When it comes to flooring it’s the vinyl frontier Top Tip
Vinyl flooring isn't necessarily the poor relation to tiles. It's practical, affordable and can make a big difference to a room, says Julia Gray
IF YOUR home's radiator pipes need painting, take a thin paintbrush and work in horizontal strokes. This enables you to apply paint evenly all around the pipe, or at least to all that's accessible. The radiator should be cold and turned off when you paint the pipes and the paint's drying. As always when decorating, thoroughly clean the pipes before painting them and lightly sand first if previously painted. New copper pipes or any patches of bare metal should be primed – try Crown Metal Primer & Undercoat (£12.99 for 750ml, www.paint-direct.co.uk), which dries quickly. For the topcoat, use a quick-drying radiator paint Hammerite Quick Dry Radiator Paint in Satin White (£9.95 for 500ml, www.wilkinsonplus.com) is a good one – so you can complete the job in a matter of hours.

F YOU'VE got tatty flooring in your bathroom or kitchen and you don't want festive visitors to see it, there's still time to replace it before the big day. Vinyl flooring is a really practical choice for kitchens and bathrooms, and it's relatively quick and easy to fit yourself, whether you go for sheet vinyl or vinyl tiles. Vinyl flooring has lots of advantages. It's economical and comes in a big range of styles and colours, including designs that look like ceramic tiles, wood, or stone, but often cost less per square metre than the real thing. You may think that vinyl's dated, but it certainly doesn't have to be. There are lots of contemporary designs, as well as more traditional ones. In addition to its good price and good looks, vinyl is water resistant, hard to stain, and durable – the better the quality, the longer it's likely to last. Unlike a tiled floor, it's comfortable and “warm” underfoot, which is a big plus when you're stepping out of the bath or shower on a cold winter morning. If you have kids and/or pets, vinyl comes into its own because it's softer, quieter and safer than a hard floor and generally stands up to heavy foot traffic well. Best of all, it's a doddle to keep clean – you can sweep it, vacuum it, mop it and wipe up spills easily. However, vinyl can get scuffed and scratched and it will deteriorate eventually, especially at the edges, where it tends to curl up over time. You have to be careful not to tear a vinyl (especially sheet vinyl) floor – dragging a fridge across it, for example, is a recipe for disaster. Vinyl can also be damaged by extreme temperatures, and faded by sunlight. Disadvantages aside, if you think vinyl's a good choice for your home and you're in a hurry to fit it, lots of designs are available in DIY and carpet stores to take away there and then – Carpetright (www.carpetright.co.uk) has a good selection. Before you buy the vinyl, it's important to ensure that the sub-floor's as clean, dry and flat as possible. Vinyl will show up lumps, bumps and other imperfections. If the sub-floor's concrete, you can use the Artex Easifix Floor Repair Kit (£12.98, B&Q) to fill any cracks
GOT IT COVERED: Vinyl flooring is hard wearing and easy to lay and comes in a wide variety of styles and colours and holes. Floors that are higher in some places and lower in others can be improved with self-levelling compound, which is available from DIY stores. To prepare a floorboards sub-floor, begin by knocking down any protruding nails with a hammer and nail punch. Screw down any loose boards, first checking that there aren't any cables or pipes underneath. Floorboards have a tendency to move, so the more secure you can make them, the better. Once the floorboards are secure, fix hardboard on top to provide a good surface on which to lay the vinyl. Both the hardboard and vinyl should be acclimatised in the room before you use them. With sheet vinyl, it helps if the room's warm because it makes it easier to fit.

