LIVERPOOL estate agency firm Sutton Kersh is celebrating after nine of its lettings negotiators were recently awarded a top qualification. ARLA, the Association of Residential Letting Agencies, was established in 1981 to promote standards in this area of the property market. Members are bound to strict codes of conduct that are classified as the minimum service standards expected in the industry. The lack of regulation in the property industry in general has been a much disputed area for many years. While a number of professional regulatory organisations exist including the Royal Institution of Chartered Surveyors (RICS), the National Association of Estate Agents (NAEA) and the Association of Residential Letting Agents, membership to all or any of these schemes is not mandatory, allowing anyone regardless of qualifications or experience, to set up their own property sales or lettings business. Recent surveys from both RICS and the NAEA have indicated an increase in activity from prospective purchasers in the area. “When comparing properties that were sold in the final quarter of 2010 with new instructions recently received in these same areas, asking prices are very similar, illustrating a stabilisation in values and strong activity across the property spectrum. “The relationship between the supply of property and purchaser demand has historically been a good indicator of expected market performance. The gap between the two is now the narrowest that it has been since the end of 2009, with demand outstripping supply. This explains why we

AUCTIONEERS Venmore are gearing up for their first auction of the year. The auction, at the Hilton in Liverpool One on February 16, will hold a variety of lots including residential and commercial. ENCOURAGING news for ●Thebuyers and sellers... UK housing market saw a
surge in the level of enquires, both for buyers and sellers in the first two weeks of January, according to estate agents. The buoyant start to the year was recorded in a poll of almost 700 estate agents conducted by the National Association of Estate Agents (NAEA). Almost two thirds (59%) of those surveyed said that the number of house hunters registering with them during the first two weeks of January was higher than they would normally expect for this time of year. A quarter (26%) said that levels were consistent with the average for January. Just 14% said things were worse than expected. Similarly, the level of enquiries from potential sellers went up with 45% of NAEA members reporting an increase over the same period. Over a third, 36% of agents questioned said that figures remained steady. NAEA President Mike Jones says: “The results of this latest survey would seem to indicate a renewed confidence in the housing market as we begin 2011. “It is encouraging to see that the majority of our agents are noting an upturn on both the buyer and seller sides and those that didn’t are still reporting steady figures consistent with January of last year. “The market appears to have experienced a jump start to 2011. We are hopeful that this will continue into February.”

Willie Miller Comedian & radio presenter Where was the family home you grew up in and what was it like? MY first family home was in Esk Street which is off Derby Road. It seemed huge at the time and next door to us was a foundry, opposite us was a woodyard, and there was a police station on the corner opposite the Alhambra pub. As a kid there was always something to explore around the warehouses but no grass to play footy on! What is your clearest memory of the house? The clearest memory of Esk Street was the cold. It was freezing in there, just one coal fire and that was it. Where was the first house you bought yourself and what did it cost? Where was the first house you bought yourself and what did it cost? The first house I bought myself was in Hartnup Street in Anfield. It was an impulse buy really and it cost me £3,600 in 1981. What made you want to buy it? I was 20 at the time and decided that I wanted to get onto the property ladder. It was a two-up-two-down with no hot water and an outside toilet. It was even colder than Esk Street. What are the most important features you look for when buying a house? I have since learned that the most important thing to look for when buying a house is how easy will it be to sell when you want to move. Very few of us stay in the one place for life.

flirty and sensual or cosy and warm,” advises leading interior designer Katharine Pooley. “Soft and tactile fabrics such as silk, lace, tulle, organza and chiffon exude an essence of flirty femininity, while layering fabrics such as cashmere and furs creates a soft, cosy, inviting sanctuary.” But she says it’s just as important to pay attention to small details. “Red’s a classic choice but a more subtle colour can look far more chic. It’s the overall sensory and visual experience that’s just as important in creating the mood of a room.” Wooing winners: Add a subtle, intimate touch to a table with white ceramic bowls with ‘Love’ written in discreet red letters. GUIDE DIY News NEW research reveals that ● many women would think twice before calling in a male
electrician. According to a survey of 3,000 women by NICEIC (the UK’s voluntary regulatory body for the electrical contracting industry), 47% of female homeowners admit to feeling intimidated when dealing with a male sparky, while 11% say that they would only have a man around if they were not alone. The answer, it seems, is more female electricians. According to the research, 50% of the respondents would feel more comfortable dealing with a woman and 31% are more likely to trust a female electrician’s opinion over a male’s. A total of 26% said that it would make a refreshing change to see a woman in charge of the tools. To address this problem, NICEIC is spearheading an initiative to recruit more women to the trade and has founded an Apprentice Academy to plug the skills gap. “We hope that by launching this campaign, in line with our Apprentice Academy, more ladies will come forward and help to even up the balance in

How to... stamp out damp ● COMMON causes of damp and leaks include missing or blocked guttering and missing or loose flashing or roof tiles. Flat roofs are another common cause because they’re only watertight if properly sealed, and water tends to sit on them in a way it doesn’t on pitched roofs. If you think your home has any of these problems, you could tackle them yourself, but it may be better – and safer – to get a builder or roofer in. ● If your home’s damp-proof course is being prevented from doing its job properly, this can also cause damp.
You should be able to see the line of the course along your home’s outside walls (several inches up from the ground) and if the level of your garden, patio or path is higher than the course, you need to do something about it. ● Other common problems with outside walls (penetrating damp) are deteriorated or missing pointing, cracked and chipped rendering, and bricks that have become porous. Again, you can fix these things yourself, or get a builder to do it. ● Noticed damp around a chimney breast? It could be because the chimney stack needs repairing, or
the chimney breast isn’t ventilated properly. If the fireplace hole has been bricked up and plastered over, a plastic or metal vent should have been fitted. If you don’t have one, fit one straightaway it’s a relatively straightforward DIY job. And if you already have a vent, make sure it’s not blocked. ● If the damp is worse at the bottom of the wall than further up, you may have a case of rising damp. If there’s no obvious cause you can put right, get a specialist damp company in – they’ll probably install a new damp-proof course and then replaster.

