MILLER Homes is planning to roll out the red carpet for househunters this month, by adding free energy bills for a year to its line-up of incentives. Househunters can already get their hands on a range of cash incentives, but from May 22 it is offering 12 months’ free energy bills on selected plots. Followers of Miller Homes on Facebook and Twitter also have the chance to win a range of five-star prizes, including DVD box-sets and cinema ticket packages. Sue Warwick, Miller’s national head of sales and marketing, says: “We wanted to give our new campaign a touch of Hollywood glamour and decided there was no better way of doing so than creating a blockbuster campaign with a movie theme. “Over the coming weeks, our line-up of incentives will be sharing the limelight as we look to offer buyers free energy bills for a full 12 months.” For further information on these incentives, and to see the range of properties available, visit the marketing suite at Miller Homes’ Bridgewater Park and Connaught Green developments. The marketing suite at Bridgewater Park is located on Brownbill Bank, Netherley, L27 7AE and at Connaught Green off Belmont Road, Anfield, L6 4EU. Both marketing suites are open Thursday to Monday from 10.30am to 5.30pm. For more information log on to www.millerhomes.co.uk. after one of its tenants was named Neighbour Of The Year and one of their managers Boss Of The Year at the Juice FM Inspiration Awards. Maureen Clunan has lived in Stockbridge Village since 1993 in Merecliff, one of six multi-storey blocks in Stockbridge, and is a worthy winner of the award. She is an active member of the community and sits on many resident and tenant groups,
STAR STYLE: Miller Homes sales adviser Tracey Portington rolls out the red carpet treatment for all prospective buyers chairing two of them. Maureen says: “I have lived in Stockbridge Village for 18 years. Through my work with the community I know so many of the people who live here and I know that the vast majority are decent, law-abiding people who deserve to live and work in a friendly community. “It used to annoy me how the few ‘bad apples’ who live in Stockbridge always used to get the headlines, but never any of the good people or the good work that goes on here. “That’s all changing. Stockbridge now has a bright future ahead of it for our kids and grandkids.” Colin Lafferty, project team leader at Villages Housing, nominated Maureen. He says: “Maureen is an integral part of our community. As chair of the Cliffs Residents Association she has been central to the improvement works carried out across all of the blocks and she passionately represents the views of all of our residents particularly the elderly and the vulnerable.” Michelle Askew is Villages’
supporting people team leader and won the Boss Of The Year award. She is the team leader for the Tenants Extra Support Scheme (Tess) team who help all housing association and private landlord tenants across Knowsley who are struggling with housing issues. Michelle says: “This award isn’t just for me – it’s on behalf of every project officer within Villages’ Tess team.” Project officer Charlie Barnard says: “Michelle is a boss who always gives her time and supports me when I need her to. She is inspirational; nothing is too much trouble.” For information on Villages Housing call 0151 480 1313.

AUCTIONEERS Venmore are being filmed for BBC’S Homes Under The Hammer Series. The TV team will be watching the next auction on Wednesday, May 18 at 1pm at the Hilton Hotel. Ronan Connolly, auction sales manager, is keen that a number of the commercial and investment lots will generate high interest at this month’s auction. He says: “Lot 11 is The Stables Bar in Garston and with a guide price of £140,000-160,000, this could be a fantastic investment property as the establishment comprises more than 90 covers, a great restaurant and bar area, as well as having a 3am alcohol licence.” With Venmore welcoming back BBC’s Homes Under the Hammer, which last came to film the auction in November 2010, head of auctions, Nick Ball believes property auctions are continuing to grab national consumer interest. He says: “Property auctions allow house buyers and vendors a faster and more reliable process in buying or selling your property. The majority of buyers at auction are buyers with funding in place who can exchange immediately and so there is no chain to worry about.” To register interest contact Venmore Auctions on 0151 236 6746 THE WINNERS: Maureen Clunan, was named Neighbour of the Year or online at at the Juice FM awards and Michelle Askew, inset, was Boss of the Year www.venmoreauctions.co.uk

