GUIDE ... to home improvement

OPEN DOOR POLICY: Extra cupboards can help keep your home clutter-free and fitting wardrobes in the bedroom is a great way of utilising all the space available

SITTING ON THE SOLUTION: Window seats can double up as ideal storage spaces for the home

Store up some great ideas to create space

With a little imagination – and a good carpenter – you can create valuable storage all over your home, says Julia Gray

I

F YOU’RE anything like me, you can never have too much storage at home, but it’s something that a lot of houses and flats lack and unless you like cluttered living, it’s not something you can do without. One room where storage is essential is the bedroom and while a walk-in wardrobe is the stuff of dreams, it’s not something most of us have room for. The next best thing is fitted wardrobes, as they provide acres of storage space and can be built into alcoves to make the most of what could be dead space. Fitted wardrobes are usually made to measure, so every inch of space is used, much of which is wasted with freestanding wardrobes. The interiors of fitted wardrobes can be customised with drawers, shelves and hanging space, etc, depending on your needs, so they’re a very bespoke storage solution. The main downside of these wardrobes is the price – they typically cost thousands of pounds from a specialist company, although a local carpenter will often make them for a lot less. Fitted storage is particularly useful in awkwardly shaped rooms.

In a loft-conversion bedroom, for example, a freestanding wardrobe may not fit, but creating built-in storage under the eaves maximises the limited space. If your bedroom already has fitted wardrobes but the doors belong to another decade, simply replace them with more up-to-date ones (as long as the wardrobes are fine internally). Lots of online companies offer standard-sized and made-to-measure replacement wardrobe (and kitchen) doors, so it’s easy to get a new look for a fraction of the price of new wardrobes. In the kitchen, lack of storage will drive you to distraction. A larder or larder unit is ideal, but in small kitchens, a larder is a luxury too far. That’s why it’s

important to have a really well-designed kitchen. Kitchen showrooms and DIY stores have all sorts of clever ways of making more of the space, including pull-out worktops and shelves/racks, carousels in corner units, drawers within drawers, and pop-up knife blocks. Away from the kitchen, there’s potential to build in storage all over the home. Ideas include an under-stairs cupboard (if there’s just an under-stairs space, a carpenter can create a cupboard), freeing up the airing cupboard by having a combi boiler fitted and so getting rid of the hot-water cylinder, window seats that double as storage, stairs that contain drawers, vanity and wall units in bathrooms, and bookshelves and

PRODUCT OF THE WEEK WATER-BASED white wood paints are a much better choice than solvent-based ones because they’re quick-drying and low odour, are easier to clean off clothes, carpets and skin and, crucially, don’t discolour over time. Ronseal Diamond Hard Wood Paint in Pure Brilliant White (from £11.99 for 750ml, Screwfix) is a

good one to use because it has all these advantages and more. Up to twice as

hard as traditional gloss paint, it’s designed to resist chipping, scuffing and scratching, so it’s especially useful in areas that take a lot of punishment, such as halls, stairs and landings. It’s nice to use, works well on all kinds of interior woodwork and is available in gloss, satin and eggshell finishes.

LOFTY IDEALS: Roof spaces can be ideal for storage and fitting a hatch makes access easier cupboards in alcoves, even a desk – with a bespoke home office, the space can be tailor-made for your computer, books, files and more. Some of the best storage is, of course, a loft or cellar. Cellars are generally easier to access, but can be prone to damp if not tanked. If you want to use a loft for storage and need to access it regularly, fitting a large loft hatch with a built-in ladder, such as the Abru Blue Seal Complete Loft Access Kit, which is currently reduced to £98 at B&Q, will make it much easier. You’ll also need to board the loft, if it’s not already boarded, before storing things there. Use big sheets of chipboard, or chipboard loft boards, which slot together (try the Pack of 3 Loft Panels, £6.98, B&Q) so you can quickly create very useful storage space.

Top Tip BOARDING a loft (with chipboard) can cause problems with loft insulation. The recommended depth for mineral wool insulation is 270mm (other types of insulation may differ), but if the joists on the loft floor aren’t that deep, you’ll have to use shallower insulation because compressed roll insulation doesn’t work properly. To ensure there’s enough insulation, either use loft legs to raise the floor level so you can lay thick enough roll insulation underneath the chipboard, or fit sheets of rigid insulation on top of the joists, with chipboard on top. This should produce a well-insulated loft, which will make a big difference to how warm your home feels, and a good storage area with room for a lot more than just Christmas decorations.

