Shed loads of room You may think that a shed is just a shed, but it doesn’t have to be. It can also add value and provide useful living space, albeit in the garden, says Julia Gray

Top Tip

If you accidentally leave a paintbrush out with paint on it and it dries hard, it seems like your only option is to bin it, but think again. A soak in Hammerite Brush Cleaner & Thinners (£6.98 for 250ml, B&Q) can work wonders, making the bristles as good as new. It’s designed for use with Hammerite paints, but also lifts dirt, grim, salt and loose rust from metal, so it’s a really useful product to have around.

T

RADITIONALLY somewhere to keep DIY and garden tools, bikes and outdoor furniture (and a refuge for dad), sheds can be used for much more than just storage space. If you’ve outgrown your home and don’t want to move, a garden shed can become a useful living area, as long as it’s easily accessible from the house and (preferably) has water, heat, power and insulation. Because it’s separate from the house, it can be a good place to do quiet or noisy activities, such as playing the drums. You can turn a shed into a drinks bar/entertaining space, workroom/studio, music or games room, home office or gym, or playroom/den - pretty much whatever you and your family needs. Cuprinol runs an annual Shed of the Year competition (there’s a link to this year’s winner at www.cuprinol.co.uk) and the entrants include some amazing examples of what sheds can become. Fitting out a shed with everything needed to make it useable and comfortable won’t necessarily be cheap, but it should be cheaper than moving home. You can convert an existing shed, or buy one tailored to your needs with all mod cons. Specialist companies do bespoke designs, including much more contemporary garden buildings than traditional sheds. For information on planning rules and building regulations for garden buildings, click on the shed on the interactive house at www.planningportal.gov.uk. Garden sheds are usually wooden, but you can get metal ones. These are often easier and quicker to build and tend to be better value for money. However, if your metal shed requires a concrete base to form the floor (wooden sheds need a firm base but come with a floor), as many do, and you’re getting a builder or garden expert to construct the base, it can be quite expensive, especially for a large shed, so you may end up spending what you saved on the purchase price.

Product of the week OUTDOOR SPACE: Decorated garden sheds that are being used as extra rooms

One of the best things about metal sheds is that they require very little maintenance, while wooden ones first have to be treated with wood preserver (unless they’re pre-treated) and a garden-wood stain or paint, and then maintained with more coats from time to time to prevent the wood from rotting and warping. Metal sheds are more resistant to fire, rodents and insects than wooden ones, although they can be less able to withstand storms and high winds, are noisy when it’s

raining and are hot inside in summer and cold in winter. If you’re worried about corrosion, check out the Yardmaster range at Screwfix – these metal sheds have a 10-year anti-rust guarantee. While metal sheds certainly have advantages, the look of them isn’t for everyone. To many people, wooden sheds are more aesthetically appealing and because they’re made of a natural material, they blend into the garden better. It’s also easy to enhance them with colour.

Garden-wood paints have come a long way since brown ruled supreme, and you can make quite a statement with your colour choice. Stripes, for example, are brilliant for a beach-hut effect, while cream and pastel greens and blues are perfect for a pretty pop of colour that isn’t too jarring. Cuprinol, Ronseal and Sadolin do some lovely garden colours, so check out their ranges. Now’s a good time to paint your shed because it will be weatherproofed ready for winter, so don’t delay.

A BIG shed gives you lots of scope to create the garden room of your dreams, and the wooden Shire Shiplap Double Door Apex 13’ x 7’ Shed (£669, Screwfix) is certainly big - you get a lot of shed for your money. The walls, roof and base come in large panels, but it will still take you a weekend to put together - and you’ll need someone to help. The three windows contain real glass and open and close like

conventional windows, and the shed has big double doors, so it’s already more garden room than bog-standard shed. As long as you’ve got a sizeable garden, this good-looking shed will give you more than enough room for storage or to do something more exciting. It even comes with a 10-year manufacturer’s anti-rot guarantee, giving you peace of mind for years to come.

