CONGRATULATIONS to Andrew Lets! A reader has written to tell us of the wonderful service she has received from the Wirral company. Lisa Southern writes: “I would never normally have anything glowing to say about lettings or estate agents as I've had nothing but grief with them after renting in London for 10 years. “But I couldn't recommend Andrew Lets enough. “I rented a house from Andrew Smith at Andrew Lets, who last summer was running his business from his spare room before moving into an office in Neston. “And, honestly I couldn't believe it. He bent over backwards to make sure everything was sorted before the baby came (I was pregnant at the time), new kitchen, decorated... I even picked the carpets. “He was available 24-7 and I was literally gobsmacked at the level of service and care. I was so impressed he is now letting my old house, has sorted out my tenant and sorted the arrears owed. “I couldn't recommend him enough. I feel like a big weight has been lifted and think he's worth praising.” Well done Andrew.

My First

HOME

Adding a slice by GABRIELLE FAGAN

D

Where was the family home you grew up in and what was it like? I was born in Youghal, Co Cork. Our home was a small hotel in this seaside town, famous as the “host home” of Sir Walter Raleigh. We can boast that it was where the first tobacco was consumed outside the Americas and where the first potato was grown in Europe. What is your clearest memory of the house? Christmas is my clearest and most treasured memory. Our home was never open to guests over the winter months so it was a great time for all of us six children, with all that space and the run of the house to ourselves. Where was the first house you bought yourself and what did it cost? It was when I moved to Lancashire after getting married in Harlesyke, outside Burnley. The house was somewhere in the region of £7,000.

Matthew Williamson

INDIAN INFLUENCE: Matthew Williamson He says: “India’s exoticism had an enormous impact on my work. I was enthralled by the exquisite craftsmanship, vivid colour palettes and extraordinary beadwork and jewelling.” He describes his home collection as “an abundance of explosive kaleidoscope colours meets interesting shapes and patterns” that brings a taste of exotic escapism to a home.

THE MANCHESTER-born designer has a host of celebrity devotees for his fashion range, including Sienna Miller, Keira Knightley and Cheryl Cole, and he’s rapidly acquiring a new fan base for his homeware. Colour, nature and international travel have all shaped Williamson’s clothing collections and those themes are echoed in his interiors range, too.

BAG THE STYLE: Ikat prints, sequin and applique embellishments adorn soft accessories and bedlinen in the Butterfly range. Double duvet covers start at £50, cushions, from £20, are adorned with atmospheric sepia images, and vibrantly coloured bird-shaped candle holders are £8 each. All from Debenhams.

Celia Birtwell

What made you want to buy it? The rent would have been the same as the mortgage repayments – that’s what made us all want to buy, plus my parents always said: “Bricks and mortar is money in the bank.” What are the important things you look for when buying a house? Locality. If the place has a good profile even your shed will retain its value, there’s no use getting a bargain in an area that no one wants to live in. Are you a DIY trier or do you leave it to the experts? Experts every time. I’m good with colour and design. I’ll plot it out and get those with the know-how to do the job. What is the one thing you love most about your current home? Peace and tranquillity. I live in north Liverpool and it has such a great “neighbour friendly” attitude and we care for each other... it’s like going back 30 years – the way it was. ESIGNER labels need not be confined to the wardrobe. And if you’ve ever yearned for a piece of homeware which is unmistakably the work of a well-known designer, you’re in luck. A host of famous designers are now also creating homeware collections, which means you can dress your rooms as stylishly as you dress yourself. There’s a glittering array of designers to choose from. A BRITISH style icon, she’s a textile designer known for her distinctive bold, romantic, and feminine designs which draw influences from Picasso, Matisse and the classical world. Described as “the face that launched a thousand prints”, she started out creating fabrics for her husband Ossie Clark in the 1960s, and created clothes for The Rolling Stones, Paloma Picasso and Twiggy. But she’s also been designing textiles

