GUIDE ... to home improvement UP AND AWAY: A man applies stain block to his ceiling, and inset, a woman uses a long roller to paint her ceiling

Auctions 0151 207 6315 www.suttonkersh.co.uk/auctions-property/

Top Tip If your home’s staircase has cracks along the top of the skirting board where movement occurs, the best product to use for this, and any wood cracking (or that could crack) with movement, is a flexible wood filler, such as Polycell Woodflex, (from £4.99 for 330ml, Homebase). It’s easy to apply, dries quickly and can be used indoors and out, which is really useful, so it can replace a number of different wood fillers in your toolbox.

PRODUCT OF THE WEEK

Aim high to give your home a smooth finish C

EILINGS are awkward to work on and, of course, not as noticeable as walls, but that doesn’t mean you can ignore them when they get tatty. The trouble is that the ceiling should be decorated before the rest of the room, because of splatters and drips, so if it’s just the ceiling that needs attention, you’ll have to decorate with care. Ceilings get stained by things such as water leaks, candles, light bulbs, and smoke from real fires. Scrubbing the stain and repainting can work, but you often need to use a (solvent-based) stain-block paint, such as Polycell One Coat Stain Stop (£16.99 for 1ltr, Homebase) or Ronseal Anti-Damp Paint (from £8.98 for 250ml, B&Q) first to prevent the stain from reappearing. As these paints can be pretty thick and so hard to apply neatly, you may want to try using an emulsion that blocks stains instead, such as Polycell 3 in 1 BaseCoat (£32.98 for 5ltr, B&Q) or Polycell Crack-Free Ceilings (from £21.98 for 2.5ltr, B&Q) if you have a large area to cover. These don’t conceal all stains but are much easier to work with. When using a solvent-based paint on a ceiling, it’s essential to wear protective glasses or goggles because you don’t want to risk getting the paint in your eyes. Wearing goggles (and a shower cap) is a good idea whenever you’re painting a ceiling because the paint will splatter all over your face and hair. You can avoid this by slotting your paint

Do the ceilings in your home need some TLC? They’re prone to problems, but there are solutions, says Julia Gray

roller into an extension pole, so you paint standing on the floor, rather than at the top of a ladder. This is easier but makes it harder to get a good finish, because you can’t see the bits you’ve missed and the mistakes you’ve made so easily from the floor. The easiest paints to use on ceilings, especially if you’re not decorating the rest of the room, are semi-solid ones, which splatter and drip less because they’re not runny. You could also use a roller that has the paint inside it, such as the Bosch PPR 250 electric paint roller (£129.99, Argos). This pumps the paint from the tin to the roller via a tube, so there’s almost no chance of drips and splatters. If the ceiling’s less than perfect, make sure you use a matt paint because one with a sheen will highlight the imperfections. Ceilings are prone to hairline cracks, especially if there’s movement above, and these can be hard to eradicate long term. For large cracks, use a hairline-crack or flexible filler, but for small ones, again try Polycell 3 in 1 BaseCoat or Polycell Crack-Free Ceilings, which will fill hairline cracks as well as blocking stains, or Ronseal Flexible Basecoat

(from £19.98 for 2.5ltr, B&Q), which is designed to cover hairline cracks in one coat. Whatever you use, the cracks usually come back after a number of weeks or months. The only way to stop this is to paper the ceiling with lining paper, which should contain the cracks even if they reappear. Bear in mind, though, that lining paper will eventually start to peel off, even if it takes years. If you’re having the ceiling replastered, the plasterer should tape the hairline cracks to prevent them from coming through the new plaster, but if they miss any, the cracks will reappear. Lath and plaster ceilings (and walls) are particularly prone to hairline cracks and if you want to eradicate them completely, you’ll have to pull the ceiling down and start again, which is a big and extremely messy job. Textured wallpaper was often used in decades past to conceal less-than-perfect ceilings, but it has no place in a modernised home. If you want to remove it, use a steam wallpaper stripper, but be prepared for the plaster underneath to be in a poor state. You can also use a wallpaper stripper to steam off Artex from a ceiling, although, again, the plaster underneath may have seen better days. To cover the Artex instead, use Polycell Smooth Over Your Textured Ceilings (£29 for 5ltr, B&Q), which is designed to be plastering made easy for DIYers, or get a plasterer to skim over it. This is an easier option, but plasterers tend to be messy, so be prepared.