A Victorian family home with a modern twist by JANET TANSLEY

I

T is a substantial and extended late Victorian semi detached house which oozes character with contemporary touches. Yet surprisingly, the property in Grosvenor Place, Oxton, is for sale at £435,000. Being marketed by the Clive Watkin Partnership, this beautiful home is planned on three floors. The ground floor has a reception hall and ground floor wc, along with four separate living rooms and a large refitted extended kitchen. On the first floor are three double bedrooms, an en-suite shower room and a beautiful contemporary bathroom. And on the fourth are four further bedrooms and a shower room at second floor level. A closer inspection is called for.... The entrance lobby is truly welcoming with a mosaic tiled floor, and a door to the entrance hall from which rises a lovely staircase with a spindled balustrade, and off which is the cloakroom with low level suite and wash basin. The lounge, which has a double glazed bay window to the front, boasts a period style fire surround with an open fireplace. Further sizeable rooms include the dining room and sitting room but, if you thought this spacious accommodation ended there, you would be wrong. There is also a family room/playroom, perfect for a growing family. The kitchen/breakfast room has been refitted with a range of light wood finish units with a one and a half bowl sink unit and base unit, further base units with cupboards and drawers, contrasting work surfaces and tiled splash backs. There is also a range of matching wall cupboards, a central island unit, a built in dishwasher, built in microwave and a ceramic tiled floor. On the first floor, bedroom one boasts a period fire surround, and an en-suite shower room with a

A genius for turning

Can’t bring yourself to throw out the clutter clogging up your cupboards? Be creative and breathe new life into them instead. Daniel Cox looks at a crafty new trend

M

ANY of us have corners and attics crammed with old stuff; things we no longer need or use. But before you go saying, ’What a load of rubbish’, take a look at what Juliette Goggin and Stacy Sirk have to say in their new book, Junk Genius. It features 80 ideas of ways in which you can turn, well, junk, into delightful new decorative and functional homewares. Not sure what to do with the pile of old scarves you haven’t worn for years? How about transforming them into a fancy new lampshade, or stylish cushion cover? As for that pile of old jumpers you need to get rid of... The sleeves could make nifty little mobile phone covers. All you need is a quiet afternoon hunt out your junk then follow Goggin and Sirk’s step-by-step instructions and you might just be amazed by what you end up with. The book features projects suited to beginners about to pick up the scissors and glue for the first time, as well as more advanced tasks for veteran crafters. And don’t be worried if you have already thrown out junk you could have used - Goggin and Sirk have the answer: “Junking is about unearthing the unexpected in unlikely places. Somehow this random slow seeking-out is very therapeutic!” Some of the items in the book would make ideal home-made gifts, and being creative will have other benefits too. As the girls say: “Just the fun of being creative and making something one-of-a-kind is hugely enjoyable.” Here are four Junk Genius ideas to get you started: ● Junk Genius by Juliette Goggin and Stacy Sirk is published by CICO Books, hardback priced £19.99

WINTER LANTERNS

BRIGHT IDEA: All the materials you need to make a winter lantern and, inset, the finished effect

METAL TIN CUPBOARDS OLD decorative tins with hinged lids make versatile little wall cupboards, particularly for the kitchen, hallway and bathroom. You can also mount a group of them together for a really effective and good looking storage system. ◆ Hold the tin against the wall and mark the hanging position. Mark two holes inside the tin, about 2 inches (5cm) below the top, then drill. Hold the tin against the wall

and place a small spirit level on top to check the tin is level having the lid loose and your hand inside will make this easier to do. Open the lid and mark the two holes through the tin on the wall behind. Take the tin down, drill out the holes, and insert a wall anchor (Rawlplug) into each. Hold the tin back in place, with the lid open. Put a screw into each hole and tighten into place. If your tin has a small recess on the bottom, which is most often

the case, add one or two black rubber washers between the tin and the wall, threaded onto the screw, to achieve the fitting. Smaller tins, or tins with a portrait format, make an excellent key cupboard. Follow the steps above, but use screw hooks instead of screws. Best of all are screws with an end cap attached or with a serparate extra cap. These will cover the holes beautifully and give a great finish.