My First
HOME
Sing the story
Blues are making a splash in the home this season. Gabrielle Fagan dips into the colourful trend
E Richard Baker former park ranger Where was the family home you grew up in and what was it like? My first family home was down the Scotland Road area in Silvester Street. It was a two bedroom, ground floor flat. As there were seven of us living there, you can imagine that it was a bit cramped. There was a huge square at the back of the flats where all the children would play out. We then moved to Walton and wow – we had a garden. Real grass, real trees, a park... As an 11-year-old I was in my element. What is your clearest memory of the house? My clearest memories of the house is the kitchen. Although we where really poor (dad couldn't work as he had both his legs amputated and was in a wheelchair) there was always a lovely smell of cooking and mum would always be found in our homely kitchen. Where was the first house you bought yourself and what did it cost? The first house that I bought was in Old Swan, a two up, two down terrace which cost £7,260. What made you want to buy it? I suppose I bought it as it was in a central location. And it was a solid house. What are the important things you look for when buying a house? To me the important thing is not its size, its layout or its looks, but a house has to have a certain feel. It’s hard to explain but some houses defiantly have a “friendlier” feel than others. It must be near greenery or woodland or a park. Are you a DIY trier or do you leave it to the experts? When I bought my first house it needed a lot of work and I decided that I would have a go. I will have a go at most things apart – from electricity and gas. What is the one thing you love most about your current home I'm not a materialistic person by any means so I don't need a lot of belongings and luxuries, but the thing I enjoy most about my home is peace and quiet. And as I live on the doorstep of my favourite park, good old Sefton Park, that will do for me. VEN if blue skies can’t be guaranteed outside, you can make sure the forecast’s always good indoors with the year’s coolest shades. Blues are punching above their weight and dominating in homeware, undoubtedly helped by the seal of approval from royal bride Kate Middleton, who wore the colour for her engagement announcement and the day after her wedding. “Fashion’s taken blues to heart and our summer wardrobes will be filled with clothes in all its dazzling shades. Home designers are mirroring that trend,” says Louise Smith, Dulux’s global colour designer. “Blue is associated with the power to soothe and relax. It’s ideal for finally banishing the dull, sombre tones of winter and making rooms look fresh and invigorated.” This colour palette’s an easy winner too, reminding us of cloudless skies and glittering seas and pools. Teamed with crisp white it can conjure a relaxed, informal beach house feel, or you can be more dramatic by using deep indigo tones. “The main focus is bold, punchy and strong. Cobalt, royal blue, navy and azure rather than softer shades,” advises Marc Petring, head of marketing at furniture chain Dwell. “It takes confidence, but you can dip your toe into blues by experimenting with one statement piece of furniture, a rug or blue accessories. Too much blue can be oppressive so be sure to mix it up with whites or greys.” Rich, sultry, sophisticated inky blues through to pale pastels can all play a part in rooms. So don’t be cautious, dive right in!
LIVING THE BLUES
The sky’s the limit when it comes to choosing a decorating shade in paint, and Dulux’s impressive selection includes the lyrically named Blue Reflection, Lost Lake and Indigo Infusion. “When applied to large areas, deep blue is sometimes perceived as cold and distant, especially in hallways and corridors,” says Louise Smith. “So it makes sense to restrict the size of the deep blue surface to a single wall, curtains or a rug, if you’re dealing with a small space or one lacking good natural light. “Lighter blues can be a safer option, especially as a background colour, as they appear to recede, making a room
WONDER WALLS: Add some cool style to yor bedroom with a combination of Sapphire Springs 1 and Jewelled Creek 3 paint, £21.69 for 2.5 litre, by Dulux seem larger and raising a low ceiling.” SPLASH OUT: Jocelyn Warner, best known for her beautiful wallpapers, has launched a new fabric collection suitable for curtains and upholstery. Her nature-inspired Treetops, £49 a metre, comes in a subtle pale blue. Make a statement with designer Orla Kiely’s contemporary Lusk sofa in reef, £1,995 from Heal’s. Rock away the blues in a Charles Eames-style Rar rocking chair, £189, in pale blue, from online company Interior Addict or pick up Marks & Spencer’s bestselling simple blue side table, £49.
RECIPE FOR BLUE
Blue’s an ideal colour for kitchens and you could pick up on the trend with tiles, such as Fired Earth’s stunning hand-decorated
Andalucia range featuring a variety of designs. The 10 x 10cm hand decorated tiles are £3.25 each and 20 x 20cm hand-decorated tiles are £11.95. “Blue’s a great colour for both novices and adventurous homeowners alike,” says Clare Price, founder of The Contemporary Home. “Everyone’s got their own favourite shade and my favourites are an almost white powdery blue and by contrast the deep, purple-laden indigo. “I’d advise pastel shades for large walls and vivid brights for specific, key items such as lights, kitchen gadgets
AT THE HOP: Jolly jack rabbit blue ornament, £39.95, Dwell
and maybe a bright wall canvas.” “For a clean, fresh finish, be inspired by classic blue and white china and mix accents of cobalt blue with bright white.” SPLASH OUT: A Smeg Retro fridge freezer, £1,349 from Marks & Spencer, in pale blue, and its China Blue crockery featuring blue blooms on a white background, starts from £5 for a mug.
BLUE NOTES
Have fun with blue by adding quirky accessories or finishing details such as lampshades, or even door handles. “Blues have always been a popular colour for interiors and until recently the trend was for pale hues with a lean towards eau de nil,” says Victoria Wright, style advisor at HomeSense, which features a constantly changing range of reduced designer homeware. “This summer will see a stronger, more playful blue emerge as the fashionable choice – it’s somewhere between duck egg and navy. It is brighter and

