A night (and day) on the tiles
Attractive, practical and perennially popular, tiles are one of the stars of the interiors world and will help you to transform your home in no time, says Julia Gray
W
HILE there are other ways to decorate a room, tiled floors and walls/splashbacks in bathrooms and kitchens are a smart and practical choice. With so many different tiles on the market, it’s easy to find a look you like and can afford, whether you’re laying the tiles yourself or getting a pro to do it. Tiles come in various shapes and sizes and it’s important to get ones that are in proportion to the size of the room. There are also, of course, lots of different materials to choose from, depending on your taste and budget, as well as the style of the room. Ceramic tiles are a popular and often inexpensive choice. They’re easy to lay and look after, as are glass tiles, which tend to be more expensive but look stunning. The problem with glass tiles is that they’re difficult to cut because they chip easily. Real stone tiles, such as slate, marble and travertine, can be tricky to lay and may have to be sealed (with tile-sealing liquid) before being laid, which can cause problems in itself. They need more aftercare than ceramic and glass tiles and can vary a lot in thickness, colour and texture, so they’re not for everyone. Mosaic tiles are available in all of the above materials, plus metal, and are perfect for creating a feature wall. They come in sheets on a mesh (or paper) and the

mesh is supposed to keep the individual tiles evenly spaced, but it doesn’t, in my experience, work very well. To get straight, even grout lines, it’s best to put tile spacers between each tile, which is time-consuming and tedious. Mosaics can also be hard to keep looking good, depending on where they are and the colour of the grout, because there are so
many grout lines. If you’re buying tiles online that you haven’t seen in person, make sure you get a sample first. Of course, the safest option is to buy tiles in store, where you can see what you’re getting. B&Q has really upped its game this season, both in terms of the tiles on offer and the presentation of them, so check out your local store. Another advantage of
buying in store is that you can ensure all the tiles come from the same batch (the batch number should be on the box), which minimises differences in colour and finish. To work out the number of tiles required, multiply the length by the height of each wall or part wall to be tiled and add them together to get the total area, plus at least 10% more for wastage.
A lot of tiles are sold per square metre and even if they’re not, it should say what the price is per square metre - this is the easiest way to work out the cost. Don’t forget to factor in the cost of the tile adhesive and grout, spacers and tools. The adhesive and grout must be suitable for where you’re tiling and the sort of tiles you’re using. Most professional tilers like to use powdered products that are mixed with water, but it can be hard to get the right consistency and to judge how much to mix up, which can lead to wastage. Ready-mixed combined adhesives and grouts produce less waste, but only use them if they’re suitable for the job and you want the grout and adhesive to be the same colour.
Top Tip ONE of the hardest parts of tiling is cutting the tiles. There are various methods, but by far the easiest is using an electric tile cutter with a wet-cutting diamond blade, such as the Titan TTB336TCB 500W Tile Saw (£39.99, Screwfix, www.screwfix.com), because you just push the tile through the rotating blade. The great-value Titan is easy to set up and use and has a maximum cutting depth of 20mm, which is sufficient for most tiles. It cuts quickly, accurately and safely and has lots of user-friendly features. This is the only way to cut tiles!

This matt paint dries pretty quickly and can be sprayed on, as well as brushed, which is really handy if you have a lot of wood to cover. When there’s little colour in the garden, this is a brilliant way to add it.

T’S home sweet home...at long long last! And Diane and Ibrahim Mohamed just can’t stop smiling after finding a place to call their own. “It’s great that we’ve finally got a home of our own,” beams Diane. The couple and their two children, son Jamra, six, and four-year-old daughter Kenza, have got their dream of their own home thanks to a Liverpool-based organisation which is doing its bit to help working families who are struggling to get on the housing ladder. HomesHub, which is part of the Plus Dane Group, recently delivered 16 new affordable family homes in Liverpool 8 and has plans for at least two more schemes in the area next year. The three-bedroom homes, all eco-friendly and complete with gardens, cost just £595 a month to rent. And it’s meant a great new start for 42-year-old probation officer Ibrahim and Diane who have just moved in to their Northumberland Street property. The couple found the answer to their dilemma through HomesHub Rent, a government funded scheme aimed at working people who are unable to buy at the moment. The properties are offered at around 80% of market rent and so give people the chance to save for a deposit and buy the house in the future if they want to. “We needed a proper family home,” says Ibrahim. “Where we were living wasn’t child friendly and there was nowhere for the children to play outside. We were struggling to find anything suitable in the area. “We had been on Property Pool (the lettings service for housing associations) for a long time but weren’t able to get a property that was right.” The family had previously been living in a large Georgian property in Liverpool, as a house share, but were finding it difficult to make this work with a young family, and conditions were cramped. “A couple of years ago we would have tried to buy but we just aren’t able to get a mortgage in the current financial climate,” explains Ibrahim. “There is a massive need for this type of property,” Diane adds. “There are lots people like us who can’t buy and are struggling to get a decent, affordable home. “This is perfect for us. The rent is