OLD glass jars and odd tumblers make wonderful winter lanterns when wrapped up in the sleeves of woollen sweaters that you no longer wear but can’t bear to throw away. Any small candleholders that fit inside the jar will work, but you can also improvise, using a cut piece of copper piping, for example. If you want to fix the candleholders permanently in the jars, use Superglue or epoxy glue. Otherwise, a very small amount of reusable adhesive, such as Blu Tack will do the trick. Making the covers couldn’t be

easier, and there’s no sewing involved! Cut the sleeves off a sweater just below the shoulder, then hold them up to the jars, with the cuff at the top. Cut across the sleeves at the bottom so they are about 1 inch (2.5cm) longer than the jars. Slide them over the top until the cuff is just below the rim, then tuck under any excess sleeve at the bottom. For the most light to shine through the sleeves, use white candles, but as they won’t be visible, it doesn’t matter what kind of shape they are in. Tealights work best in short jars and tumblers.

BIRDCAGE LAMPS I AM not sure why we love old birdcages so much but we do. Our favourite way of using one is to wire it up and make a light. Some cages easily convert to pendant lights, but this small version with feet is perfect as a table lamp. Placing ornaments inside, such as vintage ceramic birds is a lovely touch. Or you could go mad and decorate it with little figurines, as we did! ◆ Materials needed: Vintage birdcage with a solid floor Dishwashing liquid Electric drill Light fitting Electrical cord (flex) Cord grip ◆ Clean your birdcage thoroughly with dishwashing liquid. When

completely dry, drill a hole through the bottom in the centre. Ask an electrician to wire up the cage using a light fitting, electrical cord (flex), and cord grip, for the underside of the cage. Light fittings are available in ceramic, plastic, or metal. Choose one that will allow you to use a fairly small light bulb, preferably a filament bulb, which will look more attractive. Once the light is in place, you can use the cage door to access the switch. Alternatively, have the electrician use a non-switch light fitting and fix a switch to the cord. A hanging birdcage looks gorgeous at night filled with candles. For the garden, you could plant a birdcage with a vine.

MEMORIES ON A STRING ALL of us have little things tucked away in drawers that bring back special memories when we come across them. This project brings them all together. ◆ Tie on jump rings at roughly 2in (5cm) intervals along a length of silk string. As you find your small

treasures, attach each one to a ring. If an item has no natural hanger, fix a jump ring to it with Superglue or epoxy glue. Tie in larger jump rings at each end of the string and hang them from small screw hooks in the walls.

Wong’s homegrown Exotic fruit and veg don’t necessarily need tropical climates, says botanist and Countryfile regular James Wong

U

RBAN gardener and TV presenter James Wong doesn’t have a greenhouse, propagators or teams of gardeners, yet through obsessive trials in his own back garden he has managed to grow a range of exotic fruit and veg worthy of any Michelin-starred restaurant. He laments that we’ve become stuck in a 1940s timewarp during the “grow your own” revolution, barely moving beyond spuds, sprouts and swedes. “We don’t eat the same stuff we did two generations ago, so why on earth should we be stuck growing it?” asks the Kew-trained botanist, who has fronted such TV programmes as the BBC’s Grow Your Own Drugs and Countryfile. “Ironically, the biggest mistake people make is trying to grow exotic crops in greenhouses when they simply don’t need to.” Wasabi, also known as Japanese horseradish, which is used as a fiery accompaniment to popular dishes including sushi, is easier to grow than watercress, he insists. Wasabi plants can’t stand the sunshine, but thrive in cool, wet, overcast settings, which makes them perfect for growing in this country. “They like semi aquatic settings, on the banks of bogs or shady forest areas,” says Wong. Plant out half a dozen small

plants in a shady spot between early spring and early autumn, covering the area in a thick mulch of organic matter and place gravel around the plants to deter slugs and snails. Keep it in the shade in summer as they hate a lot of sun. The edible part of wasabi is its partially buried stem, which takes

up to two years to reach full size and flavour, but once you have an established clump, you’ll have a succession of ’roots’ for many years. Harvest them when they reach around 10-15cm long – a third of this may be below ground – and grate them fresh at the table, because they will degrade within a few

