GUIDE ... to home improvement
A new stairway to your haven? Could replacing your staircase turn it from just a way of getting from A to B into a feature in its own right? Julia Gray finds out
I
T'S EASY to overlook your home's staircase, but it's often the first thing that visitors see when they come through the front door, so if yours has seen better days, it may be time to replace it. Start by deciding on the look of your new staircase – do you want a similar style and materials to your existing one or something different? While most of us have wooden staircases, don't overlook the possibility of using other materials, such as metal, glass and concrete – a glass and metal staircase MAKES a stunning addition to a contemporary home. A staircase can blend in to the room or stand out and make a statement, and can cost from a few hundred to many thousands of pounds, but make sure it's practical for the people who'll be using it most – stairs without a carpet or runner aren't ideal for young children, for example. There are, of course, different types of staircase – straight, spiral, curved, and cantilevered, where just one side is attached to the wall – and although you'll probably want to stick to the same sort if you're replacing your staircase, you may want a different type if you're repositioning it. Moving a staircase is a big job, but can dramatically improve your home's layout and flow, so it's something to consider if the stairs are in the way where they are or could work better elsewhere. As a staircase is a (quite mathematically complicated) structural as well as aesthetic feature, it's best to get an architect, specialist staircase company or suitably experienced joiner to design it, but you can do it yourself. Among other things, a sketch will make it easier to calculate the materials you need and then get an accurate quotation for them (and the installation). Some of the basics to consider are how many treads (the horizontal bits you step on) you'll need (a standard staircase has 13, but it does vary), how many spindles you'll need (it's generally two spindles per tread) and what length of handrail you'll need (most stair-parts suppliers produce standard sizes of 1.8m, 2.4m, 3.6m and 4.2m). Then there are the newel posts, the chunky, upright posts that go at either end of a run of spindles. A standard staircase has one newel post at the
Top Tip
STAIR CARE; While a spiral staircase can be a stunning addition to a home, even replacing the bannister and spindles can make a huge difference
bottom and one at the top, but you'll also need a newel if the staircase turns a corner, and usually a half newel on the landing where the handrail meets the wall. If the staircase has a landing or half landing, working out what you'll need is a bit more complicated.
WHEN painting newly plastered walls and ceilings, especially with white paint, there are often patches of plaster the paint doesn't cover properly, leaving a blotchy finish. Rather than painting them endless times with standard emulsion, the solution is to use a specialist emulsion that also blocks stains. Polycell 3 In 1 Basecoat (from £14.82 for 2.5ltr, www.powertoolsdirect.com) is a really good product to use because it covers patchiness, stains, strong colours and hairline cracks, so it's useful for all kinds of decorating problems. You can even use Polycell Crack-Free Ceilings (from £21.98 for 2.5ltr, B&Q) to block stains, as well as filling hairline cracks.
It pays to get high-quality stair parts that will stand the test of time – a staircase isn't something you want to change more than once, so choose a reputable supplier, such as ID Modern Stairparts, which has a useful downloads section on its website (www.idstairparts.co.uk), including an A to Z of stair parts. A joiner or carpenter with experience of staircases should be able to recommend a good supplier and may be able to get the parts cheaper for you. If your home is listed, doing anything to the staircase is likely to require listed building consent from your local council. And in a leasehold flat or house, you may need the permission of the freeholder to change the staircase. Whatever sort of property you live in, your new staircase must comply with building regulations – click on the stairs inside the interactive house at www.planningportal.gov.uk to find out more.

