NEW research carried out on behalf of Liverpool’s St Paul’s Square development shows consumer confidence in buying property as an investment is stronger than ever. It discovered that 64% of people looking to buy would purchase property as a safe investment, above other reasons such as pride of ownership and the costs of renting. The figures have been released after Nationwide announced property prices had risen by 0.5% in March, the third increase in four months. David Caught, residential sales and marketing director of English Cities Fund, says: “Nationwide’s figures show that the market is getting stronger, although we are not expecting dramatic increases in the value of homes whilst the market is still stabilising. “Potential buyers should rest assured that putting money into bricks and mortar is still one of the safest long term investment opportunities.” The survey for St Paul’s Square showed that city centres were the most popular choice for investment (46.2%) above both the suburbs (26.9%) and the countryside (11.5%). It also revealed that 82% of people thought it was “essential to buy a property at some stage”, illustrating that becoming a homeowner is still a high priority, with more than 27% citing that paying towards something felt better than renting. David continues: “The research is encouraging and shows that, despite the economic climate, demand and confidence is still high. “Initiatives such as the government’s newly announced First Buy scheme and English Cities Fund’s shared equity schemes will greatly enhance first time buyers’ ability to purchase and tackle the problem of large deposits required by lenders, one of their biggest obstacles. “The outlook is positive.” St Paul’s Square is situated at the heart of Liverpool city centre’s commercial district and launched its shared equity scheme earlier this year, giving buyers the opportunity to purchase a one or

A LEADING lettings agency ● has revealed that the cost of renting homes in the city has

increased by more than 10% in the last year. Bluerow Lettings, based in the city centre, has seen a spike in demand for rental properties which has to rental costs soaring. Coronation Street’s Frank Foster Where was the family home you grew up in and what was it like? I was born in our house in Rufford Village and I lived there until I was six, when my folks split up. It was a nice semi down a country lane. My brother still lives in it. What is your clearest memory of the house? A Hallowe’en party in the garage – everyone dressed up ... and sitting on a potty in the lounge! Where was the first house you bought yourself and what did it cost? The first house I bought was in Woolton Village and cost about £100,000. It was an old shop. What made you want to buy it? Well, the price – and it was so old and full of character... and a massive project: no heating, etc. We rent it out now because we could never sell it – it’s a baby to us. What are the important things you look for when buying a house? Character, originality, privacy and space. Are you a DIY trier or do you leave it to the experts? Both really, less so now because of time but on our first house we had a go quite a bit. In our London flat I’ve been quite brave with stuff but it’s very modern so it’s quite easy. Our current house is 350 years old so we get the experts in for fear of breaking anything. What is the one thing you love most about your current home? All the stuff I mentioned. We mix the old with the modern here. It’s very private and people struggle to find it, which I like. It used to be a row of cottages knocked through, so it’s long and spacious. It’s a fun house. LORALS might be a perennial favourite for bringing colour and freshness to interiors, but don’t assume you’ve seen it all before. There are always tempting new interpretations being explored by designers and this year is no exception. And remember our fondness for florals endures precisely because they never fail to give rooms a zingy lift, with their evocation of nature. Even treating a home to a simple scattering of flowery printed accessories – a cushion here and a throw there – will lift the spirits, especially at a time when we’re all craving signs that spring has truly arrived. “Floral designs have always been an integral part of the British interior, from the rich tapestries of the medieval nobility to today’s pared-down patterns by designers such as Orla Kiely,” says Lawrence Roullier White, founder of the interiors company of the same name. “It’s the stylised manner in which they are depicted that changes with the mood of the time. You only have to look at the austerity of floral designs in the 1940s and the subsequent over-blown blooms of the Fifties to chart this change.” He predicts that flower designs from previous decades are bursting onto the scene again: “Art nouveau floral imagery from the 1900s became popular again in the 1970s, cladding many a Biba-babe, and even that ‘no-no’ of generic deigns – chintz – had new life breathed into it by Cath Kidston,” he points out. “Now we’re feeling more confident and optimistic, powerful rococo designs with large, rich blooms are making a resurgence.” Clare Price, founder of interiors specialist The Contemporary Home, shares the view that florals never fade but acknowledges that, for some, they’re still an acquired taste, partly because they’re wrongly associated with dated, fussy interiors. “You either love florals or hate them, but be prepared to be surrounded by them this year!” she predicts. “They endure because of their versatility, and their ability to conjure memories of childhood and a rose-tinted recollection of perfect country gardens. “I think tiny, ditzy prints are proving more popular because they’re easier to mix with existing items in the home.”