Best Of The Bunch Pennisetum (Fountain grass) FOUNTAIN, or foxtail, grasses are among the most beautiful of deciduous ornamental glasses, their delicate-looking stems topped with long, narrow flowerheads in shades ranging from pinkish-brown to almost white. The flowerheads are beautiful in their own right, particularly if grown in full sun when they look pink-tinged, and there are varieties which look lovely in beds and borders or in containers. Try the dwarf variety P. alopecuroides “Hameln” in containers or at the front of borders, as their compact flowerheads contrast well against other grasses with more diffuse flowers. Other good varieties include P. orientale, which produces long, narrow, pinkish-white flowerheads, and P. setaceum “Purpureum”, an all-purple variety which can be treated as an annual or shortlived perennial. Pennisetums prefer full sun in light, well-drained soil.

hours of being grated. Wasabi works well in salad dressing and marinades for grilled chicken or fish, or whisked into mayonnaise. Currently plants are only available in a handful of mail order nurseries, but from next spring, Suttons will be supplying them.

Wong has also managed to grow cocktail kiwi, a pint-sized, fuzz-free version of the original, which he says is easier to grow than apples and pears, along with asparagus peas, dahlia yams and callaloo, a Caribbean ’spinach, on his urban plot. All are detailed in his latest book, James Wong’s Homegrown Revolution. The Inca berry, or cape gooseberry, imported from Colombia to supply the fancy fruit sections of certain supermarkets, was commonly grown in this country in Victorian times, says Wong. “The plants can be grown like tomatoes but are not susceptible to blight, are more drought tolerant and you don’t need to prune or train them.” Plant them against a sunny, south-facing wall in well-drained soil and cover their roots with a thick layer of mulch. In late summer and early autumn the plants will produce a heavy crop of brown papery lanterns which fall off when they are ripe. The shiny golden berries within taste good as they are or as an interesting ingredient in smoothies, salads and salsas and have up to a three-month shelf life. The seeds are widely available. Among Wong’s favourite exotics is the New Zealand yam, originally from Peru, which makes a much more interesting alternative to the potato. Producing edible shamrock-like leaves with a flavour of Bramley apples followed by knobbly “potatoes” in a variety of colours, they are also blight resistant. “You cook and eat them in exactly the same way as potatoes, or you can eat them raw as a crudite In Mexico they dip them in sugar and chilli powder, which sounds awful but is really delicious,” he enthuses.

Things to do this week

● Take cuttings of roses and root them outdoors in a sheltered spot. ● Fork over and clean up ground vacated by harvested vegetables. ● Move evergreens and conifers growing in the wrong place. ● Sow sweet peas outdoors in a sheltered spot. ● Continue to harvest and store apples and pears. ● Cut out blackberry canes when they have finished cropping and tie in new ones. ● Continue to plant spring-flowering bulbs. ● Make new lawns by sowing seed or laying turf. ● Sow lettuces, spinach and turnips and plant out spring cabbages. ● In the greenhouse, sow annuals in pots for a spring greenhouse display. ● Dig up and store potatoes, carrots and beetroot.