BOSCH has come up with the perfect Christmas pressie for home improvers – the special-edition IXO Gourmet (£59.99, www.johnlewis.com), a cordless screwdriver that comes with corkscrew and pepper-grinding attachments, so that’s dinner and DIY sorted. And it’s not just pepper – the grinding attachment can also be used for salt and dried spices. You simply slot the attachments into the end of the IXO and press the trigger in the normal way – it couldn’t be easier. The IXO itself is really compact, ergonomic and well designed, with comfy, rubberised grips, a built-in work light, 10 screwdriver bits, and useful indicator lights. It even comes in an attractive brushed-metal tin, so it’s a power tool with panache.

Present-giving is particularly risky this year because there's such a beautiful selection of homeware around that you might find yourself sorely tempted to squirrel items away for your personal use. But if you're playing Santa do at least ensure that you match your choice of gift to the recipient's home style, even if it's not your taste. No-one will thank you for a piece that you love but which jars with their decor and they then have to display every time you visit. OWEVER much fake Christmas trees have improved over the years, I don’t think I’ll ever allow myself to buy one, as they never match the colour, texture and scent of the real thing. However, it seems I’m in the minority, as according to a new Which? report, less than one in five of us will have a real Christmas tree this year. It’s a claim disputed by many garden centres, which say the sales of their real trees haven’t diminished and that this year should be a bumper year for quality trees because of the strong new growth they will have made thanks to the heavy rainfall in the past couple of years. There has been concern that prices of real trees may be higher this year because of a mysterious disease called current season needle necrosis (CSNN) which has hit British-grown Christmas trees, turning needles brown during the summer before they drop off. CSNN is associated with a fungus which is similar to apple scab, causing some of the needles in Nordmann firs to go brown in July and August. However, this year’s trees won’t be affected as only healthy trees are cut for sale, according to the British Christmas Tree Growers Association (BCTGA). However, CSNN could affect the number of marketable trees in future years if it continues to hit UK and European trees, the association warns. It has been a problem for Christmas tree growers in the US for many years, but it is only in the last two years that it has become more noticeable in the European crop. The tree fungus scare could be a storm in a teacup, says Tim Clapp, head of trees and horticulture for The Garden Centre Group, which represents 129 UK garden centres. “It won’t affect our supplies at all,” he says. “Necrosis is nothing new and it’s

Innovative marketing Advertising locally and nationally FESTIVE CHOICE: A fir tree is bagged up in preparation for Christmas, and right, a fake tree which won’t shed needles

not a killer which would wipe out fields of Nordmanns. Customers need not worry because a tree with necrosis won’t be cut and put out for sale, because it looks dead. “I think it’s hit the press because of the problem we’ve got with ash dieback.” Necrosis has not affected

award-winning garden centre chain Hillier’s supplies and in fact it’s been such a great growing year for trees that Hillier is dropping its prices. A 6ft Nordmann will cost £39.99, £5 less than last year. Pip Bensley, Hillier nursery stock buyer, says of CSNN: “The problem is that no one has identified what’s happening. “The fungus has been around for years but without research we don’t know if it has changed or what will happen. It’s a case of watching and waiting.” Work is currently being undertaken by Scandinavian and British growers to better

understand the condition. The BCTGA has started fungicide trials on a wood of 1,000 Nordmann firs in the Midlands. It recently approved a CSNN strategy to gain sufficient knowledge over the next year to be able to prevent CSNN - currently a relatively minor problem for most British growers - becoming more widespread. As for the fake versus real argument, Bensley says: “For us, fake trees don’t outsell real trees. “When times are tough, people return to childhood values and Christmas is very much a time where the act of going out to choose a tree together is reassuring.”

