Housing news

Contents WIN: Staff from Villages Housing and Merseyside Police, with Stockbridge Village residents collect the three awards (Best Partnership, Best Impact on Residents and Overall Winner for the North West)

Home of the Week

VILLAGES Housing Association and the Safer Knowsley Partnership were delighted that the Stockbridge Village “Safer Communities Initiative” won three awards at the National Housing Federation’s North West “What We Are Proud Of” awards – including the overall winner for the North West. The SCI also won the Best Partnership and the Best Impact on Residents awards. The Safer Communities Initiative (SCI) is aimed at making Stockbridge Village a safer place for residents to live and work. The estate, built in the 1960s, has gained a bad reputation in recent years with gang, gun and drug culture becoming more prevalent. With residents’ trust in partners at a low point Knowsley Council, Merseyside Police, Villages Housing and others launched the SCI in January 2010a. In the first 12 months of the initiative, from January 2010 to January 2011, overall crime in the area reduced by 20%. Vernon Jackson, Chief Executive at Villages Housing, says: “The Partnership has worked very hard over the last 18 months to combat Anti-Social Behaviour and crime in Stockbridge Village. This award is recognition that the work that has been carried out has really made a massive difference to this estate and to the lives of the good, decent people who live here; the results are amazing. “Hopefully people from outside Stockbridge will now start to realise what we have known for a long time; Stockbridge Village has many positive aspects, making it a good area to live and become part of a vibrant and expanding community.” Derek Long, National Housing Federation Assistant Director, adds: “The ‘What We Are Proud Of’ awards celebrate outstanding projects run by housing associations across the country. Villages Housing Association with the Safer Communities Initiative is a fantastic winner of the regional award. The project highlights how through working in partnership organisations can help create safer and more confident communities in just a short space of time.

“This year’s finals showcase that associations in the North West really do have a great deal to be proud of. They are about so much more than bricks and mortar; they are all investing in individuals and communities throughout the region.” As North West regional winner the project is entered into the national competition, the winner of which will be announced at the Federation’s Annual Conference in September.

THE man leading the team behind new homes in Bromborough has been chosen from hundreds of employees to become one of the faces of Redrow’s ‘Our Pride ~ Your Joy’ national advertising campaign. Site manager Tony Gordon is among those fronting the housebuilder’s campaign, which uses real staff members instead of actors in TV, internet, magazine, newspaper and billboard promotions. Customers who have bought Redrow homes also feature. Elaine Mounsey, sales manager

TONY: The face of Redrow

for Redrow Homes (NW), says: “It’s quite a brave step to put your face to a national campaign so we’re grateful to Tony for being such a good sport.” Tony, site manager at Dibbin Brook in Bromborough, has previously been in the limelight for winning an NHBC Pride in the Job quality award last yer. He says: “Lots of people have come to site and said they have seen me in the newspapers. It makes them realise that I am actually the site manager who is building the house they want to buy and it’s not make believe but real.” To see why Tony’s so proud of them, visit Dibbin Brook in Bromborough, where three show homes are open for viewing daily from 10am to 5.30pm. IF you’re looking to move to ● a stylish new bungalow Lovell is giving homebuyers in East

Liverpool a helping hand this weekend to sell their existing house. The housebuilder has launched its Helping Hands scheme at The Poplars, a development of homes nestled between the communities of Gateacre and Childwall. Throughout today and tomorrow local estate agents plus Lovell’s sales consultants will be on hand to explain the scheme. Essentially it means Lovell will take the hassle out of selling your existing property by looking after everything for you from valuations and marketing to paying the estate agents fees. Elaine Taylor, regional sales manager for Lovell, says: “Helping Hands is a great option for anyone who wants to move home but is put off by the potential hassle and cost of selling their current house. It can help people looking to move to a more expensive property, move sideways or even downsize.” A show home and view home are open at The Poplars to give visitors an idea of how the layouts could work for them. Visit the Poplars, off Viennese Road, Thursday to Monday from 10am to 5pm. Alternatively call 0151 487 8607 or log on to www.lovell.co.uk/thepoplars.