This look works equally well for fans of romantic rooms as for those wishing to use colour and pattern to soften cool, contemporary settings. “Today’s take on florals is all about creating a floral paradise which is both chic and modern,” advises Anita Kaushal, stylist and interiors author. “So instead of opting for predictable pastel shades, consider bolder fuchsias, bright greens and blues. “Use a dramatic replication of one striking bloom in a fabric or a wall print, or feel free to contrast florals with other

patterns such as bold stripes.” It’s vital, she says, to allow the patterns to breathe by contrasting them with pale or neutral backgrounds, and to ensure a scheme has cohesion by picking out a few key shades in plain accessories, or other touches like a blind or curtains. ● Lots of DIY accidents happen when people don’t take care on ladders. It’s a good idea to have someone there when you’re up a ladder, preferably to hold it, but also in case anything happens to you, especially if you’re working outside and might not be found for some time if you fell. ● Ladders designed for use inside the home are fairly straightforward to get right. There should be instructions with them about how much weight they can take, which side you can climb up safely

and about only using them with the safety catches locked in place, etc, but outdoor ladders can be trickier. ● Outdoors, your ladder should be placed on a firm, level surface and the top should rest against something solid, but not guttering or windowpanes or sills. To stop the ladder from slipping, secure both the top and bottom with straps or ropes and clips or hooks, ensuring they’re anchored to something immovable. If you can get someone to hold the ladder while

you’re up it, even better. ● Before getting on a ladder, make sure you’re wearing sturdy, sensible shoes that won’t slip off. Equally, your ladder should have non-slip feet, so look for those when buying or hiring one. ● Never stretch or overreach when you’re up a ladder because this could destabilise you or it – move it instead. The angle of the ladder is another important consideration – make sure the distance of the ladder’s feet from the wall is 25% of the ladder’s height.

T THIS time of year, no-nonsense TV gardener Christine Walkden’s dining room table looks like a potting shed paradise, disappearing under a sea of seed trays, plant pots and other bits and pieces to encourage young plants into growth. Some of the space will be taken up with the summer veg she’ll be growing this year including tomatoes, runner beans and sweetcorn, her three favourites. “Runner beans are easy if you don’t start them off too early,” says Christine, author of No-nonsense Vegetable Gardening. “People tend to sow them too early and then they get hit by the frost and the cold weather. I always sow mine, at the earliest, the first week in April under protection. Outside, they can still go in in May or June and you’ll have a crop by August.” Runner beans need a sunny, well-drained spot which shouldn’t be overly manured or you’ll encourage a lot of leaf rather than fruits, she notes. “Either put them up tripods or beanpoles or train them along chicken wire. In a small garden you can grow them in containers. If you put a few plants in a 12-inch container you’ll get a decent crop. Use John Innes No 2 or a good quality multi-purpose compost.” Christine, whose favourite varieties include “Red Rum”, doesn’t feed her runner beans in the ground at all but she does add a lot of organic matter each year. However, growing them in pots you need to feed them weekly with a tomato fertiliser. It’s rich in potash which promotes flowers or fruit. She grows sweet peas with them, to encourage pollinating insects to the plants, prompting a better crop.

HERE WE GROW: Christine says that now is the time to get your runners under starter’s orders “Don’t overwater them while they are growing, but water them once they start flowering and continue while you’re harvesting,” she advises. Sweetcorn is another of her favourite summer veg. “I love the flavour of sweetcorn, roasted or steamed or barbecued straight off the plant. There’s nothing like it. If you’ve had shop-bought sweetcorn and then grow your own, you won’t know it’s the same veg.” Christine insists you don’t need a

Best Of The Bunch Magnolia THESE majestic shrubs and trees provide a wonderful focal point in spring, either as stand-alone trees or at the back of borders, their goblet-shaped white or pink flowers providing a glorious scene. They grow best in full sun or partial shade in a sheltered spot and prefer soil that is well-drained and lime-free. April is the best time to plant, making sure you don’t damage the rootball. The soil should be enriched with plenty of organic matter and the plant should be well watered until established. Perhaps the most important thing is to make sure you choose

somewhere where they will have room to grow as they look terrible if they are pruned. Evergreen magnolia will not like cold winter winds or snow and ice. For a massive flower, try Magnolia “Felix Jury”, whose flowers open up to 30cm across in red and pale to a deep rosy pink. One of the most impressive types is M grandiflora, an evergreen growing up to 18m (60ft) and producing huge, perfumed, creamy-white flowers between July and September. For smaller spaces go for the star magnolia, M stellata, which is adorned with flowers in spring and grows up to around 3m (10ft) high.

