BOSSES at Liverpool’s St ● Paul’s Square development have hit back at claims by Halifax

that the UK will become a nation

of renters within a generation as young people give up on the dream of home ownership. A survey commissioned by Halifax quoted that 60% of buyers thought it was either very hard or virtually impossible to get a mortgage, with a further 61% of potential buyers put off buying by the stress and anxiety involved in applying for a mortgage. David Caught, Residential Sales & Marketing Director for English Cities Funds, St Paul’s Square, says: “Buyers reading stories like these will only be more inclined to shy away from approaching mortgage lenders when, in reality, the number of mortgage products on the market increased for the fifth consecutive month in May, taking it to the highest level since 2008. While the Halifax figures are interesting to consider, I think it’s important to focus on the positives at the moment.” St Paul’s Square commissioned a survey of homeowners and tenants in April that revealed 82% of people still thought it was ‘essential to buy a property at some stage’ illustrating that becoming a homeowner is still a priority, with more than 27% citing that paying towards something felt better than renting. David adds: “Both our survey and Halifax’s own figures showed that the vast majority of people still want to own their own property, so we’re glad Halifax recognises the need for a First Time Buyers Pledge that will help outline its lending criteria making the application process more transparent.”

My First

HOME

Brian Nash Where was the family home where you grew up and what was it like? The first two years of my life were spent in a flat off Athol St, Scotland Road, and we moved to Norris Green when I was two. What is your clearest memory of the house? My earliest memories of the house were all playing in the garden. Mum and dad were keen gardeners. The lawn was pretty big for a council house and I remember my dad using old teacups to make three golf holes. Unfortunately it didn't turn me into Tiger Woods. Where was the first house you bought yourself and what did it cost? The first property I bought was with my wife in 1986. It was a three bedroom flat on Sutherland Avenue in London W9. It was the scruffier part of Maida Vale. It had a converted loft with a roof terrace that overlooked the Westway. Not the greatest view but at least it was a view. The flat cost £120,000 which I didn't have. What made you want to buy it? I liked the area because it was central with lots of green areas and really great old pubs and was quite close to the M1 and the route North. I decided to move down before Mark O'Toole and Peter Gill and was subject to abuse like "Turning your back on the city" and "Traitor to your roots". Within six months they had both done the same thing. What are the important things you look for when buying a house? I currently live in a modest Edwardian terraced house in North London and I have no plans to move. If I were to then I think one of the most important things is parking – being able to unload your shopping on your doorstep is a small but real luxury. Are you a DIY trier or do you leave it to the experts? I am very handy with the DIY. As an electrician I rewired my own house. Through the years my plastering has improved and I have done most of the walls and a couple of ceilings when I have been redecorating. I do all my own painting and even put some decking down a couple of years ago so I guess that means I can do it myself but it takes me quite a time to finish because I am a perfectionist to the point of OCD and it takes me quite a long time to start because I am lazy! What is the one thing you love most about your current home? I love the fact that we are only the second family to live in it since it was built in 1901. We bought it from the original owner's daughter. I also love my neighbours. It is the first place I have lived in London where I feel there is a strong sense of community. BY JANET TANSLEY

Bewildered by the vast range of colours and styles available when it comes to decorating your home? Gabrielle Fagan gets the experts on the case

ECORATING can be a tricky task these days with a dazzling array of styles, designs and influences on offer: from shabby chic to crazy colour, gorgeous glamour or even full-on confusion! But tailoring a space into somewhere that speaks volumes about your personality and taste doesn’t just serve to impress visitors – more importantly it also turns it into a home. “It’s usually when people move away from home into their first property that they realise the potential of a place where they can truly express themselves and let their imagination run wild,” says Joanna Copestick, co-author of a new guide to designing a home, Decorate. “Discovering your style sensibility and why you are attracted to certain things is one of the most joyful and emotionally freeing processes of decorating.”

STARTING OUT

IDEALLY, before starting any scheme, the experts suggest you turn detective by collecting cuttings from magazines of photos of rooms you’re attracted to, as well as pieces of fabric, and working out what you’re instantly drawn to on colour charts. “Create a personal checklist of what matters to you. If you love light, make sure you place furniture close to windows to enjoy the view,” says Joanna. “If you’re always in the kitchen, ensure it’s a place where friends can hang out too, and if you enjoy a sense of space, think about banishing some walls in favour of sliding screens or glass doors.”

Most of all, she urges: “Stay on the look-out for the ’ah-ha!’ moment when you walk into a space and instantly feel connected.” Check out the designers’ advice on creating three key looks.

COLOUR

USING colours is one of the most personal styles of decorating you can undertake. “It’s so individual but

remember nothing’s wrong – one person’s favourite vivid turquoise or sugar plum pink can be another’s idea of excess in the taste department,” says Joanna. Think outside of the box as well, she advises, as colour need not necessarily be painted on walls. If a room is bland and box-like, incorporate an interesting focal point featuring colour, whether it’s a mantel shelf for a display of colourful china, a large piece of free-standing, vibrantly-painted furniture or a stunning piece of art to take up one wall. In a large room, where you want to enhance a sense of enclosure and seclusion, opposing walls can be painted the same colour. Alternatively, a wall painted up to dado height in a vivid colour with white above is a good way to live with some colour without feeling overwhelmed by it. “Jewel-bright sunlit rooms can stand big, bold

shades of fuchsia or topaz, so go with the colourful vibe if light is not an issue,” says Joanna. “In a room dominated by neutral colours, add in vivid contrast colour as accents on upholstery, cushions or artwork. Strong tones such as orange, citrus lime or red work well as vivid jolts of colour in this way.”