Oxton stunner has three floors of pure listed loveliness by JANET TANSLEY
I
T’S AN impressive Victorian property with a wealth of character and, at £695,000, Alcira’s price is impressive too. For sale with Karl Tatler, the house in Bidston Road is a buyer’s dream. Built in 1876, this Grade II listed detached home is close to the village of Oxton. Spacious and light, the threestorey property is also very homely and, from the moment you approach it to walking through the front door, you will want to explore every room. The ground floor includes three generous reception rooms which lead off from a welcoming hallway with a high ceiling, picture rail, wide staircase and stripped wood flooring. Alcira’s grand dining room is particularly impressive and would be the perfect entertaining friends for dinner parties, or gathering the family together for Sunday lunch. Redesigned in 1902 by Charles Voysey, the celebrated arts and craft architect, the room is characterised by a magnificent arched feature window and door which opens up into the conservatory. The kitchen breakfast room has a real ‘hub of the home’ feel with a range of fitted units, a built in Aga and tiled flooring, and the sitting room, while being formal, still has a relaxed and bright feel to it. This is one of the largest reception rooms in the house and features include a picture rail and a sash window which looks onto the conservatory and garden. There is a good sized lounge at the front of the property with a beautiful feature archway and a grand bay window which allows light to flood in. A utility room, cloakroom and WC complete the ground floor, which also gives access to the basement. On the first and second floors there are seven bedrooms. The master bedroom was also redesigned by Charles Voysey two years after the redesign of the dining room.
IMPRESSIVE: The dining room, left and bedroom, right. The kitchen, top right, has ‘a real hub of the home feel’ The first floor offers four great size bedrooms, a dressing room, one en-suite and a family bathroom – all of which lead from a spacious landing area with feature windows. To the second floor there are the three further bedrooms, plus a dressing room which could also lend itself to an en-suite bathroom.
Set in about half an acre of land and enjoying a sunny aspect and beautiful mature gardens, what is outside of this house is as equally as impressive as what is within. Running along the length of the rear of the property is the conservatory which opens out onto the large rear garden and from the
kitchen you can access a small, privately enclosed courtyard with stables. The kitchen is not the only room that leads to the unexpected...from the conservatory you can make your way to the indoor swimming pool. There are bi-folding doors which open on to the adjoining
patio area and steps onto the lawn. Ample off road parking and a double garage seal the deal on this desirable home, for those who want their pride and joy motors protected from the elements. ◆ For further details contact Karl Tatler on 0151 342 2300 or log onto www.karltatler.com reader travel holidays.com

Christmas colours are No Christmas would be the same without piles of presents under the tree, but the tired old decorations may need some TLC. Gabrielle Fagan suggests four modern ways to trim your tree
I
F YOU thought dressing the Christmas tree was just a run-of-the-mill seasonal ritual, think again - there’s a host of decor styles to choose from. Naturally, you can simply untangle the tinsel and randomly pop on an uncoordinated collection of cherished decorations gathered over the years – but you’d be missing the opportunity to make the tree the star of the seasonal show. “Generally, people are putting much more time and thought into creating a ‘look’ for their tree which will often echo the style of their home,” says Jane Bailess, assistant buyer for decorative accessories at John Lewis. “The key themes this season, such as gold, red and white, silver and white, can be followed exclusively or combined to great effect. “For instance, classic red decorations can be interpreted traditionally on a green tree or you could add white baubles for a more Skandi style. These are especially striking if displayed on a snow-flocked tree. “Gold and silver always give a feeling of restrained luxury, and evoke a shimmering glittering effect. You can choose glass decorations in a palette of pure silver mixed with white or opt for antique gold and bronze baubles which look dramatic on a black tree.” We’re so fond of trees as a focal point for the celebrations that many homes now even boast two trees, says Jane. “Our simple, contemporary style paper trees are hugely popular and people are often choosing them as a second tree perhaps for a hall, dining area or even the garden. They’ll have their main tree in the living room,” she says. John Lewis’s paper tree selection starts from £45 for a 4ft Prelit Glitter Paper Tree. It’s new Snowy Paper trees are suitable for outdoor use, from £50 for a 4ft one. “Paper trees are also ideal for smaller spaces as they don’t take up so much room, and people enjoy experimenting with themes. Our latest is a Japanese style with Eastern-look baubles featuring traditional Lucky Cats and Japanese dolls,” says Jane. So there’s no need to get your tinsel in a tangle, or despair of your decorations this season. Simply choose a look to suit your style then sit back and wait for the seasonal compliments.
A Touch Of Frost INDULGE in the most romantic style for a tree with a sprinkling of winter white, either a snow-dusted tree or a display of pure white and silver baubles. “This evokes the winter wonderland scene which we all dream of waking up to on Christmas Day,” says Jane. “It keys in to the popular Skandi-style which has a simple, cosy feel and is also subtle and elegant. If you want to personalise, add hand-made decorations such as white knitted pieces.”
