Greener, cleaner way to warm home

Summer is the perfect time to consider fitting an air source heat pump, says Julia Gray

IF YOU want to make your home greener and cleaner, an air source heat pump could be the answer. These pumps extract heat from the air outside and then increase its temperature, before using it to heat your home. There are two types of pump – air to air and air to water. The former produce warm (and also cool) air and circulate it around your home through fans. Air-to-water pumps supply your home’s (wet) central heating system. However, they don’t make the water as hot as a boiler does, so you may need to fit bigger radiators because the ones you have won’t give out as much heat, or install (wet) underfloor heating, where the water doesn’t need to be so hot. Underfloor heating is a good option with a heat pump, but is often expensive and disruptive to retrofit – it’s ideal for renovations and houses being built. According to the Energy Saving Trust, fitting an air source heat pump costs around £6,000 to £10,000. How quickly you’ll get that money back depends on a number of factors, but you’ll save most money if you’re replacing a coal-fired or electric heating system (if you have mains-gas central heating, an air source heat pump may not be for you). The good news is that once the Renewable Heat Incentive (see www.which.co.uk) starts (probably next year), it should take less time to recoup your investment. This Government scheme will pay people who heat their homes using renewable technologies, including air source heat pumps. Even though the scheme isn’t up

As well as providing you with an income (assuming the Renewable Heat Incentive goes ahead), your pump should also cut your home’s CO2 emissions (depending on what sort of heating you’re replacing). The problem, of course, is that although air is renewable, these pumps need electricity to work. The most eco solution is to generate

Air source heat pumps rarely need much maintenance, but they may not work as well when it’s colder than -5C outside (although they can work at temperatures as low as -15C), so another form of heating may be necessary in winter. It is, of course, vital that your home’s draught-proofed and well insulated for the heating system to work efficiently. Whether or not you need

planning permission for an air source heat pump will depend on where you live in the country (and sometimes other factors), so check with your local planning department. As always, if your home’s leasehold, you may need the permission of the freeholder to make an alteration such as fitting an air source heat pump. And if it affects a wall or boundary you share with a neighbour, it may be necessary to draw up a party wall agreement.

Top Tip WOODEN worktops need to be oiled regularly to keep them protected and looking good. Before you fit one, it should be oiled at least three or four times on all sides (several times on any cut ends and cutouts) with a good wood oil. Ronseal Anti-Bacterial Worktop Oil (from £14.98 for 500ml, B&Q) is a great choice because, unlike most wood oils, it uses the anti-bacterial qualities of silver to kill E.coli and MRSA for up to six months, as well as waterproofing and nourishing the wood. It’s clear (some coloured oils alter the colour of the wood) and goes on quickly and easily – just use a lint-free cloth or soft paintbrush and wipe off any excess after a few minutes.

Effects of mortgage boom

A LEADING firm of surveyors said this week it had put aside another £17.3m to meet claims from lenders who offered mortgages during the property boom. LSL Property Services, which owns e.surv chartered surveyors as well as estate agencies Your Move and Reeds Rains, said the provision covered claims between 2004 and 2008 – a period surrounding the market boom and the subsequent fall in prices which left many people stuck in negative equity. It said this “relatively high-risk” period saw lenders generally offering mortgages at high loan-to-value (LTV) ratios and considerable levels of buy-to-let and sub-prime lending. The company outlined the extra £17.3m provision in its results for the first half of this year, saying the rise in claims it has seen has partly been prompted by anticipated changes to “no win, no fee” rules next year. LSL, which has already put aside or paid out £20m over the issue, said that high levels of claims have been “industry-wide” and it has tightened its own internal controls as the market has changed. Steven Gould, director of regulation at the Royal Institution of Chartered Surveyors (RICS), said the body has seen some “market distress” among its members due to generalised claims being made as a result of house prices going down. He said that while claims relating to negligence over surveys where something has been missed were relatively easy to prove or disprove, ones relating to valuations are often more complicated to deal with as claims tended to be less specific.

