The most improved lettings branch was Walton Vale. The judges said that the complexities of the market had seen a significant growth in the lettings market in the past three or four years. Across the industry many new lettings firms have emerged and some disappeared, so growing portfolios, offering a quality service, backed by the Association of Residential Letting Agents (ARLA) kite mark of quality and affording a competitive fee structure have made any growth a difficult job. former radio and TV presenter Where was the family home you grew up in and what was it like? We lived in a five-bed semi in Oxford Avenue, Bootle until I was 10. I don't remember much about it other than it had a long garden and the top floor was creepy! My happiest and clearest memories are the house we moved to in Altcar. It was the old vicarage for St.Michael's And All Angels Church, and was every child's dream, surrounded by fields and farms. What is your clearest memory of the house? The wonderful big range cooker in the kitchen where mum used to cook good old fashioned meals. We also had a big stone floored room at the back of the kitchen which we kept the dogs in, and left the outside door open so they could come in and out. The gardens were fantastic - full of snowdrops in the spring, then daffodils, and an apple orchard either side. Where was the first house you bought yourself and what did it cost? I've only bought one house, and it's the one I still live in. I bought it from my parents about 25 years ago. We had a tenant in the top floor, as it's a big old Edwardian property, so I got it a bit cheaper than I should have. I paid about £60,000, but have spent an awful lot on it over the years. My parents moved to the garden flat where I had lived with Steve, my husband. What made you want to buy it? It was my family home and I'm a real home bird so it seemed the natural thing to do. I knew it had a lot of potential. I bought it only about six months before I met Steve. What are the important things you look for when buying a house? Ideally I would look for a house which gets the most sun, and space is also very important, I've always lived in large, rambling houses. I love gardens. Are you a DIY trier or do you leave it to the experts? I prefer to work to earn the money to pay the experts. It can be very expensive though, which is why I'm lucky Steve can turn his hand to virtually any DIY, apart from making the bed! What is the one thing you love most about your current home? We can all live together, but still have our own space, and the ornate ceilings and fireplaces are beautiful. by JANET TANSLEY
EADING designers, especially those with celebrity clients who are also friends, usually guard their privacy with a zeal. But Kelly Hoppen has chosen to use her own home to demonstrate those highly successful techniques that have won her a host of famous fans, including Gwyneth Paltrow, Anthony Hopkins, Jude Law and Elton John. Her luxurious sanctuary is a homage to her “East meets West” style with its uncluttered, opulent rooms; a distinctive use of balance and symmetry, and trademark colour palette of neutrals, including her signature taupe shade. “Each of the homes I have designed and lived in myself has been an on-going exercise – an experiment if you like – where I have tried to understand how we see things, what gives us contentment and what we are really trying to achieve,” she explains. Walls are finished in light-reflecting white waxed plaster and there are ebony-stained floorboards and glossy lacquered surfaces. “I have displayed more objects and used more furniture, texture and subtle contrast here than in any of my previous homes,” she says. “It’s a marked shift towards a feminine, luxurious, organic glamour in which I feel very much at ease.” The sophisticated, tranquil setting is the result of a painstaking renovation of her period home in London, during which she ensured the interior was tailored to her lifestyle. “Choosing your home’s style is a similar process to choosing a piece of couture clothing – it should fit you like a glove,” she says of the setting, which features in her new book Kelly Hoppen Ideas. Kelly, who is as discreet about her clients as she is about her private life, says simply: “I think nowadays, whoever we are, we all want a nurturing retreat that feels safe, comfortable and easy to live in.” Her own homes, she says, have always been characterised by an eclectic element – mixing vintage, contemporary, ultra-modern and antique styles. But whatever a person’s taste, she insists, the guiding principle must be that “your home works for you and how you live, and in essence represents who you are”. Living rooms can be integrated into an open-plan design or be just as effective as a separate space, she says. Kelly’s spacious first-floor living room has a fireplace as its focal point and a chimney breast covered in a panel of black glass within which a TV is set. “Always think about where the main seating will be, where the television will be be, to help you decide the layout,” she advises. “A monochromatic palette fulfils my aim to make the room seem like a stunning black and white picture.” Flooring, she advises, must be timeless –
not a fashion statement – as it will be in place for a long time and expensive to change. KELLY LOVES: Sheer curtains to filter natural light, black and white framed photographic prints and the impact of repetition in pieces of furniture and objects, such as a group of three tables or a pair of vases.

lights on either side of the treads and risers of the staircase make it appear to “float”. The lighting also has the effect of appearing to widen the space. “Halls should impress as well as being practical. Whenever I come home, I look forward to experiencing the sense of wellbeing that my hall engenders,” says Kelly. KELLY LOVES: Full-height doors that increase a sense of space, as well as bespoke door handles and flooring and furnishings that echo the overall feel of the rest of the home.

