IT WAS standing room only when auctioneer Venmore held its latest Liverpool sale. Sales in the May auction reached more than £1.2m – and it was all captured on camera. BBC’s Homes Under The Hammer filmed the auction for a future show and they got plenty of material to go on. Just under 50 lots were offered for sale at the auction at the Hilton Hotel in Liverpool One. High levels of pre-auction activity resulted in 10 properties being sold prior to the event including Lot 11, The Stables Bar in Garston, which was sold for considerably more than the guide price of £140,000. The auction sold 60% of the residential lots on offer and attracted about 300 people. Among the bestsellers at the auction was Lot 9, a threebedroomed terrace in Halewood, which went for £10,000 over its original guide price. Nick Ball, head of auctions, says: “It was really encouraging to see so many investors in attendance, which resulted in some competitive bidding wars. “We had a packed out auction room and there are still some opportunities to secure some great properties.” Venmore’s next auction will be held on Wednesday, July 20, at 1pm at The Hilton, Liverpool One. MILLER Homes has ● announced that it has been awarded the management
contract for 10 new residential developments across the UK with a combined value of £100m. The developments, previously under the ownership of Ludgate Hill Developments Ltd, part of McInerney Holdings, are located across the North West, North East, Yorkshire and the Midlands and will be fully rebranded and integrated into Miller Homes’ portfolio over the coming weeks. This latest acquisition builds on what has so far proved a successful year for the privately owned housebuilder, which was voted Private Developer of the Year by readers of First Time Buyer magazine. THE quality of construction on a new development by Jones Homes in Newton-le-Willows
has been rated among the top 10 in the North West. Newlands Grange, off Wargrave Road, was named as one of just ten finalists nominated from sites all across the region in the recent Local Authority Building Control (LABC) North West Region Building Excellence Awards. The development was awarded a certificate to recognise high standards of construction and workmanship in the “best large housing development” category. The awards were made at a special ceremony at the Reebok Stadium, Bolton. They celebrate the very best construction in the region and acknowledge the high levels of skill and professionalism within the building industry. Jones Homes managing director Gary Hardy and Newlands Grange site manager Alex Bedson accepted the award on behalf of the company. But this wasn’t Jones Homes’s only success. Just 10 developments from across the North West were selected as finalists and three came from Jones Homes, the other two being Chorley Place, Horwich and The Kingfishers, Middlewich. It was the only developer across all 13 award categories to receive three nominations. Delighted with the awards, Gary Hardy says: “To have three of our developments in the final 10 nominated from all over the North West is an excellent achievement. My First
HOME
Charlie Landsborough Where was the family home you grew up in and what was it like? I grew up in the north end of Birkenhead. The view from our front window was of the main road, the dumps, the docks, the oil company, the coal wharf and the railway. It sounds awful but it wasn’t. Our house was four bedroomed with one toilet and an inside coal hole but it was always full of animals, music and people. My mam had no washing machine, dishwasher, fridge, microwave, gas fire, etc., but she managed all 11 of her family without a complaint. By the way, I was the youngest and doted upon! What is your clearest memory of the house? All the above but also the dos or parties when one of my seafaring brothers would return home. The house would be done up and there was great rejoicing and, of course, the music. My mam, who was ever present, was the central focus of everything in 173 Beauford Road. Where was the first house you bought yourself and what did it cost? Our first house was bought with the deposit my wife Thelma had saved up, no thanks to me, of about £120. It was a little 2 up 2 down in Thornton Street, Birkenhead. It cost about £1,200 and the mortgage repayments were something like £14 a month. What made you want to buy it? Thelma, understandably, wanted a home for us and our first son, Charlie. This, after living with family and in rented flats. It was in the area I grew up in so that was a definite plus. What are the important things you look for when buying a house? An intangible something – a feel if you like, but also a brightness, a bit of space and somewhere close to all the people and things I know. Are you a DIY trier or do you leave it to the experts? I'm pretty useless at all things DIY and much prefer to leave it to those who know what they're doing. What is the one thing you love most about your current home? The location, the space but most of all the luxury of something I never thought I'd ever have – my own study. DON’T put up with unsightly ceiling tiles – here are some top tips for bringing your home into the 21st century ● Polystyrene ceiling tiles are old fashioned, but removing them isn’t much fun, so be sure you want to because once you’ve started, you can’t just stop ● Make sure you have a stepladder tall enough to enable you to reach the ceiling without overstretching, as this is dangerous. The ladder should always be placed on a flat, stable surface and your floor covering should be protected from falling debris, unless you’re planning to replace it afterwards. ● You’ll need a wallpaper stripping knife to remove the polystyrene tiles. Be careful about damaging the ceiling underneath, especially if your knife’s blade is sharp, because plaster can be very soft and prone to gouges. ● Once you’ve removed the tiles, you’re left with the problem of the adhesive underneath – use a hot air gun to soften it before scraping it off. Try scrubbing off any remaining adhesive with an abrasive sponge dipped in solvent thinner. ● Be very careful when using the hot air gun, as, again, you don’t want to damage the ceiling – or yourself. Play safe and wear protective gloves and goggles, and remember to ventilate the room. You should also wear a hat or shower cap to protect your hair from the falling tiles and adhesive. ● If you’re struggling to remove the adhesive, you may need to skim the ceiling – there are DIY products designed for this, or you could get a plasterer to do it.