How to... make wood good again WOOD filler isn’t the nicest stuff to use, but these tips will make it as painless as possible. Wood filler dries quickly, which is handy when you’re in a hurry but makes getting it off your fingers a pain, so wash it off straight away or wear disposable gloves. ● Wipe over the repair with a damp cloth and allow to dry before painting. ● For repairs on things where movement occurs, such as window and door frames, use flexible wood filler. This isn’t rubbery and can be applied and sanded. ● Some wood fillers can be applied straight from the tub or tube, while others have to be mixed before use. These consist of filler and a hardener, which you mix together when you’re ready to fill. The problem with these two-part fillers is that getting the quantities exactly right can be tricky, so the filler can harden too quickly or be too soft. It’s easier for DIYers to use ready-mixed fillers. ● As with any filler, it’s important to store wood filler properly to prevent it from drying out. If it’s in a tub, try pouring a little water on top of the filler (drain before use), cover with a piece of plastic bag and make sure the lid’s on tightly (use tape to secure it, if necessary). If it’s in a tube, ensure the lid’s on properly at all times.

before – any tips? A Wallpapering can be tricky – the easiest thing for novices to use is paste-the-wall wallpaper because, as the name suggests, you apply paste to the wall, rather than the paper. The advantage of this is that you don’t have to wait for the paste to soak into the paper and you don’t have deal with long, soggy lengths of paper.

HOMEOWNERS need only take small steps to green their home and make big savings, according to estate agents. The National Association of Estate Agents (NAEA) has encouraged property owners to take advantage of the simple solutions currently on the market to make efficiencies in their homes. The UK government is committed to carbon reductions and needs to cut emissions by 34% to meet the 2020 targets. Homeowners are being encouraged to refurbish with more environmentally friendly products. The more this is done voluntarily, the less draconian legislation might be. For those looking to make these
SOMETIMES we all need a little luxury and the Smooff lounge cushion is the real deal, perfect for lounging and snoozing on summer days – £129.95, www.allupandon.co.uk
Going green can help save the planet – and cash improvements and at the same time achieving substantial savings, the NAEA recommends: ● Cavity-wall insulation – although this involves a rather noisy installation process, the benefits can be felt instantly. Insulating your walls harnesses the heat generated in the home, meaning substantial savings on your energy bills. A specialist should always be sought for this type of job so ensure you choose a member that is Cavity Insulation Guarantee Agency (CIGA) qualified.
● Draught-stripping – installing specialist strips of foam around windows and doors will significantly reduce draughts, helping to retain the heat and ultimately saving you money. Costing around £50-£80 depending on whether you install it yourself or not, it can save up to £20 per year for a gas-heated semi. ● New boiler – replacing your old boiler can help reduce emissions and cut your bills at the same time. Although the boiler scrappage scheme has ended, given the huge
level of demand, grants are still available for this kind of purchase. It is worth checking out the funding database on the Energy Saving Trust site for specific details on what is out there: www.energy savingtrust.org.uk ● Loft insulation. This well-established efficiency measure offers a cheap and easy way to top up insulation already installed. Boosting the thickness of the insulation to between 250 and 300mm is recommended for optimum efficiency.
Peter Bolton King, chief executive of the NAEA says: “It is important homeowners are aware of the options available to them when looking to make carbon efficiencies to their property. There are many funding choices out there making the installation of simple green measures a more affordable option. “It is proposed that loans will be made available under the Government's Green Deal initiative will assist further in helping homeowners to invest in low carbon solutions.”

