sought security and minimal monetary exposure. This more cautious approach is set to remain, so where is the best place to invest in secure and high yielding property? The experts at Experience International, leading property agents, offer their top locations to invest in 2011: U K: “Familiarity with the domestic market and buying procedures should make many, especially first time buyers, confident about investing at home in 2011,” says Steve Worboys, MD of Experience

International. BRAZIL: The South American BRIC nation secured its position as an economic success story in 2010 with ex-President Lula da Silva leaving a legacy of progressive fiscal policies and a GDP growth rate forecast at an impressive 7.5% for 2010. Rising middle classes are driving demand for affordable social housing and international buyers are propelling the second home market, especially in the north eastern states. ISTANBUL: Despite not yet being an EU member, Turkey emerged as the shining star of Europe in 2010. Steve says: “From an investment perspective, the economic powerhouse of Turkey, Istanbul, remains the best bet for 2011 with the city where east meets west presenting a rare window of real estate opportunity where demand vastly exceeds supply with more than 250,000 housing units required each year. MOROCCO: One of the hottest property markets of the last decade, not just in terms of climate but investment potential. Morocco witnessed a significant property boom especially along the Atlantic and Mediterranean coasts with year round sunshine and a low cost of living. Neil Fitzmaurice Where was the family home where you grew up and what was it like? I grew up in Anfield in St Domingo Vale, it was a big three storey house and it seemed that everyone I hung out with lived in that street. There was a good sense of community, which doesn’t seem to be the case as much now. What is your clearest memory of the house? We had a room on the top floor called the boys room. We got our first Betamax video player in that room, I watched the Exorcist in that room from behind a pillow and the world premiere of Michael Jackson’s Thriller video! Ah the memories..it wasn’t all horror though! Where was the first house you bought yourself and what did it cost? The first house I bought is my current house and it cost too bloody much! Seriously I feel like Tom Hanks in that movie The Money Pit! The moment something gets fixed something else falls apart! What made you want to buy it? It’s a lovely quiet area and we bought it to enjoy our children growing up in it! It has a lovely big garden so they can practice their football skills. I reckon by the time they’re old enough to play football professionally they’ll be on about £3 million a week so that’d be nice! What are the important things you look for when buying a house? Money! It’s vital that you have a good look around for the best mortgage advice and the lowest possible rates and take your time. The more rushed you are, the more likely you are to take the first property that comes along! Are you a DIY trier or do you leave it to the experts? NO! I believe DIY should stand for Don’t Involve Yourself. I have a brother who can do everything so he always gets the call – I think he dreads my name coming up on his phone so he’s started putting on a French accent and simulating interference now! What is the one thing you love most about your current home? The garden and the apple trees and the peace and quiet. Buying a house is a huge sense of achievement and knowing you’re looking after your family is a great feeling...even though you spend the rest of your life following them around the house, switching off lights and closing doors and pretending it’s all about the environment and not purely financial! Swinging back to the sixties

The Swinging Sixties are all the rage again, as evidenced by the popularity of Mad Men. Gabrielle Fagan explains why there's no need to let the style stay on screen

S

UAVE advertising executives and girls with hourglass figures aren't the only stars of TV's cult series Mad Men – it's the early Sixties settings which are giving us interior inspiration for today's spaces. The craze for retro wares has been around for many years, but it's been given a huge boost by the Mad Men series, says antiques and collectables expert Judith Miller.

"I'm not surprised, because bland has had its day in decor and there's a sexiness about this look. Unfussy, curved lines and a playful use of colour and pattern are ideal ways to bring character and personality to rooms." Judith, whose new book, Costume Jewellery (Miller's, £25) features eye-candy pieces from the Fifties and Sixties, says: "Both decades were such creative, fun eras because it was post-war and people were

craving fresh new styles and were willing to experiment. "It was the ideal time for creative designers to be able to emerge and there came a wealth of appealing British and Scandinavian pieces whose dimensions and style are perfectly suited today's homes." Whether you want to flirt with the Fifties or swing back to the Sixties (don't worry if you don't remember the latter, as that's a sure sign you really enjoyed them!), retro looks are the way forward. Take a look (Martini in hand, of course) at reviving retro in your rooms... and then the only missing ingredient will be handsome ladies' man Don Draper.

