F you want to do a big project in your garden this year, you’re running out of time, depending, as always, on the weather. A really good way to add value and make it more useable is to create an eating, relaxing and entertaining area in the form of a patio or deck. Do it now and it’ll be ready to use as soon as the weather warms up next spring. Getting the location right is key. Do you want the patio or deck in full or partial sun, or in the shade? Where the sun falls in the garden at different times of the day could make a big difference to how much you’ll use your new area. The obvious place to put it is near the house, so it’s convenient for alfresco dining, but there might be a better spot elsewhere, or you might want to pave or deck all the garden, especially if it’s a courtyard. Decking is a brilliant way to make sloping gardens usable simply extend the deck out from the house to cover the whole garden and you’ve solved the problem of an awkward, hard-to-use and even dangerous (if you have small children) space. When deciding on the location, you also need to think about things such as drainage (manhole covers will still need to be accessed), where the doors to the garden are (you may want to fit new ones), where the bedrooms are (especially with a bungalow or flat) and if the patio or deck will be overlooked (one spot may be better than another). Also consider the prevailing winds, traffic noise, if any, and what you’ll be looking out on when you sit and relax. It’s important to have a deck or patio that’s in proportion to the size of the house and to use colours and materials that work well with the building’s
If you have a deep hole to fill, you can either build up the filler layer by layer, which is time-consuming because you have to wait for each layer to dry first, or use a specialist filler. S students head to university after their summer break, and with many leaving home for the first time, parents are increasingly looking to invest in accommodation rather than spend money renting what is becoming increasingly expensive student housing. Latest figures from the National Union of Students (NUS) show that after tuition fees, accommodation costs are the second biggest financial commitment for students. Those who have started or continued university this month are now likely to pay more than £4,000 a year on rent – that’s £12,000 over an average three year degree course. Guy Butler, Projects Director at Grosvenor, the developer behind Liverpool’s One Park West, says: “We’re finding that as interest rates remain low, people are looking for alternative investment opportunities and property still seems a popular option for some. “It seems that many parents are looking to kill two birds with one stone, by investing in property while also off-setting the costs they would be paying in rental accommodation.” Gary Kwok, 23, studied French and Public Relations on a four-year course at Liverpool’s John Moores. His father, who lives in Southampton, bought his one bedroom apartment at One Park West in the centre of Liverpool for £120,000 as an investment as it gave his son good access to the University and a safe and secure place to live while studying here. Gary says: “Liverpool is a great city to study in as there is a great balance between student life and regular city living. “Having good quality and convenient accommodation has given me the right environment to focus on my studies while also enjoying Liverpool’s great nightlife.” And he adds: “I know my father was also pleased that he knew where I was and that the

It is estimated that while he is abroad his apartment could be rented out for £725pcm in the current market conditions. The rising cost of student
accommodation is being fuelled by increasing student numbers and a demand for quality accommodation. In Liverpool alone there are now more than 50,000 students, which is helping to drive up accommodation costs and returns to those who have invested. Figures released from property agents Frank Knight suggest that returns on student accommodation averaged 11.5% last year and that this sector continues to provide the best returns in the commercial property market.
With students now also facing a challenging job market upon graduation, and with record levels of debt following the recent hike in tuition fees, many parents and grandparents who can afford it are stepping in and investing in their offspring’s student accommodation while also taking advantage of the subdued housing market. Nationwide says it is now cheaper to buy than it was in 2007 and, coupled with the fact that interest rates remain at historic lows, investing in property where
there is a good demand is an increasingly popular option. As there are no restrictions on who becomes a student landlord, parents of children who will be renting at university are advised to seek advice from a lettings agent affiliated to a professional organisation like the Association of Residential Letting Agents. All ARLA agents must adhere to a strict code of conduct, as well as offering client money protection and redress schemes, which protect people if things go wrong.

HERE’S a reason lounges are known as the “living room”, because they’re exactly that. A lounge can really make a house a home – it’s a place to relax with loved ones, snuggle on the sofa after a long day’s work, or chat with friends, so it’s no wonder that it’s often the room people prioritise when it comes to decorating. “When picking a style for your lounge, quite often the answer lies in what fits best with what you have got already,” says Roger Mears, who set up Roger Mears Architects in 1980 (www.mears.co.uk). “If the building is in a period style, for example, a classic approach could be best. If it’s a country house, a traditional feel would sit naturally, rather than imposing these onto a new-build where these might look fake. It’s always good to go with the flow, and express a style with honesty.“ There are occasions when rules can be bent, though. “Even in the most traditional of settings, there can be a feature that’s so outstanding (old floorboards, a period staircase, decorative ceilings) that a monochrome, contemporary minimalist look could really highlight.” So treat the above only as a guide. As Roger says: “The final choice should be what resonates with your personality and lifestyle as well as your house, rather than a passing trend.”