Opt for Mediterranean style to capture the sunny summer look at home whatever the weather, says Gabrielle Fagan

I

F THERE’S one thing we’re craving this summer, apart from gold medals, it must be a long spell of blue skies. But just because our climate’s not co-operating it doesn’t mean you can’t capture the atmosphere of sunny climes at home by bringing on the blues. Pairing these with fresh white will instantly evoke the optimistic feeling of bright horizons, glittering seas and cool pools – in short, a getaway Mediterranean style. “This look has a relaxed, timeless appeal and is just as at home in contemporary or traditional interiors,” says Caroline Gow at Fired Earth. “It’s also a style which works equally well on a large or small scale, so you can use it for a dramatic feature in a bold blue pattern, or just a small feature to add an uplifting splash of colour.” Dipping into a blue palette can be daunting as there’s so much to choose from; whether it’s the intense, saturated blues found in the Mediterranean or the inky, sultry midnight blues of foreign skies. Whatever you pick, it’s a magical formula because all the blue shades complement one another, making it one of the easiest and most restful, decorative schemes to live with. So instead of packing a bag and going in search of the sun, treat your rooms to some Mediterranean magic.

BASIC ELEMENTS At its simplest, blue and white living is seen in homes where rough-cast walls are colour-washed with chalky blues or whites, and painted woodwork complements the effect. While tongue and groove panel walls and bare boards will conjure a similar rustic mood, there’s no need to abandon the blues if your taste is more sophisticated. “The trend for decorating with indigo blues continues and there are many interpretations. Teamed with ikats and embroideries, the look becomes more ethnic and rich, while bold blue works beautifully with crisp white curtains and accents of blue around the room”, says Jo Eaton, creative projects co-ordinator at Sanderson. “Black painted or wenge furniture with a modern or Asian feel balances the strong blue. The inspiration for a room needn’t come from a colour chart. It can just as easily be inspired by a length of fabric, a piece of china or a work of art. Use this as a starting point and then build up the scheme around it, whether it’s a tiled splashback in a kitchen, a piece of furniture or a striking accessory. Don’t assume you can’t introduce

Fighting to grow Amid fears allotment land may be sold off to developers, Hannah Stephenson looks at the campaign to grow your own and offers tips on how to choose the right plot

LLOTMENT holders nationwide are gathering to safeguard their plots in light of increasing worries that allotment land may be sold off. A recent survey conducted by the National Allotment Society found that 74% of its members are worried that their allotment land will be sold off and redeveloped in the future, while the society itself receives hundreds of calls a year from allotment holders looking for advice on how best to safeguard their plots. Donna McDaid, national secretary for the society, explains: “Unfortunately in this day and age, it is too easy for landlords to dispose of allotment land without realising the huge benefits they provide to individuals, communities and the environment. “Since the Localism Act has come into force, there is now an even greater need to galvanise the interest and support of local communities, especially as planners see allotments as prime development land.” With National Allotments Week looming, local allotment associations up and down the country are hosting ‘Parties on the Plot’ to help galvanise community support for the allotment movement and in turn safeguard sites from the prospect of development.

The week will showcase the wider benefits of allotment gardening to all. There are an estimated 330,000 allotment plots in the UK and nearly 100,000 people on the allotment waiting lists, according to the society, with rents ranging from £5 to £120 a year. Best Of The Bunch Lily THE weather may have been dire, but my lilies have brightened up the garden this summer despite the rain, providing colour in shades ranging from white to pink and zingy orange. If you want lilies on the patio, Asiatic and oriental hybrids have short, stout stems with fresh green foliage and upward-facing flowers. Good varieties include Lilium ‘Mona Lisa’, with its pink flowers with a deep pink centre, and L. ‘Peach Pixie, with its peachy orange stems. Older varieties of trumpet lilies make great border plants. Some grow very tall and aren’t suitable for containers, but others which grow to

around 1m in height make excellent subjects for large containers. Lilium regale is among the favourites with its richly scented white blooms and ‘White Sheen’, a dwarf longiflorum type, is also popular with 40cm stems bearing scented white blooms. Lilies like a rich compost with plenty of nutrients and good drainage. Plant bulbs 15-20cm apart, burying at least three times their depth and laying the bulbs on their sides when you plant them, to prevent water from becoming lodged between their scales, which can cause them to rot.

You will not want to catch a bus carrying tools or get in a car after a long, hard day at work to get there. ● Choose a site which has fences, hedges and locked gates at night to deter vandals. ● Check water arrangements. Councils should supply mains water at a convenient distance for plot holders. A mains water supply in the form of tanks and standpipes is essential. ● Check out the land, examining the plot which is offered to you. Work out if you have plenty of sun

or if the plot is going to be in shadow, which isn’t good for a lot of vegetables. Large trees may cast shade and sap the soil of nutrients. ● Study the neighbours’ plots. If they are neglected and dominated by tough, perennial weeds such as ground elder, you may be facing a losing battle. ● It’s important to feel comfortable there. Some sites have a clubhouse for meetings or a trading shed where you can buy gardening goods at more or less trade prices. Remove male flowers. ● Sow a row of parsley now to produce leaves for picking in the autumn. ● Water and pick sweet peas regularly to ensure that plants continue to flower. ● Pollinate female flowers of melons by dabbing with pollen from a male bloom. ● Water blue hydrangeas regularly with a solution of colorant to ensure blue varieties remain blue next season.