Again, I use John Innes No 2.” Keep plants weeded, water them regularly once the cobs have started to form and they will be ripe when the tassels at the top of the cob start to go brown. Sow in late April or May and you should be able to harvest in late July or August. Tomatoes provide a real taste of summer and Christine only grows

one variety, “Sungold”, a cordon type producing orange-coloured cherry tomatoes. “I’ve tried lots of other varieties such as “Tumbler” and “Brandywine”, but they don’t taste of anything.” She doesn’t have a greenhouse but sows tomato seeds in plastic pots on the dining room table, transplants the m into individual pots in multi-purpose compost when they are an inch high and then about a month later she puts them into a cold frame to harden them off before planting them out

Things to do this week ● Apply slow-release fertilisers to container plants and then mulch. ● Cut back hardy fuchsias to just above soil level as strong new basal growth appears. ● Start to sow hardy annuals directly into their flowering position. ● Plant tomatoes to grow in a cool greenhouse, training them up tall cane or strings. ● Sow melons and cucumbers under glass. ● Prune winter-flowering heathers as the flowers fade. ● Continue to sow broad beans in two-week intervals through to the end of May, to allow cropping to the end of September. ● Complete staking of border perennials to keep them upright and to stop them collapsing on to neighbouring plants. ● Sow short rows of lettuces every other week to ensure a regular supply of salad leaves through the summer. ● Plant out maincrop potato varieties. ● Give decorative clipped hedges and topiary the first clip of the year. ● Tidy up your pond, collecting dead stems and scooping rotten foliage from the water. ● Apply a high-nitrogen lawn feed to all grass areas to get growth off to a good start. Grow Your Own Perfect peas MAINCROP varieties of peas can be sown now for an August crop. They need non-acid soil with a good crumbly structure in an open site which hasn’t grown peas for at least two seasons and make sure the seeds are spaced 7.5cm (3in) apart in deeply dug, well-manured ground. Spread lime on the surface

if the soil is acid, firming the soil after sowing and netting the soil to protect from the birds. Use canes and twiggy sticks with netting to support the plants when the first tendrils appear, weed regularly and mulch when the plants are around 15cm (6in) high. Peas like cool conditions,

so keep them moist throughout the growing season and give midsummer crops light shade. The pods can be harvested when they are still young, before they become large and fibrous. Once they have been harvested, cut the plants at ground level and leave the roots to decompose.

GET GROWING: Christine Walkden, above, recommends planting tomatoes, right, as the best way to get real flavour in late May or early June. Like all cordon tomatoes, “Sungold” need to have side shoots removed as the plants grow up to 5ft, and watered regularly, but not too much, she notes. If they’re planted in the ground, Christine doesn’t feed them, but in a container she’ll give them a weekly boost with tomato fertiliser. But she digs in plenty of compost to garden beds each year, which helps eliminate the need for feeding. By the end of May or beginning of June, Christine should be able to see her dining room table again – as her plants begin to flourish outside.

ABOUT 27,000 homes are sold each month to buyers who don’t need a mortgage to complete the deals. Leading housing market commentator Henry Pryor says that cash buyers are typically older people trading down, people buying with the proceeds of a divorce settlement or even National Lottery winners. Some are almost certainly auction room bidders nervous about the strength of high street banks. Henry says: “The monthly total of cash buyers has remained pretty constant over the past six years, with a modest spread peaking in December 2006 at 39,780 and falling to just 18,000 in January 2009. “While the number of cash buyers has remained pretty constant each month, the proportion of the total number of sales that they represent has not. “Over the past six years, roughly 28% of all sales each month went to cash buyers, rising dramatically to peak in January 2011 at a whopping 40%.” He adds: “While a mortgage valuation is done for the benefit of the lender, a borrower can be sure that their negotiating skills are getting checked to ensure that the loan-to-value (LTV) limit is based on a realistic value. “Cash buyers are now propping up house prices as buyers who need mortgages find it harder and harder to participate. “We are unlikely to see a material change to this until either lenders become more generous on terms, raise LTV rations or the multiple of income they will advance, or unless house prices fall.” If the banks refuse to ease their lending criteria, prices might have to go lower, which could be why in February Halifax predicted modest falls by the end of the year.