ITH its name originating from the Germanic word Walha, meaning stranger or foreigner, Wallasey has grown to be one of the most popular areas to live in Wirral. With a population nearing 59,000, Wallasey now more commonly also comprises the surrounding areas of Egremont, Liscard, New Brighton, Poulton, Seacombe and Wallasey Village. EDGES can be the making of a garden, providing clear boundaries and acting as a windbreak and a handsome green backdrop to other plants. A neglected hedge, on the other hand, can be a total eyesore, especially if it’s bare at the base or totally out of shape due to lack of pruning. Late winter is an ideal time to cut back tough hedges such as beech, pyracantha, yew (which is the only conifer which will re-shoot from old wood), holly and hawthorn. They can be cut back hard to rejuvenate and reshape them and re-growth will start almost immediately. If you feed the hedge the growing season before, it should come back healthy and vigorous. A new way to experience luxury living in Tuscany

THESE knobbly vegetables, which now have a place on supermarket shelves, are ideal for roasting, adding to soups or mixed with butter, seasoned and mashed. Buy tubers from specialist suppliers and plant them 10-15cm deep and 30cm apart in well-drained, moistureretentive soil with added organic matter in a sunny spot or in dappled shade. They are quick-growing, exceeding head height each season and acting as a good windbreak, although you’ll need to stake them, and are topped with fragrant flowers. Once the stems are 30cm (12ins) tall, pile the earth up around the roots, as you would to potatoes, to make the plants more stable. By mid-summer the tubers under the ground will be bulking up and should
be ready for harvesting by mid-autumn. When the frost hits the stems, cut back the plants to 15cm (6in) above the soil. Harvest as needed, pulling them out in clumps – each plant will provide about 12 tubers. They will survive pretty well in the ground, although it’s wise to mulch the ground with old straw in the winter to protect them.
DEVELOPMENT: Villa Bossi Pucci in Tuscany ITALIAN holiday homes are available to buy through an innovative new private residence club. This month the final touches are being put to a group of former farm buildings which have been given a new lease of life as luxurious holiday homes set in an archetypal Tuscan rolling landscape of vineyards, olive groves and cypress trees. Explained Peter: “This is not fractional
ownership, whereby an owner’s use of the property is limited to a fixed number of days each year; neither is it timeshare, which may not have ownership in bricks and mortar. “Members of a private residence club are joint owners of the actual building, and yet have access to all residences in their category. Like the members of an equity golf country club wishing to book tee times, their use of the accommodation is limited only by the club’s reservation policies. “In my view, this arrangement offers the best value lifestyle option for people who cannot justify the cost of purchasing and maintaining a holiday home abroad when, in reality, they will only use it for a few weeks each year.” Current prices of a one-tenth interest range from 50,000 euros for a one bedroom residence, 86,000 euros or a two bedroom residence, rising to 100,000 euros for a three bedroom residence. Purchasers can buy more than one interest if they wish to do so. There are regular flights from UK airports to Florence and Pisa. The common primrose, P. vulgaris, is among the earliest wild flowers to bloom in the
countryside and they look fantastic naturalised in a wild garden. The drumstick primrose, P. denticulata bears mauve lollipop flowers on stout 45cm (18in) stems and looks lovely in the herbaceous border. White varieties, flowering in mid-spring and early summer, are also available. The popular cultivated types, which come in a massive range of
colours and grow to just 15x15cm, are not as tough as their wild cousins and are better off planted outside in a month’s time unless you use them as spring pots in a sheltered porch or cool greenhouse. As a rule, most primulas prefer dappled shade in moist, fertile soil. Clumps need dividing every three years in autumn or spring.
IF your home is likely to appeal to a cash-rich buyer, you have a much better chance of selling it in today’s sluggish market, according to a new market analysis from Hometrack. “In normal times, cash buyers account for perhaps 25-30% of the market,” says Richard Donnell, director of research at Hometrack. “But today’s market is not normal and possibly 40% of home sales are driven by cash buyers.” Donnell thinks the wide divergence in nationwide statistics - with the average selling price ranging from £160,000 to £220,000-plus - is explained by the fact that mortgaged purchases
currently account for little more than half of total sales, so statistics from lenders are inevitably skewed. “I estimate that over 45% of households who own their home do not have a mortgage, but many of this group are aged over 50 and they might only move once in 30 years - unlike younger households and growing families who tend to be
constantly looking for more rooms and a better location,” he says. Donnell says cash buyers tend to seek good quality family housing in nice locations; well-maintained period properties in smaller communities as a retirement pad after children leave home; and quality investment properties to earn steady rental income from affluent tenants unaffected by spending cutbacks.