Good enough to eat Beetroot GARDENERS should now be harvesting crops of beetroot to add to tasty salads grated or sliced, cooked or raw, with a dash of orange juice to add flavour. They are best grown in an open, sunny site in well-drained fertile soil that has been enhanced with compost or well-rotted organic matter. Seeds can be sown outdoors from early spring to summer. Sow a short row every two weeks to have a constant supply of tender roots. They should be sown in drills 2.5cm (1in) deep, in rows 30cm (12in) apart and thinned to 10cm (4in) when large enough. Water every 10 to 14 days during dry spells as lack of water leads to woody roots, while irregular watering can cause the roots to split. Dig the roots up when they are around the size of a tennis ball – any larger and they may taste woody. Baby beets can be

harvested earlier, when they are a golf ball size. Good varieties include Boltardy, a smooth-skinned, bolt-resistant variety, and Detroit 2 – Little Ball, a baby beet which is excellent for pickling.

House prices fall for first time in seven months

HOUSE prices have fallen for the first time in seven months as the number of potential buyers shrinks while the volume of homes going on the market rises, a study said this week. The gap between supply and demand is set to widen following an early and unusually rapid seasonal summer slowdown, meaning prices are likely to fall further in the coming months into autumn, property analyst Hometrack said. Prices fell by 0.1% in July after being flat last month, with activity slowing down notably in London and the South East, which have been supporting the market and keeping average prices up. Meanwhile, price falls in the northern regions, which have been bigger than those in the South, could be “bottoming out”, the study suggested. London was the only region to register a price increase in July,

with a rise of 0.1%, but the rate of growth has slowed, according to the findings. The North East saw the biggest price fall, with a 0.5% drop. Prices in the North West decreased by 0.3% and those in the South West, Wales, the West Midlands and Yorkshire and Humberside fell by 0.2%, while prices in the East Midlands and the South East dropped by 0.1% and remained flat in East Anglia. The mismatch between buyers and sellers was shown by the number of new potential buyers registering with estate agents decreasing by 2.1% this month, as the volume of homes being put on the market rose by 1.4%. The number of new properties for sale has increased by 5.2% over the last three months, while demand has fallen by 2.2% over the same period. The South East saw the biggest fall in demand in July with

potential buyers decreasing by 3.4%, while London also saw an above-average decline of 2.4%. Richard Donnell, director of research at Hometrack, said: “Weaker demand is to be expected over the summer months, but compared to previous years, the seasonal slowdown has started earlier and developed more rapidly than in previous years. “This reflects growing concern over the UK’s economy and the deepening eurozone crisis.” Borrowers with smaller deposits are expected to have a particularly tough time finding a mortgage in the coming months as lenders continue to tighten their criteria in the uncertain economy, although there have been some recent signs of increased competition to attract those with larger amounts of equity. In a sign of what is to come, figures from the British Bankers’

Association (BBA) published last week showed that mortgage approvals were at their lowest level in at least 15 years in June. The Hometrack study said homes are staying on the market for 9.5 weeks on average, a slight increase from 9.4 weeks in June. The proportion of the asking price achieved remained the same month-on-month at 93.1%, as weaker pricing in London was offset by increases in the proportion of the asking price being achieved in northern England. The number of postcodes across London registering price falls has also started to increase, although more areas in the English capital are still registering rises than drops. Mr Donnell said: “Price falls in the capital are primarily being seen in outer London, where domestic demand is slowing as sentiment weakens and affordability

pressures bite. “A similar pattern is being seen in the South East, where prices were down across 35% of the region in July – above the national average.” Mr Donnell said that away from London and the South East, there is evidence that price falls may start to slow. He said: “The proportion of the asking price being achieved in northern regions has improved over recent months, albeit off a low base. “Above-average falls have resulted in prices slowing to a level where sales can take place without the need for large discounts. “This suggests some bottoming out of prices in these regions which have seen larger price falls than southern England.” The study is based on research from 1,500 estate agents and surveyors across England and Wales.