for interiors for nearly 30 years, and her fabrics grace many leading hotels. She says: “This year I’ve focused on three areas: fantasy, featuring creatures and birds as I love nature and delight in making it slightly surreal; mystery – I love using mysterious motifs and dark colours in my work; and I’ve designed a ticking-style stripe that’s quite subtle and makes you think of old-fashioned laundry maids - maybe I was influenced by Downton Abbey a bit with that one!” BAG THE STYLE: Her homeware collection has a vintage, hippy chic feel and includes fabrics such as Candy Flower, from £18 a metre, and cushions, from £35. House prices will keep sliding, say experts ECONOMISTS have maintained their gloomy forecast for house prices in 2011 after figures showed property values dropped steeply during December. The average cost of a home fell by 1.3% during the month to stand at £162,435 as buyers continued to stay away from the market, says Halifax. The latest fall, which was bigger than anticipated, left house prices 3.4% lower than they started 2010. Halifax added that it expected only “limited

movement” in house prices during 2011, although it admitted that the risks were on the downside, and there would be some “modest” regional variations, particularly in areas which were likely to be impacted by government spending cuts. The current weakness in the housing market has been caused by a mismatch between supply and demand. Howard Archer, chief UK and European economist at IHS Global Insight, says: “The 1.3% drop in house

prices in December and overall decline of 0.9% quarter-on-quarter in the fourth quarter of 2010 reported by the Halifax is consistent with our view that house prices will lose around 10% from their peak 2010 levels by the end of 2011. “Speculation that the Bank of England could be forced into an early raising of interest rates by rising consumer price inflation adds to the downward pressure on house prices.” Paul Diggle, property

economist at Capital Economics, adds: “With the pressures on house prices still building, we anticipate prices will fall considerably further into the red this year. “With houses still overvalued, and the economic fundamentals of the housing market weak, we think that it’s entirely plausible that prices at the end of this year will be up to 10% lower than they are at present.” But there is some hope that recent house price falls will limit the number of new

homes that come on to the market, as people who do not need to sell hold off. Martin Ellis, Halifax housing economist, says: “Current signs that homeowners are becoming more reluctant to sell would, if continued, help reverse the imbalance between buyers and sellers. “Nonetheless, uncertainty about the economy, weak earnings growth and higher taxes could put some downward pressure on demand.”

... to DIY

It’s a (wo)man’s world out there by JANET TANSLEY

T

HINK maintaining the home is a man’s job? Think again. When it comes to DIY, Lorraine Nicholson can do anything from plastering to hanging a door – and she’s determined to help other women do the same. Lorraine is construction tutor at Blackburne House, Liverpool, teaching new skills to local women. And she says: “What I love about my job is I can offer practical skills training to women. “I teach my students construction skills, such as plastering and tiling.” Blackburne House is one of the country’s leading education centres for women, aiming to provide access to education that can create real skills and opportunities to progress into employment. One of the most popular courses is an Introduction to DIY, which aims to give women of any age a real understanding of home DIY. The course includes an introduction to tools of the trade, how to put up a shelf, hanging wallpaper, using a drill, patch plastering and how to fix a leaking tap, or simply changing a plug. It’s about learning basic skills that can really help you around the home and enable you to start doing jobs you would usually have to get someone else in to do. Lorraine says: “Women of all ages and backgrounds come for this course, from a new mum who wants to decorate, to a retired teacher who has a project she wants to do. “It will help people find their way around the tool box and give some good tips on how to tackle a job.” And she adds: “We also do two other separate taster courses that focus on plastering techniques or tiling. “Once we give women the confidence to take on the DIY they get a real passion for it, and after the five weeks our students are busy taking on that job they have wanted to do but

TURNING THE TABLES: Lorraine Nicholson couldn’t afford to have a tradesman in for, or they are looking for a career in construction.” Lorraine travelled abroad after school, but when she came back to the UK she revisited her old love for plastering and set upon on a career in the building trade, having completed a Foundation Construction Award and an Intermediate Construction Award at Blackburne House. But she struggled to find an employer who would invest the time in hiring and developing someone who did not fit the typical mould of an apprentice. So, she returned to Blackburne House as a construction technician and was involved with their construction guild for two-and-a-half years; in 2009 she took her first steps into teaching construction courses to women. She says: “I did not think I would enjoy teaching as much as I do, but in hindsight I wish I had done it sooner.

