THERE are signs the property market is starting to spring into life again with news of huge auctions from two of the city’s leading estate agents. Sutton Kersh, in fact, has announced its biggest property auction for more than two years. The auction, which starts at 12 noon on April 5 at the Marriott Hotel in Queen’s Square, includes 94 lots with the majority being residential properties. And Venmore is also optimistic, predicting a high level of interest in its first auction of 2011 which is being held at 1pm on April 6 at the Hilton Hotel in Liverpool ONE. Cathy Holt, auction manager at Sutton Kersh, says: “It is both pleasing and encouraging to see stock levels return to pre-crash levels. Riverside rooms with a fabulous view by JANET TANSLEY

HOY there land-lubbers! How about this super semi with fabulous views over Liverpool Marina and the River Mersey? It’s certainly one which we believe is worth dropping anchor for and taking a look. Originally constructed as a three bedroom property, the largest bedroom was converted into a first floor lounge, in order to make the most of the marina and river views from the balcony. All in ship-shape condition, the accommodation to the ground floor comprises an entrance hall with downstairs cloaks WC, a modern fitted kitchen to the front overlooking the marina, a spacious lounge/dining area to the rear which in turn leads to the double glazed conservatory. And, to the first floor, there are two bedrooms, en-suite shower room and principal bathroom. But at £275,000 with Venmore, we reckon you’d like to get on board to take a better look... Inside the hall is a turned staircase to the first floor and the cloakroom, fitted with low level wc, pedestal wash basin and with half-height tiled walls. The kitchen is fitted with a range of "limed oak" style base and wall units, working surfaces with 1.5 bowl single drainer sink with mixer tap, tiled splash backs, a four ring gas hob with cooker hood over, a built in oven and microwave, and an integrated dishwasher, washing machine and fridge/freezer. The spacious lounge/dining room leads off from the kitchen through an archway, and then into the light and airy conservatory. The first floor lounge, which was originally a bedroom (and
RIVER VIEW: This semi in Navigation Warf has fabulous marina views, a spacious first-floor living room and a well fitted kitchen could easily be converted back to thus) has UPVC double glazed sliding patio doors leading to the balcony. There is a traditional style fire surround with fitted coal effect gas fire. The family bathroom has a white suite comprising a panelled bath with mixer tap and shower attachment, pedestal wash basin, low level wc, and part-tiled walls. Bedroom one has fitted wardrobes and drawers, and
an en-suite shower room which, again, has a white suite with a corner glazed shower enclosure with mixer shower, pedestal wash basin, low level wc, ceramic tiled walls and a heated towel rail. Bedroom two also has modern fitted wardrobes which make the most of the space. The garage has "up and over" doors at each end, and is power and light connected. There are gardens to three
sides of the house, the front garden having paving, shrubs and a cobbled driveway. The side garden has shrubs and is partly lawned, and the rear garden is laid to lawn with shrubs, and has a paved patio area and garden shed. Interested? We bet you are, but you’d better be quick and book a viewing before this ship sails.