Best Of The Bunch Bay Laurel (Laurus nobilis) The thick, leathery dark green leaves of laurus nobilis make the bay tree a favourite for topiary, especially in potagers and herb gardens. But if you have it in a pot, you can bring it into a cool area of the house, such as a hallway, where you can decorate it with dried fruits, fairy lights and other baubles to bring some festive cheer to your home. As a culinary herb, it has the added advantage of being edible as well as pleasing to the eye. L. nobilis will grow into a

pyramid-shaped tree 6m high or more if left unpruned, but it’s easier to keep the plant small by trimming it in summer and placing it somewhere where its aromatic, glossy leaves will be appreciated. It is susceptible to frost, so if you’re leaving a pot outside, place it in a sheltered spot near the house. It will grow in any reasonable soil in a sheltered site, thriving in sun or partial shade. Water the tree well before you bring it indoors and don’t let the compost dry out.

The Which? survey did not correlate with a survey of 2,000 people by B&Q, which found that 55% of British people will choose a real tree over a fake one. The advantages of fake trees are obvious – they don’t shed needles, can be easily shaped to requirements and last a long time. But Harry Brightwell, secretary of the BCTGA, says the value of real Christmas trees needs to be emphasised, particularly their pine scent. “If people aren’t buying a real tree, they are missing out on a real Christmas,” he says. “Reports say that looking at a tree has a soothing effect which is

going to be helpful over the Christmas period for many people. People are also becoming more green in their thinking. “Christmas trees are a crop which is grown and is helping the environment and wildlife, taking carbon dioxide out of the air. They’re also recyclable. “The fact that they are grown in Britain means it’s giving employment to people in Britain, whereas a lot of artificial trees are made in China and won’t be helping our balance of payments. “Going out and buying a real tree as a family is great. Getting an artificial one out of the loft is

not going to create a priceless memory. If you get a fake tree, you’re giving up on Christmas.” Perhaps part of the reason people plump for fake trees is because they don’t know how to keep cut trees looking fresh. This is what you should do: 1. After you have bought your tree, it should be kept outside in a cool shaded place, preferably standing in water, until it is required indoors. 2. Before bringing the tree indoors, cut half an inch off the butt to open up the pores of the tree. 3. Mount it in a water-holding

If you have a small garden, look for roses that flower all summer long, as a rose that only flowers for a month takes up a lot of space and effort.

LIVERPOOL’S property investors are missing out on thousands of pounds in revenue every year because of their reliance on long-term renting, according to HouseTrip.com, one of the world’s largest providers of holiday rentals. A spokesman says that with interest in value-led, authentic and spacious accommodation at an all-time high, consumers are increasingly turning to private rentals when they plan and book their holidays, thus making short-term rentals a valuable alternative for second-home owners and property investors. The HouseTrip research

reveals that Liverpool residents could make over £22K more per year by switching from long-term rentals to short-term holiday lets. According to the figures, it would only take a landlord just 6.9 nights to secure the same amount in revenue per month as they would receive if renting out long-term for a one-bedroom, city-centre apartment. The study also details the nightly rate that can be achieved on average for a one-bedroom city centre apartment in other key destinations across the UK including Edinburgh, London and Oxford. Investors in

each other or rub together in windy weather, or any that are dead, diseased or dying and any pointing back into the middle of the tree rather than facing outwards. If you have cordons and espaliers, you’re better off pruning them in summer to encourage fruiting ’spurs’ to develop, although you can prune new stems growing above your required height, to keep the future harvesting of the fruit manageable.

Inverness benefit the most as they would only need to fill their property 4.8 nights per month in order to make the same revenue as a monthly rental based on current long-term rental averages in the city. Leeds and Edinburgh are number 2 and 3 on the list with 5.8 and 6.8 nights respectively. Lana Gower from London, who lists 12 properties on HouseTrip says: “The difference in revenue that I have already made this year compared with all the years when I was renting my apartment to long-term tenants is a considerable amount. Nowadays I can earn up to five times more a month

with HouseTrip and I have the flexibility to be able to use my property myself whenever I choose, which I never had before.” Arnaud Bertrand, founder and CEO of HouseTrip.com says: “Many investment property owners in the UK don’t realise just how much more money they could be making through short-term rentals rather than on a traditional long-term basis. At HouseTrip we are focused on offering them powerful tools to manage their property easily and efficiently and to help them generate extra revenue through renting out short-term.”