It gives me an outlet to train women who have found it difficult to learn construction skills or learn a new hobby. What I really enjoy about my job is when a student comes in and tells me she has tiled her kitchen over the weekend, hung a door or plastered a wall in her living room. “I find a lot of women have never been introduced to basic DIY skills or techniques, as it wasn’t considered to be a women’s role to do things like that around the home in our parents’ day. The main problem is that people don’t have basic knowledge or skills and have to get people in and often pay a lot for jobs they could easily do themselves.”

● The Introduction to DIY Course (Women Only) runs at Blackburne House from January 24 to February 28, meeting on Mondays between 9.30am to 12.30pm. For more information contact Blackburne House on 0151 709 4356.

How to... Bleed your radiators

LITTLE Greene is launching ● the 50s Line Papers range, part of its ongoing revival of the

best, but often forgotten, wallpaper designs of the past. To create the range, the company collaborated with the Whitworth art gallery in Manchester, which houses one of the largest wallpaper archives in the country. Little Greene’s eight new designs represent a number of styles and designers from the 1950s and are careful interpretations of the original archive documents. The 50s Line Papers range will be available from the beginning of next month from Little Greene stockists and www.littlegreene.com with prices starting at £38 a roll.

YOU’VE bought its paint, but did you know you can also buy Dulux paintbrushes? Well, you can – and they look like a good investment. The Perfect Painting Accessories range of brushes has ergonomic, rubberised handles so they’re comfortable to hold, even for long periods, with a lip at the bristle end, which helps stop the paint running on to your hand. This part of the

BACK TO THE FUTURE: Norcombe Welkin paper in the alcove and Cones Lint on the chimney breast from the 50s Line Papers range by Little Greene handle is also raised, meaning the bristles don’t touch the floor or table when you put the brush down, which is a brilliant idea. Another good idea is the built-in paint tin opener, so you don’t have to hunt around for a screwdriver before you start. Best of all, the bristles are super-soft and don’t drop out as you paint, which saves you time and

hassle. They have split ends to minimise brush marks – and the results are impressive. There are two types of brush, with colour-coded packaging so it’s easy to tell them apart in the shop. The range includes an unusual triangular brush, which you hold like a pen for precise control. Dulux Perfect Painting Accessories start at £3.69 for a Perfect Finish ½” brush. ● Get ready for the next icy blast by bleeding your radiators so they’re working at full capacity. ● If your radiators are hot at the bottom and cold at the top, this usually means there’s trapped air inside, which stops them from filling with water and working properly. This is the last thing you need in winter, so bleed your radiators straightaway to save on fuel and make your home warmer. ● You bleed some radiators with a radiator key, which you can get from hardware and DIY stores, and some with a small screwdriver. The bleed valve is usually at the top of the radiator and the shape of the hole will determine what you use to bleed it. ● Only bleed your radiators when the central heating is turned off and the radiators are cold. If you don’t, you could get scalded, and more air could get into the radiators. ● Before you open the valve, cover the floor underneath to protect it because water can spurt out and it can be dirty. It’s also a good idea to hold a cloth underneath the bleed valve to catch any drips. Move any furniture and rugs that could get splattered. ● To bleed a radiator, insert the key or screwdriver into the bleed valve and turn slowly to open it. You’ll hear a hissing sound, which is the air escaping, but this can soon become water, so don’t wander off and do something else. If there’s a lot of trapped air inside and it’s taking a long time to bleed, stay nearby so you can keep an eye on it. ● Once water starts coming out, close the valve, clean up and move on to the next radiator.

Ask The Expert Q I want to spray-paint a metal headboard for my bed. Is it a good idea to do it outside? A Yes, but not if it’s windy, snowing or raining, or too cold, so you may have problems at this time of year. Failing that, a well-ventilated garage or

workshop is the next best option. You should protect the floor or ground and anything else nearby from the paint, wear a respirator mask and old clothes or overalls, and open the windows and doors if you’re inside.