delights Forming 30cm-high mounds, they make excellent ground cover under tall skinny crops such as sweetcorn or outdoor vine tomatoes. They are grown like a regular spud, started off from seed tubers, increasingly available from specialist mail-order nurseries and from Thompson & Morgan. Plant them in small pots of compost on a sunny windowsill in late April. They should soon spring up little shoots and will be ready to plant out in May after risk of frost has passed. They do best in rich, fertile soil packed with organic matter in full sun. From July, earth up the rows to bury the trailing runners. They should be ready to harvest when the first frosts blacken their leaves in late November. Lift the tubers out of the ground carefully and hold a few back for planting in spring. Even the world’s most expensive spice, saffron, can be grown easily at home. Derived from a particular crocus, C. sativus, which has three distinct saffron threads in each flower, it was grown for more than 500 years in Saffron Walden in Essex, before Spanish imports became cheaper. Corms, which are widely available, should be planted in late summer in free-draining soil in a sunny site and watered in well. Blooms should appear in as little as eight weeks and to harvest the saffron, pick the long red saffron threads out of the centre of each flower with a pair of tweezers, put them between two pieces of kitchen roll and dry them out on a hot radiator before transferring them to an airtight jar. ◆ James Wong’s Homegrown Revolution is published by Weidenfeld & Nicolson, priced £20. HOT STUFF: Wasabi grows well in a cool climate and, inset, James Wong’s new book

IF YOU’VE ordered bare-root trees from a specialist nursery, you’ll need to prepare the ground now, choosing a mild, dry day to do it. Dig over the whole area, adding plenty of organic matter such as compost or well-rotted manure to the soil. If you’re only planting one or two trees, dig generous holes for each individual, which will accommodate the roots without cramming them in. Loosen the subsoil at the bottom of the hole, then put plenty of compost in and work it into the bottom. It

might be worth your while buying low stakes and tree ties now so that you have them to hand when planting. If you haven’t yet ordered your tree, take note of the rootstock - the top section of the tree which bears the fruit has been grafted at a very early stage on to the root of a different tree. The chosen rootstock will affect the eventual size of your tree and the age at which it bears fruit. Good catalogues should give you plenty of information about the rootstocks they use and how big the trees will grow.

Brits cutting personal mortgage debt says Bank of England BRITONS reduced their mortgage debt by £9.8 billion in the second quarter of this year as the housing market remained subdued, according to the Bank of England. Its study indicates that households are putting more money into the housing market, through mortgage repayments for example, than they are taking out. However, the Bank said there was “little sign” that households are trying to pay down debt more quickly than in the past, and a lack of activity in the housing market and a reduction in re-mortgaging are underlying the figures. There has been a general trend towards injections of housing equity since the start of the financial crisis, with a reduction of £9.6 billion in mortgage debt in the first quarter of this year. Howard Archer, chief UK and European economist for IHS Global Insight, pointed out that the latest

figure is creeping back up towards a record £10.2 billion housing equity injection seen in spring 2011 and there have now been net injections of equity for 17 quarters in a row. This has brought the cumulative net injection of equity into houses to £133.2 billion since the second quarter of 2008. Dr Archer questioned the Bank’s analysis that there was little sign that families are generally making an active effort to pay down their mortgage debts more quickly. He said: “Extremely low savings interest rates have undeniably made it much more attractive for many people to use any spare funds that they have to reduce their mortgages. “In particular, many people may be using the extra money that is resulting from their very low mortgage interest payments to reduce the balance that they still

owe on their houses.” The latest figures were released on the same day that a few hundred thousand Santander customers saw their mortgage costs increase, as the lender hiked its standard variable rate, resulting in an average increase of £312 a year for a typical £100,000 mortgage. More than a million home owners saw their mortgage rates increase in May as lenders such as Halifax, the Co-operative Bank and Clydesdale and Yorkshire Banks raised their SVR rates, even though the Bank of England base rate remained at a historic 0.5% low. The Bank of England and the Treasury introduced an £80 billion funding for lending scheme at the start of August to help kickstart lending to households and businesses. Lenders have said this has already caused mortgage availability to increase, although

they have also tightened their borrowing criteria in recent months, meaning people have higher hurdles to jump in order to take out a deal. Figures recently released by the British Bankers’ Association (BBA) showed that mortgage approvals for house purchases were 13% lower than a year ago in August. The BBA said that consumers are continuing to act “conservatively” in the weak economic environment, by paying down their debts and building up their savings. Total mortgage approvals have been creeping back up from a low point in June, which saw the smallest number of approvals the BBA had in its records, which stretch back to 1997.