Tip: If you’re using an artificial tree, take time to spread the branches out when you unpack it and ensure the core of the tree is seen as little as possible. Tree Smart: White baubles contrast well on a green tree and Tesco’s Western Pine tree, £39.94, pictured, is a beauty. Alternatively, choose a 6ft Luxury Woodland tree with artificial snow, £125, Marks & Spencer. Bauble-Licious: Paperchase’s bauble selection includes a Ho Ho Ho glass bauble filled with fake snow, pictured, £2.50; a White Feather Peacock, pictured, £10, available in selected Paperchase stores. John Lewis’s collection of white and silver features a white and silver matte snowflake bauble, £3, and snow-capped shiny silver bauble, £3.
Golden Glamour METALLICS are already adding glamour to interiors this year and a gold gilded tree and decorations will make a glittering statement. “This is a richly opulent look for a tree and the sheen and lustre of gold adds warmth and richness to a setting,” says Jane. “It shouldn’t look sparse so use more decorations in gold and bronze rather than less and a generous amount of lights to conjure a magical effect.”
Tip: Start from the bottom of the tree when arranging lights and slowly work up
to the top, taking them in a spiral effect. Tree Smart: House of Fraser’s Pied A Terre 6ft gold glitter tipped tree, £150, above. For drama, contrast gold decorations with a John Lewis Black Flocked tree, £50 for a 4ft one and £140 for an 8ft Bauble-Licious: Decadence fabric covered ornate gold bauble, £7.50, pictured left, and gold decadence encrusted rose clip, £6.50 for two, both from the Linea range, House of Fraser. Theatre jewel bauble, £2.50, and Gold Criss Cross bauble, £4, John Lewis, inset top.

fabulously festive Festive Fun IF YOU adore all things festive, a green tree with bright splashes of that traditional seasonal colour - red - is irresistible. “You can opt for jolly festive symbols such as Santas and snowmen for a nostalgic look harking back to Christmas past, when tree decor was less stylised,” says Jane. “Or, if you want to give a crisper more modern, Skandi feel interspersed with white baubles and wooden decorations. Red, green and white is one of the most versatile colour combinations and means new decorations can easily be added year after year.”
well-spaced out display and allow each style to star. Tree Smart: Tesco Finest 6ft Windsor Fir Tree, pictured, available online, £25. Bauble-Licious: Set of two Robin and Fir Tree Baubles, in white or red, pictured, £8.75 a pair, Berry Red. A Jolly Santa head glass bauble, £4.50, John Lewis. A set of 12 Mini Red & White Jingle Bells, £5.99, The Contemporary Home. Celebrate a child’s first Christmas with a Baby’s First Christmas Bauble, £12.50, which can be personalised with a name, from Wow Thank You.
Nature Trail
BLENDING natural hand-crafted touches with rich greens, deep reds and furry woodland creatures and birds make this one of the most charming styles. “This is a mix of traditional and a Lapland-feel,” says Jane. “Vintage-style baubles and the rustic look of wooden or felt decorations will blend well. There’s huge popularity for animals and birds, particularly stags and robins this year.”
Tip: Following a colour theme will always ensure a successful effect. Choose one colour or two, such as
red and white or red and green. Theme bauble styles, such as collections of miniature birds or reindeers. Tree Smart: Heal’s Majestic Noel Pine Christmas tree, 6ft, £120, pictured. Bauble-Licious: Tartan Stag damask decoupage baubles, set of four, £6, Paperchase, below, ; Frosty Robins, set of four on clips, £8, House of Fraser; Robin Bauble, £1.99, The Contemporary Home; Christmas Fox decoration, £7.50, Pedlars.

I can’t bear to leave my private paradise
GARDENING ADDICT: “If I don’t go out there and potter several times a week, I get ratty,” says Alan Titchmarsh
Alan Titchmarsh shows off his own back garden in a book – but will never let the TV cameras into his private outdoor space again, he tells Hannah Stephenson
Best Of The Bunch Pyracantha (firethorn) EVERGREEN foliage, dainty white flowers and bright autumn berries make this spiny shrubs a musthave in any garden, particularly if you want to feed birds. From late spring to mid-summer, flat clusters of small open flowers appear, followed by berries in vivid shades of orange, scarlet and golden yellow, which can persist through the winter. Pyracanthas are spreading or upright in habit so you can grow them as free-standing shrubs, hedging or trained against a wall or fence in a fan or espalier shape.