Vibrant new apartments offer a splash of style in the city by JANET TANSLEY

I

T’S like moving into a work of art. Increasing demand to purchase pre-styled and furnished apartments has led to the creation of One Park West’s latest contemporary show apartment. One Park West continues to offer luxury living and panoramic views in one of the most desirable postcodes in Liverpool. And the new-style apartments have made it even more desirable still. The 743sq ft two-bedroom apartment has been styled by interior designers Kingston Shaw to reflect the latest trends in urban living. The new show apartment, boasting views over Chavasse Park, the city and docks is decorated in warm parchment tones and features white high gloss flooring, a citrus orange wall and a lime green splash back for added vibrancy. Contemporary furnishings are complemented by artworks including a block print piece by graphic artist Anthony Burrill. The two double bedrooms include bespoke fitted wardrobes and the master bedroom features an en-suite shower room and a separate mirrored dressing area for added glamour and privacy. The apartment includes a stylish fitted kitchen with integrated appliances and comes complete with secure, allocated onsite parking space. Guy Butler, projects director at Grosvenor who oversaw the construction of One Park West says: “We’re excited to be unveiling our new show apartment as it is the ultimate in stylish living. The apartment is located in one of the most desirable and convenient areas of the city and has been finished to a high standard that perfectly illustrates contemporary city living.” Kate Kingston, managing director of Kingston Shaw, adds: “Our aim was to deliver a stylish and functional living space for the young urban professional. “It’s been a fun project and we are confident that the apartment will appeal to purchasers and provide inspiration to those wishing to embrace contemporary city living.”

DESIRABLE: The new show apartment at One Park West has been styled by interior designers Kingston Shaw Previous show apartments, featuring a graffiti wall, a putting green hallway and a mini pub have all been purchased, some within as little as a week of opening. The new show apartment is up for sale at £295,000 including a parking space, and follows hot on the heels of the sale of the last three-bedroom show apartment, featuring a white baby grand piano, which was snapped up just before Christmas. Designed by Cesar Pelli, the One Park West development has 326 apartments, a 24 hour gym,

restaurants, offices and car parking complemented by the city’s stunning waterfront, park and city views. New apartments start from only £90,000. Fake your way to Want to conjure up the home of your dreams? Gabrielle Fagan finds it’s simple to fake those sought-after settings

C

HEATING is frowned on in most walks of life but in decor, these days, it’s a badge of style. Savvy homeowners are making their interior dreams reality by using the latest tricks of the trade. A new breed of digital wallpapers can replicate any effect from stately home style, through to stripped brickwork, wood panels, edgy urban breeze blocks, or penthouse cityscape views. Whether you term it cheating or ‘faking it’ this trend is fast becoming one of the most popular and affordable ways to transform homes. “People are prepared to take a theatrical approach to rooms these days and they want drama and impact and a ‘wow’ factor” says Debbie McKeegan who with her husband founded the hugely successful Digetex, which specialises in digitally printed papers and fabrics. “Most of us don’t have the budget to afford the homes we admire in the glossy interiors magazines but, by using our walls as a backdrop, we can conjure the perfect setting no matter what our postcode. “Papers featuring period-style plaster work designs have undoubtedly been hugely boosted in popularity by TV’s Downton Abbey, while Scandinavian dramas help increase the demand for the pared-back effect, white-washed-boards or driftwood designs. “Georgian brickwork remains the out-and-out favourite as it’s so characteristic of uber-chic lofts. It has a natural rustic look and brings instant colour, warmth and texture to a room.” McKeegan predicts ever more dramatic effects will find favour this year as trompe l’oeil – a 3D art effect – features in ranges. She’s created a new Decor collection of wallpapers in this style. The collection includes Pompeii, replicating Greek pillars, and a Florence panel depicting a decorative carved plaster panel of an Italian mansion. Wallpapers start from £40 a roll, and Digetex wallpaper murals from £79. Here, the experts give their guidance on cheating your way to chic decor:

GRANDEUR TO GRUNGE

If you want to be the chatelaine of a grand house, imitate ‘street’ style with breeze blocks or subway decor, or go folksy with a log cabin look, there’s a paper or mural to suit.