Maghull train station is ideal for commuters who want to travel to Liverpool city centre, the journey taking just 20 minutes, although the area has plenty of its own amenities. Maghull Square and Westway shops are centrally located, providing quality butchers, bakers, hair salons and convenience stores alongside supermarkets and high street shops. Not to mention a number of estate agents to help you locate your ideal home in the surrounding area. Other clusters of stores are dotted around Maghull and Lydiate, with the likes of Deyes Lane, Station Road and the Sefton Meadows Centre nearby. The south of Lydiate is quite residential, while as you head north the

surroundings become more rural and the historic parts of Lydiate become more evident. To keep active there is also the recently-built Meadows Leisure Centre and Library, with top-of-the-range fitness suites and facilities as well as a swimming pool; and Lydiate has a horse riding school if you fancy something a little different. If you have children or you’re thinking of starting a family, the area is well equipped with nurseries and schools, such as St Gregory’s Catholic Primary, Lydiate County Primary, Northway Nursery and Primary, Deyes High, Maricourt Catholic High and Maghull High. So if you’re looking for the perfect family location then Maghull and Lydiate could be the areas for you to discover your next new home.

Springing shade

TV gardening expert Carol Klein looks forward to spring, when her woodland garden comes to life. She looks at the plants which most suit woodland space and how to use them

I

N THE depths of winter, Carol Klein cannot wait until the spring when she can wander through the woodland area of her Devon garden to see what gems are emerging. “I love that feeling of intimacy and enclosure in my woodland garden,” she enthuses. “I’ve chosen plants which typify the setting, starting off the year with snowdrops, which resist any amount of wind yet those heavy bell flowers stay suspended on little, skinny stems which allow them to

move around without coming to any harm. “ They look best in crowds. Left to their own devices they will colonise and spread.” Woodland gardens traditionally welcome plants which will thrive in shade or at least dappled shade. Snowdrops are followed by a succession of other bulbs, hellebores and pulmonarias, primroses, springtime trilliums and erythroniums (dog tooth violets), woodruff, wood anemones and bluebells in the shady garden.

Epimediums are among Carol’s favourite woodland plants. They will thrive even in dry, dense shade, and are grown primarily for their foliage, heart-shaped leaves borne on wiry stems and changing colour as the season progresses. When planting epimediums among tree roots, add plenty of humus-rich material around the roots but avoid strong manure, as epimediums in their natural habitat would be fed by leaf litter. “In March, our native primrose is at home among oak leaves and

SHADY CUSTOMERS: Trillium and narcissi under a canopy of corylopsis, left, add colour and texture to any woodland or shady patch while snowdrops, above, push through the leaf mould to bring early life

ferns,” she says. “If the primrose was a new introduction from some far-off place, gardeners would fight each other to possess it. “Perfect pale flowers with an egg-yolk centre held on stems the colour of baby birds above rosettes of dark, crinkled leaves, the primula epitomises the coming of spring. “In its natural habitat it seeds itself around, each new plant becoming an established clump, spreading out gradually in search of nutrients among the debris of leaves and moss. Initially in the garden, though, it needs a helping hand. It is a sociable plant and always looks its best in colonies.” Her observations are detailed in Life In A Cottage Garden, a new six-part BBC Two Friday evening series, accompanied by a book. If you have a shady spot with a canopy of trees, rake up the leaves in autumn and make as much leaf mould as you can, she advises, which can then be used as a mulch or to enrich other parts of the garden. Use some as a natural mulch around trees and groups of larger plants, but keep away from young plant stems, as it can rot them if too much comes into contact. “Don’t just leave the fallen leaves because they may be hiding some of your tiny treasures such as erythroniums and pretty Epimedium grandiflorum and versicolor. Don’t leave fallen leaves on hellebores because they grow so close to one another that any disease will spread.” Research the plants you want to incorporate in your woodland area, as some have different needs from others. “You need to put things in places you know they would grow naturally. Epimedium versicolor, for instance, will grow in very dry shade and will grow in tree roots, but that wouldn’t work with trilliums because they need a good root run.” Whatever your soil type in your woodland space, the ground will need to be well prepared. Weed areas and dig well-rotted manure or compost into the ground, especially in areas of dry shade, where plants may take a bit longer to establish. Once they are planted, water them in well and cover them with a mulch of leaf mould or compost, which will help retain the moisture. Even in small woodland corners, make space for a rustic seat where you can relax and enjoy this dappled shady spot on a hot day. Before you know it, summer will be here and you can take shelter in your cool, quiet woodland haven.