They like fertile, well-drained soil in full sun or partial shade and will tolerate north-facing walls. Prune free-standing shrubs in late winter or early spring by removing shoots that spoil the shape. The sideshoots of wall-trained plants should be pruned in midsummer, two or three buds from the base, while hedges can also be trimmed in midsummer. Good varieties include P. ‘Soleil d’Or’, an upright variety with yellow berries, and P. ‘Orange Glow’, which produces deep orange berries.
Things to do this week ● Remove decaying or dead branches of established trees, to prepare for winter winds. ● Protect newly planted evergreens with a temporary windbreak until they are established. ● Group containers over the winter for mutual protection, wrapping up vulnerable pots and plants. ● Rotate your cropping plan on the vegetable plot to reduce any build-up of pest or disease and to create the right levels of food in the ground for various crops. ● Use shears to cut back clumps of mint to near-ground level and apply a top dressing of leaf mould
or compost. ● Encourage the uppermost Brussels sprouts to swell by pinching out the stem tip. ● Check all crops in store regularly as the air becomes cold and humid. ● Continue to propagate trees and shrubs by taking hardwood cuttings. ● Prune wisteria to increase flowering next year. ● Lift begonia tubers, dry them and store in a cool, frost-free place. ● Ventilate the greenhouse on sunny days. ● Tidy borders for the winter by removing stakes, cutting back dying foliage and digging out perennial weeds.

IS old back garden at Barleywood was shared with millions of viewers every week when he was the frontman on BBC Gardeners’ World – but it’s taken 10 years for Alan Titchmarsh to finally reveal his current garden to fans. A decade after moving a stone’s throw from Barleywood to his current Hampshire home, a large Georgian farmhouse set in four acres, he finally feels ready to let the public see how he has transformed the garden, through the pages of his new book, My Secret Garden. “It’s difficult when you’ve done a garden like this to keep it to yourself,” Titchmarsh reflects. “I didn’t want to open it up and have the pressure of folk coming in but people kept saying, ’Do you bother with your garden now it’s not on the telly?’ Well, this is proof that I do.” Years of hard labour have gone into achieving his private paradise, which features a mass of decorative borders, a wildflower meadow, a hornbeam avenue and a wildlife pond, and these days he just has two people to help him. Between them, they also maintain the 35 acres of meadow and woodland which Titchmarsh retained after selling Barleywood, which he turned into a nature reserve. “I’ll never let the TV cameras into my private garden,” he says now. “I would never go to Alison (his wife) and say, ’Look, can we just do one programme?’ because we made the decision not to. I’m blissfully happy being there on my own with the family.” It’s amazing that he can fit any gardening into his hectic work schedule of TV presenting and writing.

Good enough to eat Celeriac ANYONE who hasn’t tried a delicious celeriac, garlic and potato mash as an accompaniment to any winter-warming dish, from sausages to roast meats, is missing a real treat. Celeriac is a knobbly winter root which can be harvested until March. The flesh – crispy when raw, silky smooth when cooked – has a delicate taste which suggests the flavours of celery with a slight nuttiness. Sow the seed indoors
in late March in trays of compost, not earlier as the plants tend to run to seed. Transplant into seed trays when two true leaves have developed and grow on at 55F until mid-April, when they can be placed in a cold frame to harden off, ready to be planted out in May. Plant out in a prepared bed spacing the plants 12in apart with 15in between the rows. Mulch with well-rotted manure or
compost to retain moisture and ensure that they are kept well watered, or they will run to seed. In early autumn, draw soil up around the stems to blanch them. Lift towards the end of autumn and store in boxes of moist peat in a frost-free place to be used as needed during the winter. In most areas you can cover the roots with straw and lift as required until early spring.