Mr Perswall, £248, John Lewis. Alternatively, wallpaper designer Deborah Bowness keys into a utility vibe with a Tiles F paper, £60 a panel, available to order. The plain tiles look as though all they lack is graffiti.

BOOKWORMS’ DELIGHT

Delusions of grandeur are totally catered for at new interiors company, Mineheart, which includes Palace wallpaper inspired by the opulent interiors of stately homes and palaces of the 18th century. It features an image of a large hall adorned with beautiful paintings and chandeliers and costs £56 per square metre. “It gives the illusion of a vast room and the feeling of space and elegance it brings to an interior is proving hugely popular,” says Vanessa Battaglia at Mineheart. Rustic enthusiasts could mimic a wooden cabin effect with a Forest Feel Knock On Wood wall mural by

If life’s too short to collect books over the years, let alone read them, a private library or book-lined study can be conjured in an instant with wallpaper. “There are so many ways to achieve both a classic or contemporary look by choosing from a number of design cheats. Library designs on wallpaper are an elegant way to do that,” says Andrew Waller, founder and chairman of interiors specialists Andrew Martin. “These themed papers are a fantastic way to transform both the look and feel of any room, and at a fraction of the cost that it would be to truly install that style in your home.” ◆ Library wallpaper, £119.90 a

roll, one of the collection at Andrew Martin.

PAINT MAGIC

Wallpapers and murals aren’t the only way of working wonders on walls, says Annie Sloan, paint specialist and author of Color Recipes For Painted Furniture. At her home in France she’s used techniques such as stencilling, gilding, and sponging, to create a host of visual effects in her

favourite decorating styles, from Swedish and Country to French and contemporary. “Faking it is totally cool,” she says. “I think people are much more visually minded these days and prepared to experiment in their homes. “There’s a huge enthusiasm for putting a personal stamp on our homes these days and, at a time when budgets are tight, the way to do that is by being creative. “That can be using paint techniques to add interest, texture, or another dimension. I’ve created faux marble effects and distressed vintage looks and Scandinavian panelled walls. The only limit is the imagination.”

Walkden wisdom Thinking of growing veg in containers this year? The One Show gardening expert Christine Walkden offers down-to-earth advice on growing a variety of visually pleasing edibles, even in a small garden

G

PRETTY: Yellow and red peppers growing in terracotta plant pots

ROWING veg on your patio couldn’t be easier you can control the soil type, the situation and the watering, often providing shelter near the house when it’s needed. Yet some gardeners are put off by the idea of unsightly veg taking up valuable flower space in pots on the patio. But they shouldn’t worry, says TV and radio gardening expert Christine Walkden. Christine may be the wrong person to ask about pretty veg because she finds all veg plants beautiful, she admits. “I see beauty in a cabbage! A beautiful dense cabbage head in a classic terracotta pot is just as attractive as the non-edible ornamental sorts.” Some of her patio planting ideas are featured in her new book, Christine Walkden’s No-nonsense Container Gardening. In it, she features fabulously ornamental purple kale in brightly coloured plastic trugs, lime-green lettuce in a bubblegum pink metal bucket, leafy veg in wooden crates

and a hanging basket made out of an old metal colander. There are colourful flowers in old food tins and shopping baskets, a rock garden planted inside a vintage pram and other quirky ideas. But veg also wins a place in the looks department, she says. “Kale is a hardy brassica that you can go on picking right through winter and it looks great in containers. Striking red stems and leaf veins make beetroot plants attractive enough to grow in among flowers.” For those who love colour, you can’t go far wrong with beans, she says. “Runner beans are ideal because you’ve got all the different flowers, the whites, the bi-colours and the pinks. “Black Tuscany kale is great to grow to add interest in the winter, and ferny-leaved and coloured-leaved lettuces are also great. “Now, we have so much diversity in leaf shape in salads, from the spoon-shapes of lamb’s ears to the really frizzy stuff that’s available. It’s breathtaking.” Lettuce can be grown in any pot, but where it really scores is in shallow, saucer-shaped troughs, where other veg would need deeper soil to survive. Christine grows lettuces all year round in seed trays, because that’s all the soil which is required, she says. “As long as you’ve got 2in of soil, you can grow cut-andcome-again salad leaves.