My First
HOME
The vintage by JANET TANSLEY
I Claire Morrow
Drive Time presenter for Radio City Where was the family home you grew up in and what was it like? The house where I spent most of my years was in a small village in Canada. It was a big old black and white farm house, which I loved. It had three floors and my sister and I shared the top floor and had our own bathroom – which my dad was very pleased about. Although it was quite big it had a really cozy feel to it and we had a real log burning fire, which was a life saver in the winters. What is your clearest memory of the house? Just the way it looked in the winter, it was like something off a postcard. It had a really long drive way which was covered in snow. The windows had black shutters on them so they really stood out in the snow and sometimes there would be massive icicles hanging off them. It was picture perfect! Where was the first house you bought yourself and what did it cost? Unfortunately, my husband and I are not on the property ladder yet, but desperate to get a house – and I’m constantly looking! What made you want to move into the flat you are now in? It was a big old Victorian house converted into flats. When we first viewed it, it was a mess and needed totally re-decorating, but I have to say that’s what appealed to me. I love a fixer upper! The main feature I love is the high ceilings, they really make the rooms feel bigger. What are the important things you look for when buying a house? Obviously, price is the big one and then I would say location is very important to us, especially since having our daughter. I really don’t like new builds so when we look it’s always at period properties, a house with some character. Ideally, I would love a house with a big kitchen as I come from a very big family and we’re very social, and the kitchen is always the best place to be at parties. A big garden is also a must, as I would love lots of space for Charlotte to run round in. Plus, we have a brand new Webber barbecue we don’t get to use at the moment! Are you a DIY trier or do you leave it to the experts? I am definitely not into DIY, but luckily my husband is and he's pretty handy I have to say... which is a good thing as I have the reputation of being a bull in a china shop! What is the one thing you love most about your current home? I love the bay window in our bedroom, it lets so much light in and the view is pretty amazing, especially some of the sunsets we get to see. It also allows me to pick gorgeous handmade curtains, and my husband can’t moan!
N the 80s and 90s we were all happy to fill our homes with flat pack furniture and share design detail with our friends. Now, thanks to makeover shows and a desire to be different, we want them to be more individual – a reflection of our own personality. And one Southport woman is helping us to do just that, thanks to her eye for interiors and, crucially, her creativity. “I particularly look for Edwardian and Victorian furniture for its durability and the fact that it lends itself to being prettied up,” smiles Susan Hayward. “But it can be made masculine too.” Susan has a passion for vintage and has decided to follow her dream of opening a vintage store to help others add a touch of glamour and nostalgia to 21st century living. The mother of three opened her vintage and collectibles store in Post Office Avenue, Southport, in autumn and she has already developed a loyal band of followers – with hopes of obtaining more. “People want something different in their homes now,” she says. “They want something stylish and that’s going to last – especially in the current climate. “I don't go for items or furniture of a certain type, I just look for something that catches my eye. “If it’s fine to sell then I will do that, and if it needs a little refurb I will do that too. “But I won’t sell anything that isn’t good quality. People were paying ridiculous amounts of money for something that wasn’t going to last a long time. I can offer better for less.” The new venture comes after Susan spent the last four years as a sales leader with Laura Ashley. She had studied art and design at college in Manchester before going to live in Holland. Susan returned to Southport following a family bereavement and secured the job at Laura Ashley until its closure prompted a change of plan. Although she was offered re-location Susan opted for redundancy because, with a 12-year-old son at school it would be difficult to move to Liverpool, where most of the new jobs were being offered, and continuing caring satisfactorily for him and be there when he got home from school. “So I decided that that was the time to take the plunge and launch my own business and selling vintage goods was an obvious choice for me. “I am passionate about vintage items, they represent such quality compared to many

CHILD’S PLAY: A Victorian doll products from today’s more disposable society. The items I sell have been built to last. They’ve survived the last 100 years and will last for another 100 years.” She got help and advice in starting up her business from The Women’s Organisation, which also gave her support under the business start-up programme. She worked with a business adviser to put her business plan together. Susan scours trade fairs and markets here and abroad to find suitable items for her shop and is also very keen to ensure that everything she sells on is ethically sourced. “My items range from

BEADY EYED: Enjoy a pet dog without the hassle things that are beautiful to look at such as vintage glass ware, to unusual pieces of furniture, mirrors and art plus nostalgic products including fireside companion sets,” says Susan, who also has a room on the first floor solely dedicated to vintage fashion. One of Susan’s up and coming trademarks is vintage chairs, which she transforms into unique pieces of art. “I cover them in newspapers so they become pieces of interest,” she says, “using decoupage and seven coats of varnish! “A harpist bought a musical chair I had created. “It started as a bit of a joke, because I had a beautiful chair which needed a little work but which wouldn’t take paint. “So I covered it with music sheets and she asked me to finish it for her. I have done a birthday chair for a young lady, covered with