THE contemporary living room should be bright, ooze sophistication, maybe revel in current trends but more importantly provide comfort. “Create a lighter richness and contemporary feel by complementing sumptuous deep colours with clean white lines,” suggests Jeremy Garrish, buyer for Carpetright. A striking carpet or a bold wall feature will help to create a particular mood without being overbearing and makes for a family-friendly option as muddy feet are harder to spot. Another option is to use furniture and accessories in similar shades but different
textures throughout the room, from sofas and rugs to cushions. “A statement sofa can provide a striking focal point to the room and it’s the perfect canvas from which to build a modern scheme,” suggests Emma Rackley, upholstery buyer for Furniture Village. THE key to creating a classic living room is to keep it simple, so forget the chintz. “Classic living rooms draw on many historic design periods but steer clear of the overtly traditional and heavy, by mixing in modern and contemporary designs to create a carefully balanced whole,” says award-winning interior designer Katharine Pooley. Blazing a trail for The leafy growth during the wet, warm weather followed by the recent cold nights will pave the way for a stunning show of leaves, Hannah Stephenson predicts
A
RICH tapestry of colour should be enveloping our landscape over the next few weeks as leaves turn golden, orange and even red, thanks to a massive growth of foliage during the wet summer followed by cold nights. The trees and other plants which will be providing us with magnificent hues include the maple and Japanese maple, native oak trees, Nyssa sinensis and Parrotia persica (Persian ironwood). The winter-flowering cherry, stag’s horn sumach, sorbus (wild mountain ash) and varieties of cornus can also paint a palette of vivid colours. Following a wet summer, the recent warm weather has resulted in the production of lots of chlorophyll and increased sugar levels in trees. When the night-time temperature falls, it sends a message to the tree to stop growing and then the leaves will start turning, breaking down the chlorophyll to reveal autumnal pigments in shades of red, orange and yellow. Venturing out on autumn walks may give you inspiration to grow some colourful specimens in your own garden. Maple, vine and mahonia leaves offer shades of red, while sedum flowerheads provide subtle russet tones which will stay on the plant well into winter.
BRIGHT SPARK: Pink kousa dogwood flowers bloom in autumn In larger gardens use trees carefully so that their rich hues are a highlight rather than just a small part of an extremely busy planting scheme. Keep green as your main colour in the garden, as if you cram it with coloured foliage it can be far from restful. Some trees take on more refined, subtle shades, such as yellow birch (Betula alleghaniensis) with its beautiful buttery yellow foliage, or the common beech (Fagus sylvatica), which turns a glorious shade of copper. If you are going to plant a maple, avoid planting it in windy, exposed sites as its fragile leaves will be shredded. The best time to plant is autumn, when the soil is still warm, to give the trees time to establish before winter sets in.

Maples thrive in well-drained soil enriched with some well-rotted garden compost and will do well in full sun or dappled shape, and are ideal growing in the gentle shade of larger trees, provided their planting hole isn’t completely swamped with the roots of the larger specimen. Dig in leafmould to give the tree a boost. They shouldn’t need much pruning, just snip out any dead shoot tips as the buds begin to open in spring. Here are five of the best trees which you shouldn’t be without in autumn: ● Cornus kousa ‘Satomi’: This amazing flowering dogwood offers something for every season. In autumn the leaves turn fiery red and orange, while large, deep-pink, star-shaped bracts appear in late
Best Of The Bunch Japanese maple (Acer palmatum) OF course, these wonderfully elegant trees are the jewel in the crown of autumn and there is a variety for every size of garden, whether you want to plant them as part of a scheme or as a stand-alone specimen in a pot. Good container varieties include Acer palmatum var. dissectum ‘Garnet’, with its feathery, garnet-coloured leaves that turn bright scarlet in autumn and look as if they have been shredded. Its rounded, compact habit makes it a perfect focal point for a small garden, particularly in a container. Other good varieties include A. palmatum ‘Bloodgood’, with its deeply lobed purple leaves, A. palmatum ‘Sango-Kaku’, whose green leaves turn to yellow in autumn, and A. palmatum ‘Osakazuki’, which produces fiery scarlet foliage in autumn. Acers are happy in neutral to slightly acid soil in sun or dappled shade, but avoid placing them in an exposed spot, as cold winds can burn their delicate foliage.

