ITTING a new kitchen is usually an expensive, lengthy and disruptive business, so it’s essential to get it right. A nice kitchen will add value to your home and make it more sellable – it’s a key room for buyers – and while you don’t want to blow your budget, a new kitchen is a really worthwhile investment. If you’re starting from scratch, the first step is to get ideas from the internet, showrooms, brochures and magazines about the sort of kitchen you want. Kitchen-diners (usually with doors out to the garden) are really popular because they’re family-friendly and fantastic for entertaining, but creating one often involves knocking two or more rooms together and/or building an

extension, which obviously increases the cost. Sometimes there’s little you can do with a kitchen other than have the same layout, but the layout can often be improved and the experts at doing this are kitchen and interior designers. Many kitchen retailers offer a design service, so try a few to see what ideas they come up with. It is, of course, possible to devise a new
layout yourself, but the experts may think of solutions you haven’t. You or the designer will have to consider things such as the water and gas supply, drainage, electrical sockets and switches, windows and doors, etc – making changes to these is often necessary but can be expensive. Takeaway kitchen units are usually cheaper than ones you have to order and if you’re in a hurry, they’re really the only option. Some come complete with doors and handles, while others are just the shell – you buy the extras separately, giving you more flexibility. Depending on the size and shape of your kitchen, takeaway units may not be ideal because they’re a standard size and not made to fit the space. Unless you’re a really experienced
DIYer, I wouldn’t recommend fitting a kitchen yourself because it’s often harder than you think, especially if the room’s not square or you’re changing the layout. Many kitchen companies offer a fitting service, although this can be expensive and you may prefer to use a builder or carpenter instead. The builder should have access to other tradespeople, such as plumbers and electricians, or you can use your own – the key thing if you do is to get the order of works right. Just remember that if the work involved falls under building regulations and the tradesperson doesn’t belong to a competent person scheme, you’ll have to get their work checked by your local council’s building control department.

MEASURE UP: A workman fitting new kitchen cupboards
If you're fitting a new kitchen, you need to be able to see what you're doing inside the units. A good option is a drill-driver or electric screwdriver with a built-in light, but a standalone work light is brighter and more versatile. Bosch's PML LI cordless (£34.89, www.amazon.co.uk) is excellent. It's lightweight and compact, has a powerful beam and a flexible neck. It's also rechargeable and although you don't get the (lithium-ion) battery and quick charger with the light, it's compatible with those for the Bosch Power4All range.

You also get equipment so you can easily thin the liquid you're spraying, if necessary. The HVLP400 is particularly useful for intricate things, such as fireplaces, radiators and louvre doors, which are time-consuming and fiddly to paint conventionally, as well as covering large areas, such as walls and floors, quickly. Get some autumn As summer flowers fade, Hannah Stephenson suggests some autumn shrubs which will provide colour, structure and texture to your garden

UTUMN is almost upon us and as the seasons change, rich foliage and berries become the focus of attention for many
gardeners. While ornamental grasses and the daisy-like blooms of heleniums and rudbeckias continue to provide colour, it’s important to have some shrubs in your border which will provide the link between the end of summer and the beginning of autumn and beyond. Indeed, you don’t have to have a huge garden with masses of trees to enjoy a good autumn show because shrubs can provide the rich foliage contrast, fragrance and berries to create plenty of interest. Of course, the most important thing is to make sure that you choose shrubs which will be suited to your soil and situation. Acid lovers such as rhododendrons and camellias won’t thrive in alkaline soil, so stick to the shrubs you know will thrive. If in doubt, look at neighbouring gardens to see which shrubs are thriving, to give you some clue as to what will do well in your own garden. Workhorse shrubs include hydrangeas, which flower in late summer offering large blooms in shades of pink and blue before the flowerheads change colour to a rich straw-coloured hue, maintaining their shape as they dry beautifully on the stem.