SWINGING SUITES

SLIM legs and elegant curves – also displayed by Mad Men star Christina Hendricks, who plays Joan Holloway – are coincidentally striking features shared by Fifties and early Sixties furniture. Fancy trim and ornamentation were out of style after World War Two and contemporary was cool, with most mass-produced pieces looking spare rather than over-stuffed. The Sixties SLEEK: Citadel 21 sideboard, £1,175 saw the emergence of even more streamlining, with futuristic Andrew Cochrane, managing pieces and transparent blow-up director of Nathan Furniture, whose furniture. Citadel 21 collection was inspired by "People are looking to styles of the its original 1963 range. past for interior inspiration," says "There's increasing confidence

about combining vintage with contemporary to create a modern look that is very 21st century, rather than simply an exercise in nostalgia. "In my opinion, good design and style will always return and a tough climate could well be the catalyst for that return, when people find comfort in the familiar, and look back to perceived better times." You can turn retro detective and seek out original design pieces at auctions and antiques fairs which, depending on their condition, may be a wise investment. But if you can't wait to join the retro revival, there's no shortage of vintage copycats on the high street.

● REPLACING your worktop can be a relatively quick and inexpensive way to give your kitchen a new look. However, you shouldn’t attempt to fit it yourself unless you’re an experienced DIYer. This is particularly relevant for beginners as it could end up ruined without an experienced eye watching over the work. ● If you’re removing an old worktop and want the new one to be the same size and shape, simply measure the old one to get accurate measurements. If the new worktop will be a different size or shape, it’s vital to get the measurements right. Remember to leave an overhang above the front of the kitchen units of around 10-20mm and at the sides of the end units of around 25mm (unless you’re putting an appliance or piece of furniture there), allowing for any side panels. ● To cut your worktop straight without damaging the surface, use a ruler and mark your cutting line in pencil, then cover the line with masking tape – you should be able to see it through the tape. Clamp a steel ruler along the line and use a craft knife to score a groove down it. Cut along the groove with a jigsaw, circular saw or panel saw – depending on the type and thickness of the worktop. ● To fix the worktop to the kitchen units, get someone to apply pressure from above while you attach the worktop underneath with fixing brackets and screws. Both the back and front edge of the worktop should be fixed securely. ● The ends of wooden worktops should be planed or sanded smooth and protected with a suitable wood oil. Laminate worktops will have matching finishing strips – either supplied or available to buy separately. Cut the strips to the correct length and apply glue to both the strip and the edge of the worktop, then fix in place and leave to dry. Visit the DIY Advice Centre at www.homebase.co.uk

High energy low budget Janet Tansley on the house which has undergone a full Feng Shui and eco-friendly refit

I

N THE current economic climate, saving money by upping your standards and moving home sounds like wishful thinking. It is increasingly difficult to come across well-planned, well-refurbished properties to buy or rent. But Priory Estates has recently added a new property to its books which has benefited from feng shui and a full eco reburbishment which they says will save hundreds of pounds each year. The property, in Dewsbury Road, Walton, Liverpool, has undergone a real back to brick refurbishment to the highest specification, with the interior designed under the principles of the Chue style of Feng Shui. Feng Shui is the practice of influencing the interaction of energy naturally present in your home with your own energy, creating harmony, prosperity and enhancing the quality of life. After assessing the property using traditional Feng Shui methods, the energy in each room of the house was looked at, using colour and layout to balance each area. The ground floor had an entrance hall and there was a partition between the front and rear room. Opening this up has improved the energy flow, according to Fen Shui rules. Feng Shui has been incorporated into the kitchen design, in particular the position of the cooker and sink. Upstairs the bathroom was moved to the centre of the property, as the centre needs cooling and draining. To achieve this, the staircase was moved, improving the Feng Shui of the whole house. This also created additional space for a third bedroom. Sarah Higbid, who designed the interior of the property and is also the property owner, is a fully qualified Feng Shui practitioner with 10 years’ experience and her lineage

