Simon Greening Where was the family home you grew up in and what was it like? I was lucky to grow up in a detached house with a big garden in Formby with my mum, dad and sister, in a house we shared with my gran; she lived downstairs and we were on the first floor. What is your clearest memory of the house? My sister really drew the short straw (just by being younger than me) by having the smallest bedroom I have ever seen. I also remember my gran never ever threw anything away and we built an extension that never got warm no matter how many heaters you threw at it.

Where was the first house you bought yourself and what did it cost? When I moved back to Liverpool about four years ago I decided to rent somewhere in the city centre first before buying. The trouble is the economy decided not to play ball and so I have continued to rent since then but, hopefully, in the next 12 months I will buy my first house. What made you want to rent it? There were a number of reasons why I decided to rent the flat I did; it was in a great location and was within walking distance from town. It also had a parking space, all the rooms were a good size and it had a balcony to capitalise on the three days of summer we usually get in Liverpool! What will be the most important features you look for when buying a house? As I will be a first-time buyer the most important thing will be price. A nice garden would be a big plus as I would love to have a dog. I have always found when looking for places to rent you know the second you walk in somewhere if you can turn it into a home.

Are you a DIY trier or do you leave it to the experts? Not a chance! Leave it to the experts every time. I am not a particularly practical person. That tiny small boxroom of a bedroom of my sister I mentioned took me about a week just to paint. What's the one thing you love most about your current flat? The thing I love most about my temporary home is that it has not been demolished. I was living in the apartment block that was damaged by a crane falling on it in July 2009. I was in at the time and it was one of the scariest things that has ever happened to me. Hopefully that is all the housing bad luck I am due in my lifetime! ● Condensation is a problem at this time of year and it can damage your decor. It happens when warm air inside the room meets the cold windowpane and forms droplets of water. With double and secondary glazing, condensation can get between the panes, which isn’t good for the window frames, especially if they’re made of wood. ● To help to protect wooden frames, wipe off the condensation every morning – from the glass and the frames – and open the windows. Even if you can only open them for a short time before going to work, this will clear the condensation quicker than not doing it. ● With wooden frames, keep an eye out for damaged and deteriorating paintwork. If you spot chipped, cracked or bubbling paint, sand and clean the area, apply a little wood filler to blend the bare and painted wood, sand and clean when dry, and paint over with quick-drying wood primer/undercoat and then topcoat. Keeping the paintwork in good condition will help to protect the frames from the moisture. ● Walls also get condensation on them, particularly in bay windows, in the kitchen, because of the steam generated by cooking, and in the bathroom, when you shower or bath. Having efficient extractor fans is important – if you don’t have any, get a qualified electrician to fit them in your kitchen and bathroom – and, again, open the windows whenever possible. ● Not ventilating a room that suffers from condensation can lead to mould on your walls, particularly behind curtains, beds, sofas, sideboards, etc. Scrub it off with a mould-cleaning liquid or spray and wait several weeks to see if the problem reoccurs. If the mould has marked the walls, give them a fresh coat of paint, but only if you’re sure you’ve cracked the cause of the problem.

ITH the latest figures from UCAS revealing a 2.5% increase in applicants for university places for the next academic year, concern is already mounting over student accommodation in the city. With Liverpool home to some of the top universities in the country, pressure is mounting on the already stretched housing stock. But what could be bad news is turning into good, with new accommodation being created along with investment opportunities. The combined student population for famous educational institutions like The University of Liverpool, John Moores University, Hope University and The University of Performing Arts currently stands at 53,000, almost 12% of the city's total population. And demand from this student population for housing is steadily rising, with the Knight Frank Student Report 2010 revealing that Liverpool has seen the highest growth in terms of higher education student accommodation along with Leeds and Bristol between the 2008/9 and 2009/10 academic years. But as Steven Worboys, MD of student accommodation investment experts Experience International, comments, there is a supply shortage. “Across the country there is a significant shortage of high-quality student accommodation and Liverpool is no different,” he says. “The surge in applicants for the 2011/12 academic year, especially from overseas students, who expect a high standard of accommodation is driving forward the student buy-to-let market, presenting investment opportunities which are low risk, hassle-free and high yielding.” A number of buildings located near the city centre are being refurbished into high specification, modern student housing units. Eddisons all set for biggest North West sale yet