● Life In A Cottage Garden, by Carol Klein and Jonathan Buckley, is published by BBC Books, price £20.

Good Enough To Eat Forcing rhubarb IF YOU force rhubarb in January it will encourage growth of tender young stems in the spring. These forced stalks can be harvested for use in cooking when they are 20-30cm long and make a useful substitute for fruit when there is little else being harvested from the garden. To force rhubarb you need to exclude light and increase warmth. First, clear away the dead foliage from the crown, being careful not to damage any fresh growth which may already be appearing at ground level. Cover the plant with an old dustbin or large bucket and fill in any holes to keep out the light. If you live in a cold region you may need to insulate the outside of the bucket with straw or cover it with compost, which will help the young stems to develop quicker. The rhubarb should be ready about eight weeks after covering.

3 ways to ... Create green dividers

1

Plant a bamboo screen from non-invasive cultivars such as Phyllostachy and Fargesia, in moisture-retentive ground, allowing them room to spread sideways. This would go well in either oriental or contemporary gardens.

2

Create a boundary with self-clinging climbers such as Hydrangea anomala subsp. petiolaris and ivy. Check you are choosing the right plant for the site and soil type.

3

If you have heavy clay soil, push willow stems into the ground which should root easily and create a living willow screen. Set the hardwood cuttings at an angle to form the beginning of a diamond lattice, hooking the stems under and over one another to the desired height.

Best Of The Bunch Skimmia

PRIM AND PROPER: Carol Klein believes our native primrose is a plant worth fighting for as it carpets woodland with sunny yellow flowers

What To Do This Week ● Firm in shrubs and trees whose roots may have been lifted by frost. ● Take your Christmas tree to a recycling centre or check if the council will remove it. ● Cover soil with black polythene to help it warm up enough over the next few weeks to enable you to make early sowings. ● If we have more snow, knock the worst off your shrubs and

conifers so that the branches don’t bend and break under the weight. ● Have a clear-out of your shed to ensure everything’s ready for action in the spring. ● Clean and oil gardening tools. ● Keep off the lawn if it’s wet or frosty. ● Prune wisteria, cutting back sideshoots to finger length. ● Cut old leaves off hellebores

at ground level so you can see their new flower stems. ● Keep containers near to walls, which act as storage radiators when it’s really cold. ● Pack disinfected pots and seed trays into plastic carrier bags and hang them in the shed. ● Check stored fruit and veg and remove any showing signs of disease. ● Force chicory for winter use.

YOU might just have a little specimen as part of a winter container display or a larger version in your border, but whatever the size, skimmia is an invaluable small evergreen shrub providing winter interest with its red flower buds or berries. Some of the best varieties require both male and female plants to berry. Skimmia japonica “Veitchii” is a female

plant producing large red berries, while S japonica “rubella” is a male type, producing large heads of pale pink buds that open out to white flowers in spring. Grow them in the same hole and you’re on to a winner as they both grow to about the same size, reaching 60cm x 60cm (2ft x 2ft). If you only have room for one plant, go

for S. japonica “reevesiana”, a hermaphrodite which will produce plenty of berries if planted on its own, although the display is even better with a male pollinator nearby. The clusters of bright red berries last all autumn and winter. Skimmia thrive in well-drained, lime-free soil with some organic matter, in light shade.