STUNNING: The South Garden and Terrace at Manor Farm House “I have to,” he shrugs. “If I don’t go out there and potter several times a week, I get ratty. There’s quite a bit of mowing to do but I like the therapy of mowing. “When I grew up my mum and dad had a tiny back garden up in Yorkshire and then when I first got married and lived in Berkshire we had a 15ft by 40ft strip behind the house. So I know how lucky I am in having more space.” Titchmarsh describes himself as a gardener who designs a bit, rather than a garden designer. “I trained in a parks department and the legacy of that is a liking for striped lawns and trimmed edges. I do have a bit of an obsession with neatness, if I’m honest, and that
TODDLERFRIENDLY: The garden pond, pictured in the book, has now had a ‘big fence’ put up around it to make it safe for Alan’s grandson Hugo
manifests itself in my preference for balance and symmetry, but within the order I enjoy a degree of chaos too. “I think my garden does betray a few delusions of grandeur - I like urns and finials and other classical touches - but I hope the resulting style is elegant rather than pretentious.” The book, which features different parts of his garden through the different seasons – from silky white snowdrops, bold yellow daffodils, hellebores and majestic tulips in spring, to glorious summer plantings fringing neatly striped lawn areas, swathes of wisteria around the house, the formal south terrace with its structured topiary, yew lollipops peppered with Allium ‘Purple Sensation’, and the garden statues which create interest and surprise throughout the year. “I love May when everything’s come out. The leaves are all fresh, unsullied and unbattered by wind and the blossom’s coming out.” He says that ‘almost weekly’ he thinks of cutting down on his TV commitments to enable him to spend more time in his garden. “It may well happen over the next two or three years. “I’ve been on telly an awful lot. I very much enjoy being at home and

the reason I don’t do big travelogue series where I go away for months is because I couldn’t bear to leave the plot. “Sitting in my garden, looking out, it reassures me that in the great scheme of things, life goes on, the seasons are all powerful and we, in a way, are governed by nature and we should respect it and work with it.” The book is dedicated to Titchmarsh’s nine-month-old grandson, Hugo, who’s already been introduced to the garden. Titchmarsh smiles. He says he’s put a big fence up around the pond in anticipation of Hugo toddling towards it. “I don’t want to force him into gardening but if he’s in and among it all the time, he’ll grow up thinking that’s the way it is and it’ll become second nature to him.”

Repossessions down to lowest level in five years HOME repossessions have fallen to their lowest level since 2007, despite the continued weakness of the economy, lenders said. A total of 8,200 properties were repossessed in the third quarter of this year, down from 8,500 over the summer and marking the lowest number of repossessions seen in a single quarter since 2007, the Council of Mortgage Lenders (CML) said. The figures indicate that the overall number of repossessions this year will be way below the CML’s previous forecast that the numbers could rise to 45,000 by the end of 2012. There have been 26,300 repossessions this year so far, showing an 8% drop on the same period a year ago. CML director general Paul Smee said: “Good communication
and effective arrears management by borrowers, lenders and money advisers are helping the vast majority of those with mortgage repayment problems. “The rate of repossession has continued to fall and it’s clear that lenders want to keep people in their homes.” A spokesman for the CML said the body is likely to make a revised repossession forecast next month and, given the latest figures, the CML now expects the total for 2012 to come in below its original estimate. “We expect it will fall below that amount, but we will be having another look in mid-December,” he said. The CML has previously warned that although repossessions have remained stable, the pattern could still be disrupted amid the
difficult economy. A string of lenders have raised their standard variable rates since the spring, meaning that more than a million borrowers are now dealing with higher mortgage costs. Soaring energy bills and rising food costs will also place more pressure on families as winter sets in. Mark Harris, chief executive of mortgage broker SPF Private Clients, said: “Some borrowers are still struggling to afford their mortgage as living costs continue to rise and many lose their jobs. “Lenders must continue to show forbearance and look after customers who are struggling by letting them switch to interest only, take payment holidays or extend their mortgage terms.” The repossession rate equated
to 0.13% in the buy-to-let sector, but it was lower among owner-occupiers, at 0.06%. The CML said the lower repossession rates among owner-occupiers reflects the “significant” forbearance being shown by lenders, who are trying to keep people in their own homes. When the landlord is in arrears in the buy-to-let sector, repossessions tend to take place at the end of a tenancy. Mr Smee said: “Repossession really is a last resort, but it’s essential for anyone worried about their mortgage to talk to their lender as soon as possible - it is more difficult to resolve problems when they are not tackled early.” In an indication of what is to come, separate figures published
by the Ministry of Justice (MoJ) today showed 14,168 repossession actions started in courts across England and Wales between July and September, continuing a downward trend since 2008. Housing minister Mark Prisk said: “The Government’s efforts to reduce the deficit and help keep interest rates at a record low, combined with a range of support to help homeowners, is helping to ensure that repossession remains the last resort for families across the country. “There is a range of help available to homeowners struggling with their mortgage payments including the £221 million mortgage rescue scheme, a £20 million preventing repossessions fund, and advice and information online.”