HY rent when you can buy at Norris Green Village? That is the question being asked by Countryside Properties, which is showcasing its ‘hot’ and affordable properties on the market in Merseyside. And to prove the point, the developer is inviting first time buyers to take an exclusive look at its collection of stylish new homes at Norris Green Village. Buyers can now bag themselves a three-bedroom home for just £412 per month* through the developer’s Shared Equity scheme, meaning owning your own home really is cheaper, Countryside Properties says, than renting a comparable property.

by JANET TANSLEY Through Countryside Properties’ shared equity scheme, buyers own 100% of the property but only have to pay 80% of the full price, plus they only need to find a 5% deposit. For a three-bedroom home priced at £88,000 for an 80% share, buyers need only contribute a 5% deposit of the full purchase price of £110,000. This equates to a deposit of only £5,500 and monthly mortgage payments of just £412 per month*. Peter Vella, regional sales and marketing director at Countryside Properties, says: “The show home at Norris Green Village showcases the

high quality interiors of which we are very proud, combining style and glamour with a real sense of family living. “Affordability is also key at Norris Green Village; our Shared Equity scheme is proving a hit with budding homeowners who are seeking an affordable route into the property market.” Countryside Properties recently unveiled the glamorous show home, located on Bellgreen Road, which boasts the contemporary design and great specification on offer at its selection of 15 three and four bedroom homes. The plush velvet and silk furnishings and fashionable décor featuring classic creams and mink with accents of deep purples and pinks, all combine

to create a rich and relaxing feel to the overall home. All homes at Norris Green Village also include Countryside Properties’ high quality specification including a fully fitted contemporary kitchen with integrated fridge freezer, a fitted white bathroom suite and turfed front garden with planted shrubbery. Countryside Properties is also offering home buyers free independent mortgage advice. Interested parties can visit the new show room at Norris Green Village, Stalisfield Grove, Liverpool, L11 2AN or visit www.norrisgreenvillage. co.uk, or call the Norris Green Village sales team on 0151-226 7299. ● Terms and conditions apply.

My First

HOME

Liz McClarnon Where was the family home you grew up in and what was it like? The main house I remember was in Ancaster Road, Aigburth. It was a terrace which looked small from the outside but was massive inside. What is your clearest memory of the house? Our brown and orange Paisley carpet that was very much in fashion at the time but I always hated it. And my white wardrobes covered in Live and Kicking stickers. Where was the first house you bought yourself and what did it cost? The first house I bought was in Garston where my family is originally from. I wouldn't say how much it cost. What made you want to buy it? I thought it was about time I bought one and I wanted a house in Garston. I had so many fond memories from there. It was such a sweet house too. What are the most important features you look for when buying a house? I have no foresight when it comes to houses. So it kind of has to look the way I want it to already. I'm not one of those that says, "let's knock a wall down here" etc ... which makes it hard to chose. Are you a DIY trier or do you leave it to the experts? On mum's house we stayed up till all hours painting and listening to the radio. She also asked me to paint a freehand border in the kitchen. But I'd never be able to put a shelf up or anything like that. If it's a bit more arty I'll do it, but don't ask me to lay carpet. What's the one thing you love most about your current house? It's so light. I love natural light. Dark places depress me. I think also these days it's only practical to have a few loos.