W
ITH the bustling city centre to the north and Aigburth to the south, the neighbouring areas of Toxteth and Dingle offer a good place to call home. Add to this low property prices, well-established communities, a wealth of amenities and easy transport links, and it's obvious why Toxteth and Dingle are a clear contender for families, young professionals and first time buyers alike. Toxteth, in particular, is a convenient and economical option for house-hunters looking to get their foot on the first rung of the property ladder. Its reputation may have suffered in the past, but the area was once home to
some of the city's wealthiest residents and is once again on the up. Properties range from modern apartments and terraces to detached and semi-detached homes with elegant Georgian town houses in the Georgian Quarter area and grand Victorian villas along Princes Road/Avenue boulevard. A number of new developments have also been built to help regenerate parts of Toxteth, yet house-hunters can still take advantage of many houses priced below the city average. An apartment recently sold for £104,950, with semidetached houses going for £104,000 to £210,000 and detached properties ranging from £115,000 to £415,000. Similarly, Dingle offers a

good range of reasonably priced homes. The area, named after Dingle Brook (Dingle meaning wooded valley), is popular with families thanks to its reasonably priced terraced homes and also has new developments with modern houses. Recent sales include a terrace house for £65,000, a semi-detached for £90,000 and a flat for £59,000. Both areas offer homeowners an array of amenities, too. Shops, eateries, pubs and independent local businesses line the bustling Park Road and Lodge Lane, with ample amenities including a Lifestyles gym, library, nearby schools, supermarkets and the Grade II listed Princes Park. The areas are no doubt on the up too, with a number of exciting plans in the pipeline. Along Park Road, the old bingo hall site is set to become home to a £30m Tesco – the city's largest supermarket – and is predicted to create 500 jobs. Plus, a multi-million pound plan to create new fitness and youth facilities, together with a new home for Toxteth Fire Station, has been submitted to the Big Lottery Fund. The centre, which would see Toxteth Sports Centre completely rebuilt, would include a new sports hall, fitness suite and climbing wall together with a multi-activity room and dance/drama studio. With so much to offer, the districts of Toxteth and Dingle are well worth considering if you're looking for a new home.