Save money by buying bare-rooted roses, which means they’ve been lifted from the fields where they were growing late in the autumn. You can buy them mail order from rose growers much more cheaply than from a garden centre when they are in flower. They should be dispatched from November to February, depending on the weather, in their dormant state.

New mortgage offer THE mortgage war which has broken out in recent weeks was stepped up further this week as a bank launched its lowest ever two-year fixed rate. Borrowers need a hefty 40% deposit to take out HSBC’s 1.99% market-leading deal and will need to stump up a £1,999 fee, or £1,499 for HSBC current account holders. Mortgage lenders have been slashing their rates following the introduction of a multibillion-pound Government scheme in August to boost borrowing by giving lenders access to cheap

finance. The number of mortgages on the market has increased by nearly a fifth since the scheme started. HSBC is not part of the Funding for Lending scheme and said that, as with its mortgages generally, the deal is primarily funded by retail deposits. Much of the strongest competition among mortgage lenders has been aimed at people with bigger deposits, although there have been some notable exceptions, such as a fee-free deal at 3.99% being offered by the Co-op Bank for people with a 10% deposit.

“Necrosis is nothing new and it’s

not a killer which would wipe out fields of Nordmanns.

Things to do this week ● Take cuttings of shrubs, roses and soft fruit bushes ● Continue to harvest leeks and Brussels sprouts ● Dig up remaining carrots and parsnips and store them in the fridge or shed, before winter frost makes the ground impossible to dig ● Clean pond filters and check all cables for pumps and lights if leaving them in the pond ● Plant summer-fruiting raspberry canes. ● Pot up cyclamen seedlings sown in late summer, for next year, using John Innes No 1 compost ● Clean gardening equipment including dirty pots, which should be washed in a weak solution or garden disinfectant and

stored away for the winter ● Clean out bird boxes, removing old nesting material, before birds start looking for winter roosts ● Protect slightly tender plants from frost, such as kniphofias (red hot pokers), by tying the foliage together firmly to protect the crown of the plant, and penstemons, which can be covered with bracken or straw secured with netting or a loose mulch such as bark chippings ● Cut down grasses and bamboos that are not ornamental in winter before they start looking too messy ● Protect cauliflower curds by snapping the leaves over them and tying in place

NE Park West, the city’s striking waterfront apartment complex, has unveiled its new range of signature studio apartments. Each apartment, designed by award-winning interior designers, Kingston Shaw, is unique and offers a fun alternative for house hunters. Apartment C7.10 offers a patriotic nod to the Jubilee year, dominated by a large Union flag design covering the entire floor of the apartment. Whereas apartment A7.10 has more of a retro vibe, with a large Pop Art image decorating one wall. Apartment A7.10 will set you back £94,000, whereas C7.10 rises to a still attractive £103,000. Guy Butler, Projects Director at Grosvenor, says: “We wanted to create a space in which people can see themselves living straight away, enjoying the fun lifestyle that One Park West offers. “We have had a great reaction to the apartments and we have more innovative and fun designs in the pipeline.” Kate Kingston, managing director of interior designers Kingston Shaw. adds: “We wanted the look and feel of the apartment to reflect the city as being both exciting and stylish, delivered with a sense of fun. “It’s great to have created such unique apartments right in the heart of Liverpool.” Meanwhile One Park West has got into the Christmas spirit in more ways than one. It has announced that, to celebrate the festive period, it is offering 12% discount on all of its two bedroom apartments*. The offer, which runs from

December 1-17, gives those looking to buy an opportunity to save between £19,800 and £35,400 on the available two bedroom apartments. Described as the jewel in the crown of Liverpool One, Grosvenor’s One Park West was designed by Cesar Pelli in 2008,and contains 326 apartments, a 24-hour gym, restaurants, offices and car parking complemented by

Liverpool’s waterfront, park and city views. ◆ People wanting more information on the apartments at One Park West should contact Kingston Shaw Residential on 0151 232 3333, or visit the new marketing suite open seven days a week. GUIDE ... to home improvement UP AND AWAY: A man applies stain block to his ceiling, and inset, a woman uses a long roller to paint her ceiling