GREAT VALUE: The six bedroom semi-detached property is located over three floors on Higher Lane, Fazakerley

Touch of class at a bargain price T

HIS property harks to grand times gone by – you half imagine a butler will open the door to you. But while you may not be greeted by a man dressed in a uniform of white and black, you will be greeted with a property that is as prestigious as it is, remarkably, affordable. Situated in Higher Lane, Fazakerley, it is on the market with Whitegates for £284,995. And a better bargain you would struggle to find. The six bedroom semi-detached property is located over three floors. As well as the lounge, there is a sitting room and an open plan kitchen which leads to the dining area.

by JANET TANSLEY There are landscaped gardens to the rear and a large driveway to the front of the property, which is entered via electric gates, and is fully alarmed with security lights to front and back. On the lower floor there is a cellar, currently used by the vendor as a sixth bedroom but which has all sorts of potential as another sitting room or play area for children. Both reception rooms are spacious and the kitchen is fitted with modern wall and base units with a breakfast bar, built in oven and hob with extractor fan, part tiled walls, a tiled floor and integrated washing machine,

dryer and fridge freezer. The master bedroom boasts fitted furniture and has an en-suite with pedestal wash hand basin, low level wc, and a step in shower cubicle. The bathroom has a four piece suite with a free standing bath, pedestal wash hand basin, step in shower cubicle and low level w.c. There is a heated towel rail and, as with other areas in the property, it benefits from underfloor heating. Bedroom five, which is on the second floor, has fitted furniture too. The gardens are landscaped with a feature decking area. ◆ For further information, contact Whitegates’ Walton Vale office on 0151 523 0800.

OMEBUYERS are being offered a second chance to get their hands on their dream home at Liverpool’s St Paul’s Square, with the launch of a brand new Shared Equity Scheme. And to give prospective purchasers a helping hand onto the property ladder, the development is holding a workshop to offer help and advice. Being held on Thursday, January 27 from noon until 2pm and 5pm until 6.30pm, the workshop is taking place at the St Paul’s Square show apartment. The city centre development has invited Matt Carragher from Savills Private Finance, Ross Cope from the Access to Home Ownership Scheme and solicitor Andrew Burke to offer advice and tips to people wanting to get on the property ladder. Ross Cope said: “The Access to Home Ownership scheme was set up to help first-time buyers securing their first home in redeveloping areas of Liverpool, of which St Paul’s Square forms a part. We can offer a helping hand through the most difficult stages of the purchase, and are able to assess buyers for financial assistance with legal and evaluation costs and even mortgage arrangement fees. “The service is free of charge and has been set up to help those who

Advice for buyers are unfamiliar with the buying process. However, the scheme is coming to a close in March, so this is the last chance for buyers to take advantage of what is on offer.” Matt Carragher added: “High property prices and a restricted mortgage market have put home ownership beyond the reach of many. We believe we can help by giving buyers the opportunity to receive specialist advice from

industry experts who have in-depth knowledge of the marketplace.” The Shared Equity Scheme at the development gives buyers the opportunity to move into one of the brand new one or two bedroom apartments for just 80% of the full purchase price. The scheme is aimed at helping individuals, couples and families get on the property ladder by funding the remaining 20% of the

purchase price with a 10-year interest-free loan from the developer secured against the property. All that is required is a 5% deposit. A two bedroom apartment starts at £119,960, which is 80% of the open market price of £149,950 under the Shared Equity Scheme. ● For more information or to request a viewing contact King Sturge on 0151 242 6490.