ISITORS to the horticultural event of the year are likely to see more punchy colours, a push on ornamental fruit and veg and a continuing growth in native and naturalistic planting, experts are predicting. The RHS Chelsea Flower Show is always a showcase for the most inspirational, out-of-this-world designs, but what can we take from the garden catwalk to the average domestic setting? “There’s always a danger that the show gardens become such grand statement pieces that you feel as though there’s very little access in terms of the materials and the ideas you can take,” says award-winning garden designer Chris Beardshaw, who this year is not only helping create the Bradstone Fusion Garden, an urban show garden, but is also a judge at Chelsea. “However, there seems to be a number of clear directions – one is a celebration of plants in history, reflecting on the plants which have performed particularly well for us. “There’s a huge move towards native plants and naturalistic planting. It takes a while, when you think that Chelsea is at the high end of the fashion market, for things to become mainstream. “We are looking at gardening in a very biodiverse way, thinking carefully about the plants we weave together and what effect they are going to have, not just on our senses but on all of the other organisms that we share our spaces with. “You see plants growing in the way plants want to grow. It’s gardening for people who like the organisms around them to be as
NATURALLLY GOOD: Peonies are well suited to mixed planting, above, while Italian kale, left, and red currants, right add structure and colour
relaxed as they are.” Hot plants at Chelsea may include a clutch of interesting alpines such as meconopsis (blue poppies), along with quality herbaceous plants such as peonies and almost black bearded irises, while topiarised plants (watch out for the Laurent Perrier garden) will also be popular.
Best Of The Bunch Allium ALLIUMS, which are ornamental onions, are among my favourite early summer bulbs, with wonderful globes of mauve star-like flowers standing straight and tall like lollipops in the sun. Among the winners are A christophii, which grows to 60cm (2ft) tall, producing huge heads of star-like lilac flowers, each with a metallic sheen and looks fantastic at the front of a sunny border. Other impressive types include “Globe Master”, a variety which produces huge heads of rich purple flowers above glossy green foliage and A karataviense “Ivory Queen”, with broad grey-green leaves and dense white flowers which are a good foil for the leaves. Alliums are easy to grow in a light, well-drained soil in full sun. The huge circular flowerheads dry well, so provide architectural value later in the season and an impressive addition to dried flower displays indoors. Grow them through grasses or other good ground cover plants to hide the strappy leaves, which fade and can look unsightly before the flower opens.
“Large topiarised plants are becoming more available and people are spending less on collections of plants and more on individual ones,” Chris observes. “People are happy to spend £100 upwards on a single large specimen. “We are no longer banging the drum of ‘Plant it small and wait 50 years and it might turn into what you’ve anticipated’. By buying larger plants, there’s an instantaneous reward. “B&Q and Homebase, both at
Chelsea with gardens, feel there’s a market for increasing the public’s awareness of plant materials.” Bunny Guinness, winner of six gold medals at the show and designer of the 2011 M&G garden, a modern take on a traditional kitchen garden, predicts fruit and veg will be brought into the spotlight in domestic gardens. In her show garden, cabbages and beans mingle with clematis and roses, while lavender and other herbs ensure the garden smells
sweet. Large terracotta pots containing lemon, apple and quince fruit trees are placed throughout. “Some people are still very reluctant to put vegetables into prime positions. In the old days, they were in the walled garden, which was miles away from the house because people thought they didn’t look particularly good.
Things to do this week ● Continue to prune shrubs which have flowered. ● Make sure fruit trees and bushes have enough water while the fruit is setting, or fruitlets are often shed. ● Feed newly shooting hardy fuchsias with a nitrogenous fertiliser and keep the base free from weeds. ● Organise shading for the greenhouse using blinds, shading nets or a shading wash. ● Dig out individual lawn weeds by hand or treat large areas of spreading weeds with a herbicide specially formulated for lawns. ● Take basal cuttings of border plants such as lupins and delphiniums, before they develop hollow or pithy stems. ● Finish off planting permanent containers so plants have the summer to establish themselves. ● Prune winter-flowering heathers before the end of May or leave it for next year. ● Cut lawns with naturalised bulbs growing in them, keeping the mower blades high. ● Plant out arum lilies (Zantedeschia aethiopica), either in moist soil or up to 30cm (12in) deep in a pool to grow as water plants. ● Fill in unsightly gaps left by border perennials, by sowing the seeds of hardy annuals straight into their flowering positions.

DRAMA QUEEN: Black irises, above, and topiary, right, provide a striking point of interest to any garden “But the kitchen garden can look good all year round, anywhere that’s convenient. I can’t think of any vegetable that isn’t ornamental when it’s arranged well.” Black Italian kale, chillies, tomatoes, standard gooseberries and redcurrants all feature in Bunny’s show garden, providing colour and architectural interest. While muted colours such as whites and blues have been the must-have colours of recent years, Bunny reckons there are going to be
some dazzlers this year. “I wouldn’t be surprised if there weren’t quite a few punchy colours because of the recession, to hot things up a bit and raise the temperature,” she predicts. ● The RHS Chelsea Flower Show,

Grow Your Own Sweetcorn CORN on the cob is one of the sweetest, juiciest summer veg you can grow, whether steamed and served with a knob of butter and black pepper, or cooked on the barbecue alongside your sausages and burgers. As it’s wind pollinated, you need to grow it in blocks rather than a single short row, so it’s an ideal crop for an allotment as you do need quite a lot of space. Sow seeds indoors in mid to late April, planting on outside in soil rich in organic matter between mid-May and early June, when all risk of frost has passed. Plants should be spaced around 45cm (18in) apart in each direction and will need watering in and covering with fleece on cold nights to protect them. Water the plants well when flowering begins and the grains are swelling. On warm, still days, give the plants a gentle nudge to release the pollen from the taller male flowers. You shouldn’t need to support the plants even though they grow quite tall, as they tend to prop each other up. Cobs should be ripe from late July or early August, when the tassels turn brown and good varieties include “Incredible” and “Sundance”.
3 ways to ... Maintain wisteria
1
Prune it carefully. Starting in summer, reduce all side shoots to within five or six buds from the main branch.
2
In winter, reduce these stems further, leaving two to three buds at the base. This builds up flowering wood and it is this spur that will flower next year.
3
Don’t overfeed the plant with a high nitrogen fertiliser, which makes growth at the expense of flowers.