ACCORDING to a new survey of 2,000 people for B&Q, 53% of us are scared of DIY, 40% hate it, 29% claim to be terrible at it and 62% see it as a chore rather than a hobby. What’s more, 66% of homeowners have unfinished DIY jobs at home, and more than half say that they don’t know how to complete them. The most common jobs are chipped paint (43%), marks on the wall (42%), gardening (38%), regrouting (26%) and cracks in the wall (26%).
DIY DISASTER: Many of us have unfinished jobs at home – and don’t know how to complete the work Despite this, one-third of us are set to do more DIY this year than in previous ones, although almost 60% don’t believe we have the skills.
With a little push, however, most of us would like to have a go at gardening, painting a room, hanging wallpaper, putting up a shelf, or laying or tiling a floor. We draw the line at plastering, plumbing and laying a patio, preferring to get a family member or professional to do it.
Seasonal Task Thanks to the recent unseasonably nice weather, doing DIY outside is a pleasure. If it’s a nice day, start tackling those exterior jobs that need doing after winter, or take other work outside.

Now that spring has definitely sprung, wash away months of winter grime with a pressure washer, which you can buy or hire inexpensively. ● Mow her lawn and then trim the edges. Grass is starting to grow again after its long hibernation, so giving it its first mow and trim in months will do it the world of good - and make the garden look neater and tidier. While you’re doing the lawn, give the fence the once over - does it need any work? ● Repair her paving slabs. This job usually gets overlooked, so stock up on a fixing compound, such as Sika Pave Fix Plus Compound (£24.79 for 11ltr, www.screwfix.com), and mend those

Budget’s a welcome boost for market, say builders
WELCOME MOVE: Sue Warwick
MANY people have been waiting for a boost for the housing market and, says Miller Homes, we have now got one. The company heralded the chancellor’s recent budget as a victory for first time buyers – and the country as a whole. Sue Warwick, national head of sales and marketing for Miller Homes, says: “A few years ago, more than half of all new mortgages were given to people with a 10% deposit or less. Today that figure accounts for less than 2% – which is nothing short of appalling.
“This deposit barrier has been preventing thousands of sensible, hard working people from having a place to call their own – a home in which to lay down roots, start a family, and provide them with a long term financial investment which previous generations have enjoyed and they deserve.” She says the £250m boost for first time buyers announced in the budget will help everyone. “This financial investment will not only give the property market the entry level buyers it desperately needs, it will also create jobs,
reduce the burden on the state when it comes to income support and boost taxes raised by both income tax and stamp duty. With the level of debt as it is, this is crucial for the country’s coffers. “It will also help to mitigate a crisis – the new homes sector needs to be building homes at a rate far greater than the current level if we are to house our growing population in 2020 and beyond. “The government’s investment is expected to help 10,000 families by assisting those with incomes of less than £60,000, which is a huge step in
the right direction, particularly given the merits of HomeBuy Direct, which was a huge success under the previous government. “The Home Builders Federation has been calling for a direct replacement since the scheme was withdrawn last year and this new incentive looks set to reinvigorate the market for first time buyers. “In short, we strongly believe that the £250m will be a sound financial investment for the country and applaud the government for making this move at a time of austerity.”