morning then an hour at night and the house is warm all day. “In fact the kids are sleeping in as they are so warm and cosy that they don’t wake up! “Our previous home was really cold, we had the heating on loads but I can see we will save on bills this winter.” And both Diane and Ibrahim are loving turning their new house into their home. Diane has enjoyed buying new furniture for the home and best of all she hasn’t spent penny! “I haven’t spent anything,” she
smiles. “I just sold stuff I already had and bought new stuff with the proceeds. The ground should be dug in autumn, working in plenty of compost or well-rotted manure. Cabbages don’t like acid soil, so add lime, if necessary in winter. Cabbages should be grown in a sunny spot in firm soil. Sow thinly in shallow trenches and cover the seeds with soil. Thin the seedlings to around 8cm apart and they’ll be ready for transplanting when they have five or six leaves. Water the rows before moving them to their final spot, leaving 30cm between plants for compact varieties and allowing 45cm either way for large-headed varieties. Winter cabbages should be sown in May, transplanted in July and cut from November onwards. Good varieties include ‘celtic’, an F1 hybrid of a savoy and winter white cabbage, and ‘Christmas Drumhead’, a dwarf type which can be cut from late October.

Best Of The Bunch Orchid When everything’s dull and damp in the garden, you can still enjoy a taste of the exotic with some orchids on your windowsill at this time of year. Hybrid orchids are the most popular and widely available, from deep pinks to cool whites, which look wonderful in the conservatory or greenhouse, or on your windowsill. They may look fragile, but they are generally easy to grow. Give them plenty of light (but avoid direct sunlight) and water them from beneath once a week, dunking them in a bowl of water for around 15 minutes before leaving them to drain for the same amount of time and then returning them to a pot. Mist them every time you water and once they have finished blooming, cut the stems down to just above the second node and put them somewhere cool to rest and they should come back within a few months. The easier varieties to grow include the delicately patterned odontoglossum types, which provide an exciting mix of colours and shapes. If you want big, showy species, go for the cymbidiums, which are best in a conservatory. Cymbidium ’Tracey’s Hill’ produces deep yellow blooms in autumn, which can last up to eight weeks. Cymbidium ’Red Baker’ is another good choice, producing deep pink flower spikes in the autumn, which last well into winter.

Young dig into mortgage deposits MOST young people who are putting cash aside to buy their own home end up taking around a third of their money back out of their savings to cover their living costs, a study has found. People aged 18 to30 are typically putting £150 away each month to buy their own home, but 62% said they are regularly forced to dip into this money, usually because they are struggling to pay their bills, website MyVoucherCodes found. The typical amount taken out each month is £50, meaning that those who are having to plunder their mortgage funds are wiping around a third off the amounts they have saved. The study follows research from Yorkshire Building Society earlier
LIVING COSTS: Young people are being forced to break into their savings just for everyday living this month which found that raising a deposit is the biggest challenge faced by potential home-buyers, with 56% of them saying they are concerned about this.
The Yorkshire study estimated that a would-be home buyer who was putting away larger amounts of just under £250 a month could still need to save for around eight years to obtain the 20% deposit
often demanded by lenders. Inflation slowed to its lowest level for nearly three years in September, but increased food costs and a string of energy companies recently announcing price hikes, as well as soaring rents amid strong tenant demand, are set to place further pressure on people trying to save for their first home. The MyVoucherCodes study found that 31% of 18 to 30-year-olds are saving up to take out a mortgage. More than half (55%) of those who were not said it was because they cannot afford to start saving up for a house. The Government launched a scheme in August to kick-start lending, which has already caused an increase in mortgage
availability, although much of the strongest competition among lenders so far has been for those with larger deposits. Recent research from comparison website Moneyfacts found that the number of mortgage products for people with a 40% deposit has rocketed by 2,167% compared with October 2007, with 476 of these mortgages available by the end of last week. By comparison, the number of mortgages for people with a 10% deposit has plummeted by 67% compared with five years ago, with 292 mortgages on the market last week. More than 1,800 young people took part in the UK-wide MyVoucherCodes survey.