The dried blooms can remain on the shrub throughout autumn and winter, providing a structural focal point in the cooler months when much else has died down, and protect the emerging leaves from frost damage in the depths of winter. They don’t need clipping until the following spring. For continual interest throughout autumn and beyond, I’d plump for mopheads such as H. m. ‘Madame Emile Mouillere’, which has white green-tinted blooms that flower freely from the end of summer and turn pink progressively through
autumn. Hydrangeas like a semi-shaded spot and acid soil, so plant them in ericaceous compost. One of my favourite shrubs is the castor oil palm Fatsia japonica, with its huge, deep green, tropical leaves all year round. It is among the toughest of specimens, growing in shade where nothing else will survive and it even bears greenish white flowers in the autumn, which stand out against the glassy, palmate leaves. Give it plenty of room because it grows to around 1.5m (5ft) high by 1.25m (4ft) wide. Several autumn-flowering hebes

THEY are among the boldest of flowers, their colour range varying from sizzling red and burnt orange to deep burgundy, yellows and pinks. While not so long ago they went out of fashion, now they have come right back in, flowering freely from early summer until the first frosts. And there are so many varieties, from dwarf specimens to giants which produce dinner plate-sized blooms, with curved or flat petals, single or double flowers, spiky or soft florets. Varieties such as ‘Bishop of Llandaff ’ have interesting deep bronze foliage.
Dahlias are best surrounded by other plants in the border, where they can reinforce colour schemes and create focal points. They are tuberous perennials but in warm sites most will overwinter successfully in the ground if protected with a thick straw mulch. But it’s probably safer to lift the tubers in late autumn, store them in a frost-free place and then replant them in spring. Some of the smaller types make great front of border plants and look great in pots and other containers.

If you want berries, of course there are many obvious candidates including cotoneaster, pyracantha and holly, but there are others, too, which will keep you in flowers, berries, scent and foliage all year. Viburnum opulus, a compact 90cm (3ft) variety, bears white flowerheads in early summer and clusters of glassy red berries and red leaves in autumn. Other shrubs with colourful

House prices fall in most areas the biggest year-on-year fall, with a 3.9% decrease taking typical prices to £109,235. The remaining regions which did see prices increase annually saw much more modest rises than those recorded in London, which has had strong interest from overseas buyers. Prices rose year on year by 0.4% in the East Midlands, by 0.7% in the South East and by 0.8% in the East. HOUSE prices increased last month across England and Wales, but the boost was driven by London while more than half of regions saw prices fall year on year, Land Registry figures reveal. Survey expects rents to level out SOME private rents are set to soar by up to 4.5% over the coming year, but most may start to level out, a survey of landlords suggests. Fierce competition from tenants who cannot get on the property ladder and weak lending levels to first-time buyers will keep some rents on their upward march, according to the survey from lettings network LSL Property Services, which owns chains Your Move and Reeds Rains. However, around six out of 10 landlords said they expect to leave rents broadly unchanged, despite two thirds of those across
the survey believing demand from tenants will increase. David Newnes, director of LSL Property Services, says: “As long as lending to first-time buyers remains in the doldrums, we won’t see rental accommodation demand tail off. “In these conditions, while affordability may increasingly come into play, rents are far more likely to continue to rise than tumble in the coming 12 months.” The lettings network recently found that average rents in England and Wales reached a new high of £725 a month in England and Wales in July. Recent research carried out by comparison website MoneySupermarket found that the range of mortgages available to first-time buyers and people with deposits of
10% or less has fallen significantly over the last six months. The website says it has seen little evidence so far that the Bank of England and the Treasury’s recently-launched “funding for lending” scheme to unclog the flow of credit has encouraged lenders to increase the numbers of mortgages requiring lower deposits. Lenders have also been tightening their borrowing criteria, making it harder for people to take out a deal. The study also found that landlords themselves are finding it more difficult to get mortgages. Half of landlords surveyed who have recently attempted to raise mortgage finance believe it is more difficult to secure than a year ago, while only 11% believe it is easier.