ANTONY WORRALL THOMPSON “If only our climate would oblige I’d eat out all summer,” enthuses chef Antony Worrall Thompson, author of The Essential Low Fat Cookbook (Kyle Books, £20). AL FRESCO HIGH: “I love Jamaica! On my last visit, I went to Trenchtown to watch local fisherman catching fish,” he recalls. “They throw the fish onto the beach where they’re picked up, gutted and slapped straight onto BBQs. They’re the best tasting, freshest fish I’ve ever had, perfect to eat on a beach with a cold beer. “There were also men chopping down coconuts and offering the milk as a refreshing drink” SERVING TIPS: Preparation is key. Marinade meat overnight, prepare vegetables and make dressings beforehand. Always keep raw meats separate from cooked meats. “I use large decorative jugs to add colour to a table, which is simply dressed with a cotton cloth,” he says. “Fill the jugs with delicious punches that are heavy on flavour and light on alcohol. You don’t want guests getting too rowdy before they’ve got to dessert.” TABLE TO MATCH: Summon a Mediterranean feel with Marks & Spencer’s Tuscany china collection – a dining set decorated with rustic olives and leaves. Serve punches in Sainsbury’s Floral Global Pitcher, £4.99, or alternatively, Ziggiziggi has a handy Summer Garden Drinks Set, £69, comprising a rattan holder with six glasses and a jug. Instead, opt for grilled or roasted vegetables, keep butter surrounded by ice and avoid chocolate.” The table, she believes, should be as visually appealing as the food: “Nothing should be too matchy matchy. SIMON RIMMER “Nothing beats a barbecue. Fresh food cooked quickly, with those delicious aromas, spells summer to me,” says Simon Rimmer, chef and presenter of BBC Two’s Something For The Weekend. AL FRESCO HIGH: “I rented a beach house one summer with my wife Ali and our kids, Florence and Hamish, in Santa Cruz, California,” he says. “It was a great house with loads of space out the back that looked out on to the beach. Shared status gives pair their new dream home

A mortgage at half the home’s value gave one couple the chance to get on the property ladder, as Janet Tansley reports

B

EFORE buying a stake in a new four bedroomed home for themselves and their family, Lisa and Barry Abraham had spent six years living in a rented twobedroomed house in Scarisbrick. It was hardly big enough for the growing family, and seemed like wasted cash for the couple. But now, Lisa, Barry and children, Adam, three, and Blake, one, are living in their ideal home in Aveline Drive, Banks in Southport. And they are even enjoying the hard work of cultivating the garden! “Now that we have two young children, we really appreciate the extra bedrooms and the location of this house is just perfect for us in terms of work and family being close by,” says Barry, Managing Director of Abraham designs Joinery and Building Contractors. “It’s a nice spot here, very rural and a great place for our children to grow. “We’re even enjoying working on the garden and getting things the way we like them.” The couple are working their way up the property ladder thanks to the benefits of shared ownership. Cosmopolitan Housing Association is now offering newly-completed homes for first time buyers to purchase on a shared ownership basis at Aveling Drive. Shared ownership allows would-be homeowners to purchase a share in their property’s value, paying rent on the un-owned portion to the housing association, with the option to progress to outright ownership as financial circumstances allow. It has proved the perfect solution for Lisa, assistant manager at Happy Hippos play centre in Ormskirk, and Barry Abraham who recently purchased a 50% share in their £165,00 property. The property at Aveling Drive seemed to be the ideal option for the Abrahams since having two children, as it was bigger and closer to Mrs Abraham’s work and family.

HOME SWEET HOME: The Abrahams family Securing a mortgage at only 50% of the property’s value also proved easier in the current difficult lending climate. The rent on the un-owned 50% meanwhile comes to £210 per month. Barry says: “We are really pleased with the property. Shared ownership has meant we can own a share in our own home and it doesn’t cost us any more per month than when we rented a smaller place. “It feels good owning even a share in a property, it gives you more freedom to comfortably change things and put your own

personality into the place.” Aveling Drive is made up of 16 houses and four bungalows with an initial 25% share of a two bedroom house costing as little as £39,000. Only one, three-bed property is now available on Aveling Drive under the Rent To Homebuy scheme. Warning out over poison threat from home appliances MORE than 22 million UK households aren’t taking the risk of carbon monoxide poisoning seriously according to research published this week. The findings, by npower hometeam which surveyed 2,000 people, found that awareness of the risks associated with carbon monoxide remain at an all time low, as more than two thirds of homeowners are failing to get gas appliances such as boiler, cookers and fires checked regularly for faults and leaks.