Sandra says she has discovered: “William Sutton was the landlord of the Black Bull, at Churchtown (now the Hesketh Arms), and he, as did his fellow landlords, used to provide carts to take their visitors to bathe in the sea. “He hit on the idea of putting up a wooden house – built mainly from wreckage washed up on the shore – for the convenience of the bathers who came to Churchtown.” The two great occasions during the year were Little Bathing Sunday, at the time of the fair which was held about Easter, and Big Bathing Sunday, held around the time of the Crossens fair. “At first, his ‘house for public accommodation’ was open only on Sundays, with food and drink bought in small quantities according to public demand. “Obviously encouraged by the public response he decided in 1798 to replace the wooden shanty with a more permanent building and went to live there.” And it was at the house warming, so the historians tell us, that Dr Barton, a retired Ormskirk surgeon, facetiously
named the place “Southport”, dashing about him a bottle of wine in the manner of launching a ship. The name quickly replaced South Hawes, as the hamlet had been known. But all did not go entirely well for William. Magistrates suspended the licence of the Duke’s Folly because of the dilapidated state of the premises. About 1842 a Mr Parkinson renovated the old house and got the licence renewed. He opened the building as Parkinson’s Original Hotel but it was pulled down in 1855 after the licence was transferred to the Royal Hotel on the Promenade. Sandra says: “The ‘Old Duke’ retired into private life, earning his living as a gravestone cutter and stonemason as long as he was able. “He died at Churchtown in May, 1840, at the age of 88 and was buried in St Cuthbert’s churchyard where there were already many specimens of his work as a gravestone cutter.” She adds: “I watch the TV programme where they trace people’s ancestry, but I never expected that my own would be so colourful. “It is amazing what you can unearth. I am quite proud to think that one of my ancestors was the founding father of Southport, so to speak.”
£3m is spent on empty homes LIVERPOOL council has been criticised for spending more than £3m – to keep properties empty.
The Wavertree and Stanley Park areas have both been identified as having many houses standing empty, despite 17,564 people sitting on housing waiting lists in the city. The charity Empty Homes says instead of spending millions on securing and monitoring the houses, the council should be looking at how they can be brought back into use. David Ireland, CEO of Empty Homes says: “It is an outrage that millions of pounds of taxpayers’ money is being spent keeping properties empty while thousands sit on housing waiting lists. “Whether it is an issue of a lack of imagination or willpower from the authorities I do not know, but the ongoing tendency of councils to keep properties empty and boarded up, despite having no real plan of what to do with them, is a national scandal. “The government’s New Homes Bonus also applies to empty properties brought back into use – councils can generate new funding by tackling the problem, not to mention increasing the public housing stock at a time of huge waiting lists. “However, money is not the only issue here – across Europe derelict properties are being turned back into homes without public money.” The process of “squatter proofing”, he says, involves workers smashing windows, breaking toilets and generally destroying the interior before fitting iron cages to downstairs windows, often to no avail. “Not only are these councils wasting the investment of previous generations, who paid to build the houses in the first place, they are spending public money attacking their interiors,” concludes David.

St Paul’s welcomes square deals for first time buyers THE city’s St Paul’s Square development is welcoming the surge of innovative new mortgage products to help beleaguered first time buyers take the first step to owning their own property. According to Mortgage Brain’s monthly product analysis, latest figures show that the number of mortgage products has increased for the fifth consecutive month in a row. David Caught, residential sales and marketing director for English Cities Fund, says: “Large deposits are a major sticking point for first time buyers and high loan-to-value
mortgage products were thin on the ground in 2010. “We’re really pleased to see lenders developing more innovative schemes and products for buyers who may have less money to put down as a deposit, but who have other favourable attributes going for them when applying – such as a family member who can act as a guarantor, or a great credit rating. “Lenders are finally understanding that first time buyers can be great applicants, and in order to get them on to the property ladder there needs to be options which suit
their circumstances.” Matt Carragher, consultant at Savills Private Finance, says: “Latest figures are encouraging, showing that a 13% increase in product availability was seen in April bringing the total number of live mortgage products to 11,748 – its highest since September 20081. “As a general trend lenders are also becoming more creative with their lending.” He adds: “As with anything, buyers need to shop around and seek advice from a mortgage broker about the best option open to them

Grow Your Own Watercress THE staple addition to egg mayonnaise sandwiches, watercress can also spice up a salad or be used to make a subtle soup. And it’s so easy to grow in pots and troughs or a patch of ground in the greenhouse or outdoors. It can be sown at any time of year in pots on a windowsill, or outside in containers, although seeds may have to be acquired from specialist catalogues. Alternatively you can root cuttings from bunches bought from the greengrocer, planting the thick bits you’d normally throw away when you trim it before eating. Keep it moist on the windowsill and soon you should see new shoots appearing. The contents of the pot can then be planted into an outdoor tub or into the garden and seedlings which will appear once it is well established can be

Market shows signs of stability
THE UK housing market has showed renewed signs of stability with sales remaining resilient despite three bank holiday weekends, according to estate agents. The latest housing survey from the National Association of Estate Agents (NAEA) showed that the average agent sold eight properties per branch in April, the same as in March and February. Elsewhere, the number of house hunters registering to look for property took a slight hit, moving from an average of 290 in March to 277 in April. Despite the drop in demand, this remains in line with year-onyear figures. Supply levels across the country increased slightly with NAEA agents reporting 69 properties available per branch, up from 68 in March. This represents a significant increase on the 62 homes reported in April last year. The number of sales made to first time buyers decreased slightly, moving from 23% to 21% through March and April. President of the NAEA Michael Jones says: "Although regional variations do remain, this latest report indicates that the housing market is showing some overall resilience to economic pressures. “Despite the expected lull in activity during the Royal Wedding celebrations as people took advantage of the series of bank holidays to go abroad, sales remained stable. "This continued stability might well be attributed to the Easter break at the start of April, a time when our agents saw increased house hunter activity and the bulk of their sales for the month, which could have cushioned against the drop off towards the tail end.”