T
HE spring weather has lured enthusiastic punters to garden centres nationwide, ready to snap up a plethora of gorgeous plants, containers and other sundries to make their gardens dazzle this year. Yet research shows that in a tough economy, gardens are a low priority among householders. The current average spend on a UK garden is £482.16 a year with 42% of people spending nothing at all on their outdoor areas, according to research by woodcare manufacturer Ronseal. But you can have a lovely garden without spending a fortune. When money’s tight, prudent measures can be taken to save a lot of cash. Before visiting a garden centre, work out what you really need, list the plants and other essentials and stick to that list. Walk round your garden beforehand and see where the spaces are, how the plants you want are going to work and where you will put them. If you have a stack of containers to fill, consider using permanent plantings rather than annuals which will need replacing each year. Check your garden to see what you may be able to use. Overgrown clumps of ornamental grasses and other perennial plants such as hostas can be lifted and divided and divisions of the plant can be used to fill pots and other containers. Hostas in particular look great grown in pots, their lush green leaves making any shady corner of the patio look exotic. Longer-term, scan the discount shelves for sale plants which have finished flowering but should be absolutely fine next season. You can often save quite a few pounds on perennials which will bloom year after year if you’re prepared to wait a while for the results. If you’re buying shrubs, buy smaller plants which are cheaper, as
MIX AND PATCH: Using a variety of flowers in one area brightens up any garden and simply using seed keeps the price down the space between them can be filled with hardy annuals grown from seed sown directly into the flower beds. They are easy to grow, great value for money and give lots of colour all summer. Try poppies, corn flowers, calendula, larkspur and candytuft. Don’t wait until late April or early May to buy trays of summer bedding when prices will be at their peak. If you want annuals, sow them from seed, which is a much cheaper option. Biennial seeds such as foxgloves, hollyhocks and sweet
Williams can also be sown to give you colour next year. Look for seed bargains on eBay and at discount stores such as Poundland, Lidl and Wilkinson. Cut costs further by going halves with gardening friends, as you often won’t need to sow the whole packet. Alternatively, swap unwanted seeds and plants for some you do fancy from a number of websites including www.gardenswapshop.co.uk or free forums such as the National Gardening Association’s
(www.garden.org/seedswap). If you don’t have time to sow seed, visit your local car boot sale to pick up plant bargains as well as cheap garden tools. Bargains can also be found in the free ads on Gumtree, while you may pick up something for free that someone else doesn’t want if you join your local Freecycle group (www.freecycle.org/group/uk). To increase your stock for the
lowest price, take cuttings from plants such as fuchsias, marguerites and pelargoniums. And if you haven’t yet started to make your own compost, there’s no time like the present. There’s a variety of website guides, but choose the more reliable ones such as www.gardenorganic.org.uk. Also contact your local authority to find out if it supplies subsidised bins in your area.
Best Of The Bunch Snake’s Head Fritillary (Fritillaria meleagris) THIS dainty-looking bulb is a must for flower lovers, with its delicate purple-and-white nodding bells with intricate checkerboard patterns. It thrives in partial shade in moist soil, so use a loam-based, water retentive compost and make sure you don’t let it dry out in summer. Snake’s head fritillaries look good in groups in the centre of small containers, or combined with specie crocus in bowls oversown with grass to create a miniature naturalistic meadow in a bowl. This British native wildflower can alo be naturalised in a lawn but to do that it needs full sun and a damp site. Plant the bulbs in the autumn 10cm deep and 5cm apart in open ground or in thin grass.

Fit automatic ventilator openers to stop the greenhouse overheating during the day while you are out.
2
If you want to use it all year round, invest in thermostatically controlled heating, employing a qualified contractor to lay on the supply.
3
If you sow a lot of seeds consider buying two-tier staging, which doubles the available growing space.