More than 83% of homeowners with gas fires don’t get them serviced regularly, while one in five gas cookers in the UK have never been checked. Only half of homeowners book an annual service for their boiler, even though a third of UK boilers are more than 10 years old. Carbon monoxide is the most common cause of fatal poisoning in the UK, with approximately 50 deaths a year, yet only 40% of homeowners have a carbon monox- ide alarm, half the

number of those with a smoke alarm installed. This means that nearly 16 million homes currently don’t have a CO alarm and more than a third of these homeowners don’t think they need one. Joan Coe, marketing manager for npower hometeam, says: “CO2 poisoning is often caused by failure or damage to gas appliances which prevents fuel from burning properly and because CO is colourless and odourless, leaks can be difficult to spot.

“Older appliances are a greater risk when it comes to CO leaks as they’re more likely to be inefficient and malfunction, wasting money and risking health.” By investing in a CO alarm and having appliances checked annually by an experienced Gas Safe registered engineer, you could significantly reduce your risk of CO poisoning, says npower. I

T might be famed for its football team, but there’s more to living in Everton than simply being a Blue Nose. As well as being home to the Toffees’ famous ground, the inner city area of Everton has a lot to offer residents. For a start, it’s just a hop, skip and a jump from the city centre and is well within walking distance. Or, if you’re not feeling particularly energetic, then there are great bus links too, making it a handy place to live for young professionals and commuters. It’s economical as well, with average property prices ranging from £66,023 for a terrace to £151,167 for a semidetached house according to property site Upmystreet. com. Plus there is a good selection of properties, with something to suit all lifestyles and budgets, from terraces and character-

packed Victorian townhouses to new build family homes and apartments, including both new build flats and those in converted buildings, such as the former Collegiate School on Shaw Street. Amenities include a Lifestyles leisure centre on Great Homer Street which has a fitness suite and studio, a swimming pool, sports hall and synthetic pitches; a number of schools and Everton Park, which boasts great views of the city. Created in the 1980s, Everton Park, on Everton Hill, has a walled garden, two small lakes, a nature garden, grassland meadows and woodland. Shopping facilities in the area include Great Homer Street Market (known locally as Greatie), which was where the talented Liverpool designer Kirsty Doyle started her career.

Take a trip down to this bustling market on a Saturday and you will find a wealth of traders’ stalls to explore. The area around Great Homer Street is also due to be regenerated as part of the long-awaited Project Jennifer, meaning now’s a great time to invest in property in Everton. As part of the regeneration, there are plans to build a huge supermarket, 481 new homes, a market hall, outdoor market stalls, retail units, a health centre, a new library and a car park. The regeneration will not only breathe new life into the area, but bring new jobs to the locality – all of which is great news for anyone living in Everton, or considering buying in the area. With so many plusses, why not take a closer look at what Everton’s property market has to offer?

Growing is easy,

AS Sweet Pea Week approaches, Lady Ursula Cholmeley, owner of Easton Walled Gardens in Lincolnshire – home to a wealth of sweet pea varieties – offers tips on how to grow and make the most of these climbing beauties

T

HE myriad colours and delicious scent of the sweet pea have made this popular annual as synonymous with the summer cottage garden as the English rose. These easy-to-grow climbers are at home in borders, weaving their way up wigwams and obelisks or scrambling through shrubs, or in the vegetable garden grown with green beans, encouraging pollinating insects to the area which will in turn create a better crop. “The key to every sweet pea is the size of its root. The longer you can allow the roots to grow, the better blooms you will have during the summer,” says Lady Ursula Cholmeley, owner and manager of Easton Walled Gardens in Lincolnshire, which raises hundreds of sweet pea plants from seed in the greenhouses, which can be seen in full bloom during Sweet Pea Week, July 3-10. Gardeners whose sweet peas are looking weak and wishy-washy should boost them with a foliar feed which you can attach to your garden hose or dilute with water in a watering can. A feed such as

