PROPERTY auctioneer Sutton Kersh sold 35 of the 60 properties available at its opening auction of the year. Pre-auction activity was high with 14 properties selling prior to the event held at Liverpool city centre Marriott Hotel. The total revenue generated from the sale currently stands at £2.4m, with more sales in the pipeline. The stand-out lots of the day were two vacant residential properties: 8 Craven Road, near West Derby Village, is a substantial three-storey semi-detached property that has been converted into four self contained flats. Guided at £100,000, the property, which was offered with vacant possession eventually sold in the room for £143,000. Another substantial vacant residential property located on the junction of Greenheys Road and Sefton Park in the Princes Park area also sold for more than £40,000 above guide price. In need of full refurbishment, the three-storey dwelling has been converted into seven self contained flats and was guided at £140,000 – it sold for £197,000. Cathy Holt, auction manageress at Sutton Kersh, says: “It was a very busy room and competition among bidders was high.” Sutton Kersh's next auction will be on April 5 with the catalogue due to close on March 10.

DSS landlords, in particular, ● could be pleased to learn that the government has recently

announced that housing benefit or local housing allowance payments will be paid directly to them – if they are prepared to reduce rents payable by tenants. It is part of the Housing Benefit changes, says Richard Globe from the Property Landlord Business Support Group, coming into effect on Friday, April 1, where the current Meridian rate changes over to a 30th percentile, meaning a reduction of payments for many DSS tenants making a new claim after that date. Richard says: “The government says the rent allowed per property will be reduced by 10%, but this figure varies from area to area.” For free information about the

THE Blitz spirit has been alive and well in Stockbridge Village over the past few days. Some residents were without electricity for a few days because of a defective electric cable. Some of the areas worst affected included the sheltered scheme at Roughsedge House and some adapted bungalows in Spruce Grove. But staff from Villages Housing were on site all day and worked through the night to provide care and support to some of the more vulnerable tenants. Even though they had also liaised with tenants’ families and support workers to arrange alternative accommodation where necessary, some tenants chose to remain in their properties and they were supported by Villages staff to ensure that they were safe and secure. A generator was provided which meant that Villages were able to provide free food and refreshments to those tenants who chose to stay.

Free breakfasts were also provided on two mornings. The community at Roughsedge House came together to support each other and there was an atmosphere of support and solidarity amongst the residents. Lyn Kelly, supporting people manager at Villages, says: “This was something that was completely out of our control as Scottish Power are responsible for the cables and for the repair works that needed to be carried out. But we pulled out all the stops to ensure that our tenants were safe, secure, comfortable and kept updated. “Yet another example of how Villages really are ‘More Than Just A Landlord’.” Ivy Spencer, one of the affected tenants at Villages’ sheltered scheme, says: “The staff came to my bungalow each morning with a nice hot cup of tea and some toast. They came and checked on me lots of times during the day too to make sure I was OK.”

Barbara Daley Where was the family home you grew up in and what was it like? I was born in a flat in Kirkby and lived there with my mum, dad and three sisters. We moved to a maisonette in Cantrill Farm and then to a house on the estate where we had our own garden, which became my dad’s pride and joy. What is your clearest memory of the house? My most vivid memory of our flat in Kirkby was my dad lighting the coal fire using newspaper. I remember being scared to go out into the coal shelter because I thought that was where the bogey man lived. Where was the first house you bought yourself and what did it cost? The first house we bought was a small terrace house in Tuebrook. My husband Paul and I had been looking at other properties but couldn't afford them. We bought this house off an old couple who were retiring. We paid £7,500 which was a lot of money at the time.

What made you want to buy it? The house was perfect. It was the owners’ pride and joy and they had done a lot to it, including having three different sets of coloured lights in the living room – you could have red, white or green, or any combination. Despite the eccentric lighting they were a lovely couple and really helped us get started.