HEN looking for the right place to live it’s good to have options. The more available to you in terms of housing, education, shopping and leisure choices, the better. Southport certainly gives you plenty of choice in all those areas, offering a great balance of housing areas and housing types with a range of prices. You’ll find everything from huge Victorian town houses to modern estates and charming cottages, plus flats and apartments nearer the town centre. That’s not to mention a great blend of local and national shops in the centre, plus larger out-of-town retail outlets. Then there are more than 15 local primary schools and many more senior schools. And choice is certainly a good reason why so many people have chosen to make

There are pleasant parks and gardens galore, including Victoria Park, where the annual Southport Flower Show is held, Hesketh Park, the beautiful Botanic Gardens, plus Princes Park and the many floral lawns along the promenade. While at the front there’s Southport Pier, the second longest seaside pleasure pier in Britain, fairground rides at New Pleasureland and Southport’s famous seaside gaming arcades, which tumble back from the Promenade down side streets laced with cafes and gift shops. These many side streets open out onto Lord Street, whose elegant Victorian canopied walkways are said to have inspired Napoleon when rebuilding central Paris. The Southport area is covered by the PR8 postcode to the south and PR9 to the north. Recent property sales in PR8 range from just under £100,000 for a flat, to just over £300,000 for a detached house plus a range of prices in between. Property in PR9 is more affordable, with a terraced house recently selling for £84,000 and a semi-detached for £100,000.

Gardening up on The Royal Horticultural Society is encouraging urbanites to make the most of their roof space. Hannah Stephenson reports

MAGINE being cooped up in an office all day and then returning to your urban home and walking out on to a rooftop which has been transformed into a tapestry of colour, texture and calm. Rooftop gardening can help combat climate change by lowering surrounding air temperatures, according to a recent RHS survey and, with this in mind, the organisation is encouraging urbanites to make the most out of their outdoor space and help the environment by growing plants. “Getting planting right in urban spaces, which can be very limited, can have a major effect in not only helping reduce urban temperatures but will also provide other environmental benefits,” says Tijana Blanusa, who undertook the RHS research. Other benefits of green-roof gardening include heat-insulation, water-absorption, providing a safe environment for wildlife and soaking up pollution. The RHS is showcasing two modern-style rooftop gardens designed by two rising stars, Hugo Bugg, RHS Young Designer of the Year 2010, and Melissa Jolly, winner of a BBC Gardeners’ World 2010 award, at the RHS London Plant and Design Show on February 15 and 16. Their designs are aspirational, but it’s not impossible to create your own roof garden, whether you just want a few pots or a raised bed or two, or a more elaborate green carpet, providing your structure is secure. The RHS offers the following advice: ● Before designing any addition to a property’s roof check if planning permission is required. ● How much weight the roof can take? Large containers full of compost and plants weigh a considerable amount. There will be strict weight restrictions on balconies suspended out from the building. ● Check if the roof is waterproof, using the services of a chartered structural engineer or a surveyor. You may have to modify roof supports if the structural survey shows that support is insufficient. ● Use an architect specialising in roof garden design for complex projects. ● Place heavy containers near load-bearing walls or over a load-bearing beam or joist as these can take more weight than unsupported areas.

3 ways to ... ● The main limitations of roof gardens and balconies are strong winds and sunshine. Take advantage of any existing protection, such as walls or fences, that provide shelter and shade. ● Use slatted or mesh screens that simply filter the wind, creating a micro-climate for the plants within. ● Containers will dry out rapidly in windy, hot weather so make sure they are a good width and depth. ● Choose non-porous materials (plastic, metal and fibreglass) rather than terracotta as they

reduce potential moisture-loss. ● Ensure the container is lightweight and has ample drainage holes in the base. ● Some companies, such as Green Tech Ltd, offer a range of lightweight soils and composts suitable for roof gardening. ● Use a layer of lightweight drainage material at the base of the container, such as polystyrene plant trays broken into ’crocks’. ● If weight is a consideration, fix the container down, so that it doesn’t blow over in strong winds.