A
FOOTBALL-MAD couple who have spent seven years trying to get their foot on the property ladder have finally moved into their first home in Wirral. Christine and Tim Roberts, who both work for Tranmere Rovers FC, spent years staying with friends and relatives as they scrimped and saved for their first deposit on a house. Now the newlyweds, who tied the knot in the summer, have finally got a place to call their own after moving into Keepmoat’s new St Joseph’s development at Birkenhead. “It’s been a long wait, but it’s well worth it,” says Christine. “Anyone who has been house hunting will tell you that you ‘just know’ when you see the right property, and this is definitely the right one for us.” The couple, both 31, met in 2005 at the football club, with Tim working in the press office and Christine in the club shop. Both were keen to move in to a home, but with neither able to afford the deposit, the pair resorted to staying with friends and family so they could be together while they saved. “We were like a lot of couples our age,” adds Christine. “We wanted to live together but couldn’t afford a deposit on a house. “We spent years crashing at friends’ houses to save some money. We were pretty nomadic for a long time. “We got married earlier this year and
decided that enough was enough and we needed to get a place to call our own.” Christine and Tim looked at dozens of properties before they accidently stumbled across Keepmoat’s flagship 75-property St Joseph’s development and fell in love with the three-storey, three-bedroom Oakhurst home. Christine explains: “Originally we thought we’d have to get a smaller house, and we hadn’t thought about new builds. Then I drove past the St Joseph’s scheme and thought I’d drop in and see what it was about. The Oakhurst looked absolutely perfect for us and five weeks later we’d moved into a brand new three-storey house. “Everyone has been fantastic and after seven years of waiting we couldn’t be happier with the new home. “There’s a lot of help on offer out there for first-time buyers at the moment, especially moving into new build homes. We’ve also got plenty of extras from Keepmoat. They even got their interior design team to fit new carpets and curtains to make the house feel like home right away. GET ready for Santa's visit (and keep the kids busy) by making your own decorative gift stocking. What you need: Craft Factory acrylic glitter felt, 66p for a 23cm x 30cm piece, needle, embroidery thread, fabric glue, embellishments such as an Alpine bell ornament, £1.49, and creative charms and stars embellishments, £2.49 a pack, or simply a selection of buttons and beads. Cut out a square piece of felt the same length as the top of your stocking in a contrasting

VEN the most ardent Christmas fan can sometimes find the frenzy and expense of getting ready for the holiday leaves little time or money to decorate the house. Festive frills from You don't have to buy expensive Christmas garlands and wreaths when you can make your own from garden material, Hannah Stephenson reports

I
F YOU've bought the Christmas tree and now have little left in your budget for wreaths, baubles and other festive garlands, just take a walk in the garden to find some twigs, sprigs and berries which will make pretty adornments – and save you pounds. Ideal material for adding natural beauty to festive scenes indoors include crab apples, hazel, dogwood, berried ivy, holly, silver birch stems, as well as a variety of seedheads and pine cones. Pre-lit man-made Christmas paper trees are all the rage this year, but you can create a similar pretty adornment at a fraction of the cost with half a dozen thick stems of willow or birch, tied together with florist's wire and festive ribbon or raffia and placed in a large indoor trough or pot filled with moist compost and decorative stones as a mulch on the top. Wind a selection of Christmas lights around the branches, which will give any corner a focal point and takes up less room than a regular tree in a smaller space, or will add a festive glow in another room away from your main tree. If you're using Christmas lights, don't add extra water to your pots. Clippings from your Christmas
tree can make the base of a fabulous wreath, using a wire frame wrapped in moss, secured by florist's wire. Take the tree clippings and feed them into the frame from their stems, making sure all the sprigs face the same way. Again secure with thin wire, circling it all the way around the frame, and then add holly or other evergreen additions, along with pine cones which you can secure with wire or glue, baubles and colourful ribbon for a bow at the top or bottom. The colourful stems of dogwood also make an easy indoor or outdoor wreath. Weave the most
Best Of The Bunch Ivy (Hedera) IT MAY be the bane of many gardeners' lives, but ivy comes into its own at Christmas, adding colour and movement to outside pots and weaving in and out of garlands or wreaths as an addition to festive indoor decorations. If you have mature ivy in your garden, you may enjoy rounded heads of matt black berries in winter, prized by flower arrangers, which can be used along with red berries from other shrubs as a great contrast in indoor decorations. Some ivies are extremely hardy, surviving the worst of the winter weather unscathed, including Hedera helix, which will thrive in all soils and situations, producing glossy green leaves, and H. colchica 'Sulphur Heart', which has dark green leaves splashed with yellow and pale green. If you want a hardy variegated ivy, go for H. colchica 'Dentata Variegata', which has light green leaves mottled with grey and edged creamy white. Ivy will grow in almost any soil but does best in alkaline conditions, with moisture at the roots, and is not bothered if it's in sun or shade, although it will always grow from a shady position towards the light.

Holly spheres are also easy to make, using a dry oasis ball, strong curling ribbon or raffia and florist's wire. When you are picking your holly, use end pieces, allowing for two to three pairs of leaves and then trim the bottom pair of leaves off so you have an inch of clear stem. Pierce the ribbon with a piece of wire so you can thread the wire and ribbon right through the centre of the oasis ball, knotting the ribbon or making it into a loop at the
bottom and securing it further by threading more wire through the loop and into the oasis, to secure the decoration when it is suspended. At the top of the ball, wind the ribbon up to stop it becoming too creased and secure with a paperclip, which you can hold with one hand while inserting foliage with the other. Starting at the top of the sphere, put in pieces of holly around 2.5-3in long, adding small bits of conifer as you go, working around the ball until it is all covered. By eye, make sure the foliage is even and fill in
any gaps with other evergreens. Thuja 'Rheingold' is a great ornamental golden conifer to stick between the holly sprigs. You can also use ivy with clusters of berries, leaving the last two leaves of the ivy and the berries, which will fill it out and give the sphere a different dimension. Other bits and pieces can also be added including seedheads and cones, which may be better glued on. Tie a bow at the top of the sphere with the remaining ribbon and then suspend it from your hanging basket bracket. Festive natural baubles can be