AIRY: The hallway and bathroom of the Dewsbury Close house and, left, eco warrior Robert Tiffin from the Grand Master Chan Kun Wah. She says: “I wanted to do the very best refurbishment as I felt it would be in the best interests for the long term and would attract the best price for ideal rent or sale.” Robert Tiffin, a quantity surveyor and expert in damp related defects in domestic buildings and eco warrior, carried out the eco refurbishment. The improvements in the specification ranged from 400mm of loft

insulation, insulated external walls, a new up-to-date condensing boiler and tadpole tank, Quattro panel radiator reflectors and heat recovery ventilation to the bathroom. This achieved new U values producing a massive saving of £579 a year on the gas bill. Nicholas Leigh, of Homes In Harmony, who provides sustainable consultancy to the domestic market, and builder Chris Moores, both worked closely with Robert to achieve the energy savings. Rents all set to rise as demand goes up FOUR out of 10 tenants expect the cost of renting a home to keep rising in the coming year as property supply fails to keep up with demand, a survey showed. Around 42% of people living in let accommodation are bracing themselves for further rent hikes, with 11% expecting increases of 10% or more, according to Rightmove.co.uk. People’s expectations of further rises come despite the fact that recent research by LSL Property Services showed that the cost of renting a home has already hit a record high, while Rightmove said some agents had reported hikes of 10% during the past year. Anecdotal evidence suggests there have also been cases of rent

gazumping in some areas, as would-be tenants battle with each other to secure a place to live. Demand for rentals has increased in recent months as potential buyers have put plans to move on hold due to the problems in the mortgage market, or until the outlook for house prices becomes clearer. But landlords have been unable to respond to the rise in demand because they are also struggling to raise the finance they need to buy more properties. Overall, the group said the number of properties available to rent which were advertised on its website had fallen by 23% during the past year. Miles Shipside, director of

Rightmove, said: “For the second consecutive quarter, more than 40% of renters are revealing their fears of another upwards movement in rents. “They are at the sharp end of competitive demand from other renters, experiencing a struggle to find suitable rental accommodation and losing out on properties to higher bidders. “Rental agents are reporting turning many prospective tenants away, with only those with the best references passing the beauty parade to get to view the limited new stock on offer.” Rising rents are bad news for the 55% of people trapped in rental accommodation because they could not afford to buy.

But the figure is down from 61% at the beginning of the year, suggesting recent house price falls may be enabling more people to get on to the property ladder. Nearly a third of renters also said they were likely to stay in rented accommodation for at least the next three years. However, 13% of people said they were happy renting their home and had no interest in buying a property. ◆ Rightmove questioned 2,636 people during October.

IN DEMAND: Renting is increasingly popular

says: “It has been very hard to encourage landlords / property owners to spend that extra amount when refurbishing, for both the sale and buy to let markets, but with these impressive savings it’s a win/win in these difficult times for both the tenant and property owner. “The overall effect of this recent refurbishment is fantastic, it is the very best. The soft colour tones are perfect and finish is a very high standard.” Priory Estates is marketing the property to rent at £600 a month, although the vendor would consider a sale in the region of £85,000 to £90,000, or even rent to buy for a young couple looking to get their foot on the property ladder. ◆ To find out more about the project, email Robert Tiffin on Robert@ecotiffin.com, or Sarah Higbid on sarahhigbid @aol.com, or ring Priory on 0151 260 0300.

Charities back plans to tackle reckless mortgage lending BANKS and building societies must not be allowed to return to the irresponsible lending practices of the past that caused misery for thousands of homeowners, two charities argue. Citizens Advice and Shelter said they supported the Financial Services Authority’s proposals to introduce tough income and affordability checks on mortgage borrowers. The planned rules have caused controversy, with the Council of Mortgage Lenders warning that the regime would have an impact on 45%

of people who took out a mortgage this year. But in a letter to housing minister Grant Shapps, the two charities said failing to stamp out reckless lending permanently would be a “missed opportunity” and a potentially “costly mistake”. The groups added that it was vital the government did not allow a return to the soft-touch regulation of the past, which devastated the housing market and put thousands of homeowners on the brink of homelessness. Gillian Guy, chief executive of Citizens Advice, said:

“Bureaux saw 115,000 problems last year relating to mortgage and secured loan arrears and see countless ongoing problems resulting from vulnerable borrowers given mortgages they could never have afforded to pay from the outset or once the discounted periods ended. “These proposals are about the FSA ensuring that mortgage lenders and borrowers take proper care to consider whether a mortgage is affordable and sustainable.” The group said among the cases of irresponsible

lending it had come across was a man from Somerset who was facing having his home repossessed. He had taken out a mortgage a year earlier, but his monthly repayments were £981, despite the fact that he and his wife had an income of just £987 a month. Kay Boycott, director of campaigns, policy and communications at Shelter, said: “From our research we know that millions of people are already struggling with their mortgage payments and that every two minutes someone faces the prospect of

losing their home.” Meanwhile, the Building Societies Association called for the government and housing industry to look at new ways of keeping people in their homes when they fell behind with their mortgage. A report, which was commissioned by the BSA and carried out by former chairman of the FSA John Howard, suggested that ongoing lender forbearance, and a more substantial Mortgage Rescue Scheme, under which people sell some or all of their home to a social landlord and rent it

back again, could help to keep people in their homes. It also suggested that a new form of housing tenure could be introduced to help people switch from home ownership to renting their property and back again, while compulsory insurance should also be considered. Paul Broadhead, head of mortgage policy at the BSA, said: “We believe that now is the time to carry out a holistic review of the safety nets available to protect borrowers in difficulties, from both a public and private perspective.”

GUIDE ... to neighbourhoods Why live in... Hoylake & Meols

GOOD LOCATION: Hoylake and Meols have plenty to offer from the shops, bars and restaurants pictured above, to an array of seaside activities, above left

W

HAT do Glenda Jackson, Daniel Craig and the band The Coral have in common? The answer is that they all hail from Hoylake. This seaside town has produced some amazing talent, not least the Olympic cycling gold medallist, Chris Boardman. The town is a popular place to live, shop and enjoy an array of nightlife. Located on the tip of the Wirral Peninsula, Hoylake grew from the nineteenth century fishing village, Hoose. The area has long had an affinity with the sea, which continues today with sailing, windsurfing and jet-skiing proving popular. In addition, there is the Sand Yachting Championships held each summer on Hoylake beach and the annual RNLI Lifeboat open day which

takes place at the end of August, raising funds for the Hoylake Lifeboat Station. The main shopping area is Market Street. Here you will find an eclectic mix of shops from florists, greengrocers and fashion boutiques to newsagents, glazing companies and furniture shops. And when you’re done shopping, there’s a host of cafés and restaurants available to satisfy your appetite. If you fancy a stroll, then Hoylake promenade stretches from the King’s Gap all the way to Meols Parade and beyond. It offers superb views of Liverpool Bay and on a clear day you can even see Blackpool Tower on the horizon. With good schooling close by, including Kingsmead independent school, and a variety of house types

ON THE MAP: Hoylake is a desirable place to live

including apartments, cottages, detached and semi-detached properties, together with excellent transport links including two railway stations and bus routes, it’s the ideal place to set up home. According to the property information website, UpMyStreet.com, a maisonette in the area was recently sold for £135,000, a semi-detached property went for £250,000 and a detached house fetched £347,500. Just up the road from Hoylake is the small village of Meols. Here you’ll find schools, shops and a restaurant together with Meols station linking commuters to Chester, Liverpool and beyond. There is also Meols Park which is situated behind The Railway Inn pub near to the Great Meols Club Pavilion, which incorporates a bowling green. Meols Park comprises a football pitch and children’s play area which has recently been upgraded thanks to the efforts of the Friends of Meols Park community group. With a real family feel, Meols too has a fine selection of properties. According to UpMyStreet.com, a terraced house in Meols was recently sold for £207,000, whilst a semi-detached property fetched £250,000 and a detached house sold for £347,500. So, if you are looking for a place to put down roots, try Hoylake or Meols where there is plenty on offer for everyone.

Finding the right

As the festive season begins, Hannah Stephenson checks out the best varieties of Christmas tree to suit your budget and offers tips on ensuring they remain at their best until the New Year