PICK THIS: So many different types from which to choose... Growmore is ideal, she says. “However, if you’ve prepared the soil well beforehand, adding plenty of organic matter, you shouldn’t need to feed them,” she notes. You can sow them twice a year, once in late autumn and again in spring, to ensure a succession of

blooms throughout the summer. Autumn-sown plants flower in early summer, spring-sown varieties later on in the summer. Sow sweet peas in autumn in a cool greenhouse or cold frame in regular potting compost. Once the seedlings start to grow they need to

Best Of The Bunch Clematis WHETHER you want big, bold, brazen blooms or more delicate, subtle flowers, there is a clematis for you and every garden should have at least one but preferably more. They can be grown up walls and trellises or through shrubs, adding colour and interest to evergreens and providing perfect plant partners to roses. Choose more than one variety and you can have colour throughout spring, summer and autumn. Most are easy to grow. When buying, make sure you choose your variety carefully, checking how CLEMATIS: Choose more than one variety and you can have colour throughout spring, summer and autumn

vigorous the plant is and how tall it is likely to grow. If you want a clematis on your patio, consider a type suitable for a pot and if in doubt, ask at your garden centre. When planting, make the hole twice the diameter of the container the plant came in and plant it at least 5cm deeper than the top of the rootball, soaking the plant well beforehand and filling around the rootball with compost when planting. There are clematis for every situation. Some thrive in sun, others in shade but most like to have cool roots so if your plant is in sun, put some crocks, broken tiles or pebbles around the soil surface to protect it from the heat of the sun.

be kept as small as possible, so avoid giving them any warmth. They can be planted out in spring, from March onwards, in a sunny position and will withstand light frost but not a more severe hoar frost, so keep a check on weather forecasts and protect them with horticultural fleece if a harsh frost is predicted. Spring-sown varieties can be sown directly into the ground and should flower later on in the summer. At Easton Walled Gardens, spread over 12 acres, more than 50 types of sweet pea - heritage, modern, scented, striped, edged and bi-colour sweet peas - are displayed on canes, drums and wigwams throughout the pickery (cut flower garden), vegetable and cottage gardens. All sweet peas need to be staked and many gardeners use wigwams or other supports to show them to their best. However, the plants can only cling to narrow supports, says Cholmeley. “Sweet peas cannot climb up bamboo because it’s too wide for their tendrils, so you need to put netting around a wigwam. They need full sun to develop their scent. “There are various theories that if you cut off the tendrils and tie them in, all the energy will be going into flowering and leaf production. Some growers restrict the plants to one stem, which will give them less

blooms, but much bigger flowers.” If scent is your main priority, good varieties include ’Matucana’, a deep purple and maroon variety, and ’Painted Lady’, an attractive pink and white bi-colour from the 18th century. Among Cholmeley’s favourites is ’Promise’, which is pink and white, and the deep red ’Winston Churchill’. Don’t plant them with anything which is going to compete for nutrients, she advises. Good plant partners include annuals such as Gilia tricolor, Iceland poppies or salvias, or perennials including alchemilla and catmint. Avoid placing them next to crocosmias, which carry a virus that will spread to the sweet peas causing yellow mottling on the plants. Of course, the more you cut sweet peas, the more they will flower. Never let them go to seed or that sends a message to the plant that flowering is over. Don’t try to arrange them neatly in a vase - it’s nigh on impossible just bunch the cut blooms together and let them go their own way. They may only last a couple of days but the scent will permeate your rooms. Many gardeners report little black beetles (pollen beetles) in the flowers, which puts them off cutting them for indoors. “If you have this problem, when you pick them put them into a dark

Grow Your Own Summer cabbage

CABBAGE: Harvesting should begin around now WHILE summer cabbage remains one of the cheaper veg to buy in the shops at this time of year, it’s far tastier when you grow it yourself and harvesting should begin around now, when the heads are firm and before caterpillars and mealy aphid attack the leaves. Cabbages are greedy feeders, so they need to be planted in soil which has been previously enriched with plenty of organic matter, and they prefer a slightly alkaline soil.