Are you a DIY trier or do you leave it to the experts? We were diy-ers at first because we had to be, but after a bit we were so busy that it didn't make sense in time and effort. You've always got someone to blame if it’s done by a tradesman and, unlike my husband, they always finish the job! What is the one thing you love most about your current home The main thing I love about my house is it’s situated by Sefton Park so we can always go for lovely walks, it’s also handy for work and it’s close to our daughter’s house. What are the important things you look for when buying a house? We are on our fourth house now so we've learned by experience. We were so lucky to get our first home. It was in a nice area, we could afford the mortgage and it was central for our families and for work, but it hadn't been our first choice – the house we wanted to buy was next door to a pub! ● A sliding door can offer a practical solution if you need more space in a room, but it’s vital to have accurate measurements before you buy and fit your door. ● Measure the door opening in more than one place. Measure horizontally across the top and bottom of the opening and then vertically on each side. ● To get the tracks for the door the right size, subtract 3mm from the opening’s top and bottom measurements. You’ll need one track for the ceiling and one for the floor. Use a hacksaw to cut them, and cover your cutting line with masking tape so the blade is less likely to slip. ● Mark the position of the screws for the top track on the ceiling, drill the holes and screw the track in place using butterfly screws. The floor track can be fixed with screws or tape. Remember to use an electric cable and pipe detector before drilling so you don’t go through anything you shouldn’t. ● When installing the door, ensure the top guide is in the top track, with the bottom of the door slanting out at about a 15-degree angle, then lower the door’s bottom wheels into the bottom track. ● You can adjust the door with the screw on the top of the bottom wheels. Using a screwdriver, turn the screw clockwise to lower the door and anticlockwise to make it higher. ● Keep raising and lowering its sides until you’re happy with its position. Seasonal Task Lots of lofts have some insulation, but it’s often not enough. It should be 270mm deep for mineral wool (other materials may require different depths), so if you want to lag your loft properly without starting from scratch, lay new insulation on top of the existing stuff – and start to see your heating bills come down.

Ask The Expert Q How do I deal with flaking paint? A: Paint often flakes with age, but if your paint isn’t that old, there will be other causes. One of the most common is not preparing the surface properly, i.e. painting over things like dust, dirt and grease. Surfaces should be repaired and sanded (if necessary) and then cleaned thoroughly and allowed to dry before you start

painting. If you live in a period property that hasn’t been decorated for many years, flaking paint may be caused by distemper (an old-fashioned paint). To test for distemper, wet the surface with water and wait to see if the paint peels away distemper will. Scrape as much off as you can with water, then seal with two coats of plaster sealer.

LUNDELLSANDS boasts some of the most prestigious property anywhere in the region, so it is no wonder that it has become the domain of the rich and famous. Footballer Jamie Carragher is one of its most high profile residents, with a number of other premiership players, celebrities and business people also living locally. Blundellsands occupies an idyllic setting overlooking the stunning Mersey estuary, and it is here that Antony Gormley’s famous Another Place statues are now resident – the sight of them looking out over the water has become something of an iconic view. Househunters looking for an exclusive Blundellsands address can expect to pay a premium for their property, particularly if they offer those all-important views of

G

OOD organisation is crucial in any vegetable plot, as well as a great memory if you haven’t enough labels to hand when you first plant out your veg. Planting the same crop in the same place year after year can be a recipe for disaster as the same nutrients are sucked up and pests and diseases pertinent to that crop may still be around. So crop rotation, an ancient system invented by farmers to control pests and diseases before the days of pesticides, is a good way to maintain good soil hygiene and keep the soil more evenly balanced – with the addition of lots of organic matter where it is needed, of course. The traditional method is to divide the ground into three or four plots or beds then move groups of vegetables with similar needs from one bed to the next annually. By grouping the greedy feeders together in one area you can maximise its value, perhaps as it may be necessary to manure only that one area per year. Then the plot you add organic matter to is changed each year so that the whole garden is manured every three years. The three main groups are legumes (peas, beans, spinach, Swiss chard, sweetcorn), brassicas (the cabbage family, sprouting broccoli, cauliflower, kale, swede, turnip, Brussels sprouts) and root crops (carrots, celeriac, beetroot, garlic, courgette, parsnip, tomato, onion and shallot), with potatoes in a fourth bed. Permanent crops such as asparagus and rhubarb can be grown in a plot which is not rotated. Fit in salad leaves wherever there is space, which is often in the gaps between rows of bigger, slower crops, and try to be organised enough to sow lettuces every couple of weeks in summer or you’ll end