spring. It also bears strawberry-like fruits in late summer that continue into winter. ● Nyssa sinensis: The deciduous leaves on the Chinese tupelo provide a wide array of autumn colours, from mellow yellows to fiery reds. It thrives in acid soil and you’ll need to give it plenty of room as it grows up to 10m (30ft) in height and width. ● Sorbus x ‘Joseph Rock: This popular small tree was introduced to the west after it was found in China in the early 20th century by the famed plant hunter, Joseph Rock. This Chinese mountain ash has cool green, feather-like leaves which turn fabulous shades of blood red in autumn before falling. Its stunning autumn colour is complemented by large clusters of
bright yellow fruit. ● Euonymus europaeus ‘Red Cascade’: Seen either as a shrub or trained as a small tree, this form of our native hedgerow spindle boasts a combination of bright red autumn foliage, turning purple as it ages, which colours at the same time as its generous crops of red and orange fruits. It’s an adaptable plant, happy in most reasonable soils in sun or light shade and growing to 3m (10ft). ● Katsura (Cercidiphyllum japonicum): The heart-shaped green leaves of this dainty woodland tree turn to rich colours of yellow, orange and red leaves in autumn and produce the sweet scent of caramel or candyfloss as they fall. This tree, which works well as a stand-alone specimen.
Things to do this week ● Continue to plant up winter pots, adding bulbs to extend the season of interest into spring. ● Take cuttings of lavender by pulling whole shoots away from the main stem with a heel. They can be rooted directly into gritty soil outside, or in a cold frame. ● Take hardwood cuttings of privet, potentilla, rosemary, berberis, laurel and holly. ● Feed your lawn with a low-nitrogen fertiliser sold as autumn lawn feed, and repair small bare patches by sowing seed. ● Thin out oxygenating and floating plants which have outgrown their space in the pond. ● Move evergreen shrubs which are in the wrong place while the soil is still warm and damp.
● Start pruning climbing roses when the flowers fade, removing dead or diseased wood first. ● Dig up bulbs and corms of non-hardy summer varieties to store in a dry, frost-free place over winter. ● Sparingly water potted cyclamen in the greenhouse that were dried off for summer to encourage them back into growth. ● Plant out hardy primulas raised from seeds or divisions. ● Sow hardy annuals including cornflowers, poached-egg plants and California poppies outside now for flowering next year. ● Lift and dry any onions still in the ground and bring them into a cool, dry storage space before wet weather sets in. ● Sow winter lettuce in shallow drills and cover

Good enough to eat Growing garlic SOWING THE SEED: Garlic being planted
Autumn is the ideal time to plant garlic as it needs a few weeks of cold weather to grow well. Buy bulbs specially cultivated for planting, rather than supermarket cloves, to have a better chance of reaping a good-quality harvest. Plant bulbs in a sunny site in well-drained soil, breaking each bulb into individual cloves and plant each one 8-10cm (3-4in) apart, with 30cm (24in) between rows, so that the tips of the cloves are just below soil level. If you want to get them off to a quicker start, plant the cloves in module trays with large cells and keep them in a cold frame for the winter. They can then be put in the ground in spring. Water them in dry weather until the foliage dies down in late summer, then lift and dry the bulbs before storing them in a cool, airy place. Save bulbs from a healthy crop to replant them the following year.

Banks ramp up mortgage lending to get credit flowing again BANKS and building societies increased mortgage lending over the summer in a sign that efforts to boost the flow of credit are having an impact The Bank of England said overall availability of secured credit to households increased significantly in the quarter to September, in contrast to previous expectations for little change. However, most of the products were aimed at people with big deposits and the Bank noted that credit-scoring criteria tightened over the quarter. The overall availability of credit to the corporate sector was reported to have remained unchanged for small, medium and large companies. The Bank of England and the Treasury’s £80bn Funding for Lending scheme was fired into action at the beginning of last
month to unclog the flow of credit to households and businesses. Yesterday, the Bank said it had seen an “early impact” of its scheme as borrowing rates begin to come down, but warned it might not be able to prevent total lending from falling over the next 18 months as wider global economic troubles continue to weigh on markets. In its credit conditions survey, the Bank said mortgage availability is expected to increase further over the next three months, including to borrowers spread across loan-to-value ratios. The proportion of mortgages being approved has remained broadly steady and lenders do not expect to have to change their credit scoring criteria further in the coming months. Demand from people looking for a mortgage for house purchase is expected to show a small uplift in the coming months, especially for buy-to-let mortgages. The rental sector has seen a boom in recent months as people have struggled to get on the property ladder. The availability of non-mortgage lending to households is also expected to pick up “slightly” towards the end of the year, the report said. A small increase in the proportion of loan approvals for credit card borrowers is predicted, due to a loosening in credit scoring criteria.