A lot of gardeners hate shallow containers because they dry out so quickly, but lettuce will cope with the occasional drought. They will tolerate the heat generated in the container and the root run.” To make a window box containing edibles look pretty, plant lettuces, radishes (place them behind because they have pretty foliage), spring onions or chives, and small beetroot such as “Boltardi”, with its spectacular red foliage, she suggests. Climbing beans have long been grown around wigwams but you can grow dwarf varieties in regular plant pots. “There are a lot of good varieties now that you can grow in window boxes and containers,” says Christine, who will be mentor to the winning amateur designer of a BBC and RHS competition to create The One Show family garden at Hampton Court Palace Flower Show in July. “Mix veg in with your flowers as well,” she suggests. “The ferny leaves of carrots make a fantastic edging to a container. We tend to categorise things, but at the end of the day, they are all just plants.” Christine believes that great plant companions are those which contrast well. “I go for things

Best Of The Bunch Helleborus

Things to do this week

THESE dainty-looking perennials are valued for their late winter and spring flowers, often in shades of white and dusky pink, but many have attractive foliage too. Growing to around 50cm, they are versatile plants, suitable for borders and raised beds, can be used as ground cover or planted as single subjects in containers. They will grow in a variety of soils but won’t thrive in waterlogged conditions, so dig in plenty of organic matter before planting. They look fabulous interplanted with spring-flowering bulbs or hardy cyclamen, or teamed with epimediums,

● Divide overcrowded crocus and replant. ● Dress figs under glass with bonemeal and a mulch of compost over the root run. ● Sow a row of spinach beet for a summer crop. This cut-and-come-again crop should be ready by July. ● Sow tender bedding plants in a heated propagator or in trays on a warm windowsill. ● Mulch beds and borders while the soil is moist to reduce the need for watering and to keep down weeds. ● Prune roses, removing decaying, old and spindly wood. ● Plant summer-flowering bulbs, but check on the packet as some may need to be started off indoors. ● Protect lush new growth from slugs with slug pellets or barriers such as copper tape around containers.

pulmonarias and hardy geraniums which will take over later in the season. Their main enemy, apart from slugs, is hellebore leaf spot, a fungal disease that attacks leaves, flowers and stems. Remove the burn-marked leaves in winter to prevent the disease spreading. Good varieties to go for include H.orientalis “Ashwood Garden Hybrids”, whose blooms range from white, pink, red, purple, black, yellow or green. A tougher variety is H. argutifolius, which reaches larger-than-average 90cm x 90cm and is best in full sun and well-drained soil, producing greenish flowers from January to March.

● Cut back stems of dogwood and willow to within 5cm of the old wood, to boost their strength for next year. ● Feed shallow-rooted small or trained trees, cane or bush fruits, using a general fertiliser. ● Plant sweet peas outdoors which were sown indoors last month. ● Dig up hellebore seedling and pot them up to grow on. ● Take cuttings of cottage favourites lupins and delphiniums. ● Carefully lift nets placed over ponds to catch autumn leaves and tip the debris on to the compost heap. ● Protect the blossom of peach, nectarine or fruiting cherry trees with fleece. Take the fleece off on non-frosty days to allow insects to pollinate. ● Mend all fence posts, trellis and other plant supports before vigorous growth kicks in and covers the damaged areas.

Good enough to eat Onions

GARDENING guru Alan Titchmarsh has said that onions are one of his favourite veg to grow, as they are so easy and so rewarding, whether you prefer the tangy spring onions, rich-hued red onions or the regular white variety. Onions are used in so many dishes – the world would be a much less flavoursome place without them. You can buy bags of onion sets now – immature onions raised from seed the previous summer – and plant them when the ground is

WORDS OF WALKDEN: TV gardening expert Christine Walkden, below, offers advice on container veg growing in her new book like chives, with vertical growth, contrasting well with the dark reds of kales and beetroot. “Daisy-like flowers including osteospermums, argyranthemums, coreopsis and calendulas all contrast well with veg.” Nasturtiums, in shades of orange, yellow and red, are often grown as a sacrificial crop to lure blackfly away from more precious plants, but the flowers make a colourful, faintly spicy addition to salads and look wonderful draping over the edge of containers in front of taller plants. Follow her advice and soon enough you could have patio plants which not only look good but taste good too. ◆ Christine Walkden’s No-nonsense Container Gardening is published by Simon & Schuster, priced £20.