Outside, the property has a good sized rear garden that is not overlooked, as well as a garage and a driveway for two cars. Additional benefits include gas central heating and double glazing. No chain. ● Abode, 0151 909 3003
Melling Mount, £135,000 BEAUTIFULLY presented, this extended four bedroom semi-detached house offers ideal family accommodation. Inside there is a porch, lounge, kitchen and dining area to the ground floor. On the first floor are four bedrooms and a family bathroom. The current owner has added a singlestorey extension to the property to create a larger living space. To the front of the property is a driveway that provides space for off-road parking and leads to a garage. To the rear is a fenced garden. Viewing is strongly recommended to appreciate this deceptively spacious property. ● Entwistle Green, 0151 526 3432

Customers at Fountain Court, in Tranmere, Wirral, only need to pay 75% of the price of a new home, which includes just a 5% deposit, thanks to a shared equity scheme – yet they still own 100% of the property. Lovell provides an equity loan for the remaining 25%, with no rent to pay on the amount, making the purchase of a stylish and contemporary home even more affordable. Anne-Marie O’Doherty, field sales manager for Lovell, said: “We have homes ready to move into that can be bought through this popular scheme, which offers a dream home for an exceptionally low price. “The homes include carpets, white goods and turfed gardens and customers will also get free consultations with mortgage advisors. This package is everything a first time buyer could wish for.” Fountain Court offers excellent commuter links to Liverpool, situated within easy reach of the Birkenhead tunnel. ALLING all first-time buyers! For as little as £265* per month you could be living in your dream new home sooner than you think if you reserve now at Taylor Wimpey North West’s Speakman Gardens development in Prescot. House hunters could be living in one of the stunning apartments the development has to offer in 2013 when they reserve now for just £99, leaving them with more money to put towards their 5% FirstBuy deposit. This should come as welcome news to first-time buyers desperate to get on the property ladder. According to a report**,
almost a fifth of first-time buyers were helped by the ‘bank of mum a dad’ in 2011. So if 2013 is the year you decide to go it alone, now is the perfect time to visit Speakman Gardens and find out more about how you can get your foot on the property ladder. Lynne Vogel, regional sales manager for Taylor Wimpey North West, said: “Speakman Gardens offers a great range of homes ideal for first time buyers. The apartments are stylish, sophisticated and great value for money under FirstBuy. So if you want to be on the property ladder in 2013, come down to the development and find out
how we can make it possible.” FirstBuy works through a joint loan of 20% from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means that eligible purchasers only need to pay a 5% deposit and obtain a 75% loan-to-value mortgage. The loan is repayable at the end of the mortgage term or when the property is sold. To be eligible, purchasers must be first time buyers and the total household earning should be less than £60,000. Speakman Gardens boasts a collection of two bedroom apartments from just £84,995. This includes the Tamar apartment, an
ideal first home with an open-plan kitchen/living/dining room, master bedroom, second bedroom and bathroom. Under FirstBuy, you would only need to save a deposit of £4,250 to secure this stunning home. The development on Steley Way also offers a range of three and four bedroom family homes from £153,995 and £163,995 respectively. ● Visit the marketing suite, open daily 11am-5.30pm, call 0845 071 8832 or visit www.taylorwimpey.co.uk/ Speakman Gardens/ for details. *£265 monthly repayment based on a £118,000 repayment mortgage at an interest rate of 4.1% **Report according to estimates from the Centre for Economics and Business Research.