H

OUSEHOLDERS are going to have to dig deep in their pockets if they want a Nordmann fir non-drop Christmas tree this year, according to industry experts. While it is the most popular tree because of its deep green colour and reliability that it won’t drop its needles, in the past five years prices of the Christmas tree have risen by up to 30% and a 6ft tree may cost around £45, according to the British Christmas Tree Growers Association. But our beloved Nordmann is not the only tree which will last through the festive season. The Fraser fir (Abies fraseri), popular in the eastern United States, is narrower than other trees and therefore more suitable for smaller rooms. If you want to save money, go for a home-grown Scots pine or Lodgepole pine, which are likely to cost around £10 less than the same size of Nordmann fir. These trees don’t drop their needles and are bushier than the Nordmann. Some have cones and are wonderfully fragrant. Before buying your tree, measure the space you are allocating it.The less trimming you have to do the better the tree will keep its shape. When deciding on a tree, check that the needles are not dull and dried up and that the branches are not brittle. Remember to gently shake the tree to ensure the outer needles are not falling off. If you can bear to, leave it ’til the last minute to buy a tree, especially if you choose something such as a Blue spruce (Picea pungens ’Glauca’), which will drop its needles quicker than other types. Saw off the bottom 5cm of trunk to open up its pores before you bring the tree inside, and place it in a bucket of water until you are ready to house it. When you bring it in, make sure you can keep it topped up with water as a tree will drink half a litre a day. Don’t put the tree next to a radiator or fire because it will dry out and the needles are more likely to drop. Some people opt for bare-rooted or root-balled trees if they want to keep the tree for future years. Bare-rooted trees should be planted as soon as possible in moist earth to stop their roots from drying out, while root-balled trees are wrapped in sacking and should be planted in containers. There are pros and cons to each, but bear in mind that live trees with roots may not take kindly to being brought indoors into a warm, dry atmosphere. However, trees that have been cut off at ground level, sharpened to stick into a wooden base and then transported around the country need to be tough to survive and look good. If you buy a bare-rooted tree, soak the roots in water before planting. Keep the compost in container-grown trees moist to prevent the needles from dropping. Hopefully, your tree will still be looking as festive as ever as you see in 2011.

MAKING THE RIGHT CHOICE: Picking a Christmas tree is a serious business

3 ways to ... Improve soil in winter

1 2 3

DIG over borders and vegetable plots but avoid digging soil which is waterlogged or frozen. Dig garden compost or well-rotted manure into the top layer. COVER areas still to be dug with a sheet of polythene to keep off rain and snow, to ensure the soil remains dry enough for digging.

IMPROVE drainage on heavy, wet soil by adding a generous amount of gravel or sharp grit.

What to do this week ● Plant bare-root and container-grown roses and transplant any established roses you want to re-site. ● Prune autumn-flowering shrubs over three years old as they finish flowering.

● Drain surface pumps in the pond and have them serviced if necessary. Otherwise clean, dry and grease before storing.

● If you intend to force rhubarb, lift crowns now and expose them to frost for several weeks before bringing them into the glasshouse or shed.

● Keep pot-grown camellias, grown under glass, in the cool. Make sure there is enough ventilation on days when the sun shines, or fluctuating temperatures may cause buds to drop.

● If it’s not too frosty, lift and divide large clumps of polyanthus then replant them around the garden. ● Take cuttings of winter jasmine, Jasminum

nudiflorum, and insert them into a cold frame. ● Check lettuces growing in frames or under cloches. Ventilate on mild days and water carefully, removing slugs as you go. ● Take root cuttings from oriental poppies, acanthus, verbascum and Primula denticulata. ● Prepare celery trenches,

digging in plenty of organic matter. ● Order seeds and plants on mail order. ● Continue to lift and store swede and turnip for winter. ● Create an inexpensive hedge by taking hardwood cuttings and inserting them directly into the growing site.

tree fir you! Best of the bunch Witch hazel

THE NATION’S FAVOURITE: A Nordmann fir (above) and, right, a Lodgepole pine

Good enough to eat: Sprouting seeds THE VEG patch may be starting to look bare, so grow some sprouting seeds indoors, which will require very little work and instant gratification. There’s no mess with soil or compost – all you need is a jar and an airing cupboard to

grow Chinese bean sprouts, also known as mung beans, which may not be as long as the ones you buy in supermarkets, but they’ll be just as tasty. Soak a handful of seeds overnight, rinse them in

water and put them in a large glass jar, covered with a circle of muslin or white cotton instead of a lid and then transfer it to a warm, dark place, rinsing the beans twice a day. After around four days,

they’ll be ready to eat. Other sprouting seeds which are easy to grow include fenugreek and Alfafa, but make sure you buy seeds sold only for sprouting, not vegetable seeds which are intended for growing.