Grow Your Own Aubergines THESE Mediterranean veg are closely related to tomatoes and require similar cultivation, although tomatoes are often more tolerant of the cooler weather earlier on in the season. However, aubergines tend to be more compact and therefore easier to accommodate. Sow seeds indoors in March. They need warmth to germinate, so start them off on a sunny windowsill or in an electric propagator in the greenhouse, two seeds per 10cm pot and if both germinate remove one seedling. Later on, they can then be grown on directly in the ground in a greenhouse or in pots or growbags using John Innes No 3 or multi-purpose compost with added John Innes. They need to be watered regularly in summer and fed regularly from the moment the fruits begin to set, using a liquid tomato food, diluted as per the instructions on the bottle. Aubergines need to be pollinated to produce fruit, so encourage pollinating insects into the greenhouse and mist the plants regularly with water.
You can transfer them outside on a sunny patio in midsummer and move the pots inside in late summer if you want them to continue to crop through autumn. Pick the fruits as soon
as they are large enough to use, which will encourage further fruit production. Good patio varieties include “Bonica” and “Fairy Tale”.
Things to do this week ● Thin hardy annuals and vegetables sown in the open ground before they become crowded and compete with each other for light and nutrients. ● In the greenhouse, pot up or space out in seed trays young bedding plants and tender perennials ordered by post as soon as possible after they arrive.
● Divide congested clumps of border perennials before they make a lot of new growth. ● Take hardwood cuttings of shrubs before new growth makes it impossible. ● Complete planting of bare-root fruit trees and bushes and bare-root
roses and other shrubs to give them time to establish before summer. ● Check borders for plant losses and plan to fill any gaps. ● Divide perennials such as Michael’s daisies and autumn-flowering heleniums to keep them growing well. ● Plant “De Caen” anemones for
flowering during the summer. ● If climbers and wall plants show signs of drying out, give them a thorough watering and mulch them. ● Buy summer-flowering bulbs before stocks run out. ● Feed autumn strawberries now but do not feed summer varieties and
don’t overwater strawberries grown under glass. ● Plant sprouted tubers of early potatoes 10-15cm (4-6in) deep, spacing them 40cm (16in) apart in rows 45cm (18in) apart. ● Make sowings of salad crops at intervals, so the harvest is staggered.

GUIDE ... to neighbourhoods Why live in... Knotty Ash
EVANGELICAL: St John’s Church in Thomas Lane, Knotty Ash is a notable landmark. Inset top, houses in Thomas Lane. Inset bottom, shops on East Prescot Road
RE E F S F U O F N RE AT S O UN E N K A A C ME W
L
IVERPOOL’S L14 postcode covers the area of Knotty Ash, along with those of Broadgreen, Dovecot and Page Moss. In many ways these are typical suburban areas, filled with semi-detached and terraced housing, flats and some older houses. There are good transport links connecting the area with the city centre and many local convenience stores, salons, pubs, bars and take-aways serving the district. The most famous resident of Knotty Ash is, of course, comedian and national treasure Ken Dodd. The selfcrowned Squire of Knotty Ash is responsible, almost single-handedly, for putting the suburb on the map. Ken liked to weave stories about Knotty Ash into his stand-up routine and TV shows, creating a semifictitious version of Knotty Ash, home to Diddymen and the Jam Butty Mines. The
comedian reckoned Diddyland was right in the centre of Knotty Ash and boasted the highest rate of sunshine in the world! Sadly, the Met Office figures for Knotty Ash do not corroborate Ken’s story. The thing is, so effective was Ken’s fantasy that many people outside of Liverpool really think Knotty Ash is just a made-up place! That must partly be due to the area’s evocative name. Knotty Ash is, in fact, named after an ash tree that once stood in the area. A new ash tree was planted outside the Knotty Ash public house, near to the site of the original. Of course, it was planted by none other than Ken Dodd. Apart from rubbing shoulders with comedy royalty, the area has much more to interest home buyers. The old village of Knotty Ash was originally on a
SUBURBIA: Houses in Chedworth Road, as seen from Dovecot Park
coaching road, linked to Prescot, Manchester and London, and it prospered thanks to the success of local coaching inns. The village was awarded conservation status in 2004. Historic sights include the Grade II-listed St John the Evangelist church and its peaceful graveyard, which is celebrating 175 years since its consecration in 1836. Then there’s Thingwall House, a 19th century manor house on a 4.8 acre site. It is the former home of shipping magnates the Bright family, who donated it to the city of Liverpool. Famous guests who’ve stayed there include engineer Isambard Kingdom Brunel and American author Nathaniel Hawthorne. Other areas in L14 include the small district of Dovecot, which borders Knotty Ash and boasts Dovecot Park. Property wise, there are a number of 20th century town houses and semi-detached houses in the area. Broadgreen also borders Knotty Ash and is most noted on Merseyside for its district general hospital, which specialises in the treatment of the elderly, dermatology, orthopaedics and general surgery. Recent property sales in the L14 area have included terraced houses from £75,000 to £102,000, a semi-detached house for £115,000 and a detached property for £152,950. So there’s a good range of options there for potential homebuyers and, you never know, you might find the entrance to the Jam Butty mines in your new back garden!