● Install an irrigation system where cost effective (in larger areas), ensuring excess run-off flows to a drainpipe outlet. In smaller areas, hand water as it’s more accurate. ● Feed plants regularly. Controlled-release fertiliser in the compost is the easiest solution. ● Top-dress pots annually replacing the top few centimetres with fresh compost. ● Liquid feed any annual plants used in plantings from May to September for best results.

Best of the Bunch Helleborus WINTER can bring out the worst in the garden, especially in the shady spots where it all looks dull and dreary, unless you have some hellebores, upright evergreen flowering perennials whose subtle, nodding blooms bring a welcome interest to an otherwise gloomy outlook. From mid-winter to spring, H. orientalis, the Lenten rose, bears white or creamy green flowers that flush pink with age,

while its leathery, deep green leaves persist throughout the year. It’s ideally placed near the front of the shrub border as it only grows to around 45cm (18in) tall and wide and if you’re not careful it can be drowned under other more showy plants. The leaves provide good ground cover and flowers will last well in water. I personally like the white variety H. niger, the

Christmas rose (pictured), which flowers between January and March. Dig in plenty of well-rotted organic matter before planting, but be warned they won’t thrive in waterlogged soil. They will grow in either sun or shade and like lime or chalk. Interplant hellebores with spring-flowering bulbs or hardy cyclamen, or team them with epimediums and hardy geraniums in a border.

Prune most varieties each year in late winter, although shrub and ground cover types can be left for two or three seasons before needing to be cut back. Feed them generously in early spring before growth starts and again after the first flush of flowers in early summer.

Remove suckers, shoots which appear alongside your original rose bush but whose leaves are different and whose shoots appear from the roots. Don’t cut them with secateurs. Instead, pull the sucker, while wearing tough gloves, from its point of origin, scraping the soil away to see where it comes from and grip low down.

BARE-ROOTED cane fruits including blackberries, raspberries and hybrid berry canes can be planted up until the end of the month. You’ll need to prepare the soil thoroughly by digging a trench along the proposed row and working in plenty of organic matter. All these cane fruits, apart from autumn-fruiting raspberries (pictured), will need support for their fruiting canes, which can be done with posts at either end of the row and a minimum of three horizontal wires attached to the posts at even intervals. If you are using a wall or fence for blackberries (raspberries prefer to be in the open), attach the wires to vine eyes screwed into the wall. Bare-rooted raspberries should be planted about 45cm (18in) apart while blackberries and hybrid berries need more space, so should be planted at least 1.5m (5ft) apart, or more. Prune newly planted canes to around 22cm (9in) from the ground, to encourage the production of strong canes from the base of the plant. Tie them to the wire as they grow through the season but don’t harvest them this year and remove flowers if there are a lot of them, which will encourage a better crop next season.

What to do this week ● Continue chitting seed potatoes. ● Prune late summer shrubs including buddleia, caryopteris and ceratostigma. ● Send your mower to be serviced before the spring rush. ● Top-dress permanent plantings with fresh compost, scraping away about 2.5cm (1in) of old compost from the surface. ● Keep the garden relatively free of debris

under which winter pests can hide. ● Begin to feed plants in established borders using a controlled-release slow-acting fertiliser, avoiding splashing it on new foliage. ● Spray nectarine and peach trees to prevent or eradicate peach leaf curl disease. ● Test the soil temperature using a thermometer but don’t sow anything outdoors until the soil

has remained above 7C (45F) for a week. ● Check that wall-trained fruit trees and bushes are well supported before the new season’s growth makes fresh demands on them. ● Prune winter jasmine after flowering, shortening long old shoots to encourage new growth. ● Continue planting bare-rooted trees and shrubs while they are still dormant.

LEADING housebuilder has unveiled a ground-breaking new scheme to reward the growing number of parents who put down a deposit on their children’s first home. David Wilson Homes North West will pay the interest which mum and dad would have earned on their savings at a highly competitive rate of 5% – well above the Bank of England’s base rate. The offer means parents who want to help their offspring get on the first rung of the property ladder can do so without losing a penny of interest on their savings. Under the scheme – appropriately called Parent Power – David Wilson Homes North West will pay 5% interest per annum for a full five years on a deposit of up to 20%.