Kitchens are now as popular as dining and entertaining areas, and Kelly has devised her own streamlined recipe for the space. In her home this area extends over the majority of the ground floor and incorporates a dining area leading on to the garden. “It’s definitely the theatre at the heart of my home,” she says. “I have a fireplace up on the wall like a painting, which is a focal point, and cosy in winter. “As I’m always hosting dinners

I have a blackened wooden path leading to a massive white bath tub. How to... Make the most of the sun SOME home-improvement tasks are best confined to the garden. ● Spray painting: Cover the ground and spray away to your heart’s content without having to mask off the things you’re not painting, as you would indoors. You should still wear a respirator mask, though. Just don’t spray when it’s windy because the paint will go everywhere. ● Sanding: There’s nothing worse than a layer of sanding dust covering your home. Even if you’re only sanding in one room, the dust has a habit of spreading everywhere, so the garden is definitely the best place to use sandpaper and electric sanders, if what you’re sanding is portable. ● Planing: Altering something like a door can involve a lot more planing than you imagine, but take it outside and you don’t have to worry about the mess. The same goes for sawing. ● Paint stripping: Chemical paint stripper is pretty unpleasant stuff and gives off strong fumes, so using it outside is easier and safer. Not all paint strippers contain chemicals, of course, but all cause paint to blister, creating quite a mess when you scrape it off. If you’d rather use a heat gun, do it outside and you won’t have to worry about scorching your furniture or floor. ● Tile cutting: The best thing to use for cutting wall and floor tiles is a diamond wheel, either on a tool such as an angle grinder or a flatbed tile cutter, where the wheel’s cooled with water to stop it from overheating. Both are best used in the garden, especially the latter because the water goes everywhere and you’ll get a bit of a shock if you use it indoors.

OVEBIRDS Joshua Robinson and Lucy Ashwell had given up hope of building their own nest. Despite good jobs with decent salaries, the cost of a house was out of their reach and dreams of their own space seemed just that – a dream. That is until the governmentbacked scheme HomesHub played property Cupid. HomesHub helps working people in Merseyside and Cheshire who have been priced out of the property market. And within just one hour of hearing about a property for sale via a loan-to-buy scheme, Lisa and Joshua decided to leave Joshua’s parents’ home where they had been living and take the plunge and buy a home together. “We met at Liverpool University and when the course finished we wanted to be together but didn’t want to waste money renting,” explains Joshua, 25. “We moved in with my parents, which was a bit cramped as there were five people in three bedrooms. Build an oasis
The calm and cooling presence of water can be achieved in almost any garden. Hannah Stephenson offers tips on siting a water feature
D
IPPING my toes in the river near my home during the spell of warm weather made me reflect on how therapeutic water is in so many ways, whether just to cool off or to appreciate in its movement and sound. You can transfer some of those therapeutic qualities to your garden by creating a water feature, whether it’s as simple as a wooden barrel with a waterproof lining and a single plant in it, or as elaborate as a large pond which will not only provide a focal point but will become a magnet to wildlife. Whatever type of water feature you decide to install, positioning it will be important in all but the smallest of features. Ponds should be situated on an open site, with at least six hours of sunlight a day, away from trees where you are less likely to come across tree roots when digging the hole, and near a water source for easy topping up in summer. Try to avoid placing the pond where there’s a naturally high water table, as the pressure from below is likely to lift your liner, forcing the pond water out. You can work out your natural water level by digging a hole until you see water, but you’re better off doing this in winter as the water table will be higher then. Leaves can be a terrible hindrance to ponds, so don’t place them under deciduous trees where the leaves will fall in autumn.
GARDEN OASIS: An informal pond provides a perfect place to relax beside the calming water Also be aware that placing a large pond in full sun is going to encourage a build-up of algae. If there’s no other site, you’ll have to plant some large shrubs around it to cast shade over the water for some of the day. Next you need to select your liner. It can be either concrete, butyl or a pre-fabricated shell made of fibreglass or plastic. Concrete may be the most long-lasting but it is also likely to be the most expensive. The cheapest option is probably a flexible butyl liner which can be