For the earliest crop, sow quick-maturing varieties in pots in February, keep them in an unheated greenhouse or other sheltered spot and water regularly. Plant them out in April or May, when they are around 12cm tall, with at least four leaves. Water the pots or seedbed well and plant the seedlings so that the base of the first pair of leaves sits on the soil surface, then water in. Cover newly planted cabbages with fleece or fine netting to stop flies and

other pests invading your crops. When the cabbage is ready for harvesting, cut off the head leaving as much stalk as possible. Then make an X-shaped cut across the cut end and about 1.5cm deep. Sprinkle a nitrogen fertiliser on the plant and after about six weeks four small heads should have formed from the old stalk. Good early cabbages include ’Derby Day’, ’Hispi’ and ’Golden Acre Primo’.

3 ways to ... Stop vegetables bolting Vegetables are generally unusable if they develop flowers, or bolt. To stop this: Keep soil moisture levels constant, as dry soil can encourage bolting, particularly with rocket, cauliflower and spinach.

1

2

Pick spring-sown annuals such as radishes and lettuces, which are sensitive to day length, when they are young and before they have a chance to bolt.

3

Bolting is triggered by either a drop in temperature or changes in day length. Delay sowing cold-sensitive plants such as turnips and Swiss chard until temperatures are more stable.

Things to do this week place with one light source (they are attracted to light), then they will head towards that light source and you can take the flowers into the house.” The beetles are also attracted to yellow flowers, so consider growing a ’sacrifice plant’ such as a hypericum with large, bright yellow flowers, next to the sweet peas. At Easton Walled Gardens, the sweet peas are rotated as you would vegetables, to avoid a build-up of disease, but Cholmeley says she knows people who have planted their sweet peas in the same place every year with success. So if you haven’t yet had a go with sweet peas, buy a packet of seeds and start this autumn - and by next summer you should be enjoying the sweet smell of success. of the Week

Sellers more realistic on value HOUSE prices have dropped by 3.9% over the past year and are set for further falls as sellers become more realistic about the value of their property, according to a survey The number of sales agreed by agents rose by 10.6% in June – its highest level for three months – after the market was boosted by sellers agreeing to lower prices, according to housing intelligence firm Hometrack. Prices fell by 0.1% in June and have now dropped in 11 of the past 12 months. They will fall by about 1% in the second half of the year as more new homes come onto the market but demand remains subdued, causing the number of homes on estate agents’ books to rise, it predicts. Hometrack research director Richard Donnell said: “The second half of the year is set to see subdued demand keeping a further downward pressure on prices. “While the balance between supply and demand is not significantly out of kilter, subdued demand and weak consumer confidence are set to keep headline prices under modest downward pressure over the months ahead.” The improvement in activity in the housing market in June was also the result of a bounce-back after a slump in May when viewings were disrupted by bank holidays around Easter and the royal wedding. Activity in the market varies in different parts of the country, with demand for homes in London remaining strong where the average time a property stays on the market is just six weeks. But in Wales it takes an average of 14 weeks to find a buyer.

GENUINE: Manor Farm with its views, living area and rear garden

Mellow and authentic down on the farm

T

HERE is a rare opportunity to purchase one of the oldest properties in West Kirby. Manor Farm was built in 1655 and, as its name implies, was the farmhouse for the farm. The house has been carefully updated and still retains a mellowed authenticity inseparable from older properties, and it is for sale with Clive Watkin Estate Agents for £899,995. The interior abounds with period features and many of the rooms have substantial exposed beams and the lounge and family room have sandstone fireplaces. There is also an abundance of oak woodblock floors and oak plank floors. And, although the kitchen has been re-fitted, with units in keeping with the farmhouse style, it is complete