Waterfront wonder

MAKING A STATEMENT: Mann Island, latest addition to Liverpool’s waterfront

Y

OU will experience life to a greater degree if you choose an apartment at Liverpool’s most desirable address. Mann Island offers the best of all worlds – quality living space, a location that could hardly be bettered, and the attractions of a world-renowned city on your doorstep. Such is the appeal of this destination that leading chef Raymond Blanc has just announced his Brasserie Blanc chain will be opening its latest restaurant in the development – the only one in the North West. You’ll be popping

round to this neighbour for more than just a cup of coffee. Mann Island’s two black granite-clad apartment blocks are an elegant and original complement to the grandeur of Liverpool’s existing waterfront architecture. The development’s 376 apartments are at the hub of Liverpool’s waterfront – itself a UNESCO World Heritage Site. The Mann Island apartments are ideally positioned for the attractions of the beautifully restored Albert Dock and the brand new Museum of Liverpool. Mann Island is at the living heart of a vibrant and resurgent world

city, close to many of Liverpool’s most stylish restaurants and bars and on the doorstep of one of Europe’s biggest and newest retail developments, Liverpool ONE. This is a genuine waterfront destination. The apartments overlook the Mersey, the restored dock basins and the new canal, standing shoulder to shoulder with the iconic Three Graces – the buildings that defined Liverpool’s image and earned the waterfront its World Heritage status. In addition to the stunning external views and roof terraces, each apartment opens into an internal atrium that rises to the full

height of the building The Mann Island development is a lot more than Liverpool’s most stylish and sought-after residential address. What was once an unprepossessing gap between the majesty of the Albert Dock and the Three Graces has experienced a dramatic makeover. The apartments start at £120,000 for a one bedroom property, and there are two and three bedroom apartments plus penthouse options. ● The sales and marketing suite and show apartments are open daily, 11am-6pm. Ring 0151 231 1224 to book a viewing, or visit www.agreaterdegree.co.uk.

XPERTS are advising homebuyers wanting to upgrade to a larger property in Liverpool to carefully consider the full moving costs of their dream property. Research shows that buyers could save up to £10,000 by selecting a new build rather than a second hand home. Latest statistics reveal that by selecting a second hand home, buyers are potentially throwing away an average of £9,500 in the first year alone. According to housebuilder Morris – the developer behind The Point development, off Deysbrook Lane in West Derby – the schemes

and offers available on new build properties can cut down the cost of moving considerably. Chris Minshall, regional sales director for Morris, said: “Our partexchange scheme means families looking to upgrade to a larger home can do so without having to worry about any hidden moving costs. “The scheme also enables homeowners to sell their existing property directly to Morris for 100% of the market value without having to pay any additional estate agency fees, as well as offering a quick and hassle-free move.” Morris also offers a range of tailor-made schemes on selected

properties that can help cut the cost of moving further, including fitted carpets and curtains. Experts will be on hand at Morris’ The Point development on Saturday and Sunday, January 22-23 to offer advice to homebuyers wanting to move up the property ladder. A part-exchange manager will be available to answer questions and give advice at The Point between 9.30am and 4.30pm to explain how Morris’ part-exchange scheme can help buyers with an existing property to sell. The housebuilder is currently offering a range of three, four and

five bedroom properties at The Point development, starting from £193,750. For eligible key workers and first time buyers in the area, Morris is also offering the Government-led HomeBuy Direct scheme, which enables homebuyers to purchase a new home with a 70% mortgage. Under the scheme, Morris is currently offering a range of three and four bedroom properties at The Point for just £135,625. ● Visit the sales office (open daily, 10.30am-5.30pm) at The Point, Deysbrook Lane, West Derby, L12 4YG, call 0151 254 2602 or see www.morrishomes.co.uk/the-point/

With a fantastic collection of homes ranging from two bedroom apartments to three and four bedroom townhouses and four bedroom detached homes, Speakman Gardens has something for everyone. And those with a small deposit needn’t worry, either, as the house

If you’re struggling to scrape together a big deposit and feel destined to be stuck in the rental rut forever, you may be surprised to find there’s a solution waiting for you at Speakman Gardens. If you’ve only got a 5% deposit saved, then the Easystart shared equity scheme could make you a home owner sooner than you think. Under the scheme homebuyers simply pay a 5% deposit to secure the property and pay 80% of the purchase price via their prearranged mortgage. Taylor Wimpey then loans the purchaser the remaining amount for up to 10 years, with no rent or interest payable. These schemes are available on a number of homes at Speakman Gardens.