Lenders return to boost buy-to-let market
THE number of buy-to-let mortgages available has reached a two-and-a-half-year high as lenders return to the market, new figures show. Investment landlords have 463 deals to choose from, up from 312 six months ago and just 299 in May last year, with availability now at its highest level since October 2008, according to financial information group Moneyfacts.co.uk. The rise in choice has been driven by lenders returning to the market, with 64 banks and building societies offering buy-to-let deals, up from just 48 a year ago. The increase in competition has helped drive down the average cost of the loans, with typical interest rates falling from 5.30% last year to 4.97% now. The buy-to-let mortgage market was hit hard by the credit crunch, with many lenders withdrawing from the sector completely as they struggled to raise funds to lend. Demand for rental accommodation is very high, as the combination of falling house prices, economic uncertainty and the problems in the mortgage market have led many potential buyers to put their plans on hold and opt to rent a property instead. But the shortage of mortgage finance has meant many investors struggled to increase their portfolios to meet this trend, leading to a mismatch between supply and demand and forcing rents up. Louise Holmes, spokeswoman for Moneyfacts.co.uk, said: “The financial crisis saw many lenders withdrawing their rental products, with some lenders such as Paragon exiting the market altogether. “Buy-to-let has always been considered a high-risk area of the market.”

EXHIBITION HALL: Plenty of room to show off your art collection
TYLISH homes just don’t come much more stunning and sophisticated than this one. Add to that “superbly spacious” and you have got a perfect property in your sights. The fact that it is close to everything a city centre has to offer is almost the best bonus. This period property for sale with Bairstow Eves at £499,950 is in Liverpool’s celebrated Georgian Quarter. An overview reveals it has five reception rooms, seven bedrooms and four bathrooms. But a look inside discovers so much more. Built in around 1835, it is a fully refurbished Grade II listed Georgian property. Set over five floors it could be used as a large family home or as self contained areas. Starting from the bottom ... the basement comprises an entrance hall, living area with kitchen and utility area, shower room and two bedrooms. The ground floor has a
by JANET TANSLEY lounge, dining room, kitchen and bathroom. On the first floor is another lounge with free-standing kitchen unit, two bedrooms and a shower room. And the second and third floors are made up of an entrance hall, lounge/diner, kitchen, bathroom and three bedrooms. Many period features have been retained in a careful refurbishment, such as wooden floors, balconies and fireplaces, all of which ensure that the charming character of buildings like this is preserved. There are sash windows, fabulous feature fireplaces with marble surrounds and other pointers to the period. It also has a good sized gravelled garden with a flower bed, a stepping stone path leading to the rear gate and is secured within a brick wall. ● For further details contact

OW is the right time for first-time buyers to get onto the property ladder with Barratt Manchester. Shared equity scheme Head Start is still available at Bromborough development Chandlers Walk. It will soon be coming to an end, however, and is now only available on selected plots. Bromborough is situated close to Port Sunlight and Eastham Woods Country Park and is just a tunnel journey under the Mersey to vibrant Liverpool. The site features many of Barratt’s most popular house styles alongside some of its brand new designs. Currently available is the four bedroom Patterdale. This home features a light and airy open-plan lounge and a fully fitted kitchen complete with oven, hob and extractor fan. The rear garden is accessed via French doors from the kitchen. A storage area, ideal as a cloakroom, and extra washroom facilities within the entrance hall are a convenient addition. The first floor has a stunning master bedroom as well as spacious bedrooms two, three and four, which make use of an attractive family bathroom. Currently available with a list