Measure the maximum width, depth and length of your pond. The

Lay the liner loosely over the hole and lightly anchored at the sides with weights such as bricks. Start filling the pool slowly, allowing the weight of water to gently drag the liner into the shape of the pool. Fill the pond to within 5cm (2in) of the rim, then cut off the excess liner, leaving around 15cm (6in)
overlap, which can be anchored with paving stones, turf or planting. If you are using slabs, position them overlapping the pool by around 5cm (2in) which will create shade for the liner, protecting it from sunlight which can cause it to deteriorate. Many gardeners go for plastic or fibreglass shells, which often have pre-formed shelves for aquatic plants. Holes for these will need to be dug carefully to almost exactly the same shape and size as the shell, or else when the pool is filled, the weight will put uneven pressure

Grow Your Own Dill IF FISH is your bag you shouldn’t be without dill in your herb garden as it’s the perfect accompaniment to salmon and other fish. Sow it in tubs or window boxes outside in late spring and if you sow successionally through to June, you will be harvesting a fresh crop of leaves into August. It does best in full sun and well-drained soil. Thin out overcrowded seedlings to 10-15cm (4-6in) apart and water sparingly in dry spells, as they don’t like wet conditions. The leaves can be harvested as a cut-and-come-again crop as soon as they are large enough. Sow a new batch when you’re about half way through the first harvest. If you want the seeds, which can also be eaten, leave the crops to grow without taking many leaves off and you should have them by the end of the summer. Good varieties include “Tetra”, which is a busy variety, perfect for leaves, while “Mammoth” is grown for seeds.

FFLUENT, sought-after and with no shortage of greenery, it’s little surprise that Childwall is so popular with home buyers. Just six miles from Liverpool city centre, Childwall is in a great suburban location. Not only is it easy to travel to and from the centre, but Childwall is situated not far from the start of the M62, offering easy access to Manchester, Preston and the rest of the UK. Childwall is bordered by the areas of Wavertree, Broadgreen, Gateacre, Belle Vale, Bowring Park and Mossley Hill. Public transport links are good, with many bus routes through the area and the nearby Broadgreen railway station, while there are a number of separate shopping areas, places to eat, pubs and
churches too. Being in South Liverpool you can be sure there’s a park or two nearby to enjoy. While Childwall does not have its own large park area, Court Hay Park is close by, as are parks in Calderstones and Wavertree, with Sefton Park just a little further afield. In terms of housing, the Childwall area, which has an L16 postcode, comprises mainly detached and semidetached properties. As with so many areas of Liverpool, Childwall has a long-established history, being referenced in the Domesday Book of 1086. Its name is said to have Norse roots, and means the field of the well or the spring. There are some interesting historic sites in the area, from the former Childwall Hall to the wilderness area around Childwall Abbey, now a conservation area. The Childwall Abbey Hotel and public house is well worth a visit, for history buffs and ale lovers alike. Thought to be a former chapel, perhaps dating as far back as 1484, the pub has long been a favourite haunt of actors staying in the city, including the novelist and playwright J M Barrie, who wrote Peter Pan. Oh, and it’s said to be haunted by some actual spectres, too. All Saints Church, whose earliest surviving section dates back to the 14th century, is another fascinating part of Childwall’s living history. It is a Grade I listed building and is the only surviving medieval church in the borough of Liverpool. As for golf enthusiasts, the nearby Childwall Golf Club will offer a testing 18 holes over its 6,470-yard parkland course, which ranks alongside the best in the area.

Boost for sales of £1m properties THE number of homes sold for more than £1m increased at its fastest rate for four years during 2010 as the top end of the property market bounced back, research indicates. A total of 7,185 properties changed hands for a sevenfigure sum during the year, 54% more than in 2009 and the biggest annual increase since 2006, according to Lloyds TSB. But despite the increase, sales of homes for £1m or more are still 13% below the level they reached in 2007, before the financial crisis struck. The group estimates there are now around 184,000 homes in Great Britain that are worth at least £1m. The resurgence in sales of top end homes has significantly outstripped the rise in transactions for properties of all values, which edged ahead by just 6% during 2010, while there was a 1% fall in the number of homes worth £250,000 or less that changed hands. However, despite the buoyancy at the top end of the market, these sales still accounted for just 1% of total transactions during the year. Unsurprisingly, the majority of £1m sales were in London and the South East, with these regions accounting for 83% of those transactions in Great Britain last year. Suren Thiru, Lloyds TSB housing economist, says: “The number of properties sold for over £1m has risen substantially over the past year, reflecting the strength of the very top end of the housing market. “A small number of areas in London still account for the lion’s share of all £1m sales, with housing market activity in such locations continuing to benefit from strong demand from wealthy international buyers and limited supply. “In contrast, the level of activity across the wider housing market remains subdued.”