Cheaper to buy as rents rise in city
CITY centre rents are exceeding mortgage costs in Liverpool city centre, despite widespread belief that owning a property is more expensive. A new report commissioned by the St Paul’s Square development in Liverpool’s commercial district showed tenants paid 37% more than homeowners. While 71.4% of tenants paid between £500 and £600 per month in rent, almost 83% of homeowners paid less than £400 in mortgage repayments. Pauline Sangster, residential sales and marketing manager for St Paul’s Square, says: “Despite the fact that the costs of owning a property are at an all time low, there is widespread belief that owning a property is going to be more expensive. “In fact, it can be far more cost effective.” Ironically, the report also found that 34% of city centre tenants felt renting was cheaper than buying, and 17% said they couldn’t afford to buy in the current economic climate. Martyn Green, partner at King Sturge, says: “Although the level of mortgage products for first time buyers is steadily increasing, St Paul’s Square is making the doorway to entry in the housing market even easier for first time buyers or owner occupier purchasers who are mortgage free. “The development’s Shared Equity Scheme requires a minimum of 5% deposit, and enables buyers to move into one of the development’s one or two bedroom apartments for just 80% of the full purchase price. The remaining 20% is secured against the property with an interest free loan for up to 10 years.” A two-bedroom flat starts at £119, 960, 80% of the open market price of £149,950 under the Shared Equity Scheme. ● For more

by JANET TANSLEY High ceilings and many period features add to the character of this property which has open views from upper floors. The property briefly comprises of entrance hall, lounge, dining room, kitchen, utility room, four bedrooms and family bathroom. But a peep inside is highly recommended. The dining room also has an open coal fire with surround and cast iron insert with decorative tiles, exposed floorboards and a decorative ceiling rose and deep ceiling coving; all of which add to the depth of character offered in this home. On the landing to the first floor is a cubby hole with a lattice-work door and a small feature arch window to the front of the property. There are two bedrooms on this floor and a family bathroom with a bath with shower attachment, a shower cubicle, toilet, wash basin,
airing cupboard and tiled walls and floor. There are two further bedrooms on the second floor. The house is reached via a gravel driveway with raised shrub borders. GROUP of football-mad youngsters from a Dingle community centre have been boosted by sponsorship from Birkenhead-based affordable housing developer Lovell. The company, which is working in Dingle on a large-scale housing improvement programme for housing association Liverpool Mutual Homes, has handed over £300 to 468 Football Club, a team run by the St Cleopas 468 Centre in Mill Road, which provides afterschool clubs and youth nights for children and young people. The donation has helped the club pay for a brand new set of kit and equipment for its two five-a-side teams, made up of local youngsters aged between nine and 13, which are both competing in the Liverpool Street Games Futsal League. “We’ve built up an excellent relationship with the 468 Centre while we’ve been working in Dingle, and when Kevin Regan asked if we would be interested in sponsoring the club, we were only too pleased to help,” explained Lovell site manager George Shaw. “We’re always keen to support initiatives that promote health and fitness in young people, and we wish both teams all the best for the rest of the season.”

Lovell, which has its Merseyside offices in John Street, Birkenhead, is working in partnership with Liverpool Mutual Homes to help deliver housing improvements under its Decent Homes
framework. The developer is currently working on a scheme to install new kitchens and bathrooms for 2,000 homes in west and south Liverpool over the next two years.