workable. In cold areas or on heavy soil, this may be in mid-March or April. Prepare the ground by digging the soil to loosen it, as soil that is too compact will cause the onion roots to push the sets out as they grow. You need weed-free ground that has been manured in previous years but not recently. Push the sets gently into the soil so the tips are level with the surface and cover them with garden fleece or a cloche to stop the birds pulling them out. Small bulbs should be planted about

2.5cm apart in rows 15cm apart, allowing enough space to get a hoe between rows. Space larger bulbs 10cm apart. Apart from weeding you shouldn’t need to do anything else, apart from watering if there’s a drought. By late summer the foliage will start to yellow and fall over, which is when you can lift the bulbs with a fork, leaving them on the surface to ripen in the sun. Good varieties include “Red Baron”, “Centurion” and “Shakespeare”, a mini-onion ideal for stir-fries.

HARDY: Ornamental kale planted in brightly coloured plastic trugs can brighten up a patio or garden

Plant bulbs at two to three times their depth, because shallow planting leads to poor flowering.

Don’t cut down daffodil foliage for at least six weeks after flowering, to allow bulbs to build up food reserves. Don’t knot the leaves, but remove faded flowers to divert energy to feed the bulbs.

Feed bulbs growing on poor soils with a general purpose fertiliser in spring and with a high-potash fertiliser after flowering. Mulch and water bulbs in dry conditions.

House prices see biggest growth in more than two years HOUSE prices posted their biggest year-on-year growth in more than two years in February as the market continued to improve, Halifax reported this week. At £163,600 on average, prices were 1.9% higher than a year earlier and the lender said it expects to see a national increase in house prices over the course of 2013. The annual increase was the highest recorded since September 2010, and prices were also up by 0.5% on a month-on-month basis. Various studies have reported improvements to the housing market since the Government started a scheme last August to boost lending. The number of mortgages on the market has increased by around one third since the Funding for Lending Scheme, which helps borrowers by giving

GROWTH: House prices continue to increase and the number of mortgages is up by around a third lenders access to cheap finance, was launched. Lenders are also offering some of their cheapest ever mortgage rates. Halifax said that prices in the three months to February were also 1.9% higher than in the

previous quarter. This is the third time in a row that prices have risen on this measure of the underlying trend. The study said that the quarterly figures give the clearest indication of what is happening in

the market as they smooth out monthly volatility. Halifax also pointed to HM Revenue and Customs figures which show that house sales have been steadily lifting in recent months. There were 82,320 sales in January this year, marking the seventh monthly increase in sales. Martin Ellis, housing economist at Halifax, said: “The more than half a million increase in the number of people in employment over the past year is likely to have been a factor supporting housing demand. “We expect to see a national increase in house prices over the course of 2013. Weak income growth and continuing below-trend economic growth, however, are likely to remain significant constraints on housing demand.” Mark Harris, chief executive of

mortgage broker SPF Private Clients, pointed out that the national house price averages mask strong market variations across the country. Property analyst Hometrack recently found that three-quarters of the increases in house prices it recorded in February across England and Wales were due to rises in London and the South East. Hometrack found that while prices increased in London by 0.3% on a monthly basis in February, they dropped by 0.2% in the North East. Mr Harris said: “Lenders continue to cut mortgage rates, undercutting each other almost on a daily basis. “More options at better rates at higher LTVs (loans to value) are filtering through, and we need more of these to support the first-time buyer market.”

N independent study carried out for national homebuilder Taylor Wimpey has revealed that nearly 67% of people in the North West still aspire to own their own home, with one in three ranking it as more important than getting married, having children or building a career. The survey of 1,000 non-homeowners, carried out by OnePoll, also found that the UK is continuing its long-standing love affair with home-ownership, as almost half (46%) of those surveyed said they were prepared to scrimp and save for a deposit and one third (34%) would go without luxuries to afford mortgage payments. “There really is no place like home for us Brits,” says Lynne Vogel, regional sales manager for Taylor Wimpey North West. Lynne continues: “Choosing a new home over a second-hand property could save you thousands on DIY, maintenance and improvements, not to mention ongoing savings in areas such as fuel bills. Add to this the different financial incentives and assistance packages we can offer, and the benefits really do start to add up.” Taylor Wimpey North West has a number of developments across Merseyside, including Speakman