FLEA MARKET STYLE

WHETHER you call it junk, or simply old stuff, there’s no doubt that flea market chic’s time is now. “The idea of living with second-hand furniture and objects is as fashionable as the latest outfits from the latest Paris catwalk show,” says Joanna. While foraging in charity shops and second-hand stores can be fun and productive, she advises having a list of eras that you’d like represented in your home. To be on trend, retro Fifties and Sixties style is in vogue. But feel free to indulge your own passions – whether it’s for items such as a 1930s clock or a 1970s tea service as well as that 1960s

range of decorative styles.” Luxury, she says, goes hand in hand with glamour which means deliciously tactile textiles. “Think of rich velvet or chenille used in combination with damask or textured linens in bold colours, graphic patterns or stylised floral designs,” she says. “Wallpaper always adds glamour and visual interest to a space. Keep it confined to one wall or one part of a room for the most impact. Bold patterns or motifs in muted colours provide a smart backdrop.”

As the ‘grow your own' campaign rolls on, everyone should make room for some herbs in their garden, says Hannah Stephenson

H

ERBS create the tastes of summer – basil torn over juicy tomatoes, dill added to simple fish dishes, chicken stuffed with thyme, coriander added to zingy salsas, mint and parsley chopped up in tabbouleh and other salad dishes. So many herbs and so little space, those with small gardens might say, but there is always room for a pot or two or even a windowbox of aromatic, flavoursome herbs which will enhance your menus whatever the time of year. Many exhibitors at this year’s gardening shows are of the same opinion. At the forthcoming BBC Gardeners’ World Live at Birmingham’s NEC, for example, a new Edible Patches section seeks to display innovative ways of growing edible plants in a small space measuring 1.5m x 2.5m – and herbs are right up there with lettuces, chard and spinach. The unusually hot weather in April and May will have given some herbs a head start. Many thrive in sunnier climates including thyme, rosemary and basil, which historically hasn’t grown very well in this country because our summers have been too cool. Mint grows almost anywhere, but if you are creating a herb garden, grow it in a pot or it will invade everything else in its path. If you want your herb garden to look more formal, consider planting

LEAF IT OUT: A herb garden, above, is great if you have the room. Basil, left, is perfect in pots dwarf hedges of rosemary or lavender around the edges, or to divide beds. Lavender can simply be sheared after flowering to keep it looking neat and tidy, but don’t cut into old wood or it won’t grow back. Standard bays in pots either side of a front door or other entrance can create a formal, stylish look and you can pick the leaves to add to pasta sauces and casseroles. When designing your herb garden, remember that prostrate varieties such as Corsican mint, many thymes and marjorams form

mats of pretty foliage to cascade over edges and fill gaps in paving. And don’t think you have to reserve a whole plot for herbs. You can interplant them in your border to add colour and texture. Clumps of chives, which produce purple flower balls, and sage, with its subtle leaf colours, are ideal. Rock gardens, with gritty, well-drained soil, are also a perfect setting for low-growing herbs such as thyme, of which there are endless varieties, many of which have variegated leaves and produce small

They reach about 60cm (2ft), but don’t need staking and grow in any soil in sun or partial shade. Their soft, subtle shades blend easily into most colour schemes and their flowers can last until September. The variety A major “Sunningdale Variegated” makes a good plant partner with the purple foliage of Viola labradorica, while A carniolica “Rubra’” makes an eye catching addition to the border with its dark red blooms. Grow Your Own Chamomile THE dried flowers of this easy-to-grow herb make a perfect calming tea at bedtime – so don’t spend a fortune in the supermarket on posh infusions. Make your own instead. Roman chamomile (Chamaemelum nobile) is the type which flowers and is best started with a pot grown plant,

positioned in a warm, sunny, sheltered position in well-drained soil. Each plant spreads to about 45cm (18in) wide and grows 10cm (4in) high and produces white, daisy flowers. To make the tea, pour boiling water over a spoonful of dried chamomile flowers and let

it brew for a few minutes before straining it into a cup. To dry the flowers, lay them face down on a cool, flat surface out of the sun and store in paper bags in a dark cupboard when dry. The other type, called “Treneague”, is nonflowering and used mainly for chamomile lawns.

Debate rages over value of interest-only mortgages WHEN the pressures begin to build on balancing the household budget, does it make sense to use the mortgage as a safety valve by switching to an interest-only loan to cut monthly repayments? It’s a topic that many experts have been debating lately. Terry Smith, City broker and founder of the Fundsmith fund management operation, warns that interest-only mortgages are “no better than renting, really,” with all the responsibilities and costs of ownership on top. But DeAnne Julius – a founder member of the Bank of England’s Monetary Policy Committee – doesn’t agree and argues that interest-only loans can “make sense for certain people at certain times in their lives”. Their comments follow a report by the Financial Services Authority (FSA) which noted that the value of

interest-only mortgages soared by £99bn between the third quarter of 2007 – when the housing boom hit the buffers – and the end of 2010. The number of interest-only borrowers rose in that time, says the FSA, by more than 369,000. In many cases the FSA puts this switch down to “forbearance”, where lenders suggest a switch to lower, more affordable payments to avoid a default and possible repossession. But the regulator is worried by this trend. If borrowers pay only the interest charged on their loan, how will they eventually pay the lump sum owned on their home when the loan matures, without selling up and becoming homeless? Andrew Hagger at financial website Moneynet.co.uk says: “When prices were rising, interest-only borrowers had a