OUSEBUILDER Lovell has launched two new show homes at its Church Fields development to showcase the new phase of three and four bedroom homes available on the Garston site. The latest phase on the development includes a collection of new house types, many of which are situated in a private cul-de-sac. The three bedroom Goodwood and Hawkwood show homes are impressive and ideal for both first time buyers and families. With some properties ready to move into in November, the first customers to buy from the latest range of Lovell properties in Garston could be in their new homes before Christmas. Lovell is now offering the Government-backed NewBuy scheme at Church Fields, so homebuyers can opt for a 95% fixed-rate mortgage and they’ll only need a 5% deposit. Homes are available from £131,500 and customers could purchase with a deposit of as little as £6,575. NewBuy is available on homes up to £500,000, so whether you’re a first time buyer without a large deposit, or someone looking to move up to the property ladder without substantial equity in your current

NEW DEVELOPMENT IMPRESSES

DISCERNING WIDNES HOMEBUYERS SALES at Redrow’s brand new luxury homes venture in Widnes have got off to a flying start with a number of properties already reserved.

Lancaster Place, on Lunts Heath Road, features some of Redrow’s largest and most well-appointed four-bedroom detached family homes.

Both Lancaster Place and Barrow’s Green are ideal for commuters to Liverpool and Manchester. Widnes train station – where Paul Simon famously wrote ‘Homeward Bound’ in 1965 – is justover a milefrom Lancaster Place and offers journey times to both cities of around 30 minutes.

It is the second development the award-winning housebuilder has launched in Widnes this year. The already popular Barrow’s Green development is just a short distance away off Barrow’s Green Lane and features a range of three and four-bedroom family homes. Between them, they offer extensive choice to a wide range of buyers.

The homes are available to purchase with a 95% mortgage through NewBuy making them an even more attractive proposition to both first time buyers and those moving up the property ladder. It means buyersonly need a 5%deposit, which will help both those starting out and homeowners without substantial equity in their current property.

Anita Williams, sales director for Redrow Homes (NW), said: “With two developments now open in Widnes, there’s plenty to tempt homebuyers to the area. We have an impressive choice of designs on offer from our New Heritage Collection, which combine traditional style exteriors with interiors that are bright and spacious with an exacting specification. “We’ve enjoyed early success at Lancaster Place and have already taken a number of reservations. With a great location bordered by open fields, yet within easy reach of the M62 and the town centre, purchasers have been quick to see the potential here.”

Economically, Widnes has seen substantial investment of late. There’s approval for a second Mersey crossing, a new cinema and bowling alley have opened at The Hive leisure park, with a new ice rink soon to follow. There’s a recently opened £40 million Tesco Extra 24-hour store in the town, as well as the new Widnes Shopping Park with Marks & Spencer, Boots, Next, Bhs andCostaCoffee among its stores. The fully furnished show homes at Barrow’s Green have already wowed customers with the quality of their specification and finish. The new homes at Lancaster Place will raise the bar even further with additional features such as an integraldishwasher included as standard inthe kitchen specification and en-suite bathroomsdesigned as wetrooms.

A marketing suite is open at Lancaster Place and reservations are being taken ‘off-plan’ ahead of two show homes opening at the end of October.

Four-bedroom homes at Lancaster Place are set to start at £281,995 and some two and three-bedroom properties will also feature.

Meanwhile the four-bedroom Cambridge and threebedroom Warwick show homes are open daily at Barrow’s Green, where there are currently three and four-bedroom detached homes available from £201,995 to £279,995.