NO Christmas dinner would be complete without parsnips, whether roasted in a Parmesan crust or given a devilishly delicious dowsing of maple syrup to create a stick-to-your-teeth, toffee-flavoured coating. And they are so easy to grow. They thrive in a deeply dug, fertile soil and should ideally follow a previous crop that has been well manured rather than adding compost to the soil when you plant them. If you are choosing a long-rooted variety, make sure your soil is devoid of stones and is not heavily compacted. Otherwise, go hung off shelves and door handles by making a ball out of chicken wire and then covering it with moss from the garden, secured with florist's wire, and then adding either sprigs of berries or decorative seedheads. If you want a bit of sparkle, add a spray of glitter to the berries or a little fake snow on to the moss. And at the Christmas table, create your own festive place settings with dried fruits or small bundles of cinnamon sticks, gluing small cones to the base so they can stand upright, to take florist card holders. The same natural materials can then be added to your Christmas crackers to match.

for a short-rooted type. Sow the seeds in April directly into the ground in drills 1cm deep and 30cm apart, sowing two seeds at 15cm intervals so you won't need to do much thinning later on. You will need to be patient because seeds are notoriously slow to germinate. Hoe between the rows to stop weeds competing and make sure the ground doesn't dry out in very hot weather. Be warned, though, that heavy watering or persistent rainfall after a drought can lead to the roots splitting. If
you want a continuous crop of baby parsnips, you can sow seeds throughout May and June, to harvest in September, but make sure you use proper baby-parsnip seed as normal parsnip seedlings stay very thin until quite late in their life so cannot be eaten early. Leave winter parsnips in the ground until you need them and frost is said to enhance the flavour. However, you can lift them before the ground is hard to work, storing the roots indoors in boxes of sand. Good varieties include 'Gladiator' and 'Albion'.

House sales ‘set to rise to highest level in six years’ HOUSE sales are set to climb to their highest level since 2007 next year, amid signs that the market is slowly recovering, according to the Royal Institution of Chartered Surveyors (RICS). UK house prices will increase by 2% over 2013, while rents will rise at double this rate as the squeeze on the sector continues, surveyors have forecast. RICS said that factors such as a multibillion-pound Government scheme to boost lending will result in some improvements showing through in the housing market next year, as the wider economy remains tough and uncertain. This is likely to result in a 3% year-on-year increase in sales, with 960,000 transactions forecast to take place next year, which would be the highest number since 2007.
The pick-up in sales activity is forecast to be particularly noticeable in London, the South East, Wales and the North West. However, the improvement will still be modest by historic standards as total sales in 2007 amounted to 1.62 million, and first-time buyers will still struggle to make the jump onto the property ladder. RICS said that in London, the prime central market is likely to be “broadly stable” in 2013 following tax changes introduced in the spring, as much of the rest of the capital continues to see above-average price increases. House price growth in London has consistently out-performed the rest of the country, amid strong interest from overseas buyers, but a new 7% stamp duty rate placed on homes worth over £2 million in March was criticised
by estate agents, who said housing chains would collapse. The South East and the North West are set to see a modest pick up in prices, but the rest of the country will either see prices dip slightly or remain flat, RICS said. Meanwhile, the pressure on the rental sector is set to continue as the growth in new rental homes becoming available has been outpaced by rising demand from would-be tenants in every quarter since spring 2009, RICS said. Around six out of 10 people living in the private rental sector are thought to be would-be buyers who are trapped in renting, either because they cannot raise the typical 20% deposit they need to put down or meet lenders’ toughened borrowing criteria. RICS said that surveyors across the country are predicting that
rents will rise by 4%. This prediction is higher than a recent survey of landlords by property search website Rightmove, which found that rents are set to rise by around 2% next year on average as they reach the limits of affordability for tenants. The number of mortgages on the market has increased by around a fifth since the Government’s funding for lending scheme was launched at the start of August, although much of the strongest competition among lenders so far has been aimed at people with bigger deposits. Simon Rubinsohn, RICS chief economist, said: “These tentative signs of recovery in the sales market should not blind us to the very real problems that still exist. “Even with the funding for lending scheme and some other