THE SCENTED, spidery blooms and spectacular autumn colour make these medium-sized and large deciduous shrubs a must for the winter gardens. The flowers, which have twisting, ribbon-like petals, cluster thickly on bare stems from autumn to early spring and won’t be damaged by frost, while the broad, oval leaves turn yellow in autumn. Witch hazels can be grown as specimen plants in borders or in groups, depending on the variety. Grow H. x intermedia ’Pallida’ as a stand-alone specimen, with its vase-shaped habit and golden autumn leaves, while H. x intermedia ’Diane’, which grows to 4m (12ft), flowers in mid to late winter and produces bright green leaves which turn orange, yellow or red in autumn. Witch hazels like reasonably fertile, moist but well-drained soil and prefer neutral to acid soil. Place them in sun or partial shade in an open but not exposed spot. Prune any crossing shoots in late winter or early spring to keep a good shape.

of the Week

On the Market ●

ST PAUL’S Square is still celebrating a successful 2010 with yet more sales in the last quarter of the year. The development, in Liverpool’s business district, has continued to enjoy interest from homebuyers with increased sales and viewings, despite the quieter autumn market. St Paul’s Square has recently introduced a number of incentive schemes to offer a helping hand to homebuyers struggling to get on the property ladder.

DOUBLED UP: The converted barn which has been redeveloped into two semi detached luxury properties

AFFORDABLE: St Paul's Square Buyers can get a 5% gifted deposit paid on selected apartments, which helps to reduce the amount of capital required to purchase a property, helping homebuyers with up to a maximum of £8,300 towards their deposit. St Paul’s Square was also the only city centre residential development to run the government’s Homebuy Direct scheme, which ran until September. David Caught, Sales and Marketing Director at Muse Developments, says: “We’ve had a very successful run at St Paul’s Square. We have introduced a number of incentive schemes and these continue to be successful in attracting buyers who are struggling to get on the property ladder.” One-bedroom apartments at St Paul’s Square start at £99,950 and two-bedrooms at £149,950. For inquiries or to arrange a viewing, ring King Sturge on 0151 242 6490 or go online at www. theperfectsquare.co.uk

Double conversion hits twin peaks of luxury MODERN: The family bathroom in Norlands Park

OAKY: The staircase (left) and kitchen

I

F something is worth doing, it’s worth doing properly. So, while it might have taken 14 months to convert this barn in Cronton, near Widnes – a long time in developers’ terms when the emphasis is all too often on a speedy turnaround – it has definitely been time well spent. The result is not one, but two, luxury homes which, put simply, will take your breath away. Both have five bedrooms. One is on the market for £450,000, the second for £475,000. What makes these absolute gems is that the developers have been keen to retain as many of the original features of the property as they could, including the timberwork, trusses and porthole windows which ooze character and charm. And both have been finished to an exceptional standard. The £450,000 property has a high spec kitchen, family bathroom, three ensuites, a double garage and gorgeous gardens. But it really is the high ceilings and exposed timbers, the slate roof and sandstone exterior that make it so desirable.

by JANET TANSLEY There is plenty of space, including a reception area, open plan kitchen, cloakroom and wc, utility, large family room and lounge. The second property’s feature echo many of the first: the sandstone build, high spec kitchen, five double bedrooms – three with ensuite – and a further family bathroom. The interior is similar with the reception area/open plan kitchen, cloakroom and wc, utility, family room and lounge too. The kitchens and bathrooms have handle-less doors for a sleek and sophisticated finish, the appliances in the kitchen are by AEG and the worktops are granite. All the bathrooms are by Kohler and Laufen. They’re both huge, in the region of 3500 sq ft, which is pretty big for the cost. ◆ The homes are being sold through through HomeSales so for more details, contact them on 0151 280 4047 or go to www.homesalesliverpool.co.uk

S well as a new release of detached family homes, Chelford Homes has introduced its latest home of the week at the sought after St Helens location. The property is plot 27 a one bedroom ground floor apartment Linford house design. The new release follows a rush of sales in recent weeks and significant increase in visitor levels to Sherbourne Park. In the month period to June 2010, more visitors came to the development compared with figures in the same period in 2009. It is perhaps another indication of improving confidence in the housing market and, thanks to the development’s wonderful location prospective buyers have been flocking to view the home. Brand new detached and mid townhouse family sized homes in this part of St Helens are few and far between, so Sherbourne Park is giving prospective buyers the ideal opportunity to experience the best of both worlds. And for those ready to make the move there’s extra help in the shape of incentive packages such as the Part Exchange Scheme aimed at potential buyers who would like to purchase a Chelford Home now but are being held back because they