with three fridges, freezer, dishwasher and a full-size gas Aga. Manor Farm is situated in a prime residential area, occupying an elevated position which affords views over the rooftops of West Kirby Village with distant views of the Dee Estuary and Welsh Hills. It is set in extensive surrounding private gardens and includes a wooded area, a secret garden and magnificent sandstone boundary walls. A closer look reveals a spacious family home. On the ground floor is the lounge, with twin double glazed French windows opening to the garden, a magnificent original sandstone fireplace, oak plank

flooring and exposed ceiling beams. The family room has a charming window seat, an Inglenook with oak beam and farmhouse style fireplace with open grate and sandstone hearth, an oak mantel, woodblock floor – like the dining room – and exposed ceiling beams. The kitchen and breakfast room is fitted with farmhouse style units in pine with pine working surfaces and mid-way tiling; a deep glazed white sink unit with oak draining board; floor cupboards and drawer units; a tall storage cupboard and three integrated fridges and freezer; a Bosch integrated dishwasher; full size gas fired Aga with two burners and hotplates; four ovens; a high level pine mantel above; a ceramic tiled floor and stable door. There is a walk-in pantry and a study with stable door

and wood laminate floor. The cloakroom/utility room has a white suite with low level close coupled WC, working surface with recess and plumbing for a washing machine. An open balustrade staircase leads to the first floor on which there are three bedrooms, all with exposed ceiling beamsand a family bathroom with a white suite of corner bath with tiled splashback, a tiled shower enclosure, pedestal wash basin, low level close coupled WC and a woodblock floor. There are three further bedrooms on the second floor, with another bathroom which contains a panelled bath with tiled surround, a tiled shower enclosure, pedestal wash basin, low level close coupled WC and has a wood laminate floor. The property is home to a useful cellar area – ideal as a

hobbies room/computer room, a workshop/storage, further store and double detached garage. The wide front garden includes formal garden areas with lawns and well stocked herbaceous borders. There are York stone-flagged paths, mature beech hedge and trees, a sandstone front boundary wall and a sandstone water trough. The house also has a secret garden, with a lawned area, sun dial, colourful shrubs and specimen trees and a high boundary wall. There is a wooded side garden and a large rear garden with extensive lawns, mature trees and fruit trees and a barbecue area within sandstone boundary walls. CCARTHY and Stone is pioneering its very own, free, professional removals service in partnership with moving specialist House to Home UK. McCarthy and Stone recently unveiled its first fleet of branded removal vans, which will be used at developments throughout Cheshire to help purchasers with their move. Through the scheme, an experienced removals team will de-clutter the purchaser’s property, taking any unwanted items to charity, and will provide assistance with both the packing and unpacking. The new service is free and is available to anyone who buys a brand new McCarthy and Stone apartment at either Forest Court in Chester, Jessop Court in Little Sutton, Bernard Court in Holmes Chapel, Beatty Court in Nantwich, or Reynolds Court in Woolton, and is designed to help take the stress and hassle out of moving. Fiona Brooks, regional sales and marketing director for McCarthy and Stone, explained: “We know that moving home can be an overwhelming experience. Many of our purchasers are downsizing to a lower maintenance property, often after living in the family home for

EORGE Wimpey has announced an exclusive mortgage guarantee scheme, paving the way for 95% mortgages for first time buyers. The Take5 deal, with Furness Building Society, is being offered initially in selected regions of the UK. It means buyers could now secure a two bedroom home with a deposit of just £9,999, compared with the UK average of £28,770. The new mortgages currently have a variable interest rate of 5.44%. The Council of Mortgage Lenders estimates the average age of a first time buyer not receiving financial help from family is 36. This is largely due to the size of deposit now required by lenders, which has trebled in the last 10 years. Anthony Mansfield, sales and marketing director for George Wimpey Manchester, commented: “We have been working hard to secure this mortgage deal, which we believe will make all the difference to those who aspire to own their own home but find it difficult to save for the large deposits needed. The 5% deposit required for a Take5 mortgage represents a genuinely affordable option for first time buyers, after many years of being frozen out of the market due to lenders requiring