ITH more bank holidays than you can shake a stick at coming up over the next month, now’s a good time to think about buying a new home. And coupled with some fantastic incentives and offers, now is definitely the time to buy new. So why buy new? For a start, you don’t have to worry about maintenance issues. All new homes come with a 10-year National House Building Council (NHBC) warranty. New homes are much more eco-friendly and up to four times more energy-efficient than older properties. They tend to come with the latest energy-saving devices installed, plus good insulation, so you can be efficient with no extra effort. That means a smaller carbon footprint and smaller bills, too. Times have changed. So it’s no surprise that many old properties aren’t right for today’s lifestyles. With larger kitchens, open-plan space and more luxurious bathrooms and en-suites, new homes are expertly designed for modern living in comfort. From state-of-the-art fitted kitchens and bathrooms to cutting edge facilities for home entertainment, new homes often come with the latest technology and can even

price of £145,995, the Patterdale could be yours in conjunction with Head Start for only £117,996 and a low deposit of £7,374. Barratt Manchester’s celebrated Head Start scheme is specifically designed for homebuyers who want to get on the housing ladder as soon as possible but don’t have the large deposit required by some lenders.
Eighty per cent is provided by a mortgage and a 5% deposit. The remaining 15% is covered by an equity loan by Barratt and doesn’t have to be repaid for 10 years or if your home is sold, whichever comes sooner. Also available is the three bedroom Palmerston. This desirable semi-detached property is ideal for
growing families or those looking to move up the property ladder, and currently has a list price of only £142,995, and may be available with a low deposit of just 5% and 100% part-exchange opportunities. For further information on the availability at Chandlers Walk, call 0161 872 0161 or Nikki Smith on 07707 207 002.

Guide BONUS: New homes come with many extra features. These are from Redrow, left, and Lovell Homes, below
Why buy new? be wired for sound, so there’s no need to worry about extra wiring. And if you buy off-plan you can put your own personal stamp on your new home by being involved in every step of the building process, from choosing the kitchen of your dreams right down to selecting your own tiles for the bathroom. Chairman of the New Homes
Marketing Board David Pretty believes the current economic climate makes it even more costeffective to buy new. He explained: “The help homebuilders can often give with deposits or Stamp Duty, with discounts, part-exchange and a whole raft of other benefits are what can make the difference between people being able to buy
and not being able to buy, especially in these difficult economic times. “And what’s more, the economic downturn has brought new home prices in line with the second-hand market, so there is not even a ‘brand new’ premium any more, despite the fact new homes are packed with lots more extra features than older properties.”

CCORDING to experts, a new breed of savvy first time buyer is emerging – bucking the market trend and moving onto the property ladder with some canny research and deal-hunting. Despite mortgage lending remaining tight, West Derby housebuilder Morris Homes claims that enquiries from first time buyers have increased steadily in the past six months – a trend the builder expects to continue. Chris Minshall, regional sales director for Morris, explains: “First timers may be down but they are certainly not out of the market.
“Finding a mortgage with a small deposit is tricky, but not impossible if you know where to look. Buyers seem to be turning their backs on the second-hand market and opting for new-build developments where, unlike private vendors, housebuilders can offer schemes to cut the cost of moving. “Our most popular scheme at the moment is the Government-led HomeBuy Direct Scheme – where you purchase a property for 70% of its value and repay the remaining 30% over the next 25 years. “It means you could buy a three bedroom home with a deposit of just £6,782.”
Morris, which currently has The Point development, off Deysbrook Lane in West Derby, has put together the following checklist to help first time buyers hunt out the best deals on the market: ● Check for offers and buying schemes: First time buyer schemes and incentives, such as offering to pay stamp duty, money towards legal fees or even the inclusion of carpets and curtains, can make a big difference to your overall moving costs. ● Research the area: Do lots of online searches, and speak to your local estate agents to find out about up-and-coming areas. developments, major retail chains moving into the local area, good transport links and being close to a desirable location are all good indicators somewhere is on the up. ● Consider the lifetime cost: Be careful not to be seduced by a cheap property that may cost you more in the long run. Simple things like double-glazed windows and cavity wall insulation can make a big difference to the efficiency of a home and its running costs. ● Visit the sales office (open daily, 10.30am-5.30pm) at The Point, Deysbrook Lane, West Derby, L12 4YG, call 0151 254 2602 or visit www.morrishomes.co.uk/the-point/