AND SO TO BED: Keeping groups of plants separate helps when planning to rotate your crops to make the most of your garden up with a glut one week and none the next. If you have a small garden and only room for a few vegetables, simply don’t grow an individual crop or a particular group in the same place two years running. Organisation is key. Draw a plan of your plot and mark up what you want to grow, how long the crop is likely to occupy the ground and how much space it will take up, along with what you want to follow it with. It’s a tall order to be that

organised, but it will stop you ordering far too many seeds and plants you won’t have room for. Some crops occupy the ground for most of the year, such as sprouting broccoli, winter cauliflower and Brussels sprouts. Other are fast growing, such as radishes, salad leaves and spinach, which can utilise space in between slow-growing crops. Some crops are sown in spring and harvested by midsummer, giving you space to grow something

Plant breeders have even developed narcissi with pink flowers and others with double “butterfly” flowers. I love the dainty dwarf varieties which only grow to about 30cm (1ft) tall and are ideal for containers and the rockery. Consider “Jetfire”, which has bold orange and yellow flowers and “Pipit”, which produces lemon and white flowers in mid-spring. Most daffodils thrive in damp soil and enjoy light shade or full sun. If you have “blind” bulbs which don’t flower, they are probably just overcrowded or haven’t been fed, so in late summer dig up overcrowded clumps and replant. Once the flowers have faded, leave the leaves for at least six weeks, by which time they should have gone brown, before clearing and avoid tying them up.

Crops such as broad beans, which are over by mid or late summer, can be followed by spring cabbage or quick-growing salad crops which will last to the autumn if they are protected with horticultural fleece. neighbours. Good companions for beetroot, for instance, include cabbage, green beans and onions, but don’t put them with tomatoes or asparagus. Onions are good plant partners to carrots, leeks, lettuce, parsnips and tomatoes, but may not do well planted with green beans and peas. Whatever space you have, crop rotation and forward planning will help you make the most of your plot and reap huge rewards on the dinner table.

Things to do this week ● Continue to put out cloches for early veg at least two weeks in advance of sowing or planting. ● Net blackcurrants against birds which eat the buds. ● Feed spring cabbage with a high-nitrogen fertiliser. ● Feed fruit trees and bushes. ● Take basal cuttings of perennials in the greenhouse. ● Take cuttings of chrysanthemums, dahlias, fuchsias, geraniums and most tender perennials and grow them on in the greenhouse. ● Hard prune shrubs grown for their winter bark colour. ● Rake the lawn to remove old thatch. ● Lift and transplant snowdrops and aconites. ● Thin radish seedlings before they become overcrowded. ● Sow round seeded varieties of pea such as “Feltham First” or “Meteor” under cloches. ● As the weather improves, ventilate cold frames containing seedlings and cuttings from autumn, to harden them off. ● Mulch bare soil in beds and borders. ● Finish planting bare-root trees and shrubs and new fruit trees and bushes.

plant them 1-3cm deep and about 10-15cm (4-6in) apart in rows the same distance apart. Plant each set with a trowel. Don’t just push the sets into the soil because as the roots form they will push the set up and out again. Plant maincrop (summer) onion sets in March and April and overwintering onion sets in September and October. Keep them well watered in dry spells and weed regularly. Maincrop onions should

be ready in August or early September, when the leaves start turning brown. Lift the bulbs and leave them in the sun to dry before storing in shallow trays in the shed. Overwintering onions can be dug up when needed from around mid-May to July. Good varieties include “Red Baron”, a fantastically flavoursome red onion, mild enough to use in salads, and “Sturon”, a fairly bolt resistant type which keeps well throughout the winter.

HOUSE building levels showed signs of improving during January with an 18% jump in the number of private homes developers plan to build. New home registrations increased by 5% across all sectors during the month to 7,788, according to the National HouseBuilding Council (NHBC). The rise in registration is good news after the total number of homes completed during 2010 fell to its lowest peacetime level since 1923. Imtiaz Farookhi, chief executive of NHBC, says: “2011 has got off to a promising start despite the uncertainty that is affecting much of the economy. “However, it is important to bear in mind that home registrations for 2010 overall were lower than we might have hoped and completions were low as well. “This month’s figures do offer some consolation that, despite the raft of conflicting economic data that appeared in January, house builders’ attitude to new development was robust and they remain committed to recovery.” Housing minister Grant Shapps adds: “I welcome these figures from the National House-Building Council – they show a surge of optimism from the construction industry, who after 13 years of failed top-down targets are beginning to build more homes that this country desperately needs.”
